Diane Burns, originally from Michigan, has been in the real estate industry for more than 20 years. While in Michigan, she worked as a building contractor, a journeyman electrician and owned a real estate development company called dkb Development. One of her more outstanding accomplishments while in Michigan was the restoration and preservation of historic properties in Lansing. Working closely with architects, the historic buildings were restored to their original splendor of the early 1900s. She is now a Virgin Islands licensed contractor. Diane’s love of St. Croix also began more than 20 years ago when she first came to the island on a real estate business trip. As a result of a trip in 2002, she decided to make St. Croix her permanent home. When she is not working, she can be found on any one of the most beautiful golf courses on the Island. Isabel Brady and her husband moved from the Washington D.C. area to St. Croix on a whim in 1978 and have never looked back. Isabel has traveled and lived all over the world, but St. Croix is where she calls home. She and her husband have raised three children on the island and feel that this is the best place in the world for children to grow up. Isabel has been in real estate for more than 24 years. She received her real estate license in the Virgin Islands in 1985 and went on to receive her Broker’s license in 1987. She has worked side-by-side with the island’s top Realtors for many years and has helped many now-residents of St. Croix find their perfect home. In 1997, Isabel joined Amy Land-de Wilde as her current personal assistant. She decided to combine her management and marketing talents with those of Land-de Wilde, which makes them a very dynamic real estate team. Joe Thayer is a property management consultant for Coldwell Banker Land-de Wilde Realty. He manages both residential and commercial properties and specializes in commercial rentals, residential leasing, and vacation rentals. For eight years, Joe and his wife, Sharon, owned and operated a large real estate office in South Florida. Kim Lucas, a true southern girl, was born in Kentucky, raised in South Carolina, schooled in Tennessee and Georgia. Kim has held a real estate license since 2003, but has bought and sold real estate for investment for thirty years. Kim is also a natural and professional matchmaker, holding a Master’s Degree in Measurement and Human Differences and certifications in a myriad of personality and other types of assessments. She created, owned and managed a professional assessment firm, Assessment Plus, for nearly twenty years. Kim loves the water, and after selling her company, sought to find the perfect island to call home. She found what she was looking for in St. Croix in 2005. Kim began her career in real estate as an exclusive buyer’s agent and property manager. Her experience as a property manager and her penchant for investment property makes her a good match for buyers wish to purchase property to hold, rent and sell later. Born and raised in Montana, Lorine R. Williams lived in Washington State, southern New Jersey and Israel before finding paradise in St. Croix. First licensed in New Jersey, real estate has been her passion for 30 years. In 1984, Lorine moved her two teenagers, one dog and one cat along with 4200 lbs of household treasures to live on St. Croix where she resumed her real estate career. Still licensed in NJ, she has the designations of CRS, GRI and ePRO as demonstration of her devotion to her clients and customers. She is the proud recipient of the coveted President’s Circle Award presented by Coldwell Banker. Only 4% of the Coldwell Banker sales associates earned this award nationwide. Lorine was recognized as the REALTOR of the Year in both 1996 and in 2006 for outstanding service to her association and the community. Currently she is one of two National Directors from the VI to the National Association of REALTORS. She is the Past President of the VI Territorial Association of Realtors, serving two consecutive years. Locally, she is an advocate for the Women’s Coalition. When not in St. Croix, she’s off playing “Nana” to her three grandchildren in either New Jersey or Wyoming. Marilyn Lockwood is no stranger to the real estate industry or to island properties. Originally from central California, she started her successful career in 1969 in Hawaii where she lived for more than thirteen years. Having developed a passion for selling real estate, Marilyn quickly resumed her real estate work when she and her family moved to St. Croix in 1976. She knows the island, its communities and specific properties exceptionally well. Over the years Marilyn has been named as “Top Producer” and has worked with many new developers. Marilyn is a real St. Croix booster. She can talk for hours about her experiences on St. Croix. She believes it is a great place to live and raise children. Her leisure activities center around the natural features of Caribbean living and include tennis, snorkeling, sailing and golf. Pamela Hunt McFadden entered the wonderful world of real estate in 1976 in Allentown, Pennsylvania. There she was involved in the sale of new construction and, of course, listing and selling “used” single family dwellings, condos, “row homes”, and her favorite, historic townhouses ready for restoration. She apprenticed for two years to become certified as a residential appraiser, specializing in estate work. She has been licensed and working in real estate on St. Croix for about ten years, having won awards every year for her performance. She has the designations of Broker Associate and GRI. She lists, sells and has a fine rental management business. Pamela loves reading on the beach, shelling, chaney hunting, exploring, star-gazing, working out with her trainer and attending Pilates sessions at the local gym. She most enjoys spending any precious free time with her son, Jake, and other family members. Originally from Virginia, Sharon Early was able to fulfill her dream of living in the Caribbean when she moved to St. Croix with her husband, Jim, in May of 2005. Intending to live the retired life after a 20-year career in the nuclear power industry, Sharon gradually transitioned back to the working world, first as a part-time assistant at Coldwell Banker Land-de Wilde Realty before becoming the Property and Rental Management Specialist working from the Gentle Winds Condominiums office. Having owned rental property on the Outer Banks of North Carolina and St. Croix, as well as having rented vacation villas for her own vacations, Sharon understands the needs of the homeowner as well as the tenant. When Sharon finds free time, she enjoys gardening and playing with her dog, Oreo. Completing a Real Estate Transaction in the Virgin Islands Although many people moving to the Virgin Islands have purchased or sold properties in other areas, real estate transactions in the United States Virgin Islands can seem different if you are not familiar with the process. Below we have listed several items that take place during the transaction that may be a bit different from what you have experienced in the past. We hope that you find this helpful, and if you have any questions, please do not hesitate to give us a call.

While most everything in a real estate transaction is negotiable, here is a list of the fees associated with a real estate transaction and which party typically pays for each item.
The buyer will traditionally pay according to property values such as: $50,000 policy costs $362.00 $100,000 policy costs $587.00 $300,000 policy costs $1420.50 $600,000 policy costs $2452.50 $1,000,000 policy costs $3,602.00
This is a tax placed on the contract price of the property and is traditionally paid by the seller to the government. The transfer tax is as follows:
Attorneys Both parties have lawyers, and each side pays for his or her own attorney. Attorneys close the transactions.
Sales commissions Generally the seller pays all real estate sales commissions.
Earnest money deposits In the Virgin Islands the typical earnest money deposit for property is approximately 10% of the purchase price.
Title search The buyer will pay for a title search. Approximate cost is $125.
