NEW DROPOFF LOCAT IONS

WARM HEARTS Fill pantries for the less fortunate this winter

The Parklea Winter Food Drive is on again this year with even more locations to donate at throughout the Cardinia Shire. Now in its third year, the annual Food Drive provides residents of the community with the opportunity to donate non-perishable food items to help fill the pantries of those in need. This year, Parklea is aiming to reach even more families with a number of local businesses volunteering as drop-off locations. During July and August, local residents can drop nonperishable food to Club Officer, Montessori Beginnings Child Care at Timbertop Estate, Cardinia Life (Aligned Leisure), Arena Cafe at Arena Shopping Centre, Officer and Timbertop Sales Suite. “With the support of local businesses this year, we hope to be able to provide more families with much needed food during the colder months,” said Jarod Mills, Sales & Marketing Manager at Parklea. “As a developer in the South East, Parklea is committed to helping improve the wellbeing

and quality of life of those living in and around our communities,” said Mr Mills. The Winter Food Drive is one of Parklea’s community initiatives. Other initiatives include a Christmas gift drive to support local families doing it tough, and supporting local community groups, events, and charities throughout the South East. All Food Drive donations will be distributed via The 4C’s, a Pakenham-based charity that supports local families and individuals with food, shelter, counselling, training and financial relief. Most years, the charity distributes 500 tonnes of food. Items most needed by The 4C’s are tinned fruit and vegetables, tuna cans, legumes, long life milk, pasta sauce, dry pasta, soup, rice and other grains. If you run a local business and wish to offer your business as a drop-off location for next year’s food drive, contact Parklea via parklea.com/drop-off-location. Meet Parklea’s Community Development Officer Tammy What tasks do you perform as Parklea’s Community Development Officer? In my role I get to attend council meetings, liaise with other community groups within the area, organise community events and activities, liaise with new and current residents, strategise and implement ways that residents can transition and connect in to our community and neighbourhood smoothly. So far what has been your greatest achievement, as Timbertop’s Community Development Officer?

Your guide to building a new home Building a new home is an exciting experience, but it can be daunting to get your head around the process. To help you navigate each stage, from purchasing to moving in, Parklea has developed ‘A Purchaser’s Guide’, your roadmap to buying land and building at Kaduna Park. With step by step guides and frequently asked questions, this little booklet has everything you need to know about building your new home, including legal requirements, the design approval process, landscaping, fibre connection, construction, and payment schedules. It also outlines grants and rebates you may be eligible for including the First Home Owner Grant and Landscape Rebate.

I have really enjoyed helping to facilitate the Timbertop Netball Team. Connecting neighbours in a fun and friendly environment is a goal of mine, and seeing this team who have come together as residents not knowing each other, to a team now as friends having fun each week playing sport is an achievement I have enjoyed. I am really proud of these guys, and it is so nice to see how well they have bonded as a team. What do you enjoy most about the role? This role gives me lots of opportunity to meet and chat with residents, and that is what I am enjoying the most. I’m excited to develop the community at Kaduna Park and the opportunity to trial new initiatives. More recently a partnership with the local landcare group will provide scope for some new ideas. We have such a lovely diverse community of residents in Timbertop Estate who I have enjoyed getting to know at various events throughout the year. Tammy Radford, Community Development Officer

From left: Maxine Roewer, David Harris, Julie Owen, Ash Lucas, Stephen Birch, Simone Hoath, Tammy Radford, Christine Lucas, Ryan Doyle. Absent: John and Anne Thompson.

The Timbertop Residents’ Group held their Annual General meeting (AGM), on Wednesday 2nd May. The AGM is an opportunity for committee members to collaborate on new ideas and assess the previous year’s achievements and successes.

Vice President Stephen Birch, President Ryan Doyle

The AGM also provides the opportunity for committee members to volunteer for a leadership role. Congratulations to the Residents’ Committee’s new president, Ryan Doyle. After being unanimously voted in by committee

members, Ryan is ecstatic to be the new Residents’ Group President and looks forward to helping the committee shape the estate. Stephen Birch was also voted to remain as Vice President.

What are you looking forward to most in this role?

What do you hope to implement or improve for Timbertop residents?

Ryan Doyle | President Why did you volunteer to be the President of the Timbertop Residents’ Committee? I had a lot of support from local residents to volunteer for this position. The committee knew my enthusiastic and vibrant personality and they said I would be perfect for the role. I think it was their encouragement that convinced me to go for it.

I want to learn the ins and outs of being involved in a community residents’ group. I haven’t previously been a part of any networking group or committee, so I am really looking forward to learning all the different roles and how the group gets together to organise an event or work with the Council. I also am looking forward to being part of a group with an overall drive and determination to make the place where we live a brighter and more connected community.

I would like to implement more events throughout the year, for a variety of ages and demographics. It’s great when residents come together and share drinks or a movie, it really builds a sense of community. I would like to help increase residents’ participation in events and committee meetings. I would love everyone who is part of the Residents Committee to have their voice heard and feel comfortable to express their opinion.

