design process HOW WE WORK TO MEET YOUR NEEDS... Working with an architect tranforms your dreams and ideas into a refined set of construction documents and drawings which accurately reflect the scope, quality, and budget of your project. The stepby-step process is outlined for your information and understanding:

. Establish Goals & Site Planning

The architect and client meet to discuss and outline the client’s expectations, needs, and construction budget. This is when your dreams and ideas are first discussed. The building site for timberframes is very special. The orientation of the structure and spaces are carefully considered with respect to the lay of the land. Our goal is to maximize the aesthetic value of your unique property, and minimize the energy and resources consumption of your home.

. Preliminary Design Phase

The architectural designer will present rough sketches of floor plans, site plans, and exterior elevation studies for the client’s review and approval. A model of the design is also often utilized. The time needed to work through this phase depends on the complexity of the proposed design. The goal here is for the client to fully understand the proposed design and to participate in making any alterations to the homes concept.

. Design Development

Scaled drawings are created and revised as necessary and specifications are oultined. Timber-frame systems are explored and detailed as they are integrated into the design concept. The client “sees” the project pull together as the design evolves. This is the time to address any extra questions relating to the size, layout, character, or function of the space as we refine the sustainability of the material palette and energy systems.

. Construction Documant Phase

Final drawings and specifications are prepared for client approval. Door, window, and cabinet selections are made, and detailed drawing of floor, wall, and ceiling treatments are made. It is at this point that the budget is carefully monitored as materials and products come in a variety of prices and qualities. This is the final drawing stage.

. The Bidding Process

This involves the preperation of bidding instructions, a set of guidelines for contractors, and an allotted timeline for bidders. Though the contractors should put forward an “applesto-apples� bid, an experienced architect makes recommendations based on the projects goals for quality, time, and cost of the appropriate level of craftsmanship.

. Construction Phase

Project administration involves monitoring work in progress, approving contractor shop drawings, and coordinating specialty consultants. In general, the architect acts as your agent during the construction phase.
