Dear Lifestyle Reader
Dear Lifestyle reader,
I always look forward to summer because the Texas Hill Country has the most beautiful weather, blue skies, puffy clouds, and…golf. Golf at Comanche Trace does not get any better. The comments we receive on our course condition are outstanding, from folks who play on championship courses nationwide. Our members know that our fairways and greens are in the best condition every day. Scott Parker, Head Golf Course Superintendent at Comanche Trace, has been with us since day one of construction. His knowledge of turf and course maintenance has brought this golf course to the forefront of championship golf in Texas and this region. Give Scott a pat on the back when you see him next time. As we ease into the lazy days of summer, I hope you will make time for some fishing at our private lake and take in a picnic at the River Park. These amenities are sometimes overlooked, but are available to residents of Comanche Trace. The lake is stocked with perch, bass and catfish, and though it’s catch and release, the fun is in the thrill of the chase—and these fish love to chase! I hope you enjoyed the July 4th event at the River Park. When Sherri suggested a dunking booth with me in it, I hesitated (wouldn’t anybody?). But I thought of all the camaraderie in this community and the excitement it would generate. It was exciting, but let’s just say I was glad when my shift was over; and, we were able to raise some needed funds for Hill Country CARES. Have you noticed some recent changes in personnel? Our own Robert Kent has been promoted to Service Director of the restaurant, outside golf operations and poolside service staff. Robert has been 1st Assistant Golf Professional for Comanche Trace for the past year, and he has a tremendous service record. Join me in congratulating him on this promotion. Comanche Trace has opened its arms to hundreds of new residents. As I mentioned last month, we currently have 14 custom homes under construction and are anticipating approximately 29 new custom home starts this year and early 2011. Many of those folks are joining the club now, so when they make the move permanently to Kerrville they have a ready-made network of friends. I am very excited about the direction our club is headed. Confidence among members is strong, and prospective buyers are choosing to live here. I am encouraged by our position in the club market. Event bookings continue to be strong, as are membership sales. Our golf activities draw in greater numbers of member participants, and we look with great anticipation to the coming year. All the best,

DRIVEWAY DRINKERS ELENA, CHANGED THE CUTLINE TO BOB INSTEAD OF ROBERT.
THE DRIVEWAY DRINKERS SOCIETY (DDS) has certainly made a name for itself. Used as a selling point by realtors and duplicated elsewhere in Comanche Trace, the phenomenon is catching. Members have even made t-shirts! The concept is a simple one: bring a chair, a drink and yourself... then get to know your neighbors and have a great time! The original idea for the DDS comes from Bill and Peggy Hipple, who brought the idea from their previous residence in Gulf Breeze, Florida. Bill and Peggy moved from Florida to get away from hurricanes in June 2006 (An interesting fact about the Hipples: They built their home through the telephone and Internet!). There is no official membership, you just have to live on Rock Barn Street or know someone on Rock Barn Street to attend. Invitations are informal as well. Flyers are posted by the central mailboxes a week in advance of a get-together. The DDS meets at least once a month, depending on the weather. The only Driveway Drinkers’ faux pas is the belief that you have to drink alcohol to come to a gathering. This is not the case, as cups are filled with anything from iced tea to ice-cold Shiner Bock. If you find yourself down the Rock Barn way, stop by and say hi to the driveway drinkers, get to know your neighbors, and have a great time!

FITNESS
THE COOL WORKOUT
By Donna Bowyer
Swimming is a great activity that will have you wishing for the summer heat year-round. Whether you are starting to get in shape, looking for cross training options, or doing rehabilitation, you may want to consider swimming. Exercise in general improves your physical and mental health, but swimming and water aerobics have additional health benefits. WHOLE-BODY CONDITIONING Swimming tones your upper and lower body while using most of the major muscle groups. Water work helps build muscle mass and improve balance and coordination. The best strokes for all-over body toning are the freestyle, breaststroke and backstroke. LOW RISK OF INJURY If you’re looking for a safe workout routine, swimming or water aerobics are ideal because you can rigorously work out with a reduced chance of injury. When you are buoyant, you reduce the amount of stress on your bones, joints and connective tissues. You also weigh 10 percent less in water. LOW-IMPACT EXERCISE Water aerobics and swimming provide a gentle, low-impact workout that is still challenging and effective. Water aerobics is perfect for those who are pregnant, older, overweight, or have arthritis, osteoporosis, or lower back pain. IMPROVED BLOOD PRESSURE Studies have shown that water work-outs help reduce and/or prevent high blood pressure, lowering your risk for heart disease and stroke. Swimming also increases circulation. STRESS REDUCTION Water workouts are extremely relaxing because they allow more oxygen to flow to your muscles forcing you to regulate your breathing. Since bodies are made up of about 60% water, it’s no wonder people are naturally drawn to water. GREAT SOCIAL OUTLET Taking a water aerobics or swimming class is a great way to meet new people. Challenging each other and sharing in the hard work creates camaraderie. So take the plunge! A typical water workout lasts 40-50 minutes. Before you know it, you will look and feel better. 14 LIFESTYLE AUGUST/SEPTEMBER 2010

