Is Your Bedroom Designed for Sleep? S

ounds like a dumb question, right? However, in reality, the reason you might not be sleeping as well as you should might have a lot to do with whatâ&#x20AC;&#x2122;s going on in your bedroom.

According to the Better Sleep Council (BSC), the nonprofit consumer-education arm of the International Sleep Products Association, getting adequate sleep can positively impact every area of your life, from your productivity on the job, to your eating habits and fitness goals, to your relationships. In fact, a recent survey from the BSC suggests that getting more sleep may be the key ingredient to keeping Americans on track for meeting their 2018 goalsâ&#x20AC;&#x201D;27 percent chose getting more/better sleep as a resolution for the year, and those respondents also reported other health-related goals, such as exercising more (69 percent) and staying fit and healthy (68 percent). Also, Americans surveyed who wanted to prioritize sleep in 2018 planned to do so by getting to bed earlier (65 percent), maintaining a consistent bedtime (62 percent), and having new nighttime routines (53 percent). Almost half of those surveyed said they also plan to upgrade their sleep environment by purchasing a new mattress or other bed-related items.

The BSC offers these other suggestions for improving your sleep habits:

Consider your window treatments. If you’ve committed to getting to bed early, keep your window treatments sheer. Natural light filtering in as the sun rises will help wake your body naturally—the perfect way to start your day. Installing sky lights can also provide wakeful sunlight. However, if you can’t seem to ditch the night-owl habit, room darkening curtains or shades may be necessary to ensure you get the extra hour or two you need in the morning.

Adjust the lights. For each lamp in your bedroom, decide what purpose it will have and choose a light bulb with appropriate wattage. For example, a bright light may be necessary near a mirror or for a standing lamp. For bedside lamps, lower wattages (45 to 50 watts) offer ambient light or gentle light that are best for reading. Lampshades can help dim lights as well. Installing a dimmer switch will allow you to control the brightness of all the lights in your room as you need it. This is especially useful with overhead lights.

Ditch the distractions. Avoid the distraction of social media and emails by setting your phone to automatically go into Do Not Disturb mode during

sleep hours, and leaving your tablet and laptop in another room altogether. While you’re at, do you really need a TV in your bedroom? Opt for a pile of books on your nightstand as reading relaxes the mind and helps induce sleep, while screens keep your brain wired. Spruce up your bedroom décor as well by replacing your TV stand with a nice bookcase or chair and ottoman for reading.

Analyze your bed. Consider whether it’s time for a new mattress. If you’re waking up a lot during the night to shift positions, it could be due to a mattress that’s not supporting you properly. Same for your pillows. Are they too soft, too firm, or just right? Also make sure your sheets, blankets and comforter offer the perfect balance of softness and warmth without making you overheated.

Keep it cool, even in the cooler weather. A comfortable sleeping temperature is between 65 and 67 degrees Fahrenheit, so turn on an air conditioner or lower the thermostat before bed for an optimal sleeping climate. If cracking open a window gets you to that temperature range, all the better, as fresh air makes for even healthier sleep. And when the temperature is cooler at night, it has the added bonus of helping you save money on running the AC.

Make daily sleep appointments. Develop a routine in which you go to bed at the same time and wake up at the same time every day. Sticking to these appointments will help you in all of your other routines and scheduling as well. As you work on perfecting your nighttime sleep routine, remember that it’s not a bad idea to catch a power nap during the day if and when you can. hether you're building an addition, completely remodeling or just finishing your basement, a home improvement loan can help add value and comfort to your home. There are a variety of loan options available that we detail later in this article, but before you explore those, there are four steps you should take to ensure that you'll get the money you need: Understand Your Credit History With any type of loan, a higher credit score will give you better terms for your loan. But if you have a low credit score, that doesn't mean a home improvement loan is out of reach. There are government loans, private lenders and co-signing opportunities that may be available to you. 1

Evaluate Your Equity Home improvement loans are largely dependent on the homeowner's equity, since this becomes collateral for the loan. 2

Even if you have a decent amount of equity, you will need to prove that you're capable of paying your debts plus the added debt of the home renovation loan. The final terms of your loan agreement will be determined by your ability to pay back the loan on time. Get an Appraisal The lender needs to know the overall value of your home before agreeing to certain loan terms. Not every lender will require an appraisal of your home, but it helps to be prepared in case it's requested. 3

Estimate Your Project Cost Before you apply for a loan, you should establish a baseline of estimates from professional contractors to determine how much your home improvement project could potentially cost. This will give you a good idea of how much you'll need to borrow. Seeking out contractors for estimates will prepare you for what your project could entail. For example, you might be unaware that there's mold in your walls which is something you'll definitely need to take care of—and this will add to the amount you'll need to borrow. 4

While you're figuring out the cost of your project, be sure to request estimates from several contractors so you can shop around for the best price. What Are Your Home Improvement Loan Options?

After you've completed the above four steps, you'll be ready to look into your loan options: Home Equity Line of Credit With a home equity line of credit, you're able to withdraw money as you need it during a time limit that the lender has specified. Much like a credit card, as you pay some of the balance off, your credit will revolve and you can start to withdraw again.

