overview It was another great year for the real estate market in Southern Nevada and all indications show 2018 to be even better. Overall, the average sales price rose to a new eight-year high of $299,644 representing another year of double-digit growth. Couple that with an 8% growth in total single-family home sales, and it shows that Las Vegas real estate continues to be in demand. It became official this year that not only do we have a league topping NHL team, the Golden Knights, but we will now be home to the NFL’s Las Vegas Raiders. This move will be part of a brand new $1.9 Billion stadium and move Las Vegas to a whole new level. Las Vegas is poised to move to yet another level with several world-class developments getting underway in 2018 including: Wynn’s new Paradise Park, Las Vegas Sands’ music and entertainment venue, the Las Vegas Convention Center expansion, and MGM’s expansion at the Park with two new hotel brands. On the community front, UNLV will break ground on its new Medical School campus and with visitorship of more than 40 million annually, it is clear that Las Vegas is a sure bet.

Serving as a global destination, Las Vegas continues to see real estate sales from around the world with China, Canada and Eastern Europe at the forefront. Due to our cost of living, quality of life, and favorable tax climate we continue to see large numbers of businesses and homeowners migrating from California. This bodes well for our economy and experts say given the most recent Federal tax reform it should increase significantly in 2018. With the overall economy continuing to strengthen and grow, the expected rise in interest rates over the course of this next year should spur many buyers in the sub $750K market to action. This would result in an increase in the number of move-up buyers, which helps our real estate market thrive.