Stephen Birch | Vice President Why did you volunteer to be the a member of the Timbertop Residents’ Committee? I have been a part of the Timbertop Residents’ Group Committee since it started in 2014. I have a real passion and interest in creating a local community that is safe and welcoming for all.

What are you looking forward to most in this role? I am looking forward to helping the other committee members understand their roles and responsibilities. I am also looking forward to shaping the Timbertop community into a welcoming and safe place.

What do you hope to implement or improve for Timbertop residents? The biggest thing we do as a Residents’ Committee is organise events and networking gatherings, which I intend to continue to help expand this year. This is a great opportunity for new residents or even existing residents to meet each other in a fun and safe environment. PA R K L E A Q T R LY | 0 7 _18

Centre Pass Timbertop residents are getting fit, having fun and getting to know their neighbours thanks to the estate’s new netball team. The idea for the netball team came from a Timbertop resident who approached Community Development Officer Tammy Radford after taking part in a free yoga class hosted by estate developer, Parklea. “The residents loved this opportunity to attend a yoga class within their estate and they loved meeting their neighbours,” Mrs Radford explained. “As a result, one of the residents asked if I would consider looking at putting together a mixed netball team.” A Facebook shout out soon had enough interested players to register a team with the

‘Namaste’

Pakenham Netball League. The Timbertop Netball Team plays in a mixed competition on Wednesday nights at Cardinia Life. “The great thing was that except for one married couple, not one single person knew each other, so again it was an opportunity for residents to meet, connect and make new friends,” Mrs Radford said. Timbertop resident Sally Groeneveld said she was enjoying playing netball again for the first time in 20 years. “Thank you to Tammy and Parklea for supporting the initiative to form a Timbertop mixed netball team,” Sally said. “For some of us it has been 20 years since playing and so far we are all having such a great time playing, forming new

neighbourhood friendships and overall loving the workout.” Parklea pays the team fees and weekly player fees, while building firm Orlara Homes has supplied the team polo shirts. General Manager Brad Davidson said as a locally owned and operated company, Orlara Homes was keen to support community development. “We employ local staff and think it’s important to support community events and sporting teams,” Mr Davidson said. No matter the score on the board, the Timbertop Netball Team has been a win for residents in more ways than one.

“As a brand new Childcare Centre in the heart of the Timbertop Estate we wanted to feel a part of the community and develop a good relationship with our neighbours. So, when the opportunity arose for us to host the Yoga sessions in one of our empty rooms we didn’t hesitate. This gives us the chance to come together with the community and share a common interest. Myself and a few of the educators have also been lucky enough to take part in the sessions and meet some lovely people at the same time.“ Sharon Birch

“Yoga at Timbertop Estate has been a great experience. I first started in the warmer months when it was held at Hicks Reserve, it was a perfect setting being right in the middle of the community at Timbertop. It was relaxing but challenging and I even got to walk down with a few of my neighbours. Once the weather started to cool we were lucky enough to continue our Yoga at the Montessori New Beginnings centre at Timbertop. Huge thank you to Parklea for providing us with Yoga. I look forward to it every week.” Ellen Gray

Zero Energy Homes Construction has commenced on the ‘Zero Energy Home’ at Timbertop Estate, as part of an important research project that may change the future of home building. The ‘Mainstreaming Zero Energy Homes’ project looks at the viability of building Zero Energy Homes, or homes that meet their own energy requirements. According to a recent report by the CRC for Low Carbon Living, the organisation conducting the project, if all new homes were built as Zero Energy Homes, total emissions could be reduced by around 700,000 tonnes per year. Volume builders, developers and other industry players including Parklea collaborated on the project, participating in brainstorming workshops on cost-effective approaches to implementing Zero Energy Homes. Next, these scenarios were modelled using the state-of-the-art AusZEH Design Tool. Energy efficient appliances and solar power systems were then selected to meet the needs of the average household and achieve zero energy.

This research guided the design of three Zero Energy Homes in Australia, one in Melbourne, Townsville, and Canberra. The project partners for the Melbourne home were Parklea, SJD Homes, South East Councils Climate Change Alliance (SECCCA), Sustainability Victoria, and CSIRO.

with current costs, as well as conducting market research to gain consumer feedback, preferences and budgets. This information will be vital in determining how marketable Zero Energy Homes are. Certainly the cost-saving aspect is appealing, provided homes are affordable.

One of the key findings across all three homes was that energy efficiency is increased significantly by additional insulation, glazing upgrades, and energy efficient appliances such as air conditioners, heaters and hot water systems.

Sales and Marketing Manager at Parklea, Jarod Mills said the project’s findings will be instrumental in the planning of future developments and has already facilitated valuable collaboration with builders. “We are pleased to be a part of the exciting Zero Energy Homes project and it is a great opportunity for us to gain insights into sustainability that we could implement longterm in our building design guidelines for future estates,” said Mr Mills.

