Josh Rapaport
Josh grew up in Connecticut, and learned the business side of life working for a high-end real estate development company. He excelled at accounting and business organization, but mountain living beckoned to him. Josh yearned to hike out his back door and ski those early morning powder days, while dreaming of a fresh new look on life and its potential. The depth of Telluride’s real estate market has given Josh a chance to live and work in an amazing place, while satisfying both his professional and personal goals. search the telluride phone book and you will find two men with the last name “armstrong.” one was the first man to walk on the moon (neil). the other (mike) was the first outsider to occupy the throne at ma bell, selected for the job at at&t following his successful launch of directv and a market turnaround at hughes electronics. at hughes, armstrong was the first chairman and ceo to come from outside the defense industry. like the other armstrong, part-time telluride local mike armstrong has touched the stars. Straight out of the gate, Mike Armstrong metabolized his mother’s motto: “No limits.” As a young man, when his father started his own business after being laid off, he worked on the docks of Detroit to help pay for tuition, attaining degrees in business and economics. Armstrong never looked back. Well, maybe once. That was the time a 600 pound black bear decided to raid the refrigerator at the Armstrong’s Telluride digs. (It’s a long story, but it worked out in the end. Armstrong stayed put. The bear acquired a new forwarding address.) In addition to positions at Hughes and AT&T, Armstrong is also the retired Chairman and Director Emeritus of the Comcast Corporation. At IBM, beginning as a systems engineer, he rose through the ranks to become Chairman of the Board of the IBM World Trade Corporation, retiring after 30 years. Armstrong has also held several positions in the public sector. He served President Clinton for eight years as Chairman of the President’s Export Council. He chaired the Homeland Security Committee, the Business Roundtable post 9-11 and is currently a member of the Council on Foreign Relations and The Conference Board, a global, independent business membership and research association. There is always some eager beaver waiting in the wings to knock a king off his pedestal. Armstrong is not without his detractors. The offset is a legion of friends and admirers, former Telluride local and pop star Oprah Winfrey among them. Oprah famously said that if Armstrong were running for President, he would be one of the few people she has ever known for whom she would quit her day job and personally campaign. She has described Armstrong publicly as a leader with “guts, vision and the balls to back it up.” Add compassion to the list. It is kindness, not Darwinian realities that floats Armstrong’s boat today.
“My wife Anne and I grew up in the city of Detroit. We now own several homes across the country and are truly grateful for all that life has given us. When I hit my mid-60’s and faced retirement after 43 years in corporate America, we both said: “Let’s give it all back.” Giving it all back meant establishing priorities. We concluded higher education, innovation, and giving disadvantaged people a better chance were three areas worth our investment of time and money.” Armstrong became Vice Chair of Johns Hopkins University and Chair of the School of Medicine, Health System & Hospitals. In that capacity, he and Anne dedicated a chair, broadened diversity scholarships, funded cancer research, and built a new Medical Education Building. At their alma mater, Miami University, Ohio, the couple led the funding of the Armstrong Student Center.
“The good news is that my alma mater is in Oxford, Ohio, a lovely town where Miami University defines life. The bad news is that Miami is in Oxford, Ohio, where there is not much to do. Thus, we were excited to be able to do the new student center.” Also at Miami University Mike and Anne established Armstrong Interactive Media studies (AIMS). The purpose of AIMS is enabling digital technology to strengthen and expand the transfer of knowledge. It is an interdisciplinary program with 37 faculty and instructors offering 35 courses and labs in every university division. For example, an AIMS team is digitizing manuscripts and tablets from ancient Tibet, a project sanctioned by the Dalai Lama, who honored the school with a visit in October. Outside of the field of education, the Armstrong’s opted to give the poor and disadvantaged a leg up, investing in projects in Connecticut (A Better Chance), and in NYC (The Marine Corp Scholarship Fund and The All Stars). In Guatemala, they are part of a group that brings basic infrastructure – fresh water, medical clinics, schools, stoves and latrines – to people living in remote Mayan mountain villages. In Telluride, Mike Armstrong was an early member of the Telluride Foundation, an organization of like-minded people united by a single goal; to create a stronger and better region through philanthropy. Armstrong was Chairman of the Telluride Medical Capital Fund, a small group of Telluride Foundation members that raised over one million dollars for the Telluride medical district. The story of how Armstrong became involved with the Foundation can be summed up in two words: Ron Allred. Allred is the former owner of the ski mountain in the days the world was a kinder, gentler place and everything about Telluride was coming up roses. Allred identified the need for a Telluride Foundation to support regional non-profits dedicated to social services and a robust cultural economy. In 1989, the Armstrongs and the Kuehlers (Jack Kuehler was a good friend from IBM) decided they wanted a place in the West. After exploring the usual suspects, the foursome discovered Telluride on a recommendation from a guy they met on a ski lift in Aspen. The site they found for their new home had it all: privacy, wide open vistas, year round water, and a backdrop of majestic mountains – and gravel. Lots of gravel. The gravel pit where the Armstrongs wanted to build was eight stories deep. Their initial offer to Allred was accepted until Allred’s engineer went wild upon hearing the news, and Allred reluctantly cancelled the deal. It’s all in the timing. A year and change later, when a second offer was made, the project that had required all that gravel was scheduled to be done in a matter of weeks. But there was a kicker: just weeks before the closing, someone else put a check on Allred’s desk for the same

