Q&A WITH RIMA MOGRABY What inspired you to open your business? It has taken me a while to figure out that having my own business was what I wanted to do. I’ve spent most of my life studying and while having a graduate degree is nice, it was still a struggle to find work within that field. I’d always wanted to have my own cafe so when I moved back to Canada a few years ago, I decided that this was the perfect opportunity to just go for it. I was also feeling homesick for Sydney and that this was just what I needed to feel closer to everyone back home. Why did you select Lake Shore? I hadn’t planned on opening on Lake Shore, but after seeing the place, I fell in love with it. I decided that this is where the cafe should be. I didn’t know much about Lake Shore, but I saw so much potential. There weren’t many cafes so I would be filling a gap. I wanted the cafe to be a part of the community and to grow with it. What advice would you give to aspiring woman entrepreneurs? I know it sounds cliche, but don’t give up.

It’s good to listen to others and give more weight to experts, but in the end, you make the decision. It’s all a learning process. If it makes you happy, keep going. Make sure to surround yourself with family and friends who support you and can remind you during the hard times why you started.

This month, we’ve dedicated the magazine to Celebrating Women Entrepreneurs. I’m always curious to know what inspires people to start their own business. I meet so many entrepreneurs in our community and I find myself asking the same two questions: What inspired you to stop what you were doing and start a new business? Why did you decide on this location? In this issue, I thought it fitting to include advice for aspiring Women Entrepreneurs. We’ve compiled that advice for you here. It’s real. It’s genuine. And it comes from a number of local women who have taken a leap of faith into the world of self-employment. They all come from different backgrounds and life experiences. Many are Moms who decided to take their work-life balance into their own hands by starting a new career.

Q&A WITH IRINA NIKOLOVA What inspired you to open your business? My family is the inspiration behind everything in my life. First and foremost, I am inspired by my partner, Chef Daniel, who is at the centre of Trius + aiM. If it wasn’t for his delicious food, I would never be in the restaurant business. Chef Daniel is truly very talented. I have believed in his potential for a long time. The business name is also inspired by the names of our children. For me, Trius + aiM is a bit of a side gig since I still have a full-time job and am a mother of three kids under the age of six. I enjoy the creative aspect of the business such as strategy, menu design, event styling, event planning, branding, and the not so fun part of accounting. Why did you choose Alderwood? I selected Alderwood for the people. It’s a very family-friendly neighbourhood and we are lucky to get lots of lovely families in our doors every day, particularly on our family day Wednesdays when kids eat free and weekend brunch when we have a child-friendly corner for the kids.

I would advise aspiring women entrepreneurs to trust themselves, pursue a business they truly believe in, have a support system, and not be afraid to take a risk or make mistakes. THE STRENGTH TO REMAIN I N S P I R A T I O N

How many of our stories follow a plot where our dreams were crushed and we became people who stopped living when the dream died and started just existing? Because our resilience was low, our ability to discover a new dream was impossible for us. It’s rare to be the one who experiences great failure and to have the internal strength to get up and take one more great risk. So it goes that we follow this pattern of trying one thing once and then when we are met with disappointment we give up. But this is the myth at the core of this pattern, we believe that the maker of success is being better, being the smartest, being the most talented, or being lucky with opportunity. Those are not the makers of success. Look at the lives that inspire us. Likely, the people we admire did not reach their accomplishments because they were better, smarter, more talented, or lucky. It was their ability to remain. To keep going when everyone else gave up. They found a new dream.

When opening a business, I wanted to provide a space for a neighbourhood to meet, be creative, and grow together. Opening a coffee shop blended those values with my background in the food and beverage industry. When the opportunity arose to open Sidenote in Mimico, it was an easy answer. Mimico’s strong sense of community, ample green space, and small town vibe really drew my partner and I here. It has given us the chance to plant roots to grow personally and professionally. Advice for other female-identifying entrepreneurs? Be confident in yourself and your values, don’t sacrifice sleep, and remember, there’s no such thing as too much coffee :)

MIMICO MOMPRENEUR: HEATHER SEAMONE What inspired you to start a massage therapy business and why in Mimico?

I’ve been a R.M.T. for 9 years. Before this, I worked in the corporate world but found it stressful and it didn’t align with my personal goals. I knew I wanted to help people and being a R.M.T. has a direct impact on people’s lives through positive touch. It made sense to open my clinic in my own home. My clients like the privacy of a home clinic. What do you love about living in Mimico?

My family and I are outdoorsy people. We love living by the Lake and all the green space Mimico offers. One day, we counted 9 parks we can walk to! We love that! We also like to bike to the Farmers Markets and get out and experience nature. I know you have two young kids. How do you balance your work / home life?

I definitely work more owning my own business, but the key is that I get to make my own schedule. I am able to attend things like my kids’ school trips, etc. We have a great support system and lean on friends in the neighbourhood when we need to.