Golf Update By Tony Johnson
16 LIFESTYLE AUGUST/SEPTEMBER 2010
This summer has been an excellent season for golf at Comanche Trace. In June, we hosted some major events including the LGA Exchange Day, the Men’s Club Championship and the Kid Comanche Camp. On June 3rd, we hosted the LGA Exchange day. With the help of Jan Woolnough and the LGA participants the event was a great success. The team of Helen Herd, Debbie Wade, Diana Henry, and Mary Morrison took home first place. The heat proved no match for our best players in the Men’s Club Championship. The championship flight played three rounds on all three courses and the scores were pretty close each day. Our new Club Champion and Senior Club Champion was Matt Griffin with scores of 74, 78 and 74. Congratulations to Matt for his outstanding play during all three rounds. B.K. Cody finished second with a consistent score of 77, 77 and 77. In the President’s Flight, Alan Hunt won first place gross while Jimmy Locke locked up first place net. In the Vice President’s Flight, Richard Peace won the
gross division and Dave Phelps won first place net. Congratulations to all those players who took first in their flights. I also wanted to take a moment to recap our Kid Comanche Camp. This summer staple has become a favorite event for kids. The camp begins on Tuesday and goes through Friday. Each day the camp offers golf, tennis and swimming. The week finishes on Friday with a big pizza party and a dip in the pool. This year we had some new faces who experienced Kid Comanche for the first time and also ones who have come back year after year. Right around the corner we are hosting the 2010 Men’s Member/Guest, “The Futurity.” This all-inclusive, threeday event will showcase our beautiful golf course, immaculate greens, and our outstanding food and hospitality. This year’s event is lined up with a full schedule of events including golf, dining, entertainment, a ladies’ spa day, and tee gifts from our vendors TaylorMade and Adidas. The staff and I are looking forward to making this year’s event a great success and a memorable one for you and your guest. Last year, Albert Fields and Ben Bender beat out Bob Byrne and Dan Lubbock on the last hole to become the Futurity Champions. To sign up or to receive further information for this year’s Futurity please call the golf shop at (830) 895-8500.
Tony Johnson PGA, Head Golf Professional Comanche Trace.
BEING A BETTER PUTTER By Tony Johnson, P.G.A. Advances in golf equipment have changed the way we play golf. Golf clubs are engineered to correct misstrikes and balls are designed to create less rotation so players can keep the ball in play more through the green. Yet the one thing that hasn’t changed is the art of putting. Instead of swinging hard and hoping to hit the longest shot, putting is an art form of feel and solid putts. One of the best techniques used by professionals to hit more solid putts is to put two tees down on both sides of the putter and begin making practice strokes. This will give you an indication as to which way you’re hitting in your follow-through stroke. The best way to gain this feeling is making practice strokes looking at your target and gauging the speed at which you should be stroking the putt. Great putters have always practiced by putting balls while they are looking at the hole. This technique helps players pick up on the touch and the speed of the greens. As all good players will tell you, putting makes almost 45% of the game; so, to become a better golfer and shoot lower scores, put a little time into practicing putting. Then, watch your scores improve!

Mexican Food
David Lopez Executive Chef Comanche Trace
By David Lopez
The history of Mexican food, as we know it, dates back to the 16th century with the arrival of Spanish explorers and the subsequent mingling of Spanish and Aztec customs, flavors and ingredients. This combination in food eventually led to the creation of the Mexican cuisine we are familiar with today. Spanish influences on Mexican ingredients include meats, citrus fruit, garlic, cheese, milk, and wine while Aztec influences include beans, corn, and squash. The preparation of common Mexican dishes varies regionally due to the availability of local ingredients. Throughout the centuries, Mexican food has continued to evolve with influence of other countries. These changes include the emergence of TexMex food, which are the blended flavors, and styles of Northern Mexico and the Southwest United States. Mexican food is best known for its iconic chiles. Many varieties of chiles are grown in Mexico, including habaneros, jalapenos and poblanoes. Poblano peppers have a mild flavor and are great for soups and other 2020LIFESTYLE 2010 LIFESTYLEAPRIL/MAY APRIL/MAY 2010 20 LIFESTYLE AUGUST/SEPTEMBER 2010
dishes. They can be grilled or roasted to bring out the sweet yet spicy flavor combination. On the more extreme end of the chile spectrum are the habanero and jalapeno, which are used for hot sauces and spicy dishes. Jalapenos are even more versatile peppers used in hotter dishes and also made into chipotles. Chipotles are actually red jalapenos that have been dried and smoked. They are known for their sweet, smoky flavor, and are great for salads and dressings. Mexican food is also known for its great array of cheeses. These cheeses come in many varieties, including Chihuahua, Asadero, Cotija, and Panela–to name a few. Chihuahua cheese is similar to Gouda in texture and flavor. Aasadero and Chihuahua cheeses are both great for topping dishes as they melt well. Cotija cheese is salty and strong and is known for the zest it adds to pasta or casserole dishes. Although we are familiar with a wide variety of Mexican spices and herbs like cilantro and cumin, there
are less known flavorings and plants used in Mexican dishes. Piloncillo (Mexican Sugar) is used in desserts, baked goods and holiday dishes. Chaya, well-known to the Mayan culture, is similar to spinach and packs an even richer flavor. Epazote is a leafy vegetable and herb with a pungent flavor. It is most often used with black beans for flavor—and, it is a traditional treatment of various medical conditions. There are a wide variety of herbs, spices, plants and vegetables to use when cooking authentic Mexican food. Many of these ingredients can be found at your local supermarket in the specialty section, or in Mexican supermarkets or restaurants. But, for the best quality of ingredients, always go to your local farmers market or fresh produce store. Remember, the key to quality Mexican cooking is the same as any other cuisine: you must use fine-quality ingredients.
RED CHILE ENCHILADAS INGREDIENTS: • 5 medium dried ancho chilies, seeded • 2 garlic cloves, peeled and chopped • 1/2 cup grated Mexican queso • 1 small, thinly-chopped onion • 2 cups shredded cooked chicken (rotisserie) • 12 corn tortillas • 1/3 cup vegetable oil PREPARATION: In a hot skillet, roast peppers, then place in a bowl with hot water for 20 minutes to rehydrate. Next, transfer the chiles to a food processor; add 11/2 cups of the soaking liquid along with the garlic. Blend until smooth, then strain through a medium mesh. The consistency should be similar to canned tomato sauce. Season with salt. Heat oven to 350 degrees. Place the sauce and tortillas near the stove, with a baking sheet beside them. Set a small skillet over medium heat and add 1 tablespoon of the oil. Heat oil until hot, then dip both sides of the tortilla into the sauce, and lay it in the oil. Let it sear and sizzle for about 20 seconds, then use a small spatula to flip it over. Sear the other side for 20 seconds. Transfer to the baking sheet, folding it in half. Continue dipping and frying remaining tortillas. Arrange the fried, folded tortillas in a group and pop them in the oven for about 5 minutes. Pull out warm tortillas; top with shredded chicken, grated cheese, and sliced onions. Generously smother with remaining sauce and garnish with additional cheese.