piece of property for roughly three times the Armstrong deal. An abiding friendship was born when Allred rejected the richer offer. “If there were more like Ron in Telluride, people of integrity and foresight, we had clearly made the right choice for our new home.” When Allred told Armstrong about his hope to build the Telluride Foundation, Armstrong embraced the idea, becoming an enthusiastic adopter and pacesetter. It was through the Telluride Foundation that Armstrong met Telluride Properties broker, Brian O’Neill. “Committing to the Foundation means putting cash on the line. The fact a young man like Brian, who sits on the Foundation board, chose to give time and money towards making a difference in the place he calls home told me something about his character. Any real estate transaction I do in the Telluride region will be through Brian.”
It is interesting to speculate about Armstrong’s legacy. Will folks line up with the former fraternity brother who described Armstrong by paraphrasing the Boy Scout motto: “loyal, friendly, trustworthy, (Business Week, June 1988)? Will they agree with Oprah, the guy would have been great running this country? Will they say he brought AT&T into the 21st century or diss his strategies? One thing certain: Armstrong is a highly intelligent man of deeply held convictions, who will go out fighting for what he believes in, regardless of what anyone says. Meanwhile, Telluride is his refuge, a place of “beauty and peace,” where Armstrong gets to sit in the middle of nowhere and do little more than hike, ski or read a good book. Being nowhere just enjoying life is something for a man who has done so much heavy lifting.
“In His Own Words” The Economy. Our economy today is beset with conflicting forces and objectives. Too little employment growth, too much government growth. Too little private capital spending, too much public entitlement expansion. Too long to de-leverage our economy, increasing national deficits and debt. Too meager consumer spending, large tax increases announced. The result is economic uncertainty. And economic uncertainty is the enemy of investment. This is true both for individuals and business. If we believe private investment is an essential underpinning of economic growth, then the conditions that attract investment must be prioritized within the caldron of our conflicting forces and objectives. I would offer in the short term we address tax and trade policies to stimulate investment, with public entitlement and spending reductions to decrease deficits as we balance budgets. In the long term we should not assume economic growth alone will bring our deficits and debt in line with a fiscally responsible economy. There will have to be tax revenue increases, decreased subsidizations and coherent plans to reduce healthcare costs, fund Medicare and pay for social security. This is all doable, if this generation does it.
Is America as “Top Dog” at Risk? There is an increasing drum beat that the world’s greatest nation, America, is destined to decline, will be overtaken by China, compromised by growth of the developing world and dethroned as “top dog.” This view begs that several questions be answered. First is increasing Global prosperity in spite of America or because of America. I would submit that America’s history of globallydefending against aggression, rebuilding economies, breaking down trade barriers and standing for democracy is responsible proof that the increasing prosperity of the world is a desired and determined consequence of American policy. Second, does the growth of the developing world increase pressure on America to be more competitive? You bet it does! It forces America to realize that we cannot compete without competitive high school graduates. We cannot compete without sufficient engineering, science and technology skills. We cannot compete without a productive workforce, a culture of risk taking and a quality of output. But we know how to do all of the above, if we have the leadership to accomplish it. And third, what really embodies this “top dog” status, this relative “greatness?” Is it simply output and military? Probably yes, in part. However, while size helps to define “top dog,” I believe it is insufficient to convey and conclude “greatness.” It is not only how big you are, it is what has made you big. America is a great nation because it has achieved size based on a constitution and society rooted in democracy, protective of freedom, respectful of its citizens and balances the power of government. It is important that this constitutional society is not only the basis of who we are, it is the basis of what we are. Thus, America’s risk of greatness can only be lost from within; only be lost if we use our democracy to sacrifice the future for premature entitlements; only be lost if we put rewards before risks; only be lost if we enable well being ahead of competitiveness. It is up to us. We will not lose “the greatest society” if we fulfill this unique heritage as we continue to build our democracy and competitiveness while leading a more prosperous global economy.