This probably sounds easier said than done but whether it’s easy or not, it’s critical because when you don’t take time to put yourself first, you start to deplete and then there’s nothing left for them, or for you. So, what do self love and care look like? Start and end your day with a 10-minute mindfulness meditation to honour yourself, clear your mind and relax. There are many meditations available on the internet through YouTube or other streaming sites. Also, Spotify has a great meditation section where you can choose what you need. Simply doing conscious breathing or alternate nostril breathing is an excellent way to fill your body with good oxygen, calm your nerves and start or end your day with a clear mind. Schedule regular breaks for yourself. Whether it’s taking a hot bath with Epsom salt and lavender oil, or sending your kids on an adventure with a trusted guardian so you can enjoy an afternoon of peace and quiet, take that precious time to do what makes you happy. And no, it doesn’t mean cleaning the house and doing laundry. Love your body and be kind to it. Stand in front of the mirror and really observe yourself. Look at the beauty and grace that stands before you. Compliment your features and thank yourself for all that hard work. It may feel weird but it really works. This month, I had the opportunity to sit down with Andrea Turpin to interview her for the cover story of our Celebrating Women Entrepreneurs edition. Here’s what she had to say about balancing work and family life in Mimico... You haven’t always been in Real Estate. What were you doing before you decided to become a Realtor? No, before joining Adrian who is also my husband, I was working downtown for a large corporation for many years before deciding I had had enough of the rat race, if you will. Honestly, I work a lot more now than I did, owning my own business, but it’s just different. It’s for us, for our kids and their futures. 16

What inspired you to make the career change? To be honest, this was always the grand plan. After our two boys were school age, we felt comfortable taking the leap. I want to be around more for my kids. I want to be able to volunteer at their school. Now I can manage my own schedule, which is huge. Yes, we typically work more in the evenings and on weekends but I will never regret it. We make it work, and the best part is helping our clients with one of the biggest decisions in their lives! What’s it like working with your husband, Adrian? We’ve been together for 15 years. I have

Follow your passion and take risks. If you have been thinking about it, do it. You will regret it if you don’t. Don’t be afraid to lean on the people around you. They are your biggest cheerleaders.

STRONG, FEMINIST...MEN? L I F E ‘ S U N D E R T A K I N G S

Identifying as a feminist is no longer a membership card carried only by women. In an age when high-profile men claiming to be feminists are revealed as politically patronizing or pervertedly predatory, funeral director Brad Jones suggests we dig deep to better understand and support strong, powerful women. When I think of strong women, I smile.

“It’s hard to be what you can’t see” is a guiding principle in my life when it comes to raising my two daughters and modelling what a man is and isn’t to my four sons. We can tell our daughters and sisters they can be, do or have anything they want but if women don’t see that reality out there in the real world (which includes home life) then we’re speaking empty words and doing zero to bring more light into the world.

Over the years I’ve noticed that the very strongest women are long-time pilgrims on a path shaped by obstacles, loss, disappointments, grievances. Strong women love hard and they grieve hard too. A number of weeks ago a friend’s father died. Her great champion, adversary, advocate and storyteller was lost to her. A relationship that had defined her, enriched her, challenged her and brought tremendous joy to her was over. Like my manager, this friend is a strong woman and she’d been a shining star for others at funerals and fests. But grief doesn’t care how strong you are or how kind you’ve been to others on their grief journey. If heartbreak and grief were a river, the river would roar and feel cold, hide jagged rocks and speed toward a raging waterfall.

WHAT’S IN A (STREET) NAME? H I S T O R Y

THE KING’S HIGHWAY #2 (Lake Shore Boulevard West) Trading in your rifle and armaments for a sextant, axe and spade was common place for many a British officer in the late 1790’s. In 1793, Colonel Samuel Smith and 100 of the Queen’s Rangers received King George III’s commission under order from Lt Gov. Simcoe to build a main trail stretching from Windsor to Montreal intersecting London, Paris, Dundas, York (Toronto) and Kingston. It appeared incomprehensible at the time. Smith, in concert with an American engineer, Asa Danforth Jr., mapped out a trail that connected smaller manageable routes and paths that would become Upper Canada’s longest road. While Col. Smith pertained efforts to the West and Danforth the East, the scope of the civil engineering project was extremely arduous, clearing brush, taking out tree stumps with dynamite and building multi bridges from local trees. At best, HWY #2 travelling in the 1800’s was seasonal and only by horseback, or stagecoach. In 1797 when Col. Samuel Smith built his Long Branch homestead close to The King’s Hwy #2 he help build, it was still gravel (and mud) covered until the 1920’s.

