The ceiling height was dropped to diminish light swallowing caves while pendant lights raise the ambient light level. New gyp ceilings replace the existing wood, establishing a light and reflective surface that increases light throughout the room. The stone floors were left untouched and the existing wood doors were augmented with a metal strap for an easy and seemless design upgrade.

GREAT ROOM: The scale of the fireplace is controlled by introducing blackened steel while reducing and replacing the existing river stone with Telluride gold stone that looks as you would see it in the local environment. By enlarging the fireplace opening and removing the arch, a more dramatic flame was realized and creates that quintessential mountain ambiance. A darker stain with lighter chinking was applied to the logs for a visual update, while the ceiling, left untouched, provides height and lightens the room. The clean lines of the furniture compliment the scale of the transformed space.

BRIDGE SITTING ROOM: Lighter metal railing replaces the existing log, affording unimpeded views and an overall feeling of more space. A clean, contemporary look is achieved by widening the doorway and squaring off the arch (all arch elements throughout the house were removed) - a simple modification with a high impact. Blackened steel, used to control the scale of the fireplace, provides a reflective and contrasting surface to the rock and wood elements of this now functional space.

MASTER BATHROOM: By removing the existing oversized bathtub, squaring off the windows and scaling back the trim, more usable space is realized for the bathroom and a private reading nook is added. Like the kitchen, paint finish cabinetry is used to create a counterpoint to log. Large format, light colored tiles on the wall make the space feel large, clean and airy. INNOVATION IN THE TELLURIDE REGION, IT RHYMES WITH THE TELLURIDE FOUNDATION

It was a flash felt ‘round the world. On June 19, 1891, Lucien L. Nunn threw a switch to put the Ames Hydroelectric Generating Plant online to power his Gold King Mine, marking the world’s first commercial transmission of hightension, AC current for industrial use over a long distance. The momentous event, a historic collaboration between Nunn, George Westinghouse and former Edison engineer Nikola Tesla, surged with the hopefulness of thousands of unwritten possibilities: “Let there be light” twinned with flipping a switch. Soon after, Telluride became the first town in the country to have electric street lights. Despite his pint size – just over five feet or several inches shorter than his hero,

Elon Musk, who, like Nunn, is an irrepressible visionary, an intrepid innovator, and a force for social change, has long insisted Tesla’s ultimate purpose was never to build cars. It is to help the world transition away from reliance on fossil fuels and towards sustainable energy sources in order to improve the quality of life on our planet.
“Innovation requires enormous insight and intelligence, an appetite for risk, and financial leverage, exactly what Nunn and Elon Musk had/have in abundance. The more complex the problem, the greater the need for risktolerance. The Foundation’s culture, our DNA, is defined by our donors and how they view problem-solving. They make gifts to address complex socio-cultural problems and equally importantly, they support out-of-thebox solutions to those challenges. As with Nunn’s AC plant and Musk’s Tesla Company, the Telluride Foundation is about taking a good idea, like a car for example, and making it better.”