EL RIO FRIO By Jeanna Goodrich
24 LIFESTYLE AUGUST/SEPTEMBER 2010
The Rio Frio—it certainly lives up to its name. Those of you who have enjoyed a hot summer day in a tent in Lost Maples or a tube at Garner State Park know the refreshing delight of the clear, crisp, and surprisingly cold waters. We were headed to the Frio on this sunny, summer weekend, swim suits on and picnic baskets in hand. Our sights were set on a tubing site on River Road around Concan, a place some friends told us was “out in the middle of nowhere.” Well, knowing the Hill Country, they were probably right. Three-quarters of the way in to the drive, we weren’t too far from civilization. Taking the scenic drive down 39 from Ingram sent us over forks of the Guadalupe and through twists and turns that took our breaths away. We hit Highway 83 and headed south through Leakey, and we were reminded of old family vacations and our teenage years at summer camp. But taking a left on to River Road, yes, we were suddenly “out in the middle of nowhere.” We’d lost radio reception except for a Tejano station and some contemporary Christian; we’d lost cell signal and weren’t going to regain it, as far as we could see. We knew instantly that this was the perfect spot to spend an afternoon away from the hustle and bustle of our daily lives. Shaded by giant Cypresses, we found a little roadside shack where we could rent our tubes and float our picnic basket. Rays of sunlight snuck in between the tree branches, and the sounds of running water and little bugs provided the perfect soundtrack to our relaxing day trip. After the rains at the beginning of the summer, the Frio swelled with anticipation, beckoning us to jump in with a big splash. As seasoned tubers, we knew this was the only way to do it.
There’s no sense in trying to inch your way into the Frio—no matter how hard you try, you can’t get used to the shockingly cold water by just submerging your toes one at a time. Nope, it’s a cannonball or nothing with this river, with the sun overhead promising the perfect balance of warm and cool. Over calm pools and rushing rapids, the Frio makes for the perfect tubing experience. Just when you think it’s time for a little fun, rapids both big and small come out from around the corner, sending tubes rushing over the rocks. And just when you’ve had enough of the exciting stuff, deep pools of crystalclear, cool water invite you to stay and enjoy them, even if for just a little while. After enjoying our picnic-in-a-tube and spending a bit too long reapplying sunscreen, our adventure down the Frio River had come to a happy end. And after a long, hard day of laying back and basking in glorious sunlight, what could be more appealing than an ice-cold beer and a delicious gourmet dinner? Knowing just the spot, we headed north to RM 1050, through Utopia, and east down Ranch Road 470 to Tarpley. The infamous Mac and Ernie’s awaited us around the corner; sizzling seafood, glazed quail legs, and delicious dessert served on Styrofoam plates with plastic silverware was the ideal setting for our post-tubing taste buds. With sun-kissed cheeks, big smiles, and full bellies, we headed up 16 and back home. Counting our blessings—a big one being that we live here, in the Hill Country, where nature comes to relax—we found ourselves so thankful for friends, family, and our Texas backyard: cold rivers, hot tubes, and everything in between.
“The Frio has always meant a wonderful time with friends and/or family. We think the waters there hold special powers. It’s been great to see the Comanche gang laugh just like kids and there is nothing better than seeing a ‘newbie’ on their first tube ride with a smile as big as Texas. We are not really sure which is more fun - the excitement of riding through a series of rapids, the thrill of making it over the ‘widow maker’ (our nick name for a little waterfall) without getting flipped off of the tube or re-living the experiences with our friends as we drift on down the river through the cool deep pools underneath the willowy Cypress trees. Just a simple, poetic day. One of the many pluses for moving to Kerrville and
Comanche Trace was the close proximity to the Frio and the opportunity to make even more memories.” –Leonard and Jerri Scott Len (Scotty) and Jerri Scott moved to Comanche Trace in December 2006 and are here to stay. Scotty retired from Slakey Brothers, Inc., an HVAC-wholesaler on the West Coast, and Jerri is the Quality Control Officer (Voice of the Customer) for PAi a 401(k) record-keeper out of the Green Bay, WI area. Scotty’s new career is golf, and Jerri is just getting started. “We just don’t believe we could ever find a better place to live than Comanche Trace with such outstanding friends and neighbors!” they said. OIL MAN By Ben Schooley;

