POWER HOUSE | Lots Road Powerstation

Powerhouse The re-use and rehabilitation of existing buildings | CHELSEA, Lots Road Powerstation SW10 0QH

Brief: To design selected space greater London and propose a development strategy. The site should include existing fabric and to be retained and must involve an amount of a new build. The reimagined warehouse is designed to facilitate leisure and educational purposes for contemporary artisans and young creatives of Chelsea, based on the classical ideas from 18th century victorian rebels ; The Pre-Raphaelite Brotherhood, a secret Victorian society of British painters, poets and art critics founded by William Holman Hunt, John Everett Millais and Dante Gabriel Rossetti.

Their aims to restore what they believed was the “true meaning of art”, by painting morally significant subjects, such as literature and biblical texts. This reversed the teachings the Royal Academy of Arts had taught them - of form, colour and composition. Moreover, these academics were embodied through the 16th century artist; Raphael - hence naming the movement ‘Pre-Raphaelite’ a time before this way of repetitive, “mundane” style of artistry. Although this revolt provoked perceptions of their work being “unholy”, it also celebrated a new medieval aesthetic.

- LOTS ROAD POWER STATION

- CHELSEA HARBOUR DRIVE

Location | Chelsea The Power station was constructed in the early 1900’s that powered the London Underground Network which was constructed in1902 and what completed in two years, 1904. The station was originally designed to burn coal, that has been re-equipped and improved several times, with a conservation to heavy fuel oil in the 1960’s and the London underground network for almost 90 years.

Detailed Site Analysis Historically this was a working area with important and large-scale industrial and commercial activities, some of which continue. The site sits within the Lots Village Conservation area at the heart of a variety of architecture and land uses. To the north of the site is a residential area of stock brick terraced housing built in the 1880s, the Thames Water Pumping Station located to the east of the site is a Grade 2 listed building.

S i
t e O v e r v i e w The purpose of this project is to apply such ideas into a new architectural arrangement within a proposed scheme which will join the boroughs of the North and South communities on banks of the Thames. The visionary ‘Powerhouse’ (today known as “Lots Road Power Station”) is designed to encourage writers and artists of different mediums to collate on a platform that will produce new craftsmanships, plays, and film sets; specifically aimed to address problems and possibilities of

The design of “Powerhouse” was also inspired based on a study conducted by Robert Venturi, Denise Scott Brown and Steven Izlnnour of how architecture is perceived and represented by its possible semantics and mental connotations of everyday commuters, rather than what it is; its actuality. They discuss how a building is either created with meaning from its daily environment, or identified from a sign it is given, henceforth concluding that decoration of architecture becomes advertisement; marketing.

Detailed Drawings & Site Analysis The style and detailing of the external masonry shell of the building is traditional, whilst the structure of the building is technologically advanced for the period. The design included a steel ‘skeleton frame’ supporting the brick and terracotta cladding, and was an example of ‘new technology’ in Britain when it was constructed. As part of the redevelopment, the aim is to preserve some of these historic

elements and prevent their further decay. Terracotta keystones, arches, plinth blocks and friezes provide further interest to the brickwork construction, with circular terracotta ringed details at the top of the East and West gables. The terracotta details add interest and scale to the substantial elevations, with gauged brick arches and metal framed windows completing the openings.

To the west is predominantly 2/3 storey housing, and to the north and south a mix of uses ranging from design studios, shops and offices and the popular Lots Road Auction NORTH ELEVATION (LOTS ROAD SIDE) Rooms. At the south west corner of Lots Road is the popular Lots Road gastropub with associated residential accommodation above. Providing a backdrop to the south is the visually dominating Lots Road Power Station.

Power Station, as the most appropriate physical/built marker within the locality. The location of the building adjacent to the river has been carefully considered in order to maximise the distance of the building from Lots Road and in doing so reduce the impact of the building onto the surrounding area and neighbouring properties. Furthermore, positioning the building near the river edge reinforces the links to the wharf typology.

The design for the Power Station has been developed with minor amendments made to the consented scheme to improve access to the theatre studios and apartments in order to address minor elevational issues. Three lift and eight stair cases are now proposed to the Lots Road elevation including repositioning the main entrances and adding small roof projections.