mines – and in the minds of men like Nunn, Tesla, Westinghouse and Mears. Where some saw boarded-up buildings and a defunct (Idarado) mine, a man from L.A. named Joe Zoline saw white gold – or snow – and a robust ski resort. In 1978, a dentist from Grand Junction named Ron Allred and his partner, Jim Wells, purchased the Telluride Ski Resort from Zoline and developed the property into a world-class playground. All it took was a few strategic rounds of golf to launch the Telluride Foundation. Allred convinced 13 of his besties to contribute $100,000 each to support and sustain Telluride’s defining qualities through a nonprofit enterprise. The “why” of the Telluride Foundation was then – and remains now - “To make a positive difference in people’s lives. And to make more possible." And not just within Telluride’s boundaries. Allred wanted his philanthropic network to address regional challenges too in Norwood, Naturita and Nucla – or the West End. “The Telluride Foundation is unique in that it has a distinct bias towards action,” adds Major. “Traditional foundations are risk averse. They have large endowments and are never going to spend the corpus of those endowments, just the interest income. Ron Allred set the tone. The Telluride Foundation never planned to sit on a pile of money. Our goal was and remains helping people help themselves. To do that, we are always pushing the boundaries of what Telluride is all about. And to that end, we spend the money we earn annually.” Since its inception 18 years ago, the Telluride Foundation has given away $50 million. Major figures that about 20 percent of those funds or $10 million has gone to provide regional safety nets: a food bank; a domestic violence service; tutoring lowincome children; and family resource centers. The remaining 80 percent of Foundation funds, however, have targeted strategic change. The predominant mantra for those ongoing initiatives: No (calculated) risk; no reward. In other words, like Nunn, the Foundation (metaphorically) throws a switch every day. So yes, Telluride remains a first-class ski resort – according to Travel & Leisure, “America’s coolest ski resort” (and summer festival town) – but Telluride Foundation initiatives around broadband, food and business start-ups have the potential to be gamechangers. Those ventures should improve local life through the products and services offered; enhanced and easier access to same; and revenue opportunities from job creation and spending by new residents and guests in the local economy. Such programs also provide a hedge to the moody Ullr, obviating the region’s dependency on what can be a fickle resource so that Telluride can maintain its stride despite the vagaries of the weather.
“The economies of Western Colorado are historically dependent upon an abundance of natural resources. Telluride specifically has been all about our mountains and snow. But those resources are challenged today by climate change and changing financial dynamics. At the center of my vision for the future of Telluride is a fully integrated and diversified economy tailored to the needs of locals, part-time residents and tourists alike including, but not exclusively tied to existing assets. Diversification means opportunities for more people in the region to make a better living and will help to ensure a more vibrant community overall. As chairman of the board of the Telluride Foundation, I believe our role is central to that evolution. Simply put, it is the Foundation’s job to think about and help implement Telluride 2.0. As a potential economic driver and local benefit, the food industry, which has long existed in rural Colorado, is low-hanging fruit. Access to broadband is essential for growth. And the Telluride Venture Accelerator is a shining example of the end game. In just six years, TVA has mentored hundreds of new entrepreneurs and started 18 new companies. What’s more, that initiative has gained national recognition as a model of the sorts of programs that can be executed with excellence in rural America.”

