How to find the next international property hotspot What is it that makes one destination a property hotspot whilst another will never enjoy the benefits of a booming property market? The simple answer is supply and demand. But whilst supply and demand are market drivers in themselves, it is the market drivers that affect supply and demand that need to be understood to successfully assess whether a destination or property market is on its way up and have hotspot potential. Here are some of the most important market drivers.
Location
Infrastructure
This is possibly the single most important factor to consider before making any property investment. The location of a property is directly linked to the return on investment you can expect from both capital growth and rental yields. Comparing current property and rental prices in the immediate and surrounding areas of any proposed investment will provide first-hand knowledge of pricing. If possible, pay a visit to the area to better understand it. Needless to say that if the investment is primarily for summer holiday makers then the climate needs to be warm and sunny. If the investment is primarily for skiers then good prolonged snow fall is needed.
Investments in infrastructure are one of the best signs of an emerging property hotspot. Government investment into an area is in particular a big plus because it tends to attract money, as well as work and infrastructure improvements. New airports, roads and rail links, as well as expansion of existing services and amenities, are strong signs of economic growth and commitment by the local authorities.
Accessibility and transport links Accessibility always help to open up new areas to tourists and investors. Affordable and reliable transport links, new low-cost airline routes, new and upgraded airports, roads and rail lines

Local demand and ownership ratio Unless your strategy is to only invest in resort properties in the established beach destinations, a key element to successful property investment is to invest in areas that have a strong local demand. That way, you avoid limiting future resale to second home or overseas buyers. Consider as well the ownership ratio. That is, the proportion of households owning their homes as opposed to renting. The ownership ratio is a good indication of the demand for rentals versus home ownership and a sign of whether ‘flip’ or ‘buy-to-let’ is the most suitable investment strategy for that market. This ratio depends partly on culture, but home ownership tends to rise steadily along with incomes. Governments can sometimes play a 20

International events High-profile events - think Olympic Games or the World Cup - have helped to boost property values. Host cities benefit from the employment opportunities, tourism growth and infrastructure improvements, boosting both property prices and rental yields.
Economy Economic performance, both nationally and regionally, is a key factor. Look for countries with expanding economies that help to bring in foreign direct investment and tourism. A good sign in emerging hotspots is large companies relocating to the area as this often generates other investments and improvements in infrastructure. In these areas, both letting and resale markets are often expanding and ‘buy and hold’ strategies may be very rewarding. For countries and regions relying on tourism, a critical factor is that they allocate sufficient investments in marketing and infrastructure to

attract construction and visitors. A potential risk is that too much planning permission may be allowed, resulting in oversupply and downward pressure on property prices and rental yields.
Financing Markets where mortgages are available to buy property will exhibit stronger demand for property than markets where you cannot get mortgages. Whilst most countries have an established system in place for mortgages, some do not accommodate overseas investors, or have restrictions that negatively affect demand. However, the interest expressed by outside investors has forced many regions to introduce friendlier investor requirements.
Political stability With terrorism around the world on the increase and many political, religious and legal implications to consider, it is essential that the stability of the location is carefully considered prior to any investment. A stable political environment where sound economic policies are being pursued over the medium-term is an essential backdrop to successful investing. Overseas property markets are often driven partly by foreign investors who are reluctant to buy into unstable countries. Whilst it is possible to achieve significant returns by investing in a troubled region of the world, there are significant risks, too. Brazil is a prime example of how political stability is followed by economic growth and stability. As one of the BRIC countries (Brazil, Russia, India and China), Brazil is one of the world’s better-performing economies. Against a backdrop of significantly reduced political unrest and economical risk, local and international investors have reaped the rewards.
Regulatory environment Before you spend too much time on research, look at whether there are ownership restrictions for foreign buyers. Favourable laws for foreign ownership would have a positive impact on property investment. Changes in legislation such as limitations of the number of new planning permissions or decisions that new properties cannot be built as close to the beach as they once could can also influence supply and property prices. Both examples limit existing supply, which means that the price of existing properties is increased.

