Originally licensed in California in 1989, Brian relocated to Breckenridge, Colorado in 1992. He obtained his Broker license in 1994, and proceeded to establish his own independent firm. After flourishing as a Broker/Owner in the Rockies for 12 years, he made the decision to transition to a less snow-laden environment, leading to a complete change in scenery as he settled in the desert in 2006. Since 2008, Brian has been affiliated with Sotheby’s International Realty, further enhancing his professional trajectory.
Aside from work, Brian enjoys being outdoors in nature. “Hiking, golfing, snowboarding and wakeboarding are among my favorite activities. And I truly enjoy all the fun Las Vegas has to offer…shows, concerts, amazing restaurants and more.” Brian lives in Summerlin with his wife, Nancy, and their american bulldog puppy, Ruby.

Staging. Because first impressions are everything. After touring your home, I’ll provide my “ABC” list of recommendations to prepare your home for photography/video and showings. We will also discuss the benefits of virtual and/or physical staging, if necessary.
Pricing. No home sells for a fixed price. It sells in within a price range. Keep in mind, your first showing is online which is why Brian works with the finest photography and video team in Las Vegas. The following is a general guideline to help prepare your home for that “first showing.”
• Clean the entire house and remove clutter (Vacuum, mop, clean all counter tops, and wash windows)
• Keep all lights and lamps on. Be sure to turn on undercabinet lights and other decorative lights.
• Replace all burned out light bulbs.
• Light bulbs should be the same color.
• Keep ceiling fans OFF for the duration of the photo shoot
• Televisions & Computer Screens should be OFF for the duration of the shoot
• Open all blinds and window coverings (Unless undesirable view)
• Shutters should be open to expose the maximum amount of window but should not be drawn up completely
• If your property has views that can be seen from the interior be sure to clean all windows and remove screens if possible.
• Remove as many personal and family photographs as possible
• Remove small rugs to show flooring
• Close garage doors
• Remove cars from driveways and front curb
• Tidy landscaping and remove clutter (Cut, mow, and rake, hide toys, etc.)
• Remove empty planters
• Remove hoses
• Place trash cans inside garage or shed
• Clean and sweep patio
• Straighten and clean outdoor furniture
• Remove or replace faded outdoor cushions
• Remove toys
• Clean pool and remove automatic pool cleaners
• Turn on all pool and any water features
• Remove hoses

Six months is our company policy to ensure your property receives the best exposure we can provide thru digital, print and experiential marketing. However, I am willing to write an Addendum to the Listing Agreement stating you may release me from our contract, if you are unsatisfied with my service.
No. Can I tell you why? Real Estate is a competitive business and some agents have nothing to offer other than a discount. If a realtor isn’t strong enough to communicate their value and stand up for their own worth, how strong can they be negotiating for you and the value of your property? In today’s market, almost everyone knows one or two people who work in real estate. It’s common for sellers to think that in order maximize their price, they need to list high and leave room for negotiating. Seems to make sense, right? But it’s actually counterproductive. Why? Most buyers won’t even consider a house that’s priced too high. And if it sits on the market too long, it becomes stagnant, and here come the low ball offers. When we price your home correctly, buyers see value. With value, your odds of a full price offer, or even multiple offers driving the price higher, are greatly increased. The importance of pricing your home correctly cannot be overstated.