Norman Brodsky PEOPLE

it is hard to miss norm brodsky. tall and lanky, he walks into a room with the confident swagger of a gunfighter of the old west. but success has not spoiled this part-time telluride local, who continues to approach life with the enthusiasm of a kid finding his first penny on the ground. only in brodsky’s case, we are not talking pennies.
To date, the Oval Office has not contacted him, but President Obama could do a lot worse than tap Brodsky for help with what may be his administration’s greatest domestic challenge and opportunity, Obama’s moon shot or his Waterloo: the job market. Norm Brodsky is a part-time Telluride local and fulltime entrepreneur and mentor to numerous young entrepreneurs. He is also a senior contributing editor to Inc. Magazine, where his monthly column, “Street Smarts” offers wannabes anecdotal examples about how to deal with whatever comes up based on his own march up the food chain. In a January Op Ed piece, New York Times writer Tom Friedman suggested Obama make 2010 the year of innovation, “the year of Start-Up America.” Brodsky knows all about startups: he built eight successful new businesses over a 30+-year career. How? Brodsky has “the knack.” “The Knack” is the title of Brodsky’s (and writing partner Bo Burlingham’s) handbook on how to achieve success. The bottom line: the bottom line is important, but a focus on high-profit margin sales is just part of the story. Entrepreneurship, Brodsky concludes, is not just a state of mind, not simply a passion, but a way to achieve a fuller and richer life. He ought to know. Brodsky’s own life story, including his Telluride tale, is a case study in happily ever after. It begins with lessons learned from his father, a custom peddler with great instincts. The wise ways of Brodsky’s dad included not taking advantage of people, not wasting time worrying about what might be, and seeing opportunity around every corner. The lessons proved to be indelible. To this day, where others might see a glass half empty, Brodsky sees it half full. “I learned to see opportunity every time a crisis emerged in my life. The malaise in our country from the financial disaster is creating huge opportunities in, for example, the health care and manufacturing sectors. Finding these opportunities is not synonymous with inventing something brand new. Ask questions. Educate yourself. I am betting our country will have a dual health care system like that in England, one for the general population and another private more upscale. VIP healthcare services may be just one of many emerging gap opportunities.” And Brodsky plays well with others. He has sent employees at one of his businesses, CitiStorage, to college – but only if they maintain a B average or better. There are on site courses about how to do homework with your kids, a Weight Watchers program, and more. “Our employees operate and help to make our business viable. Our objective is to build a sense of community that drives longevity. We promote from within.”
Brodsky, a graduate of Rider College and Brooklyn Law School, was a go-getter from the start. He started his own law firm right out of law school, becoming the business’s rainmaker, the one hustling clients. By the mid-seventies, however, he became wholly disenchanted with his chosen profession. Brodsky saw that America was heading into service industries and decided to grab a piece of that pie for himself. After three months working for a car- washing operation – “Picture me in a Super Suds uniform” – Brodsky turned his attention to a delivery business owned by a neighbor. Bingo. “When I went to work for my neighbor, my terms were very clear. I told him to pay me $500/week, but advised him not to tell me what to do. I assured the man that if he did not like what I was doing, he could fire me at the end of any week and we would remain friends.” As the company CEO, between 1976 – 1979, Brodsky took the operation from $1 million to $17 million in sales and opened offices in six states. After the two original partners decided to call it quits, instead of going with one or the other, Brodsky launched his own messenger business on start-up capital of $200,000. Between 1979 – 1987, Perfect Courier went from zero to $120 million with offices in 17 states and has been on Inc.’s 500 list three time since 1984. As good as it gets isn’t always perfect, not even in Brodsky’s charmed life. Among all the hits, there were a few errors. Case in point: Perfect Courier. Following the meteoric rise of his first big company, in just eight months, Perfect Courier went from $120 million to zero. The why is complicated – the stock market crash of 1987, the emergence of the fax machine which all but eliminated the need for messengers to deliver important documents – but it all boiled down to Brodsky being seduced by shiny new things which took his eye off the ball. Perfect Courier was founded on city and state government contracts. Not sexy, but the gross margins were good enough and the client always paid the bills. Flush with cash, Brodsky went on a buying spree: the top line trumped the bottom line and nearly buried Brodsky’s little empire. Nearly. Within five months, Brodsky came to his senses and realized he had to return to his roots in government contracts. Perfect Courier survived. Brodsky’s father, his Jiminy Cricket, was sitting on his shoulder – “There’s a million dollars under your shoe; you just have to find it” – when, in the early 1990’s, he received a phone call from a Perfect Courier customer asking him to store 27 boxes. Brodsky researched records storage business and discovered an unexplored niche. In 2007, he sold CitiStorage for $110 million. (The new owner, however, turned out to be over-

