Featured Broker Profiles

Welcome to paradise San Miguel County and the San Juan Mountains are paradise for nature lovers and outdoor enthusiasts. Telluride is a world class resort which continues to expand and improve its ski area and area amenities, while nurturing its open spaces.

GEORGE HARVEY: George started his real estate practice in Telluride in 1984 and believes

there have been three major factors in his success. First, he has always strived to balance real estate technology development with the utmost level of high touch service for his clients. Secondly, he has made a concerted effort over the last fifteen years at continuing specialized real estate education. “Giving my clients current and accurate information is a high priority for me.” Thirdly, he has learned that brokers sell real estate, not advertising. This requires developing the most luxury broker networks possible. George has regularly served the Colorado Association of Realtors® on its Executive Committee and currently serves on the International Committee. Additionally, he is on the National Association of Realtors® Resort & Second Home Committee and NAR Board of Directors. Furthermore, he is a member of the Realtors Land Institute and is currently President of the Colorado Chapter of Realtors Land Institute for 2007 and 2008, which specializes in ranch sales; Rocky Mountain Resort Alliance, an affiliation of over 5000 brokers in twelve ski areas throughout the Rocky Mountains; The Institute for Luxury Home Marketing, Who’s Who in Luxury Real Estate, The Board of Regents, as well as FIABCI, the only international real estate organization endorsed by the United Nations. Among George’s many accomplishments, he is especially proud of having been twice voted “Telluride Realtor of the Year” in 1993 and 2007 and Colorado Realtors Land Institute “Land Broker of the Year” in 2007.

PAT PELISSON: Pat feels as if he has the best job in the world. He enjoys meeting new and

interesting people from all over the world and helping them realize a dream. What could be better than that? Anyone can show you a house. Pat gets to know his clients, their family and friends and finds just the right property for his clients’ needs. He believes a large part of his success has come from the level of service he brings to his business, leading to many referrals as clients want their friends to share a similar experience. The clientele in Telluride has come to expect the highest level of service in everything they do, and Pat feels strongly that buying and selling property shouldn’t be any different. Pat currently sits on the Board of the Telluride Association of Realtors, serving on the committee overseeing the association’s First Time Homebuyers Assistant Fund. The fund helps local families afford to live and work in the Telluride area. Pat is originally from Huntington, NY. He and his wife of twelve years, Maureen, moved to Telluride from San Francisco in the fall of 2000. Recently, Maureen has brought her extensive marketing and public relations experience to Telluride Properties to join Pat and bring their clients an even higher level of expertise and customer service. They both thoroughly enjoy all the Telluride lifestyle has to offer.

TELSKI invested over $2.5 million in mountain improvements for the 2007/2008 ski season, including three new high-tech snowcats designed to lay down a superior corduroy. Snowmaking infrastructure has improved with nearly 8,000 feet of new underground water lines feeding 20 new snow guns. A new “avalauncher” for control work on Gold Hill will allow ski patrol to open that terrain more quickly on powder days. In addition, Telski has added new trails in the terrain park, and improvements to on-mountain dining facilities. Telluride Ski Resort has opened new terrain this season in Black Iron Bowl and on Palmyra Peak with almost 2,000 feet of vertical and 8 new runs. The advanced hike-to terrain adjacent to Prospect Bowl offers an excellent back-country style ski experience.

TELLURIDE PUBLIC SCHOOLS employ some of the finest educators in the state and provide outstanding educational opportunities for local families. The school district announced three distinguished awards to employees this year. Seth Berg was named 2008 Colorado Teacher of the Year and, during his one-year rein, will be collaborating with other teachers of similar distinction addressing national issues in education. Mary Rubadeau was named 2008 Colorado Superintendent of the Year, and Mike Hughes was named San Juan Basin League Coach of the Year and Athletic Director of the Year. Also, Barbara Bratton of Telluride’s Wilkinson Library was named Colorado Librarian of the Year.

Mike has closed over $100 million in sales and he finds ample ways to give back to the community. In 2002, he became a board member for Telluride MountainFilm and served as president from 2003 until 2007. He recently completed a complicated fundraising program transforming 10 acres of developable mining claims into open space, while donating his commission, as well as the purchase proceeds, to MountainFilm. Mike also served on the board of the Telluride Association of Realtors, was on its Professional Standards committee, and acted as the driving force behind formulating the association’s First Time Homebuyer’s Fund.

