ADVANTEX

Five figure hotel contract win for Gateshead IT firm Advantex Network Solutions Ltd, a Gateshead-based IT firm, has won a new contract to supply superfast broadband services to a Newcastle hotel. The five figure contract saw Advantex completing the work at The Sandman Signature Hotel in Gallowgate from initial enquiry to final installation in 10 days. The installation of new internet services throughout the 170 bedroom hotel complex, which usually takes anywhere up to five months to complete, will deliver faster connectivity for guests. It will also improve the existing offering as demand for WiFi usage grows. The work was carried out as part of the Government funded Broadband Connection Vouchers scheme with assistance from Newcastle Councils Go Digital team. This initiative has seen the Government set aside £150 million to enable businesses like The Sandman to apply for up to £3k to pay for super-fast broadband connection and associated hardware such as wireless and internet security. The Sandman Hotel is the latest success for Advantex, which as a registered supplier of the vouchers, has helped around

06 www.teamvalleypublications.co.uk

50 businesses on Tyneside to install superfast broadband. Mitch Gaglardi, managing director of Northland Properties Corporation, which operates the Sandman Hotels brand in the UK, said people using his complex will benefit from high quality access to faster services using the latest in secure networks. “As a quality brand operator, we have to be able to provide our guests with the very best in fast, secure and reliable internet and email services. “Advantex, who impressed from start to finish with their expertise, cost effective solution and experience on similar projects, moved quickly to deliver an improved service in record breaking time.” The firm will boost current turnover of £4m by 20% this year and expand its current workforce of 45 people as work continues to ramp-up in the coming months. Director Stephen O’Connell, who is looking at supporting possible internet upgrades at other Sandman Hotel sites in the UK, said: “As supplier of connection vouchers we

are helping companies like Sandman Hotel Group improve their brand offering through the provision of quality advice and services. “It’s a further example of helping our customers to benefit from the voucher funding - from the initial application to the final installation - with expert advice and competitive solutions.” The UK already does more business online than any other European country, and the improved access to superfast broadband offered by Broadband Connection Vouchers is being seen as a huge potential boost to the local economy. However, Stephen O’Connell is still urging more people to take advantage and not miss out on thousands of pounds of free funding. “More companies need to register and take advantage of an initiative that can help them to improve competitiveness and boost growth. After all, which business wouldn’t want the opportunity to tap into a noobligation funding package?” Source: bdaily.co.uk

£1.25m Team Valley office refurbishment creates 10 new jobs A £1.25m refurbishment of the former Talipot House office building on Fifth Avenue, Team Valley is now underway creating 10 new jobs. Naylors building consultancy team are project managing the refurbishment on behalf of the landlord, a private London investor, for whom they acquired the property last year.

of this scale are rare in today’s market. We are literally taking the building back to its four walls and completely redeveloping it to create high quality office accommodation.

Sendrig has been appointed as the main contractor, who will have a total of 40 staff working on the development over the course of the project, 10 of which have been newly recruited as a result of the re-development.

“We believe the offer of Grade A office space with the benefit of extensive grounds and parking will be a great attraction to potential occupiers. The refurbishment is now well underway and we anticipate completion in July.“

Naylors have designed and specified the scheme, which will create 17,000 sq ft of new Grade A office space within the building’s original shell.

Naylors office agency team has also been appointed as sole letting agent for the building and are marketing it as ‘Your New HQ’ to provide the opportunity for a new occupier to give the property a name of their choice.

The specification includes a double height entrance atrium, raised access floors, air conditioning, passenger lift, disabled compliant access and kitchens and showers on both floors. Moreover, the building offers over 80 extrenal car parking spaces within a landscaped setting. Jason Carr, director at Naylors said: “Comprehensive office refurbishments

Simon Taylor, head of office agency said: “Given that the building is undergoing such an extensive refurbishment we felt it should be re-branded at the same time. “However we have decided to give the new occupier the opportunity to rename the building and in the meantime we are

marketing it as Your New HQ and have developed a dedicated website for the property under this brand.“ “Your New HQ offers an ideal opportunity for occupiers who are looking for new, self-contained office headquarters which can accommodate in the region of 200 staff. “It is situated in a well-established commercial location, close to retail amenities and public transport and we hope to secure an occupier within the coming months.“

“We are literally taking the building back to its four walls and completely re-developing it to create high quality office accommodation.”