BROWN’S LINE When Col. Smith died in 1826, the Smith tract was divided into concessions and the names Horner, Evans and Brown are prominent on early maps of the area. Joseph Brown emigrated from Yorkshire, England in 1831 and shortly after his arrival he became the first permanent settler, establishing a farm on Concession III, just north of what is now Evans Avenue. The dirt track leading to this farm was called “Brown’s Line”, a name that continues to this day. KIPLING AVENUE There is no proof that the street was named after Rudyard Kipling (1865-1936), the writer who enthralled us with The Jungle Book (1894) amongst other classics. But the popular legend holds that the street was named after Kipling visited Toronto in 1907 and was invited to open the Woodbridge Fair where the street terminates. He cancelled at the last moment but somehow his name remains enshrined as Kipling Ave. ... This article is about my experiences with women in construction. I have been in a management position for the past 10 years, coordinating the design & build process. After college, I began my career designing solariums for Perma Wood Inc. Within a few years, I registered my own business and became skilled at many different trades. These hands-on experiences gave me the ability to collaborate and communicate in the language of the trades, fortunately some of these trades have been women. The trades I work with are subcontractors. These people are self-employed. A subcontractor is a specialized trade who offers a specific service. From foundations (excavating & forming) to framing, electrical, plumbing, HVAC, drywall, masonry, painting…well you get the picture. Small business people are the heart of the construction industry and, to me, women are an untapped resource. I say this from my experience as a builder. The times I have had female sub trades on site, I would see a 20% increase in production. A strong female personality on the job site will bring up site production. Male subcontractors will work more diligently, perhaps because having a woman on the job site is rare. Having said that, the energy on the job site definitely changes for the positive. (Victoria, if you are reading this...yes, I am thinking about you).

Now don’t get me wrong; good trades are good trades - male or female. If a person has a good work ethic, takes pride and won’t compromise, this is a trade I will use over and over. Where I find women differ is through the thoroughness of their work preparation and also, women are a little more considerate toward other trades and especially trades following in behind them. As a contractor, I expect my subcontractors to clean up after themselves. The female sub trades I have worked with, never require reminding. As a matter of fact, women seem to be able to somehow predict other trades’ potential bad habits and whatever happens, everyone seems to up their game. Young women deciding on a career might not choose to be a subcontractor because it is not typical, but overall the construction industry is beginning to realize the female contribution to the job site is very positive. My clients love having women trades around, for obvious reasons. So do I and so do the other male sub trades. Now, a final word of advice from a builder of 25 years. I am sure it is difficult to compete in a male dominated industry but be of good character. Actually, I will extend this advice to young men, as well. Always be professional and always do your best to be respectful of yourself and others. Be an example and lead with a humble spirit.

NEW MORTGAGE RULES R E A L E S T A T E

The federal government recently announced plans to help buyers get a foot on the property ladder, offsetting the stress test requirements of recent years. Under the new rules, First Time Home Buyers will be eligible for top-ups of their down payments through the Canada Mortgage and Housing Corporation. Borrowers will still need at least five per cent of the purchase price however, the CMHC would provide an additional 5% for resale homes (total 10% down) and 10% for new builds (for a total of 15% down). The most obvious benefit would be a smaller mortgage, thus allowing new buyers to qualify for more house. However, there are some restrictions. Specifically, only household incomes under $120,000 would be eligible. The loan amount for the program caps out at four times the applicant’s annual income or $480,000. Lastly, the loan is repaid upon sale of the home. While this is certainly welcomed news for some, the reality is the

maximum purchase price will be around $500,000. A quick look online will show you the supply of properties in range is thin in areas like South Etobicoke. So, if this is something you hope to make use of, be ready to go when the program opens this September because it is likely that most of these properties will be priced out of the program shortly after it goes into effect. INGREDIENTS

1/2 cup + 1 Tbsp Dutch processed unsweetened cocoa powder or cacao powder 1 Tbsp carob powder (deepens the chocolate flavour and adds sweetness) 3/4 cup chopped cocoa butter (sub 75%+ dark chocolate if you don’t have the butter) 1 pinch sea salt 1 14-ounce can full-fat coconut milk 1 tsp pure vanilla extract 5-9 whole pitted medjool dates (thickens and adds sweetness – all full of good fibre) Monk Fruit sweetener – ½ tbsp to start for taste (I like Krisda combined with erythritol) Top with desired fruit or berries or whipped cream 28

In a small saucepan, combine cocoa and carob powder (optional), cocoa butter, salt, and 3/4 cup (180 ml) coconut milk (for better fluffiness consider chilling the can overnight prior to use and remove some or all of the coconut water – drink it as it’s full of electrolytes). Begin warming over medium-low heat, whisking to combine. Once mixture has melted, add remaining coconut milk, whisk until fully combined. Remove from heat, add vanilla and Monk Fruit sweetener to taste (or add more dates). Transfer mixture to a blender. Add dates (start with 5, increase to taste), blend on high until creamy and smooth. At this time, you could add other flavours like peppermint oil for chocolate-mint or peanut butter for peanut butter-chocolate. Taste and adjust flavour as needed, adding more cacao powder for rich chocolate flavour, dates for sweetness, or sea salt for saltiness. Transfer to bowl and cover. Refrigerate until cold and thickened (at least 4 hours) or overnight. Top with whipped coconut cream, berries. Enjoy!

This year, the Toronto event is taking place on Sat. June 8 at Women’s College Hospital. I was 12 years old when I came up to my mother and told her I was starting a macrobiotic diet. A couple of years later I switched to pescatarian diet (vegetables and legumes based diet that includes fish as well), and then to a vegetarian diet. My life has been a continuous search for the optimal diet. Searching for healthier eating habits, patterns, lifestyle, exercise routines has been a lifelong passion. It took many years to discover how I would be able to work all those discoveries and experiences into my practice. I wanted to find a way to connect what I was learning at school with my passion for natural products, healthier living, exercise and good nutrition.
