O
ver the past 12 months, it's fair to say that Timbertop Estate has cemented itself as the premium estate and best location in Officer to raise your family.
It's been rewarding to see residents move in and construction of newly settled stages continue - these are constant reminders that Timbertop is attracting proud home owners and community-minded people. Our facebook page is full of neighbourly interaction, well before neighbours have met or moved in. It's exciting to be a part of this special stage in people’s lives. We recently held our first residents group meeting and the response was overwhelming. We look forward to the many social events and programs established at part of this endeavour. In May, the first home in the Timbertop Display Village opened. If you have not already seen it, it's worth visiting 'The Manhattan' by local builder Liberty homes (featured on page 16). Over the coming months, more display homes will open, so keep an eye out on our website and facebook page. Winter will also herald exciting new land releases, giving more choice to those searching for quality land in a great location. We hope to see you soon at the top! Timbertop Estate On Monday, Richmond Football Club announced its community development partnership with Parklea and the Cardinia Shire. Parklea the developer of Timbertop are sponsoring the community program which will see the Tigers having a significant presence in the Shire including training, public appearances and working with the Alannah and Madeline foundation to tackle bullying in the region.
Residents Group Stephen Birch (Facebook 11th June 2014) The Timbertop Estate Residents Group committee held their first formal committee meeting last week and started to outline plans that will ensure that Timbertop is a great place live. The focus of the meeting was to establish committee member roles and responsibilities and plan for future events and activities – we do have a couple of vacancies on the committee and are seeking to fill the positions of Events Coordinator and Community Liaison Officer. The committee was also enlightened by presentations from Kathy Burgstahler, the President of the Lakeside Residents Group and Kym Ockerby the
Community Strengthening Officer from the Cardinia Shire Council, both Kathy and Kym have offered their support to the Timbertop Estate Residents Group. Timbertop Estate Residents Group committee vision, is to “Build an environment where the residents of Timbertop Estate get to know each other, have fun and feel safe” and our first objectives will focus on establishing the Resident Group foundations, developing a Residents Welcome Pack and producing a Residents Group Newsletter to keep residents informed. Whilst the committee will meet monthly we intend to hold a Residents Networking meeting on a quarterly cycle and we will keep you posted on dates for the first Residents Networking meeting. The committee is also receiving great support from the team at Timbertop and I would like to thank Andrew, Grant and Louise for their input, guidance and use of their offices Thanks for your support.

Do you currently live locally to Timbertop? No. We will be moving from Mt. Waverley. What do you love about the area? It’s going to be a new estate with a fresh start and a great community.
What is your favourite form of exercise? I really enjoy walking and cycling to cafés.
What was your favourite food when you were a child? I loved cheese Twisties.
What is your favourite month of the year? My favourite month would have to be December. For me it’s birthday month, Christmas and the start of summer.
What is your favourite song? Beautiful Girl by INXS.
What sound do you love? I love the bell of the ice-cream van.
What’s your favourite indoor/outdoor activity? My favourite indoor activity is to cook new recipes. Outdoors, I love golf and walking the dogs.
What is your favourite thing about Timbertop? The location, as it is close to our family. I look forward to becoming part of a new community with new facilities. And of course the proximity to the winery! There will hopefully be some great get togethers.
What chore do you absolutely hate doing? Washing and ironing.

Construction Update Estate and stage news
Welcome home to our first residents, who are now living at Timbertop in their brand new homes!

Since our last update The Boulevard Release has settled and we are looking forward to seeing the construction of homes lining Timbertop Boulevard.
The VINTAGE Release All audits and council compliance were recently signed off for this stage. The Titles application has been lodged and is anticipated any day, with settlements expected in early July.
Our Display Village is moving along quickly. We have an official opening date of August 31st planned, so save the date and stay tuned for more information. Tempo Construction of Tempo will commence immediately following the settlement of land. We

The FARMHOUSE Release We are pleased to report that the sewer and drainage has been installed throughout the Farmhouse Release. The base course crushed rock is now complete on the roads, 50% of the retaining walls are complete and 50% of the curb
and channel will be completed within the next two weeks - things are really happening! The footpaths, electrical installation, driveway cross overs, bitumen and landscaping works have all started. The HAYSHED Release There is onsite progress to report for The Hayshed Release with 80% of the sewer installed. Works on the main drain through this stage have now begun. The LAKE Release The exciting news for the Lake Release is the stripping of the roads is well underway and the
bulk earthworks have begun. Let's hope the rain stays away and the weather is on our side during the winter months. This stage also relies on the Melbourne Water outfall drain completion works. Settlements are expected in July. The PARK Release News for The Park Release is that the much anticipated Plan of Subdivision is looking like it will be certified by the end of July. This sees us on schedule for the start of construction in September.