GO NORTH EAST

Go North East modernises fleet with £6.9m investment Gateshead-based Go North East, the North East’s largest bus operator, has invested £6.9m on new buses, buying 47 new vehicles to enhance its fleet. The new buses are part of a programme of investment ensuring the business is as modern and efficient as possible. The move comes just 18 months after a significant £30m spend on 100 new vehicles and a new super depot in Dunston, Gateshead.

The Lime is being renamed Coast & Country to reflect that it follows the coast to country cycle track from Consett to Sunderland passing through Stanley, Beamish and Washington.

The operator has a fleet of 660 buses and is the north east’s third largest employer with 2,100 staff. The company runs services in Northumberland, Tyne and Wear, Durham and Teesside.

A number of the firm’s other routes will also benefit from the investment thanks to the company’s strategy whereby the newest buses are cascaded down to refresh the whole fleet and remove the oldest vehicles from service.

The first of the new buses have just been introduced on its X66 Metrocentre Gateshead express route and were launched by the Metrognomes who now feature on the new livery.

The vehicles will be phased in over the next few months and are fitted with leather seats, LED lighting, wood effect flooring, free wifi, next stop announcements and USB and plug sockets.

The firm’s Red Kite service which follows the Red Kite trail from Newcastle and Metrocentre to Rowlands Gill and Consett will receive new vehicles, as will the Lime service.

The vehicles are also fitted with the latest micro hybrid engine technology which recovers braking energy to power on board systems that would otherwise

12 www.teamvalleypublications.co.uk

require power from the engine, thus reducing fuel consumption and improving emissions. Kevin Carr, Managing director, said: “Each year we ha ve reinvested every penny of our profits back into improving services. These new vehicles will ensure our fleet is one of the most modern in the country. “We have very loyal customers and we continue to innovate commercially to ensure they stay with us, by giving them features they tell us they appreciate including free wifi, plug sockets, next stop announcements and comfortable seats.” A series of launch events are planned over the spring and summer to introduce the new vehicles and new brands into their local communities. ENTERPRISE

Gateshead Council boosting startups in new nationwide scheme Marking the second of two ‘firsts’ for the council, Gateshead Council became the only public sector organisation in the UK to win one of the Department of Work and Pensions £1.7m contracts last year, beating off stiff competition from private sector providers. The work is part of the Government’s New Enterprise Allowance scheme which helps people who are unemployed get advice and support to develop a business idea, following a referral from their Job Centre Advisor. Gateshead has been providing a similar service since 2011, when it became the lead authority for the NEA in Tyne and Wear and Northumberland. From 2011 until 2014, 2,000 people from the area were helped to set up their own business. Then the Council won a national bid to provide the scheme across the whole of the North East region. The first business start up of the new scheme, which began in January, is a nursery based in Bishop Auckland, County Durham. With the ever rising demand for quality childcare, the business already has 11 children on the register.

Gateshead Council subcontracts out to a number of local enterprise agencies who deliver the NEA scheme and it was South Durham Enterprise Agency who provided the service to this new start-up. The business coaches at each agency provide support and practical help with a wide range of subjects including that issue most people starting a business fear - taxes. All participants on the scheme get help writing a business plan over an eight week period and can gain access to additional volunteer mentor support from the local business community. Once the business plan is approved, the business starts, supported by 26 weekly payments, which have proved helpful to many while their businesses are in the early stages of development. Participants can also apply for an enterprise loan via the Government’s ‘start up loans’ scheme, so a full programme of both financial and practical support is provided. Business coaches supporting participants continue to offer help even after the businesses have started, for help and encouragement.

Andrew Marshall, Service Director for Economic and Housing Growth at Gateshead Council said: “We are absolutely delighted to be the first organisation nationwide to have the first business start under this new programme. “This contract win was hugely significant for us. It demonstrates the ability and skills of our experts and shows the quality of the offer that we can provide to local unemployed people. “Having helped 2,000 people during the last contract, we’re looking forward to working with our partners to help thousands more local people to set up their own business in the North East. “We are particularly grateful to our partners in Job Centre Plus, who are the key to helping with the success of this programme. “They are the first point of call for anyone on benefits who is interested in setting up their own business. They signpost those people to us and the whole process begins – hopefully towards business success.“

“IT demonstrates the ability and skills of our experts and shows the quality of the offer that we can provide to local unemployed people.”

Gateshead Council has become the first of fifteen specialist organisations across the UK to help get a local business off the ground, under a scheme providing advice and support to unemployed people.