Whether they are using the Internet to access commodity research and price information; view weather forecasts; activate GPS for precision planting; store data; purchase livestock; research the optimal solution to a repair need; or connect with other farmers on social media, farming has gone digital. But try telling that to an old rancher in Norwood whom the Foundation’s Erika Lapsys had to convince to allow commercial use for the fiber line already in place on his land. Since 2015, Lapsys has worked as Program Director at the Telluride Foundation in charge of its broadband initiative. With two masters degrees, plus a resume filled with addressing the needs of challenged populations, Lapsys still had a hard time budging the grizzled old man – that is until the rancher's son told him they were already using the Internet to expedite transactions like buying bulls and reaching their customers, though their service was (literally) not up to speed. Broadband and connectivity in general has become just as important as electricity in the modern world yet, since the early days of the Internet, it is widely understood that rural areas in the U.S. have had less access than urban centers. High-speed wired connections are less common and wireless phone service and signals are also weaker— or altogether absent – and cost more. Welcome to the Telluride region, a case study in the national connectivity story. "Rural regions like our own are plagued by unreliable and slow internet service, expensive rates, and no competition
Region 10 has already put out a request for network equipment to solicit qualified vendors who can provide required network equipment – three switches, routers, network monitoring, software and other assets. among providers because of low population density," explains Lapsys. “The Telluride Foundation recognized the relationship between high-quality, high-speed Internet and economic development and has developed a plan to improve broadband access for residents, businesses, libraries, schools, medical centers, and emergency services. That plan is part of a regional strategy to connect six counties with new fiber optic cables that provide broadband and creates competition for the best and most reliable service.” The Foundation’s broadband projects run from Nucla in the West End to Telluride and fall into five distinct segments, including new fiber optic line construction that will run from Nucla to Norwood along public right-of-way; leveraging existing fiber from Norwood to Ilium; connecting underground fiber between Ilium and Society Turn; bringing fiber to Telluride and Norwood schools and libraries and ultimately connecting with the backbone infrastructure just described. It is important to note the Telluride Foundation is not doing Internet per se. Translation: it is not providing service to end-users. That work gets handed over to Region 10, a six-county collective effort based in Montrose and focused on community and small business resources for Delta, Gunnison, Hinsdale, Montrose, Ouray, and San Miguel counties.
Lapsys’ job inside the Telluride Foundation is bringing together the disparate partners like Region 10 and San Miguel and West Montrose counties, also private entities, and providing oversight and financial support to all the players. If – rather when – successful, the monopoly held by Century Link in the Telluride region will be broken, Internet service quality will improve, and costs will go down. “Enhanced broadband service in the region will make tele-health possible. Technologies for 21st-century learning will give kiddos the bandwidth they need. And we would be able to attract and hold a new population of innovators to work in the region, the future Nunns, Teslas and Allreds,” adds Lapsys. “Metaphorically speaking, the Telluride region has a two-lane road coming into town and we need another two lanes at least, perhaps a four-lane highway,” adds Major. “To support broadband, we have $3 million ready to be deployed. For the record, an initiative like this is not what most foundations do. They don’t get their hands dirty in the private sector. And broadband is owned by the private sector – unlike roads, bridges, water, sewerage and power, which are government funded. A project like this, however, does fit right in with the Foundation’s mission of making direct investments that maximize a benefit to all, nurture self-reliance, and create meaningful change.”

Foundation is addressing this paradox under the direction of April Montgomery, VP of Programs. “In the mining days of the late-1800s, the Paradox region provided the livestock, bread and fresh food for the miners in Telluride. Today, however, that connection is lost. The food we buy in grocery stores travels an average of 1,300 miles from remote farms to our tables. Most farmers and ranchers sell to collection points, such as grain and produce terminals or stockyards. The terminal or stockyard in turn sells to processing companies, which process and package the

The region has abundant water, a suitable climate for growing food, strong agricultural roots and an everpresent food culture, yet it is known as a food desert. Greenhouses in the Paradox region boast beautiful, fresh tomatoes, while 37 miles away, Telluride residents pay a small fortune for fresh tomatoes trucked in from hundreds of miles away. Currently, on average a head of lettuce travels 2,000 miles to get to Telluride stores. By helping to connect local food markets and coordinate existing, disparate local food efforts, the

However, by connecting markets and tapping into the existing supply created by local farms and ranches, fresher, more nutrient rich food can be available in the food desert areas of our region, with the extra bonus of building a stronger local economy,” explains Montgomery, who sums up the goals of the Foundation’s food initiative as follows: • Support small producers and family farms by developing distribution and regional marketplace systems. • Create access to regional healthy food by supporting organizations, producers and farmers focusing on providing healthy, nutritious food

Part of the Daranyis’ vision, in addition to growing food, raising grass-fed poultry and running a bakery, was nurturing 24 young farmers every season through their apprentice program. “We gave individuals with an interest in farming an opportunity to learn and develop skills in vegetable production,

