Featured Broker Profiles STEPHEN CIECIUCH (CHET-CHU): Being a successful real estate broker is an art form and as an avid artist and photographer Steve Cieciuch lends these traits to his daily real estate practice. DAMON DEMAS: Telluride has been home to Damon and Elaine for eighteen years, slightly less so for their daughter Chrysanthe (15) and son Sammy (13). Surrounded by the San Juan Mountains and tucked away in a box canyon, they would be hard pressed to live anywhere else. The allure of a lifestyle so different from the New England of their youth captivated them. The ability to live within a community of diverse and wonderful people, surrounded by unsurpassed natural beauty, while basking in a tolerant climate was too compelling to resist-they surrendered, and in hind sight, it was one of the best decisions Damon and Elaine have made in life. In raising their children here they have been involved in numerous kid’s activities from ski racing to school projects and community theatre. During their years in Telluride, between the two of them, Damon and Elaine have run the Telluride Wine Festival, created the Telluride Yoga Festival, presided over the Telluride Academy and Telluride Ski Ranches HOA, sat on the board of Just For Kids Foundation and participated in virtually every facet of Telluride’s social and cultural communities. Of equal importance, they have perfected the art of western slope living by exploring the mountains, rivers and deserts surrounding Telluride, skiing hard and taking advantage of the extraordinary lifestyle that southwest Colorado offers. It is these years spent in the Telluride saddle, working and living day to day, that has resulted in the accumulation of a wealth of experience for Damon and Elaine, from the Real Estate market to the myriad issues and activities that are relevant within our happy valley. CARRIE KOENIG: Carrie approaches life with a tremendous amount of energy and determination. After graduating from Cornell’s engineering program in 1991, Carrie diverged from the corporate path and hitched a ride to Colorado, landing in Telluride. Her mom was less than thrilled to learn that she was living out of a tent, had no phone, and biked back and forth to town. However, It didn’t take long for Carrie to buy land and act as the general contractor for her first home. This was the beginning of her diverse career and interest in real estate. She then went on to work in land surveying, mapping, construction accounting, market analysis, residential development project management, and several other real estate related roles. Carrie received her MBA in 2001 further adding to her skill set as a realtor. Carrie was born and raised in Los Altos, CA. She was fortunate enough to experience a strong sense of community throughout her childhood, something she has come to value tremendously later in life. There are many reasons why people are drawn to Telluride, but for Carrie, the sense of community has been by far the most important aspect of her 17 years here. Business school taught Carrie a lot about analysis, investment, and evaluating returns, but she believes more and more that the best returns may actually be from things less tangible like lifestyle and life experiences. Such experiences keep you smiling years after the fact and maintain their value regardless of the economy. His no-nonsense personality is stamped on every word he speaks and writes. Ambassador Richard Holbrooke is an elegant, eloquent man and a powerful national leader with a reputation for not pulling his punches. Read his articles – the one he wrote recently for the September/ October edition of Foreign Affairs magazine about the global challenges our new president will face is particularly compelling. Sit in the audience at one of his talks – the one he gave at this
“Telluride is my sanctuary. Once I arrive in town, I am never in a car. I love the fact someone like me can walk down Main Street, run into people I know, and enjoy a casual conversation. A strong sense of community and generosity of spirit are high on the list of things that distinguish Telluride from other great ski resorts such as Aspen and Vail, St. Moritz and St. Anton, anonymous places, where people think nothing of trampling one another to get onto the lifts.” Holbrooke feels that protecting the Telluride “brand” requires hyper vigilance during the tough times ahead. “No question the backlash from this economic crisis will hit Telluride too, and we should all be prepared for the consequences reflected in real estate and retail. While it will be hair-raising to see people forced to put their houses up for sale in a down market, ups and downs are an inevitable part of the cycles of business and do not last forever. I see this particular downturn lasting at least a year or two. In the end, however, Telluride will be fine – but only if we hold fast to our values and discourage new arrivals from importing their city manners. I am from a big city, but have no interest in recreating New York in a mountain setting.” Holbrooke clearly lives large: his circle of friends wraps around the world. Mike “Shimmy” Shimkonis, however, is at the top of any short list that includes local hanging buddies. How the two met is a shaggy dog story involving one of the world’s most famous bloodhounds: Disney’s Goofy.
