As the weather’s heating up, so too is the real estate market in the GTA. “SOLD” signs can be seen up and down our neighbourhood streets, so we thought it would be fitting to get some insight from our local real estate professionals. We’ve included market statistics and interviews with local realtors, namely Trish Manning and David Cinelli, as well as an opinion piece by Mary Marrello offering her thoughts on lot splitting and its affects on our neighbourhoods. MARKET UPDATE By David Cinelli, MBA The GTA real estate market continues to be red hot, largely driven by great demand due to lack of inventory. Contrary to popular belief, it is not solely foreign buyers who are driving the market up. Both domestic and foreign buyers are often met with multiple offer situations for homes, driving sale prices up because of a lack of inventory in the marketplace. Active sales in March 2017 are forecasted to be 7,621 compared to 12,132 in 2016 and 15,295 in 2015. Why the decrease in real estate listings? According to a recent report by Simon Fraser University assistant professor Josh Gordon for the Ryerson City Building Institute in Toronto, “Pre-existing homes are not coming up for sale in the same volume as in the past

because owners are hunkering down as prices soar – in some cases because they do not want to sell too early in a rising market…shortage of listings…(are) driven by an imbalance caused by speculative demand in Toronto’s market, which is fuelling rampant price increases.” Attempts by the government to slow the market, short of increasing interest rates, have failed to make a dent in this hot market. Current forecasts suggest that with increasing prices, lack of inventory, and low interest rates, the trend will continue until at least the end of 2017. However, the increasing sales growth is not sustainable. If the market continues to show double digit increases in average sale price due to lack of inventory, the outcome could be catastrophic for the real estate market in the GTA.

Q & A with

TRISH MANNING

More and more entrepreneurialminded folks are turning to real estate to focus their start-up aspirations. What might a career in real estate look like? We sat down with Trish Manning, Managing Broker at Royal LePage Terrequity Realty to find out. Manning is no stranger to the real estate industry. She’s been in the business for over 30 years and has spent much of that time managing 8

and developing teams of realtors. After successful stints at Royal LePage’s North Toronto and Downtown branches, Manning took a year off to develop an internal education platform for a multi-office franchise. Now she’s back at the helm, this time in The Kingsway where, ironically, she started her career. We sat down with Manning to discuss her views on building a successful career in real estate.

To what do you attribute your professional success? Easy...being smart enough to pick great people to work with. Take the owner of Royal LePage Terrequity for instance. When the time came to return to managing, there was one man I spoke with; Andrew Zsolt. I knew Andrew to be a man of principle and integrity. I knew that if I was to sit in the managing broker’s chair again it would be for Royal LePage Terrequity Realty.

Why Terrequity? The culture at Terrequity is incredibly unique and it is a reflection of Andrew’s commitment to his realtors - to help them grow their business. Andrew has built a company that values a culture of respect. The man had a vision for a brokerage that was focused not on an age demographic, a price point, or a neighbourhood but on professionalism. Everything about Terrequity was developed to help support its realtors in their businesses. It’s business people we are looking to attract, which is why we’ve shied away from hiring hundreds of agents for one location.

Each of your branches have had increased success. Why is that? Honestly? Having an appreciation for the realtors who make up the office and learning to understand their businesses, what makes them unique, and simply shining a light

on them. All the offices I have worked with have had a really great low-key, collaborative vibe that has been high on performance and low on attitude. Sometimes it just takes someone else to step in and do a little bragging for you.

What advice can you offer those who are considering a career in real estate? Do your research and choose your brand affiliation carefully. A good brand will do a lot of the heavy lifting for you when you’re starting out. Next, make sure that you connect to an office where the peer group and leadership will help carry you through the stressful times, celebrate your wins with you, as well as encourage and support you as you build your business. I’d like to tell you that this happens everywhere, but the plain truth is it simply does not. The warmth and companionship amongst the agents at our Bloor Street office are what drew me to this location. I truly believe that unity builds strength. I have the daily privilege of watching this group work together while remaining competitive - the experienced agent providing guidance to the newer ones, the tech-savvy early adopter sharing knowledge with those less technically hip. Considering this is a people business, no one ever tells you how isolating it can be. Office culture

LOT SPLITTING

We live in one of the most desirable places in North America. As a matter of fact, Toronto has outpaced the national growth rate consistently over the past 5 years and there is no stopping in sight. Fortunately, that same migration has made a major impact on the local economy and brought gentrification and increased density to many neighbourhoods. There was a time, not so long ago, when many neighbourhoods were neglected and local business literally

came to a halt. Thanks to migration, many neighbourhoods have been revitalized and are now again vibrant and healthy. Part of this revitalization has been a result of lot splitting. Lot splitting is a contentious issue, however. Although it increases density which many believe is beneficial for our city, others are against it for a variety of reasons, not the least of which is its impact on the character of the neighbour-

hood. Unfortunately, some resi dents claim they were made tofeel a sense of guilt from their own neighbours about splitting their larger lot to make room for another home to be built. In some cases, building two new, often more efficiently sized homes on the original lot. In the end, however, many of these residents were proud of their decision to be part of the revitalization of their community. The bottom line is, we need to be