“I was born and raised in Midland, Texas. My mother was a housewife and my father worked the oil fields his entire life. In the early days, he actually delivered oil field supplies on horseback. Then when I was 15 or 16, I went to work in the fields. I worked every oil field in West Texas. And I guess I have been doing it ever since.”
Bill Dillard is telling the truth. He and his wife Dee have been involved in the oil industry almost their entire lives. From the oil booms of the 70s to the oil busts of the 80s to the recent price jumps of the mid-2000s, Bill has really seen it all. While that adventure has taken the Dillards to several different states, they have always been heavily involved in the oil industry. Recently retired, Bill recounts what he has learned in the industry, and how his adventure eventually brought him to Comanche Trace. Bill begins, “I went to TCU and majored in Business Administration. I eventually graduated in 1961—although I should have got out in ‘60, but partying interfered. At that time, IBM was in its infancy and it was a true glamour job. Everyone wanted to work there. I actually got an interview and had three or four of them. One of the final tests was to stand up, draw a word from a hat, and we were supposed to talk about that word for a minute or two. Well, I drew ‘CERAMICS’ and they asked me to talk for a minute. I didn’t know what in the hell a ‘ceramic’ was. I told them that, and my interview abruptly ended, and I was back to the oil fields!” LIFESTYLE AUGUST/SEPTEMBER 2010 33

And with an unceremonious start, China, Germany, and all over the Bill began his career. While he made United States. I couldn’t have started light of his interview, Bill was quite at a worse time, though. The analysts serious about his career. “I did want said oil was going to be at $100 per to work oil, but the oil fields in ‘60 barrel, and the rig count at that time were in a big depression. Over the next Though he had much prosperity decade, Dillard thrived; however, the in his personal life, Dillard’s business concept of owning his own company struggled to survive. He feverishly proved too strong a temptation. “I looked for ways to finance his ongoing always had the idea of owning my operations. “I had merged with a own company, and in January of public company in ‘85 and inherited 1982, I started PipeCo, Inc. We had accounts in Spain, Mexico, It left us scurrying for lenders, which
we eventually found; but, we sold out to El Paso Electric Company in a hostile takeover. El Paso Electric was diversifying – they bought a lamp company in New Jersey and moved them to Juarez. Labor was cheap, obviously. They bought a steel company and my company and some others; they bought us for nothing and tried to run all these non-regulated businesses as a utility company. They were completely lost. In the early ‘90s I picked up the Dallas Morning News Sunday Edition and the headline was ‘El Paso Electric Company files chapter 11.’” What might have been a stressful time, Dillard saw an opportunity to get back on the road to owning his own company again. “All these
companies El Paso Electric was trying to run unregulated were outside an electric company’s realm of expertise. It went under, and our company was purchased again, this time by an individual out of Chicago. We worked for him for 3 years. We bought up a lot of inventory during that time, which made us a huge supplier. Our arrangement with the gentleman from Chicago lasted a couple of years, and I worked out an arrangement to buy my company back.” After starting his company, losing it in a hostile takeover, fighting through new challenges with a new owner, and eventually regaining control of the same company, Dillard was back at square one. “Really, we just started all over again, and named the company LIFESTYLE AUGUST/SEPTEMBER 2010 35
PipeCo Services. My steel companies stuck with me, and we found some financing. It wasn’t as I envisioned it; there were so many bumps in the road, and looking back, there were a lot of things I would have done differently. The price of oil and gas dictated activity, and timing was everything. You can’t predict prices, although a lot of people try. But we had a great run and we were very successful. We made it through all of the hardships, and I sold the company to my employees in 2000.” Yet even after the sale, Dillard wasn’t quite done with the oil industry. “After PipeCo, we formed WIllo Oil and Gas. We drilled several wells with EXXON as our partner on 10,000 acres south of Ozona, Texas. Four years later we had three dry holes and were looking for a way out! We sold out, didn’t make a dime, but we got out of the trap. I also invested with Hall-Houston Exploration Company – I’ve been on their board 14 years. They have a fund designed specifically to explore and find offshore oil. We are involved in that, and I have a hunting lease eight miles from the Rio Grande. Four of my partners on that are oil and gas explorationists. So I get a daily dose of all things oil and gas during the hunting season.” While Dillard has obviously been busy with his business interests, he has another passion that has consumed him for the better part of his life: golf. His involvement with golf has stretched from the public courses of West Texas all the way to one of the finest and most wellknown golf courses in the United States, Champions Golf Club near Houston. Run by golf icons Jackie Burke, Jr. and Jimmy Demaret, it is the pinnacle of golf. “Jackie and Jimmy were icons in the golf world. Jimmy was the announcer for 36 LIFESTYLE AUGUST/SEPTEMBER 2010
the Wonderful World of Golf. Jimmy won many tournaments and was one of the most liked golf people in the world. Jackie is 87 years old now and still runs Champions in Houston. Jackie won the Masters Tournament in 1956, and it was a true pleasure to work with him. Jimmy won it three times. They are amazing golfers and people in general. I was on their board 26 straight years. Burke said it must be some sort of a record, but he doesn’t keep records, so he doesn’t know. All I know is that it was a tough day that I left Champions.” Having sold PipeCo Services, Dee was ready to put down some new roots. “The minute I found out that he was selling the company, I just said ‘I don’t care where we go, but
we’re not staying in Houston.’ We wanted to move to Kerrville because it split the distance to Ruidoso where we had a summer home. When I got to the Hill Country I just fell in love with it. So we eventually sold the summer home and began construction here at Comanche Trace in 2001. We became charter members of the club and have loved everything about being here.” Dillard adds, “I love all of it. I love the club, the people, the course… everything is just perfect. We call it Paradise, and it really is. We firmly believe it’s the most beautiful place on earth.” And for Dillard, that beauty is greatly reflected in the golf course. “I’ve played Augusta, Oakmont,
Pine Valley, St. Andrews, Turnberry, and most any other famous course you can think of. This golf course in comparison to all those is as good as any of them. It’s such a great course and facility, and this community has grown from being something so small to being such a tremendous group. We have just had so much fun watching it all come together.” Still active with his investments, and involved as a board member on several oil and gas exploration companies—not to mention his daily rounds of golf—Dillard stays busy. As for how long he intends to remain active in the oil industry, Dillard puts it best: “As long as I’m on this side of the divot, I’ll be involved.”