pasture management, the raising and processing of poultry and marketing through CSAs and Farmers’ Markets. Some of the many who have lived at and learned from Indian Ridge have gone on to run their own farms and bakeries, many right here in Norwood.” One of the programs the Foundation supports is the Norwood F.R.E.S.H. Food Hub, a nonprofit designed to educate and connect the community to food and health, also a cooperative with a retail location. Leila Seraphin did not grow up eating fresh foods. Instead she had a fairly restricted low-income city diet. Now she runs the Norwood Hub and the Norwood community garden. “The Hub is a member-owner food co-op. We are here to create an economic marketplace for local producers, particularly aiming to increase the overall volume of local goods being grown and consumed. The Hub has over 30 buy-in memberships and 15 volunteers and soon we plan to launch delivery services to Telluride. Further, a grant from the Paradox Community Trust, which the Foundation supports, allowed us to purchase a van and hire a driver. We have gotten a lot of start-up and expansion support from the Local Food Initiative to invest in a walk-in cooler, a streamlined Point of Sale system and a new online ordering website. Those are huge projects grass roots organizations usually don't have the capital to execute, but are essential to growth,” explains Seraphin.
Hastings Mesa. A restaurant owner found me and asked if I would grow greens for him. Since then, as one who has been working with others in the field, literally and figuratively, we recognized early on that our food system as a whole needed tweaking. But without an organized distribution system and a cohesive plan we were not able to make a ton of progress in that direction in the early years. With the Foundation obtaining multi-year funding and recognizing both the importance and the potential of a local food movement AND with some great local folks becoming catalysts for that vision, a strong local food system is finally close to reality. The Local Food Initiative is at the nexus of sustainability, bringing together economic, social and environmental challenges. Focusing on the environment, we promote regenerative agricultural practices that improve soil (and human) health. And we develop solid economic benefits that reverberate locally.” The Telluride Foundation’s Local Food Initiative clearly passes the taste test.

Of the five companies in the class of 2018 from across industry sectors – bicycle pedals to organic toothpaste, demountable walls, workout recovery aids, and a baby toy – four are headed by women. Finalists are required to relocate for six weeks to Telluride, where they are provided with shared office space downtown and mentors to cultivate and support their new business endeavors. Mentors come from Telluride’s growing community of successful entrepreneurs and investors, many of whom expressed an eagerness to focus their skills in the service of socio-economic development. “Eighteen years ago, when Ron Allred founded the organization, in addition to using the Foundation to improve the quality of life for those who live and work in our extended community, he also wanted to create a space for second homeowners to come together because many were feeling disenfranchised. A number of those second homeowners became TVA mentor volunteers, coaching young men and women on how to start and build businesses. Through their work for TVA, those mentors have become a community within a community. And they said they feel TVA’s entrepreneurial environment is a value-add to a lifestyle they were already enjoying in Telluride,” says Major. “For them, TVA became one more great reason to choose to live in Telluride over any other resort.” Major is talking about mentors like Meg Whitman, the seasoned Silicon Valley mogul, with more than three decades of experience leading huge brands like Hewlett Packard and eBay. Whitman was recently named CEO of a new venture that aims to revolutionize entertainment with short-form premium content customized for mobile consumption.

My partner and I were able to build a business with global sales from the place we love, which is both personally and professionally rewarding. The fact that there is an emerging startup community in Telluride is what drew us here and it has helped us continue to scale our business.” While Fresh Monster flew the coup to Denver, leaving Telluride to house its business on the left and right coasts, roughly three years from its post-accelerator launch in town, its products are now sold in more than 3,000 stores in the U.S., including some of the biggest retailers in the world, Target, Wal-Mart, and H-E-B among them. And it was early funding from investors, including the Telluride Venture Fund, totaling $700,000, which contributed to the company’s ability to scale so quickly and successfully. Being able to build a company in one of the most inspiring settings on the planet is clearly a major draw. In addition, the Foundation board sees one more bang for their bucks: enhanced branding that comes from happy entrepreneurs like Fresh Monster, also Hyperlite Mountain Gear, LifeDojo, Thimble.io and Side By Side Pet Nutrition, all successful graduates of TVA who took their shows on the road, high on their experiences in Telluride. Hard to buy that sort of advertising.
"Telluride is incredibly special to me, and having entities like TVA involved in creating an ecosystem supportive of innovation and entrepreneurship makes this community that much more unique and important,” Whitman explains. The Telluride Venture Accelerator was founded by entrepreneur and philanthropist Jesse Johnson in conjunction with Paul Major to further innovation and entrepreneurship for young, high-growth business ventures. “The impact TVA and its community has had in our region has far exceeded our expectations of six years ago when we started this venture within the Foundation,” says Johnson. “Back then, if you were someone looking at Telluride and asking what was going on here around innovation and entrepreneurship, you would have gotten blank stares. Now, it is fair to say that, without exaggeration, Telluride is a global leader amongst mountain communities in the accelerator and start-up space. If that is what this community could create in six short years, imagine where we will be in another six.” Since 2016, Marc Nager has worked as VP of Innovation for the Telluride Foundation and Managing Director for TVA. “The Telluride Foundation has established a reputation as one of the most progressive community foundations in the nation. The challenges we face in Telluride serve as a microcosm reflecting many dynamics happening across the country – like the need to create jobs in rural communities and preserve a middle class. Efforts like TVA prove Telluride is a great sandbox for playing around with new approaches to some of the systemic challenges we face as a nation. The dream of being able to live and work as a professional in the

