We have used the “Controlled Bid Process” in many transactions and this allows us to achieve the highest possible offer for a Seller. We normally market and tour the properties for 3-4 weeks and we set an Offer Date. This ensures that every investor who is in the market to buy has a chance to visit the properties before making an offer.

All offers are analyzed by the Marketing Team, and a detailed summary will be prepared for the Owner outlining the major terms of each offer (relating to price, capital source, financing & other contingencies as well as due diligence, closing periods, deposits and time lines).

After the submission of all offers, we might have a second round of bids which we call a “Best & Final Offer”. We go back to the top 3-5 bidders and ask them to submit their offers with the best terms possible. This method works because Buyers will understand that they’re in a competitive “Bid Process” and this will achieve the maximum price possible.
