As-Built Drawings & Floor Plans - Foundation to Project Remodeling

What is an as-built plan?

An elusive as-built plan! What is it exactly? Well, it's simply a fancy way of saying a final record of your project's design and construction. Think of it as a map that shows all the changes, modifications, and updates made to the original plan during the build process. In other words, an asbuilt plan is your construction project's autobiography - documenting its journey from conception to completion. It's an essential tool for any construction professional looking to avoid disputes with clients or contractors over potentially costly mistakes made during construction. So if you're not keeping one updated regularly throughout your project's lifespan - rethink that decision before ending up in hot water!

Common as-built drawings for architects:

1. Floor Plan: The Floor Plan is where it all begins. Since they all relate to the floor plan, you must first obtain an accurate floor plan before ordering the majority of other drawings. The exterior and interior walls, windows, and doors, as well as other obvious structural components like columns and stairs, are all shown on a decent as-built floor plan. Other information required may be included as needed or displayed on a different design.

2. Roof Plan: On the majority of our projects, particularly residential remodels, this As-Built Plan is a requirement. The Roof Plan incorporates structural information about the roof, such as valleys, hips, ridges, and pitch, and overlays the roof's contour on top of the building's exterior walls. Additionally, equipment can be installed, especially for flat commercial roofs.

3. Exterior Elevation: An elevation depicts the building from the side, as opposed to a "plan view" drawing where the perspective is looking down on the structure. Outside Elevations are As-Built drawings that display the building's outside sides from the ground up to its highest point. The Exterior Elevations complete the standard set of As-Built drawings that the majority of our architecture customers rely on to support their projects, along with the Floor Plan and Roof Plan.

4. Reflected Ceiling Plan: The "RCP," or "Reflected Ceiling Plan," is an As-Built plan that displays both the ceiling's structural components (such as soffits, trays, coffers, and exposed beams) and its connected components (such as lighting, vents, and sprinklers). The RCP aids the architect in comprehending the ceiling's construction as well as the HVAC and electrical systems during the remodel.

5. Electrical Plan: All of the structure's visible electrical fittings, appliances, and equipment are shown on the electrical plan. This comprises lights, outlets, data connections, metres, panels, transformers, and more.

How are as-built plans created?

As-Built surveys are provided for various buildings, including residential, commercial, office, retail, hospitality, and more. A perfect process assures seamless execution of program.

1) Pricing + Proposal: Paying heed to the project's details, proposal is prepared for delivery by the following business day.

2) Project Scheduling: Upon acceptance, a comprehensive schedule is offered including the site visit, drawings, and anticipated delivery date.

3) Site Visit: As built companies work with client directly to plan the field study. Depending on how intricate the job is, it could take anything from an hour to several weeks.

4) Drafting: Your As-Built plans are meticulously drafted by drafters in your chosen AutoCAD, Revit, or ArchiCAD format. They contain extra information in the plans, like specific customer requirements as well as other project deliverables.

5) Quality Check: Quality Assurance team examines the As-Built drawings, models, and photos to ensure that the overall scope of work is accurate and comprehensive.

6) Project Delivery: The final project files, such as AutoCAD or Revit files, PDF plans, and digital pictures, are sent by email or file sharing by project manager.

7) Post-project Support: Throughout the entire lifecycle of your project and beyond, as-build modelers discuss about inquiries and supplementary requirements.

Build the Foundation of remodeling with as-built drawings:

So, as-built plans precisely depict a building's dimensions and conditions. These documents are an essential initial step in remodeling projects since they provide a clear picture of what you have to deal with. Depending on the size of your remodel, you can use a variety of As-Built designs. Your as-Built plans must be accurate to prevent costly errors that could cause your project's schedule to fall behind schedule. Getting hold of these records is the first step because structures go through renovations, modifications, and design changes throughout time that aren't reflected in the original plans.