This winter, TVA also created Telluride Works, a shared workspace and community of local creatives, entrepreneurs, and freelancers, located above the historic Roma Bar. On February 6, 2018, the day Elon Musk flung his red Roadster beyond the Mars orbit towards an Asteroid Belt, Town Council gave the green light to pursue the visionary design for the revitalization of Telluride Transfer Warehouse based on the design proposed by the New York-based, award-winning architectural firm LTL. The plan is for the reincarnated space to once again serve as, well, a warehouse – but this time, a warehouse (for the transfer) of the arts (writ large), under the guidance and supervision of Kate Jones, executive director of Telluride Arts, a regional rainmaker. But exactly how will that vision play out? The lead architect on the project is David Lewis, one of the “Ls” in LTL. He tells it like it is – or will be. “Our design for Transfer Warehouse transforms the space through a creative engagement between old and new, past, present and future, between flexible and highly calibrated spaces,” explains Lewis. “The project respects
the existing stone walls by inserting a new multi-story wood volume within them to create a climate-controlled space for exhibitions. Stone and wood respect the building’s heritage, but we also are introducing the latest, most sustainable materials, state-of-the-art timber technology to provide warmth and character throughout. The large space between the old stone walls and the new timber volume is the great hall: the perfect place for gatherings and events. The new structure will feature an open and flexible lobby, complete with place for coffee and tea next to the museum shop, small exhibition space for featured local artists and offices. The main gallery is on the second floor. The large, flexible space will accommodate a diversity of art forms. On top is the roof bar and an open deck, designed to give the public a spectacular place to build community, while taking in the panoramic view of the box canyon. Between the new timber volume and the historic stone walls is the main circulation stairway, which connects the performance and film space in the lower level with the top floor. Overall, the project aims to amplify the future of Telluride by cultivating a dynamic relationship to its past and supporting its present, evolving needs.”

Telluride Arts’ initiatives in the Warehouse will complement the Library and Ah Haa, its simpatico neighbors on Telluride's “art corner” at Fir & Pacific.

Spaces in the phoenix of a building will provide state-of-theart options for film, plus opportunities for performing artists to offer intimate concerts. Radio and TV broadcasts in the vein of Tiny Desk Concerts and thought-provoking curated, traveling museum shows combined with lectures and educational programs are also part of the plan. The (almost) 4,000-square-foot open gallery space in the Warehouse is unique in the region. LTL is designing that as a white box or blank canvas for curators and artists to fill with edgy, provocative, large-scale installations by established and emerging artists from near and far. Even in its current fetal state, the Warehouse has inspired the Ballet Collective to film a dance; Yonder Mountain to film an impromptu music video; and local artist Katy Parnello to install choreographed light and wood works. All things for all people? Yes.
A performance and film space will be on the lower level.

ASA VAN GELDER Broker Associate Soon after graduating from UC Santa Barbara, Asa moved to Telluride in 1993.
