There She Blows - Your Home in a Windstorm

T

he windstorm that ripped through the Inland Northwest in November of 2015 left much of Spokane in shambles. 54% of homes and businesses in Eastern Washington and North Idaho experienced power outages, and homes and yards were destroyed by falling trees and falling debris. That storm passed, but there are steps you can take to protect your home from future storms. During a windstorm, wind pushes against the exterior of your home. That force is passed from your roof to your exterior walls, then all the way down to your foundation. Gabled roofs are more likely to suffer damage from wind. If you have a gabled roof, make sure you have truss bracing. You can also protect your garage door from collapsing or failing by strengthening it with a retrofitting kit. This is horizontal bracing for your garage door, which adds horizontal bracing for garage door stability. You may need to install track anchoring on your garage door track to ensure it doesn’t become displaced during strong winds. Wind can also shatter windows or glass doors, so it’s important to protect your exterior glass as well.

enter our new spring contest!

Installing shutters is one of the easiest and most effective ways to protect your glass from breaking in a storm. Make plywood shutters yourself, by measuring the door or window you wish to cover and adding 8 inches to the width and height of the door for the size of the plywood. This gives your exposed glass a 4 inch overlap on each side. Using heavy duty hinges and deadbolts on your doors can help them sustain strong winds. Clean gutters often. If your gutters can’t effectively source the water off of your roof, you’re more likely to have a leak. A battery backup system for your water pump can also prevent flooding in your home in the event of a power outage. Have your trees trimmed. If a branch looks unstable, call a certified arborist to help you assess whether or not it needs to be removed to prevent damage to your home. Make sure your yard is clear of potential debris. Garbage cans, patio furniture, small sheds, trampolines and other outdoor accessories can be blown over easily by wind and cause damage to your home or your neighbor’s home. continued on page 8

continued from page 6 Make an emergency kit for your family in case a power outage occurs during a storm. Include a 3 day supply of water and nonperishable food for each person, a first aid kit, personal hygiene items, a portable radio, flashlights, basic tools, work gloves, lanterns, an air horn, any prescription medication, duplicate car keys, cash, and identification for each family member. Make a plan with your family. Decide where and how you’ll seek shelter if your home becomes uninhabitable during the storm as well as a meeting place in case your family gets separated. During the storm, be sure to secure top heavy furniture to the walls and stay away from doors or windows. What Do You Do If A Storm Does Damage Your Property? If A Tree Falls On Your Home Or In Your Yard Homeowners insurance typically covers damage to your house or garage, not your yard. Check your policy to make sure you’re covered. If a tree falls and you lose power, do not go near the tree. Call 911 and then the power company. Once the fire department gives you the go-ahead

to go near the tree, take pictures of the tree and the damage. Call your insurance company to get an adjuster out to your property. Call a certified arborist and arrange for them to come to your property at the same time as the adjuster. Get a bid in writing before you let an arborist begin working. The insurance adjuster should be able to sign off on the amount proposed by the arborist and provide a claim or authorization number. If you have branches or other yard debris in your yard, you can haul it yourself to any Transfer Station. The Spokane area Transfer Stations offer a “clean green” special rate for yard debris. continued on page 10

continued from page 8 Most places in Spokane County have outlawed burning debris in your own yard. Be sure to check with the Spokane Regional Clean Air Agency to see what the current burning restrictions are. Roof Damage Wind can lift, curl or remove shingles. Hail can dent them. If you suspect that your roof may have been damaged by a storm, walk the perimeter of your home and look for fallen or damaged shingles. Inspect your gutters, windows, and roof accessories. Inside your home, check your ceilings or attic for any signs of a leak. If you think you may have a damaged roof, call your insurance company first. Fencing Damage Fences are generally covered by your homeowner’s insurance policy. If a neighbor’s fence has fallen and damaged your property, you should still report it to your insurance company. Storms happen, and every tree eventually falls. Making sure your family and home are prepared is the best measure you can take to protect your family in the event of a natural disaster or storm. ]

