or the third edition of Home & A Way magazine, we wanted to do things differently. And we did.
Some of the differences were behind the scenes as it relates to production of the magazine while others are reflected on the pages of the publication. For those of you who have been with us since the first edition, you may be able to spot the differences as you read through from cover to cover. I’m writing this editorial having looked at the first draft of the magazine

and I have come to the realisation that unknown to us, the articles in our magazine also highlight stories of about doing things relating to housing differently. For example, instead of the same old boring paint on a wall, we are challenging our readers to try using an accent wall in the piece “The Art that is the Accent Wall”. Our feature on Earth Bag Homes showcases a rather different building technology that many of us perhaps have never heard about let alone know is being practiced in Jamaica despite it being a decades old practice. Also, for persons tired of high electricity bills, we have provided some more insight into a different way of powering your home; solar energy.

This year the NHT is celebrating 40 years of housing in Jamaica and we at the Trust have renewed our commitment to doing things differently. The announcement by the Prime Minister in May this year of the new policies regarding loan qualification and interest rates, are an indication of some of the differences that customers will begin to see in how the NHT serve its customers. Also, the NHT this year ramped up its ‘E-Statements initiative’

am very proud to be chairing the National Housing Trust (NHT) in its 40th anniversary year. For 40 years, this organisation has directly and indirectly, worked to make Jamaica a place of choice to live by building holistic, sustainable and overall better communities. Forty years is a long time but I firmly believe we are just getting started. I also believe that the best of the NHT is yet to come. It is for this reason that we will be conducting a strategic review of the organisation with the view of further increasing its impact and relevance to the Jamaican populace. We the board, appointed to serve from 2016-2019, have taken on the task because we believe in the NHT being not just a provider of shelter solutions for individuals, but also in being a stimulus to economic growth. We believe in the NHT’s Vision, its Mission and the spirit in which it was founded; a spirit of partnership in which workers, their representatives, the private sector and government combine resources for a noble cause. We further commit to doing our part to advance the organization through the planned strategic review. We believe in giving back to our country and we are confident that one of the best ways of doing this is through serving the contributors of the NHT.

Across the length and breadth of Jamaica are NHT contributors who all have a story to tell. For some it’s the journey to home ownership while for others it is a story of enjoying the benefits of having a home. These stories inspire us at the NHT and so we thought about how we could help you to hear some of them as well. That’s the spirit in which the Home & A Way magazine was conceptualised; telling the stories of our contributors both at home and abroad with a hope that they will inspire more Jamaicans to share ideas in the differing facets of home ownership.
This magazine which has been prepared by the NHT specifically for you, is filled with ideas to assist with home ownership and things you can try in your own time to enhance the beauty of your home. Take advantage of the information that has been prepared to either make home ownership for you a reality, or to help you enjoy the benefits of owning your home. New Hopes for Home Ownership
NHT New Policies Now in Effect New NHT loan applicants earning between $7,501 and $30,000 weekly, are now receiving their loans at dramatically reduced interest rates, while contributors earning between the minimum wage and $7,500 continue to enjoy the interest rate concessions they had prior to July 1, 2016. Additionally, low income earners who qualify for Home Grant funding, can now get up to $1.5M, and the amount a single applicant can get to buy a House Lot has moved up to $2.0M.
As of July 1, new applicants for House Lot Loans can access $2M for their purchase, up from $1.5 million. Two contributors applying jointly may then access up to $4M to buy land on the open market.

You must ensure that your house is insured for its reinstatement value. In the event of a disaster you will not suffer loss if the Average Clause Provision is applied when the insurance proceeds are calculated. If your house/property is insured for less than the replacement value, it will result in the claim being proportionately reduced. In other words if you insure your house for 50% of the replacement value, the claim you make as a result of a loss will also be reduced by 50%.

Homeowners who have paid off for their homes should still keep their house insured: if the financial institution ensured that the house was insured to protect their interest, you should have an even greater desire to protect yours. Saving the premiums in a special account does not help. It will take a long time to have enough in a fund to even partially replace your house, in the mean time you are exposed.

Institutions like the National Housing Trust, NHT has solar panel loans if you’re interested in going solar now but don’t have the cash on hand for an upfront purchase. If you are interested but not fully sold on the idea, you can at least start exploring your solar options today and we hope these tips will help you in considering whether to go solar.

Bear in mind however that the amount of electricity generated at a particular site depends on how much of the sun’s energy reaches it. Therefore, if you live in an area where there is generally lots of rainfall, you would want to consider whether it’s worth the investment. Before you buy a solar system, you can have your solar expert analyse your area to determine whether there is enough solar energy to meet your electricity needs. When evaluating your site,

Before selecting system components and sizing of a solar system for an existing home, you should evaluate your energy consumption patterns and try to reduce your home’s electricity use. APPLYING FOR A REGISTERED TITLE continued...
When your application is approved by the Referee you will be sent a Notice, which you will be directed to have published in a specified newspaper for a period decided by the Referee of Titles. Your Certificate of Title will be issued seven weeks after the first appearance of the advertisement in the newspaper, if no Caveat is lodged against the application and no Court action commenced. Preparation of your Certificate of Title will begin after you submit proof of advertisement, that is: the newspaper pages with the advertisements pertaining to your application and payment of the final fees. The National Land Agency (NLA) is happy to respond to your queries on these and other matters.