THE MEDIUM: FROM SMALL TO EXTRA LARGE m a r g n I s e l r a h C Paints the Hill Country By Alison Turner
40 LIFESTYLE AUGUST/SEPTEMBER 2010
If you ask Charles Ingram about his art he’ll say that it’s not of his own making. “God can take all the credit. He is the Ultimate Artist and the Ultimate Creator; people are amazed but it’s not because of me,” Ingram said. You would never know it, but beneath this humble facade lies an incredible artistic talent. Ingram, son of a U.S. Air Force aircraft mechanic and Vietnam veteran, settled in San Antonio, where he spent his formative years. Spending time in Illinois and New York, among other places, he ultimately returned to Texas. Though he is based mainly out of San Antonio, Ingram maintains a presence in Kerrville. Many of his works are landscape oil paintings of the Kerrville, Ingram and Fredericksburg areas. River’s Edge Gallery and Kerrville Framing both represent his work locally. In August of 2006, his work was part of an exhibition, in concert with Kerrville Framing, at the Comanche Trace Clubhouse. Some of his favorite subjects to paint are beautiful Texas landscapes and the Hill Country in particular. “One of the things I like most about Texas landscapes is that there are so many diverse areas. Each is rugged and untamed. There’s something about it that is beautiful from that standpoint that you know that it survives and manages to thrive,” Ingram mused. His work captures
a cross-section of Texas regions, from local Guadalupe riverbeds to canyons to urban scenes and beyond. But like anyone with a true appreciation for nature, Ingram has his favorites: “Big Bend is one of my favorite areas to paint—it’s incredible,” he said. Ingram’s oil painting subjects are not exclusive to Texas, but are also inspired by his varied travels including time spent in the Northeast and Ukraine. However talented he is, ‘artist’ was not a title he chose willingly. “In fact, I’ve been running from that title most of my life, until the 90s at least. I think God shut all the doors and forced me to do it,” Ingram said. His work speaks for itself, garnering the attention of high profile patrons of the arts. “I started doing paintings and I did a mural in the SBC Center,” Ingram recounted. “Mrs. Holt [wife of Peter Holt, the owner of Spurs Sports and Entertainment] had seen a mural I had done in the On the Border Restaurant in San Antonio. She told the person who was heading up all the interior art projects that she wanted that person to do the mural inside of the stadium.” Ingram has found work all over the country; in fact, you may have come across it and never even known it was his. “I did some political cartoons for a syndicate in New York when I was living there back in the Reagan administration.
I’ve done numerous art projects including a project for PBS out of Pittsburgh. I had to do large-scale pen-and-ink drawings to match the styles of the 1860s because they were doing a narration of a riot that occurred there. The special was called ‘The River Ran Red.’ The pen-and-ink drawings were meant to dovetail the stylings of Thomas Nast,” Ingram said. Ingram has also done murals for the NBA Final Four and the All Star Jam as well as projects for homes in San Antonio and Austin. Most recently, Ingram has become fascinated—consumed even—by his recent sculpture work. “It’s an obsession,” Ingram chuckled. “It’s unlike anything else I’ve ever experienced. I ran from it because I didn’t want to be one of those weird artists. I’ve found my calling; what I’m meant to do. I’ll die with a mallet and chisel in my hand. I know that.”