M

any of us want to improve our homes. We enjoy making them look nicer, increasing their efficiency and making them more functional. However, sometimes the best intentions can do more harm than good. This Old House recently highlighted a number of mistakes people make while having the best of intentions... Insulation Nation Older houses often have too little insulation. Installed right, a layer of cellulose or loose fiberglass insulation in the attic is almost always a good thing. It slows the loss of heat, saving money as well as wear and tear on your furnace. In summer, it’ll keep the house cooler. But if soffit vents along the eaves become blocked by insulation, it can impede air circulation, allowing moisture to accumulate on roof

sheathing and upping the potential for attic mold. It can also lead to ice dams in winter and the roof leaks that come with them. Instead... Before adding insulation, seal air leaks between the house and the attic. Apply canned spray foam, airtight tape, or firestop sealant to close off gaps around wires and plumbing. Use metal flashing and nonflammable insulation, such as rock wool, to close off gaps around chimneys. Then add at least enough insulation to meet your area’s energy codes, installing plastic or cardboard baffles along eaves to keep insulation from blocking vents. Tree Spree An alee of trees leading to the entry might up your house’s street appeal, but planting a young specimen too close to paving puts both sapling and slab at risk. As they grow taller and spread their roots outward, trees push up paving, causing it to buckle and crack. continued on page 14

continued from page 12 Instead... Expect big things. Know what type of tree you’re planting and how it will develop. The roots of a shade tree will likely spread at least as wide as its leafy canopy. Plant small specimens that will stay under 20 feet at maturity at least 10 feet from paved areas; larger ones should have a 20-foot buffer zone. Seal Zeal Some rooms are drafty on cold and windy days, so you invest in an arsenal of gapfilling foam and caulk and fill up every crevice you can find. It seems like a good way to shield your home from heat loss, moisture and pest migration, but your house needs to breathe to stay fit and to provide a healthy environment for your family. Too much sealing and you’ll have your home gasping for breath. Instead... Caulking cracks and other weak spots is smart, but, says This Old House general contractor Tom Silva, be aware of the difference between those and your home’s vital ventilation openings. “Don’t caulk the weep holes along the bottom of a storm window,” he says, explaining that those vents are

there to let out water that can otherwise cause the sills to rot. “Don’t caulk the seams under clapboards, either.” Tom Warns. “If condensation collects behind the planks, it may cause your siding and paint to fail.” Lush Rush An occasional Saturday morning spent nourishing the grass seems a fair price for a lush, green lawn. A healthy yard not only sparks envy in the neighborhood, it loves itself, holding in moisture and fending off weed invasions. But fertilizing too often encourages those weeds, including annual bluegrass, Bermuda grass, and crabgrass. It also feeds turf-smothering thatch. And then there’s the problem that the Environmental Protection Agency calls “nutrient pollution,” when nitrogen and phosphorus runoff from lawn fertilizers causes an overgrowth of algae that pollutes the local waterways. Instead... Get a soil test then fertilize responsibly, using a product largely made up of controlled-release nitrogen; sulfur coated urea, ureaform or IBDU (isobutyliden diurea) formulas provide a slow, steady nutrient supply. Manufacturers may recommend application four times annually, but that’s likely more than your lawn needs. Consult a local extension office-the University of Minnesota Extension, for example, recommends fertilizing in late summer and fall only. Spokane’s local extension office is located at 210 N Havana St, Spokane, WA 99202 and can be reached at 509-535-7274 or at www.sccd.org. Make the Most of Mulching

L

awns and gardens can often benefit from the laying of mulch. Mulch serves various purposes in lawns and gardens, and many experienced lawn and garden enthusiasts lay mulch to ensure their properties make it through spring, summer and fall unscathed. First-time homeowners with little or no landscaping experience may not understand the benefits of mulch, which can be used to strengthen soil and protect properties from the elements. What is mulch? Mulch refers to a material spread around or over a plant to enrich and/ or insulate its soil. Many homeowners prefer mulch made of wood chips, which is both effective and readily available. The U.S. Environmental Protection Agency notes that organic mulches, which include leaves, wood chips, compost or grass clippings, can be used by homeowners who want to develop eco-friendly landscapes. Why mulch? Mulching can benefit plants around a property in various ways. Many people lay mulch because

the mulch helps soil retain moisture in the summer, when temperatures tend to be at their hottest. This can help plants survive summer heat waves. Mulch also can be used to suppress weeds. Weeds, which steal moisture plants need to build strong roots and survive summer, need light to grow. When laid correctly, mulch deprives weeds of the light they need to grow. Organic mulches can even provide homes for crickets and a type of beetle that feed on weed seeds. continued on page 18

