Consider local schools when looking to move WHETHER you’re already a parent or hope to become one in the future, if you’re looking to buy a new property, you’d be well advised to look at what the local schools are like. Indeed, even if your child-rearing days are over or you simply have no intention of ever having children, considering the reputation of the local schools could pay dividends. Simply, a good school can have an incredibly beneficial impact on the overall desirability of a local neighbourhood and, by default, the value of the houses within it. This is no less the case across Oxfordshire – a county blessed with a high percentage of well-regarded schools. Indeed, some reports suggest that it’s amongst the top areas nationwide for education. This is good news for anyone already residing within the catchment area of a school rated as ‘outstanding’ as it can literally add tens of thousands of pounds to the value of a property. In fact, the government recently funded research to look at the link between the housing market and local schools and concluded that, on average, there was a price premium in England of ÂŁ18,600 for properties located close to high performing schools. Here in Oxfordshire, a good example of this is Windmill Primary School in Headington. Rated ‘outstanding’ by Ofsted in 2016, it is ranked number one in the city and property prices within 500m of the school stand at 9% higher than the average for the whole of Oxford. Indeed, the average price of a prop-

erty in the immediate area around the school is a staggering £510,000. Of course, this is great news for anyone already in such an area, but for anyone wishing to send their children, or future children, to a good school, or who simply want to take advantage of the price premium that well-regarded schools command, it can feel quite daunting to consider this fi nancial uplift. The good news is that things don’t remain the same forever. A school, for example, which has received a less favourable Ofsted ranking, will often subsequently experience a turnaround and go through a period of transformation. If you’re familiar with the wider area, therefore, buying in the catchment area of a school going through such a transition can consequently be a savvy, and profitable, move. Of course, not everyone is so au fait either with the various suburbs or outlying areas of a town, and whilst websites such as Rightmove now integrate content on local schools in to their property listings, there’s nothing like local expertise and insight to help inform your decision on where to purchase. MOVING to a bigger home is something Oxford people with growing young families aspire to. Last week I considered the general trend towards increased demand for three and four bedroom properties as ‘generation rent’ start planning families. This week I look at the cost involved in buying a larger Oxford property. Many people in two bedroom homes move to a three-bedroom home and some even make the jump to a four-bed home. Bigger homes, especially three-bed Oxford homes are much in demand and it can be a costly move.

If you live in Oxford in a twobedroom property and wish to move to a four-bedroom house in Oxford, you would need to spend an additional ÂŁ270,251 (or ÂŁ1,067.49pm in mortgage payments (based on the UK Bank average standard variable rate)). However, going straight to a four bed from a two-bed home is quite rare as most people jump from a two to three-bedroom home, then later in life, from a three to four-bedroom home. a little analysis of the local property market. To start with, let’s see what the average property price is for an Oxford home by the number of bedrooms it has. See the table above. I then decided to calculate what it would cost to make the jump upmarket from one bedroom to two bedrooms, two to three bedrooms etc, both in actual money and in mortgage payments (using the current standard variable rate of UK Banks of 4.74%). See the table below.

There are some interesting jumps in costs when moving upmarket as an Oxford buyer. The cost of moving from one to two beds, and two to three beds is relatively reasonable, whilst the jump from three to four beds in Oxford is quite high and therefore ďŹ nancially prohibitive for most families. This helps provide a partial explanation as to why some four-bed properties are currently taking slightly longer to sell. With Oxford already being one of the most expensive cities for house

affordability in the UK, it is not surprising that the properties at the top of the market prove unaffordable for many. As an aside, there is a lesson here for all my blog readers. You can quite clearly see why the larger four and ďŹ ve bed properties don’t offer the best returns for buy to let landlords. Simply put the monthly ďŹ nance costs and rents achieved don’t match up so well (i.e. a mortgage for a four bed home in Oxford would cost you 51.40% more when compared to a three bed mortgage, but the jump in rent would be a lot less than that). I don’t wish to be dismissive about the solidity of investing in larger properties because it does depend on your circumstances. Four bedroom properties sometimes offer other advantages, however, it is clear to see why the three bed family market is in such demand, and why I forecast that to continue over the coming three to ďŹ ve years.