REAL ESTATE
2010 SALES CONTINUE Guess What! Chicken Little was wrong. The sky is not falling. No matter what you see on the evening news or the internet, there is good activity in real estate if you are in the right spot. The Texas Hill Country is the kind of place that people love to find – a surprise – a spot in Texas that looks a lot like Tuscany. Maybe that sweet surprise is what continues to bring people here to live today or pick out a future spot where life can be enjoyed tomorrow. Comanche Trace is blessed to be able to provide a lifestyle that fulfills so many quests. We are gratified that homes and lots continue to be sold here at a pace that is ahead of last year. As of June 15, fourteen homes with prices ranging from $279,000 to $1,800,000 have sold to buyers from Santa Fe, New Mexico; Natchez, Mississippi; Denver, Colorado; and Escondido, California. We have gained residents from the following Texas cities: Orange, Alice, Houston, Helotes, and – of course – Kerrville. As you can see, people come from far away and not so far to discover Comanche Trace. These new residents come to participate in the lifestyle they have found here.
By Reggie Cox
Our spectacular 27-hole golf course attracts many of our residents, but the history and uniqueness of our community are the cement in the decision to move here. When you factor in the many other activities and amenities that keep life interesting for all ages, it is not hard to understand the appeal. In addition to these homes, fourteen lots have been sold to people who have found the perfect site for the home they have dreamed of building. Several of those homes are now under construction. Building activity is underway all over our community. Three homes have been completed this year, thirteen more are currently under construction, (1 on Trace Circle, 2 on Double Eagle, 1 on Kite Drive, 2 in Phase 9, 4 in Phase 11, 1 on La Cumbre, 1 on Dry Hollow and 1 in Tuscan Village) and twenty-three homes are in the final planning and approval stage to start this year or early in 2011. This construction will bring the total number of homes in Comanche Trace close to 300. Several of these new homes are slated to be displayed in our Tour of Homes scheduled next year on June 24-26 and July 1-4, 2011.
Watch for more information about the Tour in the next issue of Lifestyle. Comanche Trace Realty continues to strongly market our community in both national and local venues. Next to our home and lot owners, our best source of information for people looking for a beautiful place to live and enjoy the unique lifestyle we offer is our website, www.comanchetrace.com. The website has up-to-date information on our development, lots and homes for sale, The Club and all of its activities, Kerrville information, golf activities and our award-winning golf course. We advertise regularly in Texas Monthly, Where to Retire and Links magazines. In the Hill Country, we are regularly represented in The Kerrville Daily Times, Kerrville Area Business Magazine, Homes and Land, and most recently, introduced our own Lifestyle magazine. As you can see from the copy of Lifestyle you are holding, this magazine is a treasure-trove of information about our community. Once we interest people in coming to visit Comanche Trace, most of them want to come and join us as quickly as they can get here. LIFESTYLE AUGUST/SEPTEMBER 2010 43

AVIATION ENTHUSIASTS AND BUSINESSES FLYING OUT OF THE KERRVILLE MUNICIPAL AIRPORT By Alison Turner
Nestled in the Texas Hill Country, Kerrville has many amenities suited for those with a mobile lifestyle. The Kerrville Municipal Airport, located 5 miles southeast of the city of Kerrville, serves as a hub for most of the local aviation activities for those with small planes passing through or those who call Kerrville and the surrounding areas home. Opened in 1943 as Louis Schreiner Field and used as an Army/ Airforce Training base, the Municipal field now acts as a home for local aviation enthusiasts. Operated by Kerrville Aviation, the Fixed Base Operation Services is an award-winning, fullservice FBO offering quick turnaround. The FBO lobby is top of the line, laid out in classic
Hill Country stylings with a comfortable pilot’s lounge for a short wait while your plane refuels. A number of vendors call the Kerrville Municipal Airport home, including Mooney Airplane Company and Air Evac Life Support. In recent years, the airport has seen extensive renovation projects. Air Evac offers a lifesaving service by providing emergency flights from Kerrville and more remote areas to San Antonio Medical Centers. Mooney Airplane Company has scaled back manufacturing operations at the location but still maintains a strong presence at the airport. Thinking of taking up aviation? Several flight instructors call the Municipal Airport home, offering