Surprisingly, the PV system (solar power system) required to meet the requirements of a typical household is relatively small, so long as the home is designed appropriately for the area’s climate and appliances are energy efficient. The next stage of the project will involve assessing building costs of Zero Energy Homes compared

A Royal Occasion for a Life Saving Cause On the Queen’s Birthday weekend, Timbertop Residents’ Group hosted a Royal High Tea at the Sales Suite to raise funds for the Cancer Council. Residents brought yummy baked treats to share and hot coffee, chai tea and hot chocolate were in constant supply thanks to 2Girls1Truck Coffee. Kids were entertained with fun and games while adults mingled and got to know their neighbours.

Items generously donated by Gumbuya World, Berwick Potteries, and Parklea went in to a raffle, with all funds going towards cancer research. There was also a “Guess how many jellybeans in the jar” competition, with one lucky person guessing the correct number of 493 jellybeans to win the jar. “It was fantastic to see the Timbertop community join together and help Cancer Council raise

Community Grants Giving back to the community Neighbourhood Watch Cardinia is just one of a variety of local organisations being given a boost as part of Parklea’s Community Grants Program. individuals and families and bring members of communities together in meaningful ways.” Grant recipients are chosen based on how they are making a meaningful impact on the community. Giving kids the chance to shine Parklea is helping children in need pull on their boots and play for Pakenham United Football Club. The prominent Cardinia developer is a sponsor of the club’s Kids Can Play program. A Pakenham United spokesperson said the program was vital in giving less fortunate kids the chance to play sport and be part of the community. “This year we are excited to announce Parklea has jumped on board to help us maintain this program so we can continue to help those who need it,” she said.

Children involved in the program come from a variety of backgrounds: some experience domestic violence at home, some are in government care, others struggle at school or come from families who simply cannot afford the costs associated with junior sport. “Financial stress is a massive reason why some kids are not able to play sport,” she said. “There are many reasons why families need help. Some of the stories are truly heartbreaking. At Pakenham United Football Club we believe every child should

have the opportunity to play sport and, with help from great people like those at Parklea, hopefully we can keep this program going and support our community for many years to come.” Sales and Marketing Manager Jarod Mills said Kids Can Play was just one way Parklea contributed to the community. “As a developer of communities, we are proud that we can assist in providing sporting opportunities to children who are less fortunate,” Mr Mills said.

Don’t walk – run to keep up Working with Andrew Facey, Parklea’s Founder Having worked in real estate since 1968, Andrew Facey has employed many people. His energy is infectious, and he moves fast as he moves forward, which in turn keeps his staff, his partners and his consultants working hard to keep up at his pace. “Working with Andrew has been phenomenal. Some people are born to follow but Andrew is certainly a leader. His enthusiasm is unbound,” says Malcolm Semmens, Parklea engineer. Malcolm admires Andrew’s ability to find a solution to any challenge presented; nothing seems to rattle Andrew. “No matter how insurmountable a problem might seem, Andrew will work hard at finding the solution.” With 50 years experience, Andrew’s energy and enthusiasm continues to inspire everyone around him. Richard Facey, Andrew’s son, has worked with his father for a long time. “Even if he has aged now, he hasn’t lost an ounce of energy, it seems.” Energy and enthusiasm combined with an innate ability to identify potential properties all assist in Andrew’s success. “He has always had the foresight to identify properties, future potentials, timing as far as development optimisation,” says Richard. Mark Cockburn of Tarmac agrees. “Andrew’s great skill is his foresight in finding land well ahead of time and well ahead of other primary developers in the area.”

Mark goes on to describe the maintenance crews that Andrew engages to work on his estates from the first stages through to stage 20 and beyond. His subdivisions are maintained and nurtured from stage 1 so by the time of sale they are beautifully presented. “The development at Heritage Springs Estate had 32 stages and it took eight years to develop. By the time we finished constructing stage 32 his maintenance team were still mowing nature strips and lawns, making the estate presentable to purchase for the local community.” Frank Barrett, Parklea’s accountant, believes Andrew’s developments have served the community and buyers in the south east corridor in the best way possible. Andrew’s subdivisions offer larger blocks of land which allows more space per residence and avoids overcrowding and over building. “Having been born into business, Andrew uses his smarts well. He is building the community, not just subdividing blocks of land,” says Frank. Don Welsh, of Parklea, admires Andrew’s innovation. “He is always pursuing new opportunities, but he is also looking for ways to do things better which makes working with Andrew certainly interesting.” Don and Brendan Rice both reflect on Andrew’s generosity. “He helps a lot of individuals. In my time there have been many cases where a particular individual

has needed some help and Andrew has been more than happy to lend a hand,” says Don. Brendan goes on to say, “Andrew’s a top developer but he also puts back into the community. He is involved in lots of charities and I know he is very generous with his help. When I was involved with Windermere I could always rely on Andrew to contribute.” Brendan Rice has known Andrew since 1969, having met in line to re-enrol into RMIT Real Estate. They have been colleagues and friends ever since. “He is a unique man. He was a gun real estate salesman and now a great developer, he is the best buyer of real estate I’ve known. And he’s fair. He is always good to the vendor.” With an excellent team behind him and clarity of vision for future investments, after 50 years there’s still no stopping Andrew Facey.

Andrew’s great skill is his foresight in finding land well ahead of time and well ahead of other primary developers in the area. Mark Cockburn, Tarmac
