Disclosures Regarding Real Estate Agency Relationships
Every person that enters into a relationship with a real estate agent must sign this form. It is NOT a contract and it does NOT lock you into an agreement to work with an agent. Basically, it is designed to protect the real estate agent. It is proof that the agent discussed your options of representation. When you list with our team, you can only be represented in one way. We will be your seller’s agent. That simply means we represent your best interest! In other words, we will be trying to get YOU the most money possible! •
Seller’s Disclosure Statement
This disclosure is of great importance. It is the document that protects you in the case that the buyer discovers a defect in your home. You should take your time when filling this out, and please be HONEST in your responses. Some of the questions are specific, and you may not know the answer. If you do not have an answer, please choose the response that best fits. This disclosure will be provided to anyone who wishes to make an offer on you home. It will also be provided to anyone making serious inquiries into you home through our website and our fax-on-demand feature of the 24-hour Open House line. •
Lead-Based Paint Disclosure
This form is fairly straight forward. Before 1978 the hazards of lead-based paint were unknown. Of course we now know that ingestion of lead can lead to serious health problems. If your home was built after 1978 you will simply check the box at the top of form, then sign and date it. However, if your home was built BEFORE 1978, you need to indicate if you know that your home has lead-based paint. You may not know, which is fine. Even if it did at one time, it could be covered by layers of paint, or a previous owner may have removed it. You need only indicate to the best of your knowledge what you know about the presence of lead-based paint in your home.

Listing Contract
This is an agreement between us that states you agree that The Brian Craig Team will represent you in the sale of your home. It describes a number of things about your home: the price we have agreed to try to sell it at, your attestation that the house is yours to sell, what will be included and excluded from the sale, how we, as your representatives, will be compensated, etc. Please take the time to thoroughly read through the contract. If you have any questions or concerns we can address them during the listing appointment. •
Profile Page
This page lists all of the information we will enter into the Multiple Listing Service (MLS) about your home. Some of it has been compiled from information we received from your local city or township office, and some information we will need you to assist us with. It is entered into the MLS systems used in Washtenaw and western Wayne counties, and agents will have access to it so that they may present your house to prospective buyers. •
Letter of Authority (Mortgage Payoff Authorization)
This letter gives your mortgage company permission to release information about your loan to the title company that will be closing the sale of your house. In order for the title company to provide accurate information to you on how much you will be getting for the sale of your home, they need to know how much you still owe on your mortgage. The title company usually does not ask for this information until we have a signed, “bottom-lined” copy of your purchase agreement. •
Home Warranty Application
There are a number of companies that offer a home warranty program. It is basically a policy that you purchase at the time you list your home. It typically lasts a year, and is designed to cover certain problems that could arise in your home. The advantage is that it protects you for the duration of your listing, as well as the new owner. In addition, buyers often find this type of policy attractive, however it is completely your choice to purchase it.