Leaseback properties could avoid the proposed wealth tax in France Overseas property buyers in France are being advised to choose leaseback properties to avoid having to pay a 20% tax on second homes under a plan being proposed by President Sarkozy. If it all goes ahead, this will come into effect from 1st January 2012. The European Commission has said that it is going to “scrutinise” the new French tax proposals targeting non-resident owners to ensure that the proposed legislation complies with European law. As the proposed tax of 20% of a property’s rental value will only apply to those homes which remain regularly available to owners for personal use, leaseback properties, which are effectively rented out year-round, should be exempted. The leaseback scheme is equivalent to a French state-sponsosered buy-to-let programme. A major difference being that it operates within a set framework and instead of adopting a quick get rich mentality, aims to be a low risk long-term investment.
Major US airlines step up Brazil services Two of the United States’ major airlines have applied for permission with the Department of Transport to increase services to Brazil by up to 10 flights a week, in a move that would bring a huge influx of American tourists to the booming nation. American Airlines has proposed to step up its flights from Miami to both the capital of Brasilia and the south-eastern city of Belo Horizonte, providing a daily service from its Floridian transport hub to both airports. It would also add a new route to Manaus, capital of the Amazon region.
Low-cost carrier Delta has also applied for nine new flights out of its main base in Atlanta. The extra services would see a daily connection between Atlanta and both Sao Paulo and Manaus. The onslaught of US air passengers is expected to further increase in the coming months, with the signing of a new agreement between the Brazilian and United States governments allowing the full liberalisation of air traffic between the two countries. Delta and American are expected to be the first of many US airlines to increase their services to Brazil, as tourist interest begins to spike in the lead-up to the Olympics and the World Cup.
Surge in foreigners buying property in Cyprus Sales of properties in Cyprus to foreign investors rose by 19% in April thanks to new property laws and improving consumer confidence in the country. Sales to overseas buyers have risen across the first quarter of 2011 and Cyprus’ property market finally looks set to emerge from a difficult period. Foreign demand for buying property in Cyprus has partly been encouraged by government announcements. The Cypriot parliament approved a new law giving land contracts power over any mortgages owed to the banks by the property’s seller. The new law will allow the buyer to have Title Deeds, independent of whether the seller owes money on that property. This will help buyers in circumstances where developers have failed to pay the mortgage on the land, but the owner of the property has paid in full. Also, Cyprus has reported a staggering 43% rise in tourist numbers in April compared with 2010 figures, revealing a surge in foreign interest that could certainly help the future rental income and home values of Cyprus property owners.

Barcelona tourism posts record year
Barcelona posted its best-ever year in terms of tourism in 2010, with more than 14 million hotel rooms booked and with a record 7.13 million tourists, a 10.1% increase over the previous year. 122

However, 2011 looks likely to be even better, stressed Joan Gaspart, the President of Turisme de Barcelona. According to Gaspart, if matters continue as they have begun in the first months of the year, 2011 will see a new record. INGREDIENTS 4 rice pancakes 100 g sea bream filet without skin 1 celery
1 cucumber 100 g sprouted seeds ( red cabbage, fennel ) 12 mint leaves 40 g red Camargue rice cooked in boiled salt water 10 g flaxseeds
For the chutney: 4 figs 25 g honey 10 cl Xérès vinegar 10 cl soy sauce 10 fresh coriander leaves
Cut the fish into thin slices. Soak the rice pancakes in hot water to make supple. Put 3 mint leaves, sprouted seeds, rice, fish and flaxseeds in the middle of each pancake. Salt. Roll the pancake tight. Cover with cling film and keep cold. For the chutney : heat the honey, add the Xérès vinegar and the figs cut in 4. Simmer gently 20 minutes. Let cool down before adding soy sauce and chopped coriander. Serve the rolls cut in 3 together with sliced celery and cucumber flavoured with olive oil, pepper and salt. Serves 4

“Pink Lady” apple crumble with warm white rice and ice cream Courtesy of Julien Banlier, Le Mas de Peint, Camargue, France
INGREDIENTS For the caramelized apples 6 to 8 red apples “Pink Lady” 20 g sugar 20 g butter For the crumble 80 g flour 80 g butter 80 g sugar 25 g almond powder 5 g cinnamon Milk rice Ice cream, ready made vanilla or salted butter-caramel ice cream For the crumble : mix all ingredients, crumble the preparation on the pie plate and leave for at least 2 hours at room-temperature. Put on the oven at 180˚C. Bake for 20 minutes until the top has nicely browned. Keep dry. Peel the apples. Cut it in 6 quarters. Slice out the cores and seeds. In a pan turn them golden with butter and sugar, then bake for 10 minutes at 180˚C. Let cool. For the presentation, dress the warm caramelized apples in a circle, put some milk rice on top along with a scoop of salted butter-caramel or vanilla ice cream. Sprinkle with the crumble. Serves 4

INGREDIENTS 4 langoustines butter salt pepper 5 g caviar seaweed herbs 100 ml lobster oil 1 egg yolk 1 tbsp Dijon mustard salt pepper
Dry langoutine shells in the over in 100˚C for approximately 4 hours until they are dry. Mix in a blender with salt into powder. Mix mustard and egg yolk, add oil. Season with salt and pepper. Season langoustine and fry in butter. Serves 4

Yoghurt sorbet
Blackcurrant Brulée 100 g blackcurran purée
200 g Turkish yoghurt 50 g creme fraiche
400 g cream
100 g sugar syrup 1/1
4 g iota
Mix and freeze in an ice cream maker. Snow ball 15 g egg white powder (albumin) 300 g cold water 15 g water 15 g lemon + zest 70 g sugar
demerara sugar for caramelizing Bring to boil the purée, cream and the iota. Sieve and fill portion forms. Put in the fridge to cool. Once cooled, sprinkle with sugar and cut into bite-sized squares Melt the sugar with a hand-held torch. Blackcurrant fluid gel
2 gelatines
500 ml blackcurrant juice
Mix cold water and egg white powder to a meringue. Bring water up to boil, add lemon and sugar and add the gelