UDIA FINALIST Parklea has been named as a finalist in the 2019 Victorian UDIA Awards for Excellence with the jewel in its development portfolio, Timbertop Estate, nominated for Best Residential Development and Masterplanned Community. Being shortlisted for the award supports the vision of developer Parklea which set out to create a planned community that was functional and aesthetically pleasing while also being sympathetic to the site’s history and natural landscape. The evolution of Timbertop started in 2012 and the estate will be completed by 2020 with the last two stages selling now. Parklea Sales and Marketing Manager Jarod Mills said Timbertop was a prime example of what can be achieved by a developer who is invested in quality and cares about its legacy. Mr Mills said it was Timbertop’s “serene yet convenient lifestyle”, which sets it apart.

Timbertop has completely transformed the once tiny hamlet of Officer, with its three significant areas of open space, including a 2.5 hectare wetlands, its own café and childcare centre. A residents group was convened early in the life of the estate. The group now operates independently, with a strong, growing membership. Other initiatives include providing residents with free exercise classes, the establishment of a mixed netball team, welcome nights for new residents, community events, including Carols By Candlelight at Christmas, and strong links with Neighbourhood Watch.
Mr Mills said Parklea had worked proactively to create a safe, engaged and connected community which is also sustainable. Environmental sustainability has been one of Timbertop’s guiding principles. Parklea has provided sustainability group SECCCA with dedicated space within the Timbertop Land Sales Office to promote its Home Energy Advisory Service. “Timbertop is an example of what can be achieved when the best urban design principles are sympathetically incorporated into the existing landscape.” Parklea also partnered with builder SJD Homes to construct one of
Victoria’s first zero net carbon homes at Timbertop. Mr Mills said the entire team at Parklea was honoured by the UDIA’s recognition of what they had achieved at Timbertop.

Timbertop vision almost complete The Timbertop community is nearly complete with only a handful of blocks left on the market for the last lucky buyers. The completion of Timbertop brings to fruition the vision of the team at Parklea, who set out a decade ago to create a thriving, masterplanned community that suited the lifestyle of residents today and into the future. The remaining blocks still available in Timbertop are in the premium Chateau Release and Timbertop East, situated near the picturesque wetlands. Located at the high point of the estate, the Chateau Release offers sweeping views of Officer across to Westernport Bay. The generous block sizes range up to 694m². “There are certainly some beautiful homes being constructed in the area. Some of them are really quite special.”
Today it is a thriving community with its own café, childcare centre, wetlands, multiple parks, active residents’ group and even its own netball team.
She said the owners reflected those who had built previously, predominately third and fourth home buyers. “Because the blocks are larger they are attracting downsizers from Berwick and Beaconsfield who were previously on a quarter acre lot or greater.” Rebecca explained.
The 80 hectare estate has more than 700 home sites and 2000 people living at the top. Rebecca said it had been a privilege to watch the community take shape. “That why I do it. It’s about being a part of someone’s journey into their new home,” she said.
“We see upgraders as well. People from, say, Pakenham who want to build a bigger home.”
“A lot of projects have a high percentage of investors, which is not the case at Timbertop. We have a high percentage of owner occupiers which is why there is a real sense of community here.
Timbertop East has also been proving attractive to buyers thanks to its waterfront position and close proximity to the Timbermill Café and public transport along the Princes Highway. “The two releases are very contrasting, but it allows us to offer more choice to a wide range of buyers,” Rebecca explained. Timbertop began to take shape in 2012 when the first blocks were released to the market. Parklea acquired the land a decade prior to that from the Hicks family.

A hundred residents from both Timbertop and Kaduna Park Estate attended the Pakenham races on Friday 18th October. The 2019 Lexus Melbourne Cup also made an appearance on the night with residents given the opportunity to view the cup up close.

Team scores new friendships Timbertop residents are shooting goals on and off the netball court as they take on rival teams in a new season of mixed netball. With the summer season already in full swing, the Timbertop Netball Team have been competing on Wednesday nights at Cardinia Life. The idea for the netball team came from a Timbertop resident who approached Community Development Officer, Tammy Radford, after taking part in a free yoga class hosted by Parklea, the estate developer. After a Facebook shout out, the team soon had enough interested players to register with the Pakenham Netball League. One player who has been with the team from the start is the team’s goal shooter, Bruce Evans. Bruce and his wife Marg moved to Timbertop two and half years ago. “I have played netball previously but not for quite a while. When the opportunity came up, I thought why not? It was the perfect opportunity to meet fellow residents,” Bruce explained. “I enjoy the game and enjoy the new friendships I’ve made out of this experience. Being part of
the team has provided me the opportunity to meet other Timbertop residents who I may have not met otherwise.” Bruce also mentioned that Parklea has been terrific in sponsoring the team and supporting them with weekly fees and uniform expenses. Bruce enjoys the health benefits of netball, though as goal shooter he is content to linger near the ring. “I like being goal shooter, so I don’t have to run! I am fairly tall so it works for me,” he humorously added. Bruce’s wife Marg, although she doesn’t play, had also expressed her enjoyment in watching the games and meeting new people too. “My wife also goes along to the end of season catch ups we have, she’s gotten to know the other players well.” And while the team has eight committed players at present, there is always a need for new players to fill in when a regular team member is away, ill or injured.

“Towards the end of last season we did struggle for numbers so definitely if there is someone out there who wants to play don’t be shy. We are all friendly people and the more people involved the better.” Bruce added that having some knowledge of netball was an advantage but not necessary. “As long as you have some skill base, you will pick up the game fairly quickly,” he said. “If you can catch and throw a ball you can play netball!” Anyone wanting to join the Timbertop Netball Team should contact Community Development Officer Tammy Radford.