His take on current real estate conditions: what’s being touted as one of the worst housing crises in several decades is also one of the best times to be eyeballing and purchasing luxury real estate. There are more one-of-a-kind properties, great values and more time to decide. It’s a perfect storm for buyers who are relatively immune to interest rates and credit cycles.

All of these factors, combined with the spectacular beauty and relaxed sophistication of the area, have enticed those with a pioneering spirit to Telluride for decades. As a result, real estate sales in San Miguel County are poised for another record year, with dollar volume up 9% this year, over the same period last year. Area home sales over the past ten years have risen dramatically in number as well as price per square foot, with Mountain Village leading the way. At the same time, Telluride continues to offer strong value for the dollar in comparison to other ski towns such as Vail and Aspen, and as air service to Telluride continues to grow, new routes and additional airlines will serve the increasing number of visitors and new residents in the area. We hope you will continue to visit, and ultimately join our community.

Architect James Hardy by Gus Jarvis

When architect James Hardy begins a new project, like one he recently started at Greyhead 11 AR1, which was sold by Steve Cieciuch, he knows to do one thing: transform the owner’s dream into a reality. Hardy is Telluride’s contemporary architect who strives to keep architecture “anything but stagnant.” He describes his work as being full of “curves and angles” and says when it comes to designing a house for a client, he believes his first job is simply to listen. “When people come to me, they have their visions and dreams. My job is to see if we can make that dream come true,” says Hardy, which isn’t always an easy task. He once had a client who envisioned a home incorporating the styles of French country, Tuscan, mining and Colorado ranch. “The main key to architecture is to listen and then translate.” Hardy has been designing people’s dreams for over 28 years. He first moved to Aspen in 1979 and then brought his practice to Telluride in 1993. Over the years, Hardy has learned that no project is ever the same. “In reality, every project is different. You have to deal with a different site, a different client and design guidelines that shape what you do,” he says. “One of the things we pride ourselves on [at the firm of James Hardy Architect] is our

TrulyTelluride_Sum08_wc.indd 4-5

houses don’t ever look alike and we take the time to find out what the owners want in them.” And when clients aren’t quite sure of what they want or need in a house, Hardy is adept at guiding them through the design process. “I had a client years ago who wanted to see what we could do with her lot. So we went out to the site, I brought two sawhorses, a table and a bottle of wine, and sat where the living room was going to be and went from there…” Although Hardy’s first job is to “listen and translate,” he isn’t afraid to steer uncertain clients in a new direction. “Typically on our houses we will have a lot of curves and angles. We are not just square people,” Hardy says. So when he had a client who didn’t like curves and angles – “He was a square person,” in the spatial sense – Hardy gave the standard box a softer edge, much to the client’s delight. “He was totally surprised that he could like something that wasn’t a rectangle or square.”

Today’s architects rely more on computer drafting programs than a sharp pencil and clean sheet of paper. And keeping up with the rapidly changing technology is one of the biggest challenges architects face today, according to Hardy. “As the rest of the world moves forward with technology, to some degree we want our houses to project that technology. But I think you can also take what was unique and great about a period of time and utilize that as well,” he says. As an example, Hardy often incorporates design elements common during Telluride’s mining boom. “I want to make architecture be anything but stagnant. These are not your cookie cutter houses.”

Altogether, Hardy strives to combine contemporary design and technology with a historical touch, if need be, to realize the dreams and aspirations of a client. The end result? An artfully designed home perfectly suited to the owner’s lifestyle. The office of James Hardy Architect is located at 657 W. Colorado Ave., Ste. C-2, in Telluride. for more information visit: jharchitect.com

Hardy also looks to Telluride’s early miners to resolve structural challenges. “At the moment we are using an industrial design that was used in Telluride for many years,” he says. “The miners had tremendous problem-solving skills and that is what every architect hopes to do – solve every problem in a unique way. We have that opportunity to create, and it can be a really fun position.”

Lisa Issenberg by Michelle Groper

Lisa Issenberg is on the move. Between Telluride and Ridgway — where her studio is located — the East Coast, the West Coast, a bit of France and back again, it’s hard to imagine that she designs objects that tend to be stationary.