Mulch also can deter harmful pests depending on the type of mulch homeowners choose. When purchasing mulch, homeowners will have to choose between the aforementioned organic mulch or man-made mulches, which may be made of plastic or rubber. While man-made mulches may repel pests, they also can have adverse effects. Plastic, for example, can heat up in the summer and cause plants to burn. Certain organic mulches can repel insects that can threaten plants. That’s because the majority of organic mulches increase the amount of beneficial MS 211 C-BEbacteria in the soil, and they also increase $29995 CHAIN SAW the presence of helpful insects that do not pose a 16” bar threat to plant life. Remodeling for Toddlers and Wobblers by Barbara Powers

I

have four major remodels under my belt. As a military brat, our family moved an average of every 2 years, so owning real estate has always been a high priority. However, many of the properties that I could afford needed major renovations! My remodels have been done several ways: TV style all in one week; several months working weekends and evenings; or my favorite took a year from the planning to completion. That one included adding two rooms and a bathroom along with the complete gutting of my home. The reason I did the entire home (besides badly needing it) was because my husband was diagnosed with dementia. Dementia is an excruciating long process with various levels of care needed. So I threw down my hammer and called an architect and a contractor and we got to work. They were invaluable. I can not say enough about hiring professionals! I even paid a designer $500 to help coordinate the colors and granite with the flooring I chose. It’s been five years and my husband’s disease has progressed greatly but he’s still at home happy and well cared for. The fantastic result has been that

Pat with his caregivers, Lilly, Kelli, Lisa & Sawyer my caregivers have young children who they bring and my home is a safe and very joyous place for everyone. These are a few of the things I’ve learned. continued on page 24

continued from page 22 1. Cabinets - Consider baby/ elderly proofing all your cabinets from the get-go. Young and old like to get inside and take everything out! Avoid fancy handles that catch clothing. 2. Electrical - I like the rocker switches, I can turn lights on and off with my elbows if my hands are full with children or other things. And kids love playing with these once they discover the power of light! 3. Stoves/ Ovens - I bought an expensive stove/ oven that had a safety feature that supposedly it could be locked down. Day 1 of the move-in my husband started a fire! It did not work. Home Depot offered to take it back but it did not solve the problem. My brother, a professional electrician, installed a switch in the kick plate of the cabinet next to the oven, which you can operate with your foot to turn the stove on and off. The induction stoves are an alternative but expensive, and Mark’s solution is working brilliantly - for all ages!

continued from page 24 of sturdy grab bars used for safety and toddler pull ups. The builder originally wanted me to install the high toilets throughout the house. It’s seems nice for adults but not for the kids - keep a lower one if you can (they are supposed to be better for the “process” anyway). 5. Flooring - I’m a believer in no carpet. My flooring expert, who did an excellent job, talked me into carpet in the bedroom and now I can’t wait to eventually remove it. Easy clean up is important for just about everyone. Safety is also a factor if there is shuffling. Something I learned with dementia is that different floor surfaces/ colors can appear like a big hole if it’s dark. My bathrooms have a beautiful dark vinyl but many times my husband is hesitant to enter, be aware of too many floor changes from one room to the next. 6. The Great Escape - yep with both young and old, they like to have breakouts and can get out of the house, often. Put safety locks high on the doors; the children can’t reach them and the elderly don’t see them.

This topic is endless and fun. If you are considering a remodel, even if you don’t have toddlers and wobblers, it’s good to plan ahead. The smart thing to do is to talk to the experts before you start! There will be plenty at the 40th Annual Home & Garden Show. If you need more advice on living with dementia contact your local Alzheimer’s Association, they have a wealth of information. ]

ummer is the time of year when the world slows down a bit, and what better place to spend those long days than in your own backyard? If your backyard needs a bit of sprucing up, check out the following ideas for how to make your back yard your personal paradise! Seating Outdoor seating is a must have for entertaining during summer barbecues! You can find patio furniture at pretty much any department or hardware store, but if you’re feeling crafty, there are plenty of do-it-yourself patio furniture tutorials; many feature wooden shipping pallets or cement blocks as the structural piece to your furniture. Bring starlight to your outdoor oasis by installing a canopy of commercial grade string lights. To do this, screw eye hooks into the outside of your house into a wood header (be sure to use a stud finder to ensure you’re drilling into a wood header, not just your siding!), then attach a cable to your eye hook using a metal ring. Wrap the string lights around the cable, securing with zip ties. Plug in and enjoy! Get creative! Put solar powered lights into wine continued on page 30

Water Feature Water features add allure to your property; the babbling of rushing water stimulates your senses. One of the biggest trends in water features are disappearing waterfalls. These are miniature cascading waterfalls that fall straight into a bed of gravel rather than a pool. Fountains and water gardens are also a timeless choice for your backyard.