leveraged. The man who now runs the company had worked with Brodsky for over 30 years, so he is still somewhat involved.) And CitiStorage led to a third business, U.S. Document Security, a secure document destruction company. Brodsky’s success in the boardroom is matched on the home front. Brodsky discovered Telluride thanks to his wife of 41 years, Elaine. Elaine, who had skied since childhood, wanted to take a ski vacation in the mountains. Brodsky, a never-ever, went on line seeking a compromise. Eureka: The Peaks Hotel in Telluride also had a spa. It was the usual deal when the Brodskys landed in Telluride: love at first sight. After years of renting at various Mountain Village addresses (during which time Brodsky – no big surprise here – became a black diamond skier), the couple finally decided to buy from their very patient broker Ernie Graham, now of Telluride Properties. Brodsky met Graham in 2002 because Graham was the new kid on the line when he walked into a Main Street real estate office only interested in kicking tires. It was like those moments when Porsche owners meet on a highway and flash their headlights at one another: Brodsky recognized Graham as a kindred soul, a closet entrepreneur. The Brodskys and the Grahams have been close friends ever since.
“I came to trust Ernie so much that when one day he asked me over the phone if I would send him $50,000, a sum he needed to give to a title company then and there to seal a deal, I did not hesitate. The deal included a penthouse Ernie scored for me, but only because he stuck to his guns. Ernie is smart and ethical, a very good, very solid person.” In addition to working with young entrepreneurs who seek him out regularly, Brodsky’s philanthropies include the Telluride Foundation, the League Treatment Center (the oldest daycare for autistic kids in New York), STRIVE, based in New York and Israel, dedicated to giving at-risk inner city kids a second chance, and the Weisenthal Fund, focused on overcoming intolerance. For the Clinton Foundation, Brodsky just launched a mentorship program, also for denizens of the inner city, to help challenged men and women start and build businesses. That program rolled out in New York, Philadelphia, Oakland, CA. It appears at least one president recognizes the value of calling on the guy with “the knack.”

The Daranyis of Indian Ridge Farm & Bakery Are farmers the new rock stars of the millennium? Is “locavore” a new buzz word? Even in New York, which is definitely not Kansas, farms are sprouting up all over the boroughs, especially on roof tops, and farmers’ markets, are becoming as ubiquitous as pigeons and taxis. Increasingly farming is considered an honest living by young people steeped in literature around college campuses and educated urban enclaves about the evils of factory farms. Add to that the perils of relying on fossil fuels to deliver food over long distances such as to places like Telluride and many young and young at heart are putting muscle where their pro-sustainability mouths are. They are creating small-scale farming enterprises close to cities and towns hungry for organic produce at whatever price.
Barclay, a painter and former teacher, is the daughter of organic farmers, Sam and Elizabeth Smith who farmed Caretaker Farm in Williamstown, Massachusetts. Their farm, which they began over 30 years ago, is now in farm conservation and feeds over 900 people. Her parents were part of the “back to the land “ movement of the 60s. Farming and food was the way of life Barclay learned as a girl.
When Barclay first came to Telluride, she cooked at the former Skyline Guest Ranch, and later, at La Marmotte. Today, she runs a small bakery year ‘round that, in addition to baking for the Telluride farmers’ market, supplies their CSA members with bread and granola. “Even when we lived Down Valley, Barclay and I were interested in growing food,” continued Tony. “We had a small flock of layer hens. Farming incorporates so much — eating nutritious foods, feeding humanity, politics, taking care of the environment, philosophy, physical labor, planning, finance — and it is as challenging as it is rewarding.”

The Change We Need

Kris Holstrom’s job is a whole lot more than hugging trees. (Though tree tours come with the territory.) As Regional Sustainability Coordinator for The New Community Coalition, Holstrom is all about the change we need.