e recently interviewed Timbertop's landscape architect Darren Atkinson on his vision and the design of the estate. Darren painted a green picture of Timbertop, with tree-lined streetscapes, the Boulevard entrance and the tree topped hills evoking the beautiful streetscapes of Bright in country Victoria. “The estate entrance heralds the feel of Bright with chalet-style sculptures to welcome home owners and visitors. It's designed to create that sense of arrival and be unique to the estate," Darren said. Timbertop has ''a fantastic topography looking down to the entrance gateway and a reserve which

is going to be spectacular in the not so distant future. As you can see out on site at the moment, construction is under way." Beyond Timbertop Boulevard, the lake will play a significant part in the lives of Timbertop residents and visitors. The future café, complete with outdoor dining, will overlook the wetland. Boardwalks, bridges, viewing platforms, bird watching lookouts and water features will weave across and around the water. Darren’s vision in the midst of council approval, include a walking track surrounding the lakeland reserve that will connect the cafe, amphitheatre, picnic shelters, fitness stations and native planting.
"There will be many experiences as you travel around the lake-come-wetland," said Darren. The team at Urbis have selected plants endorsed by the local council, such as oak and elm trees. These will compliment the surrounding natural environment. As residents arrive home each night they will be sure to enjoy the vast and lush planting throughout the estate. Further in, the crown of Timbertop Estate is revealed. Timbertop Park offers stunning views extending over Officer, across the mountain ash forested foothill ranges, stretching out to Western Port Bay. Walking tracks, picnic areas, a playground and residents’ gardens will ensure this is a popular spot.

The Tigers land at the top
P
arklea, the developer of Timbertop Estate, have joined forces with the Richmond Football Club to establish a community development partnership within the Cardinia Shire - one of Australia’s most significant growth corridors. “We identified Cardinia Shire as a region that we were very keen to get involved with, given it is a highgrowth residential growth corridor that is already home to a large number of Richmond supporters.” Richmond CEO Brendon Gale said. “We have already started to enhance our presence in the region having run very successful open training sessions in Pakenham and Beaconsfield in recent seasons. We have also commenced work with schools in the region and we are in the process of identifying ways to support Windermere – a local charity that does

enormously important work in the area most notably around suicide prevention. We will also be working with our preferred charity – The Alannah and Madeline Foundation – to bring their important programming around the prevention of bullying to the region.” “Football has a great capacity to support and engage communities. Strong support for ROC Football and netball club sponsorship update
T
imbertop Estate is proud to be a sponsor of one of ROC Football Club’s young guns, Tim Armstrong.
ROC football club has its home ground near Timbertop turf in Officer, so it’s been great keeping tabs on Tim’s footy career. This season, Tim moved out to the wing position where he has established himself as an important member of the team. Working hard on the training track, he has developed strongly and improved along with his teammates as the season has progressed. Tim is a highly valued member of the team and has a long future ahead of him at the club. With the Mornington Peninsula Nepean Football League season more than halfway complete, ROC is sitting 7th on the ladder.

Earlier this year, the club moved into their brand new clubrooms at their home ground on the Princes Highway at Officer. The new changing rooms and pavilion have been welcomed by the team, with the club now having some of the best facilities in the league. ROC – an amalgamation of the local Officer and Rythdale Cardinia football clubs – is a family friendly club and is always keen to welcome new players and families. plans to thrash their opposition, they also focus on building a community within a club. ROC is an amalgamation of the local Officer and Rythdale-Cardinia netball clubs. The club moved to their new courts at the Officer Recreation Reserve earlier this year. They are currently working with the council on plans for a new clubhouse, change rooms and storage facility that they hope to begin building in the next few months. The club has just finished another successful NetSetGo program. The program is aimed at 5 to 10 year olds and introduces skills through games and fun activities. The next NetSetGo program will run from the 9th October-4th December on Thursday afternoons from 4.30pm to 5.30pm The cost is $60 which includes Netball Victoria insurance, a shirt, netball and a medal for each participant. Their recent annual life members and sponsors day, with the 1989 Triple Premiership Reunion, drew many past and current supporters and players, who
all had a great day. With community spirit in mind, recently held a Pink Day raising $1000 for the breast cancer network. The club caters to all ages with 6 junior and 4 senior grade teams. With the Casey Cardinia season well and truly underway, the juniors are showing great form with all teams positioned in the top 5. In May, ROC’s junior teams took part in the Dandenong and districts regional tournament. Up against representative and regional teams ROC proved to be a strong force, coming away undefeated premiers in the 17 & under section and making finals in other grades. ROC is a community minded club bringing local people together, which is why Timbertop Estate sponsor this fantastic club.
