MARKET REPORT
LAS VEGAS LUXURY STRONG AND STEADY Overall, the residential real estate market continues to show growth in sales volume and average sales price, both are over 5% from last year. The luxury segment of the market ($750,000+) is staying strong and steady with over 380 sales year to date and an increase in average sales price of 5.3% over the same time last year. As in previous quarters, homes priced to market, were sold in less than 120 days while those with “aspirational” pricing languished. The potential for Las Vegas to become home to an NFL Team took another step closer with a bill being signed by the Governor to assist in the financing for a new $1.9 Billion stadium. The stadium, once complete, could become home to the Raiders and provide Las Vegas another large-scale entertainment venue. As a sign of a growing level of confidence in the Las Vegas economy, luxury home sales continue to grow. This is evident in the commitment to new custom home builds throughout the valley and especially with the Discovery Land Company’s new development, The Summit Club, having over half of their lots under contract, with lot prices starting at $2 Million. On the east side of the valley, MacDonald Highlands continues to show strong sales of their custom home lots with several key developers building signature properties showcasing the finest materials and state-of-the-art technologies.