This line of credit can have fluctuating rates that can be higher than the rate you'd get on a fixed-rate loan, making them more risky. But there is more flexibility with a home equity line of credit than a fixed-rate loan. Home Construction Loans When it comes to home construction loans, lenders need to place a lot of trust in the builder, meaning they are usually very cautious about giving out these loans. If things go wrong, the lender could quickly realize they've made a bad investment. Because of the risk for the lender, there are precise qualifications for this type of loan, including: » Proof of good credit and financial health » A comprehensive list of project details (floor plans, materials, etc.) » An estimated home value from an appraiser » A large down payment—usually 20-25 percent » Working with a builder that's approved by the lender Home Equity Loans A borrower uses the equity of their home as collateral under a home equity loan. The value of your property will need to be determined by a licensed appraiser, and this will determine the loan amount you are eligible to receive. Usually this requires good credit and can end up being more costly than other loan options since additional fees associated with the appraisal, originator, title and closing process can come up. FHA 203(k) Loans The federal government backs FHA 203(k) loans, which were established with the intention of revitalizing struggling neighborhoods. Under this loan, borrowers can purchase a property with the cost of repairs and upgrades included. The required down payment is as low as 3.5 percent in most instances. Make sure to follow the above steps and do your research on loan types as you're planning to renovate your home! The excitement bubbles up inside as you make your dream home list. Everything from the kitchenâ&#x20AC;&#x2122;s layout to the backyard patio have been perfected in your mindâ&#x20AC;&#x2122;s eye. But before you jump to decorating the house you long for, there is some leg work that needs to be done and some things to keep in mind at the outset of this house hunting journey. Buying a home is the largest investment of your life, so step lightly and follow this ultimate checklist to avoid snags along the way.

Evaluate Your Credit Unless you are part of the crowd with hundreds of thousands of dollars worth of cash sitting around, you will need a loan, and a loan means good credit. You are entitled to a free credit report every 12 months from each of the three major credit reporting agencies: TransUnion, Experian, and Equifax. All can be accessed at AnnualCreditReport.com. A good credit score (the 3-digit number that rates your creditworthiness) means better lending options, better interest rates, and a better chance for being approved for a mortgage. Shoot for 620 or above. If you have something lower, then work on getting your credit score higher before you pursue a home. Actions such as paying bills on time, lowering your debts, and keeping cards with a zero balance open will all boost your credit score.

Monthly Expenses Do you have stable employment? Is your paycheck dependable and steady? Figure out what you can comfortably afford monthly for a home mortgage before committing to one. A general rule of thumb is that your mortgage payment shouldn’t exceed 28% of your monthly income. For example, if you bring in $4800 a month, your mortgage payment should be around $1340 or less. There is wiggle room on this number, but it’s a good baseline to follow so that you don’t ﬁnd yourself with a roof over your head but nothing to eat. You can try using a mortgage calculator, like the one we found on QuickenLoans.com to help crunch the numbers.

Upfront Costs Money, of course, is a must have when it comes to home buying. A downpayment is an important variable in this equation, but not as crucial as you may think. Folks without bookoos of cash in hand for a down payment have loan options, such as the FHA loan which requires only 3% down. The downside to not saving up the standard 20% of your home’s price is that you will end up paying PMI, or private mortgage insurance, which tacks right on to your monthly expenses. There are also other costs to consider when homebuying that sometimes get overlooked during the planning process, such as costs for the appraisal, home inspection, and closing fees.

Location and Neighborhood If this is your ﬁrst home, consider the location in which you are buying relative to your current life hot spots. Where is your job? Will this house grow with your family? Is it located in a good school district if you plan to have children or already have them? Consider the neighborhood and the sort of lifestyle habits that your neighbors have. This residence may be more permanent than your most recent rental, so your neighbors and the overall atmosphere of the location matter. Typically, home buying is more of a permanent situation than renting because of the costs and time associated with the process.

Keep Yourself in Check It may sound silly, but many ﬁrst time homebuyers have gotten caught up in the excitement of house hunting and have ended up with lemons. Go into the process level headed and see through the home’s staging to the bones of the house. Never buy a house just for the view, but for the land itself. After all, if you don’t own the view, it could change rather quickly. Understand the life expectancy of major appliances and systems of the home to have a grasp on what to expect while you do your search. For example, the average lifespan of an asphalt roof is around 25 years. The expectancy of a hot water heater is between 8 to 12 years. A properly maintained HVAC unit can live for around 15 years. These will all be things that come straight out of your own pocket when the time comes for repair, so the younger the systems, the better. This guide is a great jumping off point as you begin the exciting season of ﬁrst time house hunting. Get your ducks in a row and keep your eyes open and you are sure to have a great experience.

HOW TO PHOTOGRAPH A HOUSE IN ITS BEST LIGHT

With an abundance of real estate listing websites and word of mouth advertising through social media, thousands of photos of houses are uploaded onto the internet on a daily basis. That’s a lot of competition for home sellers, so it’s crucial to know how to photograph a house in its best light to ensure that a listing doesn’t get overlooked.

START WITH THE CAMERA Although most smartphones come equipped with good cameras, you may find you can get better photographs with a regular digital model. Take a few interior and outdoor test shots with both camera types to see which produces the best quality photos. Work with camera settings to optimize light levels and other functions before starting to take pictures.

TREAT YOUR PHOTOGRAPHY SHOOT LIKE A HOME SHOWING

For interiors, pull back curtains, raise shades, and move any plants or furnishings out of the way that may block the light or cause large, distracting shadows. Don’t chance having a great listing passed over quickly because a messy yard or parked car detracted from an exterior photograph.

ANGLES ARE IMPORTANT Nothing could be worse than making buyers feel like they have been deceived, so avoid taking wide angle shots that make rooms look larger than they actually are. Take photos from the doorway or a corner to show off the entire room, and kneel down if necessary to avoid getting the ceiling in the shot. Exterior photos can be taken straight on to show the house’s full façade, or from an angle to capture its depth.

EXCEED AND EDIT There’s no better way to end up with the best home photographs possible than by giving yourself plenty to choose from. Take several photos of both the inside and outside of the home, and from several different angles. Finally, use an online photo editing program to select, crop, and improve graphics on photographs that capture the best of what a house has to offer.
