overview Las Vegas real estate continues to see growth and the future is promising! Our market continued to show strong demand, outpacing supply through the first three quarters of the year and especially at price points below $500K. Across the board, we saw had another year of steady price appreciation. The highest demand continues to be seen in the sub$500,000 market, where if you go below $300,000 it was common to have multiple offers. In fact, almost 80% of the homes coming to market in this segment went to contract in under 30 days. While the lower end saw a continued demand, the upper tier was not far behind. With 875 single family home transactions in the luxury ($750k+) segment, we came close to doubling our sales volume over the same time last year and the time on market has gone down on average almost 15%. The influx of residents from California, as well as those in the higher taxed states continues, most of whom are attracted to the strong benefits of our favorable tax climate, cost of living, and quality of life are the primary drivers of our market. We continue to draw large numbers of people that like to call Las Vegas their second home as well as investors looking to capitalize on the strong rental market. Summerlin remains one of the top selling areas with active new home communities including The Cliffs, The Paseos, The Ridges, Stonebridge and Reverence. The luxury communities significantly increased sales activity 2

over 2018. Summerlin marked the first half of 2018 with strong new home sales, topping last year’s yearover-year by 58%. Summerlin continues to rank at the top of the master planned communities throughout the United States and with our new baseball stadium and the Vegas Golden Knights practice facility we expect that to continue. To the east, MacDonald Highlands continues to set sales records. Nestled in the McCullough mountains and anchored by the Dragonridge Country Club, these custom homes and lots are in great demand. Lake Las Vegas is seeing a renaissance with numerous new developments underway and expanding the offerings of this lakeside master-planned community. The Las Vegas Strip corridor continues to evolve with the construction of the new Resorts World project and The Drew resort and casino along with the expansion of the Las Vegas Convention Center. The Park just outside of T-Mobile Arena is home to new shops and restaurants including the long-awaited Eataly. When it comes to sports, Las Vegas continues to be all in! The community is in great support of our Vegas Golden Knights as can be seen at any home game at the T-Mobile Arena. The new Las Vegas Raiders stadium has gone vertical and we eagerly await their arrival in 2020! Officially opened in May of 2018, Vino Del Lago is an intimate venue that hosts some of the valley’s top local musicians while serving a wide-selection of wines and spirits. Kenneth and Teri Hutchison are the creators and owners. “Vino Del Lago is the brain child of three of our passions; listening to live smooth jazz, enjoying a glass of fine wine, and entertaining old and new friends.” According to Ken, the former Air Force bomber pilot; “We developed these passions during our early days of dating in Valencia, California and attending winetasting events along the California coast.” It was during this period that the Hutchison’s developed their dream of one day opening their very own wine lounge. According to Teri, the former corporate retirement plans consultant, “After moving to Lake Las Vegas in 2014, we saw so much potential for a unique social experience just a 25-minute drive from the Las Vegas strip. We also met so many local musicians who live here in the greater Las Vegas community and realized that many of these artists love to perform when they are home between road tours and local engagements. Saxman Vince Preister, guitarist Michael Anthony Henegan, and songstress Serena Henry are just a few of the exceptional entertainers who regularly perform at Vino Del Lago. The Hutchison’s vision for Vino Del Lago was to offer great wines from various regions of the world. “We look for boutique wineries that may not be offered on a grand scale. Stylish Works of Modernist Design at the Fine Art Society BY SOTHEBY’S | JAN 21, 2019 Towards the second half of the 19th century and into the early 20th century, two forwardthinking British designers Edward William Godwin and Charles Rennie Mackintosh began to move away from heavy and overtly elaborate forms, choosing instead to reduce materials and highlight the linear and structural qualities in their designs. The Fine Art Society has long championed both designers whose work graced its New Bond Street rooms over the years. Below are three highlights from this unique period in the history of Design. Inspired by a stool depicted on the East Frieze of the Parthenon Marbles in the British Museum, Godwin designed a chair that retained only its essential elements, minimising extraneous ornamentation and enhancing the structural qualities of the chair. A slightly later version, this chair was produced in the same style however its maker chose unique materials including rush for the seat. This is the only known example of a chair produced in the manner of Godwin in this format. This is the only known seven-legged example of Edward William Godwin’s eight-legged design for furniture manufacturer William Watt. Utilising a minimum of material, the overall form is extremely modern and perfectly encapsulates the Japonism style popular at the time of its execution. David Teiger’s Passionate Pursuit of the Avant-Garde BY SARAH THORNTON | OCT 12, 2018 David Teiger understood complex ecosystems like the art world. “My goal is to acquire works that great museums letch after,” he told me when I was researching my book, Seven Days in the Art World. A successful management consultant, he had an instinctive grip on the psychologies of the players and knew how to position himself first in line to buy coveted works. Never much concerned about the opinions of his fellow collectors, he relished well-informed tête-a-têtes with curators, writers and dealers. Given Teiger’s love not only for art but for the people who worked with it, I’m glad that the proceeds from the Sotheby’s sales of his collection will go to a foundation that supports art professionals rather than art objects per se. New Models, Trends and More Luxury Watch News from Geneva BY SIMON DE BURTON | JAN 18, 2019 The number of high-end watch shows taking place around the world has burgeoned during the past decade, but one still stands head and shoulders above the rest as being the most prestigious and probably the most important – despite not being the biggest. The Salon International de la Haute Horlogerie (better known simply as SIHH), a four-day horological summit, was founded in 1991 when Cartier decided it no longer wished to be involved with the larger, less intimate Basel Watch Fair that was established in 1917. A Unique Work by Schiele Comes to Auction for the First Time BY SOTHEBY’S | JAN 18, 2019 Egon Schiele’s untimely death at the age of 28 cut short an artistic career of exceptional promise. In the wake of a series of exhibitions marking the centenary of his death, Sotheby’s is set to celebrate Schiele’s extraordinary power this February when a fascinating work by the Austrian artist comes to auction for the first time. Painted in 1912, Triestiner Fischerboot (Trieste Fishing Boat) holds a unique position in Schiele’s oeuvre and was created in the aftermath of one of the most tumultuous and life-changing experiences for the artist. Recently released from brief imprisonment in Neulengbach in Austria, and rejected by the local community there, Schiele visited Trieste in 1912, driven by a desire to escape the grim memories of his recent past, and relive fond memories of earlier visits shared with his beloved sister Gerti in 1907 and 1908.