The dialogue began about six years ago. The trigger was a regional boom in gas and oil development. The local daily scribed about how new wells could put dollars into county coffers. Three locals, including Holstrom, had a different spin: Use some of the funds as seed money to establish a local center for sustainability information. Holstrom, builder Kathy Green of BONE Construction, and Faraway Foundation co- founder Betsy McKinney believed Telluride could be more than picturesque ski resort in winter and a cultural mecca in summer. Our little corner of the Big Blue Marble may never become Pandora, but by re-imagining and re-making our world, we could create a better place, one that maximizes the intrinsic link between the health of the natural world and the health of our psyches. And that’s one cool definition of paradise. In 2006, the Town of Telluride, the Town of Mountain Village and San Miguel County funded a regional sustainability inventory. In 2007, the three governments threw more dollars into the hat to create a centralized resource for sustainability information and action: the non-profit known as The New Community Coalition came into being, with Holstrom at the helm. The job description: bring information and ideas together to facilitate a more resilient future for Telluride and beyond. Holstrom and her team, including a strong board of directors, rolled up their sleeves and set to work, immediately identifying four key areas of focus: energy and green building, food security (think locavore), resource recovery and recycling, economic sustainability, and education about all of the above. To date, the Coalition has assisted all three local governments (plus Ridgway) in upgrading to more energy efficient building codes. It hosted the Regional Sustainability Visioning Project and subsequent Regional Economic Futures Task Force meetings to begin to address economic challenges. The Coalition obtained a $145,000 grant from Colorado Department of Public Health & Environment to purchase equipment used to process the region’s compost and recycling, including festival flotsam. (Participating events to date include Telluride Bluegrass – the first in line – Blues & Brews, Telluride Jazz Celebration, Telluride Yoga Festival, Telluride Film Festival. The list is growing.) The New Community Coalition sponsored green home tours to highlight unique, energy efficient, beautiful and healthy building materials and techniques. It has hosted a series of seminars (Green Business Roundtables, etc.) on the subject of sustainable living at home and in the workplace. Ongoing initiatives include a San Miguel watershed community food assessment, and the hiring (through a Governor’s Energy Office grant) of a Community Energy Coordinator to work with San Miguel and Ouray county governments to develop a regional community energy strategy. The nonprofit is also involved with a “Shop Local” campaign to build awareness about the benefits of buying close to home. (Can you say “reduce our carbon imprint?”)
Based on a growing body of evidence, Holstrom’s The New Community Coalition is not fairies and unicorns. It is clearly the real deal. As is Holstrom, who was literally born for her job. Kris Holstrom’s father, Robert Dils, was a professor of watershed management, who went on to become the Dean of Forestry at CSU. As a girl, Holstrom spent nearly every summer at Pingree Park, the home of CSU’s Forestry Summer Camp, where she could roam in the meadows and woods and fish the streams. She holds an MS degree in horticulture from Virginia Tech. Holstrom has lived in the Telluride region for 23 years. Her home, Tomten Farm, is on Hastings Mesa. An avid reader, Holstrom once upon a time found a cool kid’s book by Astrid Lindgren, “The Tomten,” to read to her then young son. “According to Swedish legend, a Tomten is a sometimes mischievous gnome, who guards farms. It seemed a fitting name for our place,” she explained. Tomten Farm is a high-altitude (9000 feet), solar-powered, permaculture environment with outdoor raised beds, a greenhouse and a growing dome that produce some of the best salad greens in the region. Experience and a desire to share her knowledge have translated into hundreds of kids visiting Holstrom’s Eden through the Telluride Academy, Ft. Lewis College, Outward Bound, and even area preschools. In her spare time, Holstrom teaches on the subjects of sustainability, permaculture design, renewable energy, even the region’s wild animals. Some days, the news (or the noise) suggests the sky is falling. “It appears at times the best we can do is go down with a sense of humor. But most days, I focus on my job at The New Community Coalition knowing we are all in this together and that we have the power to create whatever we envision. I am constantly amazed and delighted watching the natural synergies falling into place and finding people who do more than just dream about making things better. These are magical interactions that give me great hope.” Holstrom’s current tagline: “Let’s become a resilient community that works collaboratively towards a creative, sustainable future. Let’s make our best better.” The Telluride region’s Earth Mother actively embraces input and volunteers to help further the efforts of The New Community Coalition.