PROPERTY One Utility Bill team with Acorn Properties Director John Henderson

New property partnership for expanding Gateshead utility firm One Utility Bill, an expanding student utility firm based in Gateshead, has partnered with Acorn Properties as it bids to strike up lucrative and longterm relationships with the nation’s best landlords and letting agents. Having already established itself in the student market, One Utility Bill last month confirmed it would expand its services nationally after it enjoyed a record first month in business. Now, the company has launched a bespoke service for landlords, as it looks to build on its early success in the industry. With customer targets firmly on track, the company is changing the way landlords market their properties and recently announced it will invest in new staff nationally to cope with demand for its services. One Utility Bill currently offers energy and internet deals for students, managing their bills for them. And after identifying a gap in the market, it will now give both landlords and letting agents the chance to offer any tenant their rent inclusive of utilities. It’s Managing Director, Chris Dawson, is delighted about launching the new service and is looking forward to striking up further

partnerships with landlords and letting agents throughout the United Kingdom. Craig said: “We’re extremely proud that our company is growing so quickly and our partnership with Acorn is very important to our progress. Partnerships with Letting Agents and Landlords is key to promoting our service to their customers and tenants. “When we talked to landlords in the early days of our business many of them wanted a utilities management service for their own businesses so that’s exactly what we’ve done. We also organise household bills such as council tax and TV licenses. “By working directly with agents and landlords we can simplify our utility process even further and this is all positive news for the long-term success of our business, our key sales channels have now become loyal clients and customers.“

John Henderson, Managing Director at Acrorn Properties, said: “The market in Durham is very “pro All Inclusive Rents” and we are delighted to be working with One Utility Bill to develop a package for both the Students and the Professional market sectors both here and in our head office in Newcastle. “We’ve supported this company from the very beginning, and we believe that One Utility Bill’s working ethos is strong and focused and wish them every success with this latest expansion.“ Acorn Properties has expanded its Newcastle operation by opening a new branch in the heart of Durham City.Notify me when others comment Sourced from www.bdaily.co.uk. Founder of Newcastle’s Naylors to retire after 25 years The founder of Naylors Chartered Surveyors, who built the business from a one man band to the property consultancy it is today, is retiring from the firm. Bill Naylor founded Naylors 25 years ago starting out from an office in Albany House, Washington with the assistance of a secretary and his wife Margaret. The firm moved to new offices on Team Valley in 1993 and became synonymous with this location during the nineties before finally moving to its current location at Hadrian House in Newcastle City Centre in 2008. Now, with offices in both Newcastle and Middlesbrough, Naylors is one of the North East’s leading independent property consultants with 25 staff covering all key service lines including; Building Consultancy, Asset Management and Property Investment as well as the more well-known commercial Estate Agency and Valuation services. Bill Naylor said: “Naturally I am very proud of the firm’s success, it’s longevity and the strong professional reputation that has been built up over the years on the simple principle of putting “clients first” at all times. “However, this couldn’t have been done without the fantastic support I’ve had, not only from Margaret who is also retiring as Company Secretary, but from everyone who has worked for us down the years. Angus White, who is head of Asset Management, will take over as head of the Naylors office working alongside codirectors Fergus Laird and Keith Stewart and sees the future as one of great opportunity for the firm.

The figures come as research from estate agents Your Move showed rents in the North East to be on average 33% lower than the rest of the country and 54% lower than London. The research also showed that North East rents are rising seven-and-a-half-times more slowly than the rest of the UK, and even fell by 0.5% last month. Property expert Ajay Jagota, founder and Chief Executive Officer of the North East’s most innovative sales and lettings business KIS, responded to the figures.

The property firm is famous for being the first letting agents in the UK to abolish deposits, replacing them with a one-of-a-kind landlord insurance policy offering guaranteed rent, deposit replacement, legal assistance and round the clock third party emergency home repairs Ajay said: “There really is no place like home for nearly 2 in 3 North Easterners, and who can blame them. I was born in the Midlands and have lived all over the country, but the North East was the place I decided to build a business and which has always felt like home. “These figures are not just a sign of local people’s pride in and love for their communities though, they’re good for both the North East property market and wider local economy.