year’s Telluride Mountainfilm brought the packed house at the Palm to its feet – and it becomes abundantly clear that the business end of Holbrooke’s rhetoric hits hard, going straight to the heart of whatever issue has grabbed his attention in the moment. Holbrooke is a guy who walks onto a plane and automatically turns left: first class all the way. In 1994, President Clinton nominated him to be Assistant Secretary of State for European and Canadian Affairs and Chief U.S. Envoy to the former Yugoslavia. In 1999, Holbrooke was appointed Permanent United States Representative to the United Nations. He has been nominated for the Nobel Peace Prize multiple times. In addition to diplomat, Holbrooke’s distinguished resume lists magazine editor (Newsweek, Foreign Affairs), author (“To End A War,” “Counsel to the President,” the memoirs of Clark Clifford), Peace Corps director, investment banker, and driving force in the non-profit sector (president/CEO Global Business Coalition on HIV/AIDS, Asia Society). Clearly no kitchen sink category can capture the breadth and depth of such a man. However, Holbrooke himself parsed the details to uncover the leitmotif. “Public service is the thread. I believe people who live in a community and love it – the world community, Telluride – should give something back. Locally, that’s why I serve on the Telluride Foundation,” he explained. Holbrooke’s long history with our town dates back 20 years, when part-time locals Dick Ebersol and Susan St. James first brought him to town. Since then, Telluride has become one of the few places on the planet this peripatetic public figure can kick back and exhale.
“The first sighting of Shimmy occurred in a previous chapter of my wife Kati ‘s life,” Holbrooke explained. “Vacationing in Vail, one night she and her family saw him as Goofy at the Beaver Creek Children’s Theatre.” Fifteen years later, when Kati Marton, now married to Holbrooke, was reintroduced to Shimmy, at first she had no idea who he was, until he reminded her of that night. According to Shimmy, “Kati told me the night she met Goofy was one of the highlights of the Vail trip, because the dog’s antics had thrown then husband Peter Jennings off guard more than once – something that did not happen too often.” In 1995, Holbrooke was the chief architect of the historic Dayton Peace Accords, which effectively ended the Bosnian War. After wrapping up the agreement, the tired negotiator scheduled a well-deserved time-out in Telluride, with NBC, CBS and ABC hot on his heels. From Goofy to White Knight: Shimmy to the rescue. “I provided him with logistical support on the mountain and in town when he was producing stories for ‘The Today Show,’ and we became friends. One year later, Richard called at his son’s suggestion asking me to coordinate his interviews. Next thing I know I was on the phone with the State Department, coordinating the media en route to town.” Shimmy has been advising Holbrooke on local investments ever since. “Once Brian O’Neill and I teamed up, the two of us have been providing Richard and Kati with real estate information and negotiating deals on lots, houses, and condos. In exchange, Richard provides us with an insider’s global perspective.” “As a negotiator, Shimmy is better than Henry Kissinger,” concluded Holbrooke… laughing.

His signature song should be the 1933 pop hit, “I’ve got the world on a string.” Edward Barlow embraces life with the enthusiasm of a young boy finding his first lucky penny on the ground. And he is a real free wheel nothing and no one slows down. True to form, this part-time local has managed to elevate his mountain escape to the level of a sustained revolt against the status quo: he is a man who lives his life outside the box even inside our box canyon. Blue-eyed candor, generosity of spirit, and an unedited sense of wonder and adventure fuel Ed’s irresistible charisma. What floats his boat is an abiding and unbridled curiosity: “I am deeply invested in people and places and what makes them tick,” he explained. Bottom line: Ed is as cool as a high mountain stream after a snowmelt.
Locally, Ed is a founding donor of The Telluride Foundation. Since its inception in 2000, thanks to the largesse of its members like Ed, the Foundation has established itself as the largest supporter of community groups and nonprofits in the region. In 2008 alone, the organization gifted $802,000, plus an

He brought Ed, then a young corporate lawyer into the business in 1968. Today the company’s primary focus is community newspapers & cable tv. “I am privileged to be involved in a very tasty, very animating businesses.” The line between work and play blurs for someone like Ed who only does what he likes and almost always likes what he does. In Telluride, Ed is a business partner of Jake Linzinmeir, the chef/ owner/operator of three of the town’s most popular watering holes: Excelsior, Blue Point, and ‘X’ Café.” But as soon as Ed loosens his tie, the guy morphs into his other persona: globetrotting gentleman of leisure. In the past few months alone, he has visited Italy, Croatia, and Chile. Just after the New Year, he is en route to Dubai. A man as smart as Ed, however, understands there is no free lunch: the quid pro quo for the good life is giving back. The long list of philanthropic and civic causes on his resume reflects Ed’s wide-ranging interests. The mission of the Leakey Foundation is to increase scientific knowledge and public understanding of human origins and evolution. The Mount Desert Island Biological Laboratory is the largest coldwater research facility in the Eastern U.S. Founded in Maine in 1898, the nonprofit is dedicated to research and education in the field of marine biology towards a greater understanding and preservation of the environment and advancing human health.