Investigations into the East Yard and Power Station are ongoing and the Power Station building is being continuously monitored by automatically. The nature of existing foundations across the site has been established by review of historic drawings and by investigation. This information is informing the current design. Detailed design has been undertaken for the East yard and Power Station proposals and includes geotechnical and structural analysis.

The redevelopment of the site offers an exciting opportunity to provide a high quality mixed use development with access to and along the river whilst also establishing an architectural language in keeping with its historic setting. The proposed building is visible from within two principal townscape contexts. The first is when viewed as part of an established riverscape across the Thames from Wandsworth

Facilitates: Event spaces, two auditoriums, studio spaces, greenrooms, interior and exterior set spaces, photography and editing suites.

24

and the second is when viewed as a termination of the townscape on the Royal Borough of Kensington and Chelsea side of the river from the smaller scale Victorian neighbourhoods located to the north west. This new, predominantly brick building, makes direct reference to the Victorian Wharf typology of its immediate neighbouring buildings.

The public will enjoy high dining evenings out, watching performances as well as having opportunities to engage in the art and workshops themselves.

Its height and form provide a formal continuity which, when viewed in the context of the larger Lots Road Power Station, define a simple counterpoint to the larger transparent towers that stand at the entrance to Chelsea Creek. To the West, the existing Pumping Station defines a formal threshold into the site which respects the domestic scale of Lots Road.

The choice to provide offices in the form of Small and Medium Sized Enterprises ensures a viable opportunity for local businesses. The orientation of the buildings provides both the private and affordable apartments with excellent open aspects ensuring all the homes are well lit with views across Chelsea to the west or along the river to the east. The public realm establishes a consistent shared surface unifying the routes and spaces provided within the development.

Whilst the paths to and along the river front engage with the grander urban scale the semi private space to the rear crates a new intimate scale, surrounding the building. The space creates a tranquil armature for the daily life of the residents and businesses. Providing parking within the basement ensures that the public realm remains uncluttered by general parking and vehicle movements. The two car parking spaces provided above ground provide for wheelchair users and a car club only.

FUN PALACE FUTURES | Egypt

Fun Palace Futures, Marketsphere “A new era of well organised markets for Egypt ’s socio- cultural landscape.” Mosque of Al Sayeda Zeinab, Cairo, Eygpt

The aim of this project was to design a “Fun Palace” as conceived by Cedric Price and Joan Littlewood in 1961 in accordance a brief set by a partnered university. A 21st century version of a ‘laboratory of fun’ that facilities equivalent to dancing, music, drama, fireworks and anything else, using new technology to give the public control over their environment, resulting in spaces’ which could be responsive to visitors’ needs and the many activities that take place there.

The site is set in Cairo, Egypt’s Central. Cairo’s market and gathering events play an important role in Egypt’s culture. The public festivals in Egypt are characterised by their openness that allow everyone to participate, that strengthens the sense of c om mu n it y. Howe ve r, t he s e f u nc t i ons of collectiveness also create a number of problems for children and women that not only occur in Egypt but in other countries around the world too.

Design Concept

29

A safer, organised market for a people - powered community Alongside the elevated market will be activities of fun. Just as every other culture or religion their importance for prayer and worshipping god, is also significant in celebrating and having fun with friends and family. My design aims to balance out these activities in a place where they clash resulting the unpleasant circumstances. Inspired by the Atomium building in Brussels, the market and fun palaces will be accessed via an elevator that will reach dierent levels. The tunnel branches will envelope escalators delivering you to either shops or dining spaces. Other activities include a garden in the sky, a theatre, cafe’s, restaurants, an aquarium and other activities. A fire exit will also be accessible in case of a fire or an emergency that will run through the centre of the building.

During my internship at Shed, I helped redesign the packaging for a vegan skincare line called BYBI, a challenging brief where I learned more about graphic design and brand identity. The punchy colours foreshadowing the fruity fragrances were exciting to work with, as well as creating an eye catching interior which can be seen after opening the box.
