The Sydney Industrial Market has continued its strength over the last quarter, fuelled by an imbalance between supply and demand. A lack of available land in Sydney for employment purposes has seen prices for land rise by as much as 50% over the last 12 months, as competition from an increasing pool of owner occupiers continues. Huge investment by government in Sydney’s infrastructure projects is adding further pressure to demand, particularly on the lease side. Leasing sub 5000sqm is white hot across Sydney and 5-10,000m2 is strong. Rent growth is occurring with lease incentives beginning to decline. Only above 10,000m2 is the market relatively less competitive, however it too remains healthy. The growth in E-tailing and ‘last mile’ delivery is continuing to boost demand for DC property as well as secondary assets located within infill locations of Sydney.

The Perth commercial real estate market has previously experienced a shifting landscape over the past financial year but now sits firmly in recovery. This recovery stage is in part due to the increase of jobs and influx of new business sentiment in response to the resources sector in Western Australia.

The current Perth property landscape now sits within a two tiered market, prime and secondary. Owners of vacant secondary buildings are advised to invest in refurbishment of renovation with prime warehouse net facing rents between $80-$100 p/m².
The Brisbane industrial market has seen continued demand for quality investments and yield compression as interstate and international money searches for returns. Leasing remains slow moving though is showing signs of improvement through FY 18/19.

The days of low rates are now over? Well in Melbourne’s greater Southeast the market’s confidence continues to grow. Shortage of available industrial and commercial land has seen existing properties keenly sort by occupiers and investors alike. Industrial, Office and Development sites perform amazingly well whereas retail interest has moderated in Q3 and Q4; maybe the Amazon effect? Dandenong in the past twelve months has proven to be the 2nd biggest employer behind Melbourne which is a stunning result. So what is the future for industrial rental and sale rates? Well on line retailing needs warehouses. Driverless cars will need to be housed and even ‘future farming’ can produce 365 days a year from warehouses. It’s a dramatic shift and it is demand. Enquiries according to REA in the SouthEast are exceptional for industrial space. Enquiry in our areas of focus lead the way with Dandenong enquiries are up 154%, Keysborough up 136% and Pakenham up 97%.