Although she is only a part-time local, Bonnie Cohen has become an integral member of the Telluride community. Despite the fact that she has succeeded in a wide range of pursuits – in addition to her “summer job” of hiking in the San Juan mountains, she has run U.S. embassies overseas and sits on nonprofit boards – She is also approachable, funny, and enthusiastic about Telluride’s charms and the need to preserve its unique feel for future generations.

Bonnie is vice-chair of the board of the Global Heritage Fund, which works to preserve and protect mankind’s most important archaeological and cultural heritage sites in developing countries. Planned tourist development offers new, long-term economic growth opportunities for communities within these countries. “One of our sites is Mirador in northern Guatemala, the cradle of the Mayan civilization. By teaching indigenous people in the nearby town how to preserve their heritage, we are providing long-term job opportunities for individuals who would otherwise be cutting down trees and logging to earn a living. Once the project is completed, cultural tourism should provide a long-term revenue stream.” It was through her earlier work in the preservation field that Bonnie ended up in Telluride, introduced to the region in the mid-1980s by Architect Charles Cunniffe. “At the time, I was senior vice president of National Trust for Historic Preservation. Lou and I were on a trip for the organization with our friend Charles. My sister-in-law and I used to meet to ski with our kids every spring, and so I suggested we meet in Aspen, where Charles had an office. He suggested Telluride, where he had just expanded.” When Bonnie called her travel agent to book the trip, the woman had not even heard of Telluride.
The year Bonnie graduated from Smith College, the Harvard Business School had just opened its doors to women. “My generation of women destined to become teachers, secretaries, or flight attendants,” she explained. “But I did not think I would be particularly good at any of those options. I was good at math, so I thought: “Why not?” Bonnie is married to Louis Cohen, whom she met while in graduate school. Lou is a Washington, D.C. lawyer who served as Deputy Solicitor General of the U.S. during the Reagan administration. It is tempting to describe the two as a “power couple,” but they are completely unpretentious and would shrug off that title. In the first Clinton administration, from 1992 to 1996, she was Assistant Secretary of the Interior under Secretary of the Interior Bruce Babbitt. From 1996 to 2000, Bonnie was Undersecretary of State for Management under Secretary of State Madeleine Albright. Describing her years at the State Department, Bonnie said, “I did not set policy. I established the environment that allowed policy to work. I supervised the budget, personnel, computer systems, security around the world and the operations of our embassies. Working for Madeleine Albright was a privilege. She is a woman of great integrity, dedicated to the professionals of the Foreign Service and the role of America in the world. I have enduring respect for her and she remains a friend.” Although no longer in government service, Bonnie was an early supporter of Senator Obama. Today she sits on the board of Cohen & Steers Mutual Funds, a $25 billion dollar family of mutual funds, and a director at REIS, a public company that provides data on the real estate industry. In the nonprofit sector Bonnie’s focus is on two important issues of the day: education (Posse Fund, Moriah Fund, DC Public
“We found Telluride had no lift lines and the snow was absolutely wonderful. On our first trip, we were told that as much as we were enjoying the slopes, we really should really see the town in the summer.” The Cohens rented a house on Columbia for a trial year. “That June, our daughter Amanda graduated from Stanford, and we all drove to Telluride from California. Lou had never even seen the place. En route, we kept wondering where the mountains were – until we hit Montrose. When we got into town, the Valley Floor was covered with flowers and cows. Main Street was closed to traffic and the Jazz Fest was in full swing. There and then we decided to look for a home of our own.” A year or so before their house hunt began, the Cohens asked for the name of the best fisherman in town. The answer they received from a number of sources was Steve Cieciuch. They wondered who the top skiers were. Steve Cieciuch was on that list too. “Finally, when it came to finding a great realtor, friends told us to talk to – you guessed it – Steve Cieciuch. Steve knew instinctively what we would like and gave us great advice about which investments would hold their value. After we bought our home, he gave us a perfect gift of an antique photo of the town. Building a Stronger Community A community, by definition, is a group of people with a common characteristic living together within a larger society. TELLURIDE ASSOCIATION OF REALTORS TAR is an organization dedicated to bettering the local real estate industry while improving local communities by volunteering their time and resources. OPEN SPACE COMMISSION The Open Space Commission seeks to protect and conserve open space for this and future generations. They work cooperatively with regional landowners and in partnership with local, state and federal government agencies. Their current action plan includes protection of the Valley Floor, development of the community stewardship program, creation of an interconnected trail system, protection of key hillside parcels and the protection of in town open space. Brian O’Neill has been a commission member for the past year. He will help author the management plan for the Valley Floor, which will include how recreation will interact with preservation.
