Improve the cash flow of an industrial investment property Did you know you can claim deductions in the form of property depreciation for an industrial property?

Legislation set by the Australian Taxation Office (ATO) allows the owners of any income producing property to claim depreciation. Depreciation deductions are due to the decline of a building and apply to both the structure of the building (via a capital works deduction) and to any plant and equipment assets contained within the property. An investor’s depreciation benefits will vary depending on the type of building, its age, its use, its size and its fit out. In commercial and industrial buildings a tenant is also entitled to claim depreciation for any fit out they install in the property once their lease starts. For these reasons it is very important to consult with an expert to find out what deductions are available. For buildings of an industrial or a commercial nature, a Quantity Surveyor who specialises in depreciation will need to perform a site inspection of the property to ascertain what depreciation deductions the owner or the tenants of the property can claim. A Quantity Surveyor will take measurements as well as photographs of assets and note any critical information about the assets and structure of the property. This information is then used to put together a tax depreciation schedule for the owner, the tenants or both parties and their Accountant/s to process their claim when they complete their annual income tax assessment. I started in the industry in 1989 conducting building progress inspections. Then, while I was undertaking a Bachelor of Business (Property) at Uni, I became a cadet property valuer. Once I completed uni, I worked as a valuer until 2004 when I started at Facey. My family had a property business and I was always interested in property as a child - It was a natural progression to be within the industry.

Q. What was the first album/CD that you purchased? When I was 12 or 13, I bought a Jovanotti album. It’s Italian rap music! My taste has changed a little now - and so has that band, they don’t do rap music any more. Q. What are your interests outside of work? I love sport - soccer, tennis, basketball, running, snowboarding and motocross to name a few. Q. What was the last concert you went to? I can’t remember the last concert I went to, but I do remember taking my little brother to his first concert when I was 19 and he was 13 in Italy. We went to the Red Hot Chilli Peppers. It was such a memorable experience because it was such a big crowd and my brother somehow lost one of his shoes! We never found it again .... !