rom the brightly lit lanterns on posts outside, to the colorful landscaping peeking out from behind the house, Judy and Don Coombs’ home on Oak Park is immediately open and friendly. Built by Brad Moore Builders, the home is nestled against Hole #1 of The Creeks golf course. The relaxing sounds of the babbling creek in the backyard provide the perfect setting for this couple, who both love the outdoors. “As a couple, “ Don said, “the most outstanding feature for us is to be able to go out in the back in the afternoon, sit on our patio, look out, and see the deer and the antelope play!” Judy added, “And the beautiful birds in the feeders!” Laughing, Don replied, “You know you’re getting old when you go out and have cocktail hour with binoculars and a bird book! We’ve seen just about everything out here.” The sincerity in both Don and Judy’s laughter reflects in the warmth of their home. Walking into the home, a simple chandelier hangs from a high ceiling, grand but inviting. Wooden flamingos and palm tree paintings grace dark, rustic-wood cabinetry and indoor stone accents. Elegant blinds and draperies from Turkey Hill and Clarlyle complement crystal-clear Jeld-Wen windows that look out over the creek and the golf course. Mixing elements of their former Florida beach house with the rough hewn cedar beams and rustic stars in their Hill Country home, the Coombses have found the perfect infusion of warm, welcoming, bright, and sunny. “We came from a golfing country club in Florida, but it was just about finished growing,” Don said. “Comanche Trace is similar in that it’s a great golfing club, but it is still growing. It has a much younger representation, and it’s nice for people our age to develop friendships with younger people.” The couple first visited Comanche Trace four years ago while visiting their daughter in Texas. “We have a daughter here in Kerrville, and when we were trying to figure out where we wanted to move next, she was the reason we came here,” Judy said. “We had been in the area and we really liked it; while visiting her, we came up and saw Comanche Trace.” Brad Moore, too, came to Kerrville because of family. “About five or six years ago, my uncle brought me here: he’s the police chief of Kerrville,” Brad said. “We built his home, and were working on building a spec home
Judy and Don Coombs with builder Brad Moore
at the same time. After that, well... we just kept on building houses!” “So,” Brad continued, “after my uncle brought me here, I just stayed—I really liked it a lot. This is actually the only neighborhood in which I build in Kerrville, and Comanche Trace has really been a great place for us. Because the homes are all higher-end homes, building them has been a fun part for me. We get to do some really neat building and design here, and all the finish-outs are so much fun.” When the Coombses were initially selecting a builder, they emphasized that, above all, quality and dependability were the two features most important to them. For them, Brad Moore was the perfect choice. “We love to keep our clients happy,” Brad said, “and in order to do that, we have to complete a really great project and pay attention to what our clients’ needs are. By doing that, we have built about a dozen to fifteen homes over the last five years here. It’s a small area, so everyone knows what’s going on. If I don’t take care of my clients, then people are going to know that. By taking care of them, we continue to get more and more homes.”
“We wanted our builder to be dependable,” Don explained. “We had to be able to call on someone if we needed help for any particular problem that might develop. If I want an add-on or something repaired, I know that I can go to Brad and he’ll be right there to help us.” Judy affirmed this sentiment. “When Brad says he stays with his people, he’s definitely telling the truth,” she said. “At the end of the year, he isn’t gone. If we need Brad for anything—and we’ve asked him for advice on hiring a painter and installing a screen door—we call him, and he is right there with the answers.” “It’s all about the people,” Brad said. “The homes are fun, but the relationships I make with my clients are always more valuable than the homes.” Yet the home holds plenty of value— from an intricate stone archway in the kitchen to beautiful custom cabinetry by CSI Millwork to smart lighting from the Gallery of Lighting and Kevin Grona’s Audio Visual Solutions, the home and its features are pure examples of luxury living. Most notably, a breathtaking wooden wagon-wheel design covers the dining room ceiling, a genuine Hill Country element amid the other rustic textures.
Aside from the authentic design, the home boasts other values as well. “Energy efficiency is one of the plus factors of this home,” Judy said. She commented that they have a Texas-ready heating and cooling system that doesn’t leave them with a Texas-sized electricity bill. “You should have seen Don the first time we
those are kind of boring sometimes,” Brad laughed, “but this one is like the Cadillac of A/C systems. It’s a Bryant Evolution system, and it’s incredible.” The home features other energy-saving measures as well. “We use propane inside for the fireplace, outside for the outdoor cooking area, and for the tankless water
“As a couple, the most outstanding feature for us is to be able to go out in the back in the afternoon, sit on our patio, look out, and see the deer and the antelope play!” got an electric bill,” Judy laughed. “He was almost dancing on the roof!” “The whole home is insulated with biofoam,” Brad explained. Biofoam is a spray-in-place foam that applies as a liquid, and quickly expands to 100 times its original size. As it expands, it fills each wall space and roof gap, creating an airtight environment. “Another huge factor is the air conditioning system. I know
heaters,” Don added. “The heating and cooling efficiency is outstanding; I can’t speak highly enough about the job they did.” Sure enough, Judy and Don had nothing but great things to say about Brad Moore Builders, from the energy efficiency of the home to the dedication he’s shown to them from the very beginning. And though the construction has been
LIFESTYLE AUGUST/SEPTEMBER 2010 49
completed for quite some time, Brad agrees that his experience building the home wouldn’t be the same without the energy and enthusiasm of his clients. “My favorite part about building houses in Comanche Trace is seeing my clients faces when they’re happy with their homes,” Brad said with a smile. Without a doubt, he had two very happy faces sitting across the table. “But, before they’re living in their home, it’s when we start framing the house, and they see it start coming together,” he added. “Before that point, it’s mostly just land and concrete; but when that structure comes up, folks come out and see that and form a personal attachment to their home. It’s really exciting for all of my clients. It’s the visible ‘Wow’ factor that every day, something is changing.” The Coombses had made a couple of changes to the plans of their home before the building started. “We added the corner fireplace,” Judy said, “and added on Don’s office to the original plans.” Don added, “On the fly, we added the rock wall outside and the flagstone patio in the outdoor kitchen area and the arbor.” “One of the things that we truly enjoyed about Brad is that he was willing to listen and make changes and give us advice as the building process progressed,” Judy said. “If he was willing to go for it, he made sure it got done!” Don continued, “That was really important to us, because we were just reviewing and fine-tuning plans. But like Brad said, when you see the structure and framing actually going up, you start to see the creativity come in. So, if we thought about some changes along the way, Brad would help us get them in.” Don, Judy, and Brad certainly made a great team in putting this lovely home together—proof that quality and craftsmanship really are essential elements in the Comanche Trace living experience. “This is a great area, and we’ve enjoyed being here,” Don said. “When we came from Florida in April 2008, we were in a drought… and then we came to Texas, and Texas was in a drought, too! So this spring, we saw a green Texas for the first time. The wildflowers were growing everywhere, and we were absolutely amazed at the beauty of this place.” “People have a subconscious view of Texas,” Don continued, “of sand blowing, tumble weeds, John Wayne, and flat land as far as the eye can see. When they get here, they just can’t believe what they see, how beautiful it is.” 50 LIFESTYLE AUGUST/SEPTEMBER 2010

ROTH: TO CONVERT OR NOT TO CONVERT? The Facts: Roth IRA vs. Traditional IRA
Article Submitted by

ROTH

• Nondeductible contributions • Tax-deferred growth potential • Tax-free withdrawals*
• Deductible or nondeductible contributions • Tax-deferred growth potential • Taxable withdrawals
• Tax-free withdrawals during retirement do not raise the tax bill on Social Security benefits.
• Taxable withdrawals in retirement can raise the account owner’s tax bill on Social Security benefits.
• No required minimum distributions during account owner’s lifetime • Able to continue contributions after age 70½
• Must begin taking required minimum distributions at age 70½ • Cannot contribute beyond age 70½
• Assets remaining in IRA pass income-taxfree to heirs.*
• Assets left to heirs will be taxable as ordinary income upon withdrawal.

