OVERVIEW
The Southern Nevada real estate market continues to be strong and steady. Overall, the average sales price rose to a new seven-year high of $269,644. Couple that with a 6% growth in total single-family home sales, and it shows that Las Vegas real estate is in demand. Las Vegas has been prominent in the news this year as we added our first professional NHL team, the Golden Knights. They will be playing their home games in our new T-Mobile arena and their practice facility is already underway in Summerlin. The rumors of the Raiders providing us an NFL team and a new $1.9 Billion stadium are coming closer to reality as well. With visitorship reaching an all-time high of almost forty-three million, it is clear that Las Vegas is a sure bet. Serving as a global destination, Las Vegas continues to see real estate sales from around the world with China and Canada at the forefront. Due to our cost of living, quality of life, and favorable tax climate we continue to see large numbers of businesses and homeowners migrating from California. This bodes well for our economy and experts say it should continue for the foreseeable future. The expected rise in interest rates over the course of this next year should spur many buyers in the sub $750k market to action. This would result in an increase in the number of move-up buyers, which helps our real estate market thrive.

An indicator of the luxury segment’s improvement this year is The Summit Club, the premiere luxury development in the master planned community of Summerlin. The Summit Club is well underway with the majority of its custom home lots sold. These transactions, purchased by primarily local buyers, will bring many homes to market in the luxury segment in the next two to three years as their new custom homes are completed. This expected inventory would greatly aect the luxury market. The $750k+ market accounts for 5% of all single-family home transactions or 504 total sales in 2016. Thus, an additional seventy homes will elongate the time on market for any Sellers looking to sell a home in this segment. Specifically, Lake Las Vegas has seen a year of improvements. The market as a whole has seen an increase across all metrics. While average sales price and average sales price per foot rose, so did days on market. This means that every home is taking longer to sell, but is selling at a higher price. Lake Las Vegas has seen a raise across all metics this year. With the number of sales and highest sales price being largest differences. The average price rose slightly as did the average days on market. Showing that the Buyer is becoming more discerning and willing to purchase a home if the value proposition is commensurate with itâ&#x20AC;&#x2122;s offerings.

The falls has seen a slight softening in average sale price, while the average price per foot and days on market rose slightly. The majority of sales was in Bella Fiore with Villa Palermo being the second highest number of sales. The majority of Buyers at the Falls this year, just over 60%, are full time residents in Lake Las Vegas.

Single Family Details
The sales in North Shore were well distributed through the sub communities. Sorrento continued to be the home to the highest priced homes in North Shore with Tremezzo â&#x20AC;&#x153;view propertiesâ&#x20AC;? commanding a close 2nd place. Ravello saw a rare flurry of sales activity the 2nd half of the year and saw every home that was listed was also sold.