Residents are encouraged to join the Kaduna Park Residents Facebook group, which you can find simply by searching ‘Kaduna Park Residents’ on Facebook and requesting to join the group. The group is run by Kaduna Park residents and is fully endorsed by the residents group. This private group is for residents of Kaduna Park only, and provide an opportunity for residents to connect and stay in touch, strengthening the community relationship at Kaduna Park.

Parklea hosted a community get together in August this year to discuss plans to form a residents group within Kaduna Park. At the follow up meeting in September your current members volunteered to kick start the group and are already hard at work planning with Parklea to bring some incredible events to life.
Meeting monthly, the team will join discussions with Parklea to help plan future events as well as assist in running social media pages and further develop their skills and knowledge set to become a strong self-sustaining community group for Kaduna Park. The residents group will be collaborating with residents for residents and each member is extremely passionate about creating a friendly community you can be proud to call home. What makes a good neighbour? We asked residents to nominate Timbertop’s Top Neighbours and tell us all the kind and generous things people had done. We were inundated with stories and have made a list of the top 5 things that residents believe helps make Timbertop Estate the best estate to live in. At the top of our list is mowing your neighbour’s nature strip, our residents tell us that this random act of kindness brings them much joy. A special shout out to Ashley and Ryan D, who went out of their way to mow the nature strips of their entire street - Ashley and Ryan, you are top neighbours! Next on the list is helping to bring the bins in. A simple task can mean so much to many and is always a nice gesture to help your neighbour out while they are at work or away. Timbertop, everyone is part of the community, and that includes at dinner time. Thanks to people like Evonne and Daniel C, who regularly share delicious meals and leftovers with their neighbours on the other side of the fence. This act of generosity is setting an example of a top neighbour in our community. Donating unwanted goods to others is always a grand gesture and a positive way to recycle those items you no longer use. Mark Y, is one person who has shown enormous generosity in donating plants and even an iPad, and all in return for just a cup of coffee! Excitingly, Timbertop Estate has
The Little Library is now open for business! A very special Timbertop Resident, Lucy has built a quaint library for the whole community to enjoy out of recycled furniture. This great initiative enables residents to donate and share books with their fellow neighbours, as well as engage in Timbertop’s community spirit.

New owners on the menu at Timbermill Café The Timbermill Café has two new owners, friends and business partners Jignesh Patel and Mayur, taking over the café in early October. Jignesh and Mayur met while studying hospitality in Melbourne and are extremely experienced in the trade, having both grown up around beautiful Indian cuisine. As well as operating two other cafés, Berwick’s Flour and Fern and another café in Lynbrook.
As new owners, both Jignesh and Mayur, want to keep the heart of the Timbermill Café alive, while giving the menu an update with new Spring offerings including new salads and burgers. They also plan to introduce exciting new latte flavour options such as turmeric, beetroot and marmalade. They both love the food and catering business and mention that seeing satisfied customers is the best part of their jobs.
Jignesh and Mayur explained they were attracted to the Timbermill Café because of its compact size and community feel.
“Every day in hospitality is different. You are always meeting new friendly people and there are always new challenges to solve,” said Jignesh.
“We were looking for a small café, a community café that was near our other businesses. We really liked the feel of the café here at Timbertop. It is a nice spot and has a community atmosphere,” said Jignesh.
Jignesh and Mayur encourage locals to pop in and say hello. They are also keen for feedback and new suggestions to constantly improve the café and cater for its customers.

Food drive delivers for needy struggling families throughout Cardinia Shire can look forward to extra food on their tables thanks to the success of the fourth annual Parklea Winter Food Drive. Community generosity saw hundreds of kilograms of non-perishable food donated as part of the drive. The donated food was gratefully accepted by Windermere Child and Family Services, a Narre Warren based community service organisation and charity that supports vulnerable people with food, shelter, counselling, training and financial assistance. Windermere Fundraising Co-ordinator Belinda Barker said the Winter Food Drive meant there would be more food available for struggling families, especially in the lead up to Christmas.

“I would like to thank Parklea for once again driving this important initiative. They do it every year and it’s just amazing. All the food will go to families who don’t have the funds to purchase groceries, especially around Christmas,” Ms Barker said. “It can be a stressful time and this will help ease the burden.”
The Winter Food Drive is yet another way Parklea, the region’s premier developer, gives back to the communities it helps create. Sales and Marketing Manager Jarod Mills thanked all those who donated groceries as well as the businesses and organisations that put their hands up to act as collection points. “The food drive reminds us of what a generous community in which we live and work, “ Mr Mills said. “Everyone at Parklea is grateful for the response to this year’s food drive. Article by Roh Taylor 4th Lieutenant, Officer Fire Brigade The Officer CFA Brigade is a 100% volunteer run Fire Brigade and has been since 1942. We currently have about 30 members who help out with fire calls, community engagement (school visits) and fund raising. We train every Monday evening and complete vehicle and maintenance on the trucks and grounds every Sunday morning. The Brigade responds to about 250 calls per year and this includes everything from car accidents to house fires. These can happen at 3pm or 3am! Donations from organisations really help maintain and upgrade firefighting equipment and station grounds. With the support from Parklea, our next project will include installing a hydrant onto the station so we can fill trucks and train at the station instead of having to train and fill along the roadside where firefighter safety is always at risk.