ONE TO ONE MENTORING PROGRAM One to One’s programs address multiple issues for underprivileged children in the San Miguel County region. alternative futures for telluride The Telluride Foundation’s Unique Study The majestic mountains of Telluride have played host to many visitors throughout the years. From the Ute Indians and fortuneseeking miners, to thrill hungry skiers and outdoor enthusiasts, each have forever changed the landscape and vision of this great place. Today, Telluride sits on the cusp of becoming a world-renowned resort community, much like Aspen and Vail did 30 years ago. At that time, no one imagined the scale and speed of development those areas would experience or the challenges those impacts would create. The Telluride Foundation recognizes Telluride’s similar situation and is providing a rare opportunity for Telluride stakeholders - a glimpse into the future of their beloved community and most importantly, time to change its direction. They are partnering with Harvard University and the Massachusetts Institute of Technology to explore alternative scenarios for the conservation, economic and urban development of the Telluride region. Variables being researched for their impacts on future scenarios include: population growth, water quantity and distribution, affordable housing, fire management, transportation, oil/gas exploration and the commercial viability of downtown Telluride. Dr. Carl Steinitz, professor of Landscape Architecture and Planning at Harvard University, is the brainchild and leader of the study. He pioneered this study in areas of Panama and Mexico to profound results, but never in the Unites States, until now. Using advanced GIS computer modeling techniques, the researchers will project the 20-30 year impacts of Telluride’s
economic, ecological and community decisions. Literally transforming graphs and numbers into visual representations of Telluride’s future. For example, researchers will be able to look at Telluride’s current zoning regulations and model what the region will look like in 20 years. In that same context, they can modify those zoning regulations to model alternative scenarios to address future challenges. The same can be done for the inherent impacts of a 100-year forest fire on real estate values. And not to be ignored is Telluride’s interdependence on its surrounding communities. Housing, labor and commercial markets are closely linked among Telluride, Ridgway and Norwood. Changes in one, undoubtedly affect another. Decisions and future planning will need to be accomplished on a regional scale. Unlike any other, this study is not a quest for a solution, rather a future forecast to make informed decisions by. The goal of the Telluride Foundation is to provide an unbiased information tool to Telluride stakeholders from which they can draw their own conclusions and shape the future decisions of their community. There will be a public presentation and discussion on the study’s findings in January 2009. Although not as heavily in the trend limelight as say, the skinny jean, bamboo fibers or the hybrid vehicle, elements of home design and construction are still subject to the same factors as any other fashion genre when it comes to style, appearance, materials, price and these days, green components. And being that Telluride is a world-class ski resort and year-round destination, not to mention an extremely desirable place to live and own property, its building industry is very cutting edge. Mountain construction procures careful planning and complex structures, and this particular region fosters creativity and new ideas, while respecting the spectacular surroundings and rich history. Needless to say and even with the current economy, it’s an exciting place for the general contractor. They are at the forefront of their trade and possess keen perspectives as to changes over the years and what might be in store for the future. In the past five years there have been ample comings and goings in the region’s construction industry. For starters, clean and contemporary are in. Homeowners are veering away from heavy woods, looking more toward incorporating steel, stone, plaster and glass into their spaces. “We’ve gone 180 degrees from the traditional log home,” says Pete deLuca, who started deLuca Construction a decade ago. “Log still happens but it’s more refined now.” deLuca, who resides in a modern home enjoys contemporary building, but admits it’s not as forgiving. “The slightest imperfection stands out and details are more easily scrutinized,” he explains. Fortunately, today’s Telluride clientele knows more about finishes overall. “Years ago, people didn’t know their options or what they wanted; now they give me specifics,” says deLuca. “It’s impressive.” Hand-in-hand with the modernist edge is the gravitation toward