It is for this reason that more persons are seeking to own their homes as early as they are able to. This security comes from knowing that you have a space to call your very own and a major asset that can bring you many benefits in the future.

Tasha-Gay Bryan and Leslie Bryan is a young couple who saw it extremely necessary and important to strike this goal off their to-do-list before the age of thirty five. Both individuals have been contributors to the National Housing Trust for a number of years and were eligible to receive a home loan. When the Bryans approached the NHT to inquire about their eligibility, they were ages 25 and 30 respectively, falling into the category of some of the Trust’s youngest homeowners. The couple applied for and received a loan to purchase a home on the Open Market. As a young family, they were inspired to purchase because of the comfort and security it offers. Before purchasing, the couple lived in a few rentals, this was never sufficient for them, Mr. Bryan wanted to provide stability for his family. Further to this, Mr Bryan endeavors to enter into the field of Agro Processing which meant it was imperative that he purchased not just a home, but one on which he could do farming. They approached the National Housing Trust because it offers the lowest mortgage rates when compared to other institutions within the sector. Mr. Bryan benefited even further
because he is employed with the government. The couple indicated that they were pleased with the services offered by the Trust as they were provided with adequate and relevant information that they sought to make informed decisions. This solidified their decision to choose the NHT. The application process went fairly quickly once they had produced all documents that were required on their part. After submitting all that was needed they were invited to an interview within 3 weeks thereafter. They noted that the Sale Agreement indicated that it would take around 120 days to complete the loan process after the interview; they were elated when their loan was processed before 90 days. While they admitted that it will be a great sacrifice in repaying the loan, they believe the benefits of being homeowners far outweigh this; they reiterated that it provides stability and ownership. They also related that the monthly mortgage repayment is less than what they usually paid for rentals, as they were granted a longer repayment period due to the fact that they are younger beneficiaries. They are tremendously happy with their decision to purchase so young, their children are currently enjoying their new home now that they have plenty space to play . The mortgagors are aware that like themselves, other young individuals may be doubtful about their readiness to purchase a house, but they provided some sound advice. 1. PRESS-UPS Get down into a press-up position with your hands placed shoulder-width apart and back flat, so a straight line forms from your head to heels, via your glutes. Lower your body until your chest is an inch from the ground. Then, explosively drive up by fully extending your arms. That’s one rep. Do about 10-20 reps. This move uses multiple muscle groups for maximum growth and strengthens your shoulder joints and forearm. It can be done anywhere in the house where you have a flat surface. Your core gets stronger in the process while doing this exercise.

Focus on keeping your knees in line with your toes and don’t allow your knees to pass over your toes and chest out – don’t arch your back or lean forward as you drop down. Exhale, straighten your legs and return to the starting position. Squats are an excellent all-round exercise and one of the best moves for building overall strength. Concentrate on technique and work on your range of movement at low weight.

3. FRONT RAISE USING A

EXERCISE
Stand holding a bottle with just the amount of water in each hand. Slowly lift the bottles out to the front until they reach shoulder height – or little higher – and resist this workout by not swinging the weight. Pause, then lower back to the front, slowly – you’ll build more muscle fighting gravity than letting it do the work for you. This is the best exercise for visible shoulder development.
An easy abdominals exercise can be sit ups. While doing the sit ups, your abdominal muscles will keep you in place. Lay Down on ground, holding your upper body in position while you perform your sit-up or crunch. Performing this type of exercise will place more emphasis on the abdominal region.

A jump rope is easy to acquire, or you can make one from various heavy cords you may find around the house.
Abdominal: A bottle full of detergent or any other liquid can be used as a weight to give you more results in your abdominal exercises.

Don’t think so much about how fast you are walking, but how hard you are exercising. In other words, think about intensity, and the right pace will follow to increase fitness and slim down.

Many homeowners and renters do not realize that they burn anywhere from 100 to 700 calories through regular house and garden maintenance. By expanding on your daily and weekly cleaning routine, you can develop muscles in your legs, arms, back and abdominal. It is important to maintain good form in all exercises in order to avoid injury but in the case of household cleaning, there is no fix technique. You should also be creative with your household tasks, creating new exercises and motions as your body develops. l

Good afternoon, I for one have always been a part of the chorus that sang out against the horrible customer service that’s usually meted out by Government associated agencies and their respective affiliates. However, I was pleasantly surprised yesterday when a loan interview that was scheduled for a time outside the regular opening period, was actualised. This was done to accommodate my wife and I, as we were unable to meet a time during the regular opening hours. Both Ms. Brydson and Mrs. Downer were so professional, patient and to say accommodative, would be an understatement. These ladies went through the somewhat rigorous process of copying, explaining, guiding, advising and all that which was necessary to complete the process. We were accommodated for more than two hours subsequent to the office closing time. On leaving, we also noticed that Ms Brydson’s pick up was outside waiting for her and may have been there for quite some time. Ladies, on behalf of my wife, a very big THANK YOU for the sacrifices that were made to accommodate us; you went above and beyond your call of duty, THANKS. This has changed my whole perspective and approach, realising that one cannot broad-brush and label all agencies the same, because they fall under one umbrella or because of an unfavourable experience from one. This is testament of why you guys have already been recipients of the Public Sector Customer Service Award and were no doubt deserving of such.