open minded to intensification and, in my opinion, welcome it with open arms. Family comes first for David Cinelli. It’s obvious when you see him interact with his wife, Natalie, and two daughters, Mila and Mateja, at their South Etobicoke home in the Queensway-Stonegate neighbourhood. Cinelli’s interest in real estate grew out of a passion for houses after he bought his first property at age 25. Since then, he has helped others grow their wealth by showing them how to invest in rental properties even before he became a Realtor. With property values soaring and interest rates at record low levels, Cinelli feels the spring real estate market is poised to reach new heights in the GTA. “I recommend buying real estate in Etobicoke,” advises Cinelli. “It’s an undervalued asset.” From The Kingsway to Long Branch, South Etobicoke is attracting new residents who desire a much more family-oriented lifestyle. “I love South Etobicoke,” exclaims Cinelli. “We have some of the best schools, parks, and facilities in the GTA. DEVELOPMENT OR DEATH? As Toronto evolves into what the media is calling a “world-class city,” real estate prices are going through the roof. Whether you love them or loathe them, you can’t deny that developers are a lot like dreamers. Developers look up at the sky, down at the ground and see what most of us don’t see: money and opportunity. Their towering condo creations are a testament to developers’ belief in progress, change, and high-density living. Developers are building homes for thousands of Torontonians willing to live – and pay – that high. My 19th-century farmhouse funeral home isn’t half as sexy as a shiny new skyscraper. Yet I believe I’m more of a neighbour and contributor to the New Toronto Lakeshore area than all these new towers combined, which is exactly what I told the developers when they came calling a few months ago. I was told another local funeral home (our competitor) had already sold their Lakeshore property so why not me, too? I was invited to imagine what it would be like to see a sky-high tower built across from Humber College. To imagine the sense of pride and progress knowing I had helped wipe out the final remnants of a family farm almost as old as Canada. By signing on the dotted line, our funeral home could become a plot (a tombstone!) signifying the end of an era and the dawn of a revitalized Lakeshore. And yes, the dev16

elopers offered millions. What they didn’t factor into their presentation was my belief that there’s a lot more to life than money and progress. I see the reality of that truth every day when I come to work and wander into rooms filled with kind-hearted people laughing and crying as they share stories about the people they love. A funeral home is literally a place where life and death intersect. There are few places left for expressions of public tenderness. Few places where we can gather as family, friends and neighbours to cry, laugh and story-tell. In this age of speed and progress, places that bring people together – live and in person – are priceless. A funeral home like ours has deep

roots for a reason. We’re a part of the community, a member of the neighbourhood and we’re committed to our role as a gathering place. The developers call me a different kind of dreamer, the old-fashioned kind. I believe in tenderness not towers.

TURNING AN IDEA INTO A BUSINESS While some rely mostly on luck and others on experience, there are a few things that we can teach you which will enable you to move forward with confidence: Identify the NEED that must be filled Arguably the most important reason in starting your own business is being passionate about your idea and translating that message into why you do what you do to a consumer audience. Bearing in mind that profit is the key purpose of a business, what is the uniqueness behind the idea you are bringing to the business market?

With a smorgasbord of new businesses setting up in the GTA, where more than 1000 new companies were registered at the Mississauga Chamber of Commerce in the first half of 2016 alone, it may appear that everyone can launch a business - which is mostly true. Hearing about great success stories of start-ups and the glorification of entrepreneurship today through movies and media, it can be very tempting to quit your day job and be your own boss without understanding what it truly entails. The harsh reality is that only 15% of budding entrepreneurs will succeed, and so, the key question here is: “What increases the chances for my idea to do well in the marketplace?” 22

Being an entrepreneur can be one of the toughest jobs you will ever do. Passion will help you go through the daunting times. As Steve Jobs once said: “The only way to do great things is to love what you do.” This holds the secret to success for many. Whatever that passion, it needs to be the driver of the reason you are going into business, for it will fuel the journey ahead. Research, Research, Research Researching and learning your market is undoubtedly one of the most important phases in starting a business and is an essential platform in the branding process. Quite often it is overlooked by the over-confidence in one’s own business idea, but as many entrepreneurs in the past have learned,

the most important rule is research. Give your Brand Personality Marketing your brand is not only about your logo, it’s about interpreting your “why” and findings from your research into how your brand looks, sounds, and feels. Tell a story from brand reasoning and tone of voice, to logo colours and fonts, which sometimes requires a professional eye. As an entrepreneur, to optimize efficiency and get the best results, you will need to work in a team, where everyone will concentrate on what they know and do best and how to develop your brand’s personality. Spread the Word When you are done with the planning, research, and development, it’s time to release your brand onto the world. Developing a successful advertising and PR strategy is vital in getting your business on the consumer map. Telling consumers is more than writing a press release, so make sure you develop a well-diversified, integrated plan which will include offline and online tactics tailored to your business needs (Facebook, Twitter, Instagram, Linkedin, Blogs, websites etc). Based on your prior research you will have by now identified your consumer segments and if you do everything in this advertising area correctly, your key messages will be placed directly in front of the

eyes of the right people at the right times. Don’t Wait Around Last but not least, starting and running a successful business is about continually innovating, changing, and adapting to new market demands and consumer needs. Nothing is ever constant, except change! Research will never stop which enables you to listen to your consumers and adjust accordingly. There will always be a confusion between when to change or how much to change, yet your core reason “Need” will help you to make the right decision to continued success. PROFILE ESTATE OF CALM

Started in 2012 by Dean Inglis, a local South Etobicoke resident, Estate of Calm focuses on helping people transition from one stage of their life to the next by offering decluttering, sorting, and packing services. The idea solidified into a full business after Dean finished de-cluttering, sorting, and packing her parents’ three-bedroom home of 51 years to prepare it for sale.