smaller, more intimate spaces. Whether it’s the state of the economy or just the state of practicality, people are realizing they don’t need a tremendous surplus of space and finding truth behind the old motto, “less is more.” “The days of the 12,000-square-foot house aren’t over necessarily, but there’s a noticeable move from oversized construction,” says Ian Evans, owner of the nine-year-old Evans Construction. “I’m seeing more of a trend toward the 4,500-square-foot home.” Evans recalls building two mega log homes at a time five years ago. “It’s a nice change, especially because I prefer log cabins to log homes.” he says. “Massive houses have so much empty space; smaller is more functional.” deLuca adds that less square footage frees up money for finer details. “There’s more opportunity for super high-end finishes,” he says. “And those finishes are really fun to do.” Human beings are resourceful creatures by nature so they’ll make good use of what’s readily available. When it comes to nesting, they’ll redo what’s already there if it proves more viable than starting from scratch. In Telluride specifically, this translates to more remodels as vacant lots are growing harder to come by. “We’re seeing lots of remodels lately, which is a great option, especially in historic situations,” says Chad Hess, project manager for Steeprock Builders. “People are working with and preserving what’s there, while resourcefully adding what isn’t.” There is something very Zen about recreating
existing spaces and Hess adds that in certain situations (not necessarily historic ones) remodels can be cost effective. On the flip-side, however, there are the “total gut jobs,” which deLuca believes will be big in the future. “I’m not talking $20,000 remodels, I’m talking several-hundred-thousand-dollar remodels,” he says. Downtown Telluride obviously has limited space and although Mountain Village still has available parcels, most prime properties are already developed. “The quality of Mountain Village lots isn’t what it was five years ago,” says deLuca, “but many homes on those quality lots are now 15 years old. That doesn’t seem like a long time ago, but the homes are dated.” As for the spots in the region that are still popular for new construction, Aldasoro and Idarado top the list according to Evans, as well as some of the other mesa subdivisions. Probably one of, if not the biggest shift in the past five years has been toward green building. What was once an “alternative novelty”, has become relatively mainstream, incorporating other trends like remodels, size reductions and contemporary simplicity because in a nutshell, they all contribute to efficiency and environmental responsibility. “Green is huge,” says Evans. “Five years ago people didn’t know much about it, but now it’s the way I’m asked to price projects.” The “must-haves” or “wish-we-could-haves” of yore, like heated driveways, are phasing out, while techniques and materials like blown-in foam insulation, cellulose insulation, and photovoltaic panels that once required heavy convincing are becoming more the norm. “I don’t have to talk people into it anymore,” Evans confesses. “That evolution is one of the nicest things I’ve seen.” deLuca, who built the first LEED-certified home in the town of Telluride (completed late 2007), says he, too, is seeing green building becoming more widely received. “Even if the cost is higher, people seem to just say ‘yes’ these days,” he explains. “And usually, the cost is higher because the product is better…a better R-value window is typically a better window.” Yet when it comes to eco-construction, Steeprock Builders are likely the region’s experts on the subject. Since their inception 13 years ago, they’ve remained a niche company, adhering to sustainable practices as much as possible only to now find that what they’ve been doing for years is finally catching on. “My hope is that it will simply become the way we do things,” says Hess. “Green materials are already appearing more readily at local lumberyards because of consumer demand.” Hess finds that while certain green principles are ancient and have transcended time, they actually qualify as contemporary nowadays since healthful living and reclaimed, recycled, and locally sourced products are paramount to so many homeowners. And he feels green building may soon be cheaper than traditional/conventional building, particularly because of its long-term value. “When it comes to energy efficiency, maintenance and upkeep, design for deconstruction, and cradle-to-cradle technologies, green buildings are better designed for their life cycle and lives of those living in them,” he explains. “And in the last five years people are learning you can have any architectural style within green building. It’s not just your hippie mud hut and straw bale anymore.”