A FEW ADDITIONAL POINTS TO CONSIDER:

• When you convert from a Traditional IRA or employer-sponsored plan to a Roth IRA, you will incur certain tax liabilities. These include taxes on any pretax contributions plus taxes on any earnings or growth. • If you have pre-tax and after-tax funds in a Traditional IRA, there are certain rules that determine how these funds can be converted. You tax advisor can help you determine which funds can be converted and the amount of taxes due on a conversion. • To help ease the tax burden, you can spread your tax payment across two years. So instead of paying all the taxes when you convert in 2010 you can include 50% of the income in 2011 and 50% of the income in 2012 at rates in effect in those years. This option is a one-time offer for 2010 conversions only. • It’s important to identify funds outside the

We have touched on some key benefits of converting to a Roth IRA, but for many individuals a Roth conversion may not be the best strategy. If one or more of the following apply to you, it might be best for you to avoid conversion or to only convert a portion of your retirement account: •You expect that your tax bracket will be the same, or lower, in retirement. •You do not have funds available to pay the extra taxes from the conversion. •You only have a short time frame to take advantage of potential tax-free compounding before retiring. •You have projected income needs equal to or greater than the required minimum distributions of the IRA.

* Contributions can be withdrawn tax-free at any time, and earnings can be withdrawn without income tax if the account has been in effect for five years and the owner is over age 59½, has died, is disabled or is a qualified first-time home purchaser (maximum $10,000).

IRA that can be used to pay the taxes due on the conversion to a Roth IRA. Tapping into the amount converted from a Traditional IRA or employer-sponsored retirement plan to pay taxes will reduce the amount available in the Roth IRA to earn tax free income—and trigger a 10% penalty if you’re under age 59½ (unless an exception to the penalty tax is available). To help you decide whether a Roth conversion is a good idea for you, you should speak with your tax advisor, plus ask your Morgan Stanley Smith Barney Financial Advisor to prepare a personal Roth Conversion Illustration Report for you. The illustration will show the after-tax future value of an IRA balance, comparing the outcomes of a Traditional IRA or employer-sponsored plan with those of a Roth IRA. You’ll also be able to see the wealth planning advantages of “stretching” a Roth IRA over multiple generations.
To help you understand how a Roth conversion will likely impact your financial scenario, ask your Morgan Stanley Smith Barney Financial Advisor to provide a personal Roth Conversion Illustration Report for you. This report explores your specific situation, factoring in such variables as the amount to be converted, the distribution year, your date of birth and where you are in the retirement planning cycle. Based on this input, the report shows the after-tax future value of an IRA balance, comparing the outcomes of a Traditional IRA with those of a Roth IRA. You’ll also be able to see the wealth planning advantages of “stretching” a Roth IRA over multiple generations. Finally, as with all tax related issues, you should also discuss your situation with your tax advisor. PET PROFILE
PET PROFILE By Alison Turner
NAMES: Bogey, Roxy, Lucylu AGES: Bogey 14, Roxy 6, Lucylu 5 months. WHAT’S YOUR FAVORITE TOY? Bogey – Frizbee, Roxy – anything that squeeks, Lucylu – anything that the other dogs are playing with. WHERE DO YOU LIKE TO TAKE A WALK? Comanche Trace walking trails. I’VE HEARD A LOT OF GREAT THINGS ABOUT GOLDEN RETREIVERS, WHAT’S ALL THE BUZZ ABOUT? Are you kidding? Everyone knows Goldens are the most loveable, huggable, friendliest, smartest... well, you get the picture. HOW ARE YOU ALL DIFFERENT FROM ONE ANOTHER? Bogey is independent, Roxy loves to be touched and Lucylu is just a goofy puppy right now. DID LINDA TEACH YOU ANY SPECIAL TRICKS? Bogey chasing frizbees, Roxy rolling over and playing dead, and hide-andseek. Lucylu gets the newspaper every morning. WHAT IS YOUR FAVORITE PLACE TO SLEEP? Bogey sleeps on the cool tile floor and Roxy on the king-size bed. Lucylu prefers the king-size bed but they put her in a Kennel at night. ARE THERE ANY MUTUAL HOBBIES YOU SHARE WITH LINDA? We all love to walk with Linda. HOW DO YOU LIKE SHARING LINDA? We don’t. WHAT’S YOUR TREAT OF CHOICE? Bogey loves any food that might come her way. Roxy loves meat, but that’s it for human food. Lucylu loves her puppy food so much that she doesn’t chew it at all.
Dick and Linda Southwick moved to Comanche Trace in 2006 from Ventura, California, looking for a change of pace. They enjoy the Comanche Trace golf course and the wonderful people they’ve met in the Hill LIFESTYLE Country. JUNE/JULY 2010