Lisa Issenberg’s jewelry is represented by Telluride Gallery of Fine Art. for more information please call the studio at: 970.626.3399 or visit: issenbergdesign.com

TrulyTelluride_Sum08_wc.indd 6-7

But it’s a fact that her art is quite rooted to the area – literally and figuratively since 1991. As an undergrad at Tufts University in Boston, Lisa had no idea she’d be an artist. During her senior year, she took some jewelry classes at Boston’s School of the Museum of Fine Arts and embarked on an enviable and constantly changing career in art that would take her across the country and back again. Inspired and curious about working with steel, Lisa decided to study metal work and sculpture at San Francisco State. After many years of living and working (establishing Issenberg Design) back in the Telluride/Ophir area, it was time to return to the fundamentals at Pratt Institute in Brooklyn where she earned a Masters of Industrial Design. There Lisa focused on the design process, combining creativity with problem-solving, learning the processes of mass production, drawing heaps of prototypes for the forms and products of our daily lives and using this

knowledge to enhance her sculpture, functional design and jewelry work. And, she thought, as long as she lived in New York, why not approach the Whitney Museum to see if they’d carry some of her jewelry in the gift shop, then known as “The Store Next Door”? Of course they were thrilled to represent her, as was the International Center of Photography. Upon graduating from Pratt in 2001, Lisa headed west again, back to Telluride, where she plays in the mountains, and where her very unique art is in high demand. No project is too big or small: railings, signs, benches, jewelry. Her art is all around for everyone to see: the donor walls at the Palm Theatre, the Conference Center in Mountain Village, the Telluride Historical Museum, a River Trail park bench, the Telluride trash receptacles and kiosk, art in private homes and most recently, Telluride Properties’ yard signs.

Telluride Academy

High Altitude Medicine

by Emily Dresslar

By Gus Jarvis

Telluride Academy is an award-winning and vibrant non-profit organization for youth with more than 27 years of service in the Telluride and Mountain Village region. Each year, the Academy serves more than 850 students ages 5-18 by offering 100 unique programs based in the arts, adventure travel, mountain sports, outdoor education and exploration. The size of the Academy’s student body and breadth of programming makes it unique among organizations serving youth in the region and in Western Colorado.

for more details call: 970.728.5311 or go to: tellurideacademy.com

The Academy is proud to run a financially healthy, well-managed organization, and, at the same time, fulfill a demonstrated need for summer enrichment for the students of families that live and work in San Miguel County.

The diversity the Academy is able to maintain within a large student body is greatly valued. Each year, the non-profit releases more than $100,000 in tuition assistance and work/study to regional youth thanks to wide spread support from the Telluride and Mountain Village communities. From its start as a small backyard day camp formed in the early 1980s, Telluride Academy has evolved into a recognized and highly respected leader in outdoor programming for young people.

Every year, many visitors to the Telluride region experience a malady specific to the higher climes – and no, it’s not a fear of heights. It’s altitude sickness, the body’s real response to breathing air with a lower oxygen content. Recently, Telluride became a center for high altitude clinical work, research and education with the newly formed Institute for Altitude Medicine (IFAM) at the Telluride Medical Center. Headed by Executive Director Peter Hackett, M.D., the IFAM is focused on preventing illness and optimizing the physical performance and quality of life for people of all ages living, working and traveling in high altitude areas. “We have three aims: clinical work, education and research,” Hackett says of the institute, founded in the summer of 2007. The IFAM is affiliated with the University of Colorado School of Medicine and is the first and only medical institute dedicated to high altitude medicine. “It has a lot of potential,” says Hackett. “There is nothing like it anywhere else and it will go way beyond Telluride.”

TrulyTelluride_Sum08_wc.indd 8-9

According to Hackett, the Telluride Medical Center sees about 30 cases of altitude-related pulmonary edema a year, a condition in which the lungs begin to fill with fluid. More commonly, but still a mystery, are the headaches many visitors experience when they travel to altitude. Hackett adds that the headaches are most likely preventable. He plans to take the research and data the IFAM collects and educate residents, prospective residents and visitors alike that altitude sickness doesn’t have to be an influential part of one’s stay in the Telluride area. “If we can get information out there without scaring people, our message will be to come to high altitude, enjoy it and maximize your wellness while staying here,” Hackett says. “There are ways that people can easily prevent altitude sickness.”