“THE FIGURES ARE good for both the North East property market and wider local economy.” “Traditionally a lot of people have left the North East in search of better jobs and a better standard of living. These figures suggest that less and less people are doing that and that we are holding onto more of our most talented younger people by offering them a great quality of life and great companies to work for. “A lot of our communities are quite small and even within larger towns and cities people tend to stay pretty loyal to the same areas. In fact, roughly a third of people won’t look more than five miles from their current home when house-hunting. “This leaves a comparatively small amount of homes available to buy or rent, driving up demand and leading to a fast-moving property market and a buoyant rental market.”

CHARITY OPENS LIFE SAVING OPERATIONS HUB IN GATESHEAD Gateshead is set to be the home of a state-of-the-art, new life saving operational hub for first aid charity, St John Ambulance, based at Team Valley Trading Estate. Opening in July, the new venue forms part of St John Ambulance’s strategy to streamline operations from three separate locations across the North East. The development sees a six figure investment by the charity, supported by a generous cash injection from property landlord, Frank Carney. Purpose designed and built to encompass all aspects of the charity’s life saving work in the community and in the workplace, the hub will house operational units, volunteers, employed staff and training facilities, as well as garaging a fleet of ambulances. A new Badger Unit aimed at youngsters aged 6-10, a Cadet Unit for 10-17 year olds and an operational adult unit for volunteers will also be launched to support charitable output across the region.

The facility will enable the charity to offer a wide range of first aid workplace and community training courses to complement its venues in Newcastle and Sunderland. A classroom will be available to accommodate up to 26 students. More than 25 ambulances, a treatment centre and support vehicles will be based at the hub to service events across the North East, as well as NHS Trust and contractual work. Simon Dunn, Regional Director, St John Ambulance Northeast said: “This is an exciting development for us and has allowed us to restructure operations for sustainable growth over coming years. We are delighted to offer both businesses and the local community a first class hub to support our vital life saving work across the North East.

“Equally, this allows our army of volunteers to work alongside our employed staff in purpose built, modern facilities and positions us perfectly to teach more people first aid so they can be the difference between life and death. We are also extremely grateful for the significant financial donation and support from our property landlord who backs our vision that no one should suffer for the lack of trained first aiders.” St John Ambulance has directly trained more than 40,000 people in first aid across the North East through community training alone and has provided first aid cover at around 4,000 events in 2014. This new operational hub will help the charity to realise its mission to train a new generation of first aiders to save lives.

EMPLOYMENT PROPERTY

The rate of private sector job creation in the region hit at ten-month high during April according to the latest Lloyds Bank Commercial Banking North East PMI. April data pointed to further improvements in economic conditions across the North East, where a sharper expansion in new business flows also led companies to raise output levels again. In both cases, rates of growth accelerated and surpassed the respective averages for the UK as a whole. Up sharply from 56.9 in March to 62.4 in April, the headline Lloyds Bank North East Business Activity Index – a seasonally adjusted index that measures the combined output of the region’s manufacturing and service sectors – was at a nine-month high and above the respective index for the UK economy. Growth remained balanced, with increases seen in the manufacturing and service sectors. Underpinning the latest rise in output was a sharp and accelerated increase in new business. Incoming new work expanded at the quickest pace since July 2014 and one that outstripped the UK average. Evidence from

panellists highlighted strengthening demand conditions and the launch of new products. As has been observed in each month since last November, payroll numbers rose during April. Having accelerated to the quickest since June 2014, the rate of job creation was robust and above its long-run average. Companies hiring of additional workers reflected rising workloads. North East companies indicated that unfinished business levels fell during April, reversing the increase seen one month previously. The rate of depletion was only slight, but contrasted with an accumulation seen at the UK level. Ending a 32-month sequence of cost inflation, average input prices fell during April. There were reports of lower prices paid for some raw materials. Whereas cost burdens decreased in the manufacturing sector, services companies continued to record increases.

Average selling prices also fell during April, with the rate of reduction being the quickest for almost six years. Sector data indicated that both services firms and goods producers charged lower tariffs (on average) during the latest month. Those panellists reporting price discounting commented on decreased cost burdens and efforts to attract new clients. Commenting on the Lloyds Bank Commercial Banking North East PMI survey, Leigh Taylor, area director for SME Banking in North East, Lloyds Bank Commercial Banking, said: “Business conditions in the North East continued to improve in April, with growth rates for output, new work and employment all higher. “With cost burdens falling over the month, pressure on businesses’ margins was reduced and profitability is likely to be enhanced in coming months. This all puts the region on course to provide a strong contribution to the UK GDP in the second quarter of the year.”
