Schematic Proposal
The rennovation of shopping mall occupies in mixed use building which upper part is high-rise residential building, lower part is shopping mall and car park complex and it connects to other shopping mall by footbridge.

Due to the large size of the shopping mall and the work should be minimize the inconvenince of constrcution to nearby residents. The construction site will be divided to 2 phases, the first phase started at Oct,2015 and targets to commence operation in Feb 2017. The second phase will start at Feb 2017.

LATEST DESIGN SCHEME
The intension of design is catering for the customer to stay into casual environment such as park. The interior and categories of shops are related to movement and tree shadow. The new design will take new elements into simultaneous scheme for example entrance types of shopfront and divides walkways for customers to explore this design.

The simple and regular layout plan of old design led to unattrative experenice for customers. The design new layout increase the interactions between shop and customers. Comparing the old design, the commercial value are rised up by incresing visibilities of shops like breaking up deeper shops to more smaller shops. It also creates new catrgories of shopfront to enhace shops’ integrations and identities and journal experience in arcade.

Due to the cost control ,load-bearing ability and existing condition reasons, by coordinating with structural engineers, the refining void will be allowed (extended and substracted) not more than 4m away from the existing beams. It aslo need to have additional fire shutters and temporary refuge spaces for fulfilling latest regulations and increased number of shops.

The building was designed to acheive “Beam Plus” award from Hong hong Green Building Council (HKGBC).The main scores to fulfill “Beam Plus” in this building are green features of facade and highly performance of indoor environemtal quality The outdoor terrace in level1 form as farming flied and backyards for farming and gardening fresh food to the restaurant. The glass cladding in hospitable zone at southern elevation reduces use of artifical light and more likely nature enivronment. The E&M rooms are located at 4-6L reduces structural loadings at the roof. The efficient arrangment and managment of the building serivce can gain extra scores by architects to further coordinate with building service engineer and layout plan arrangement.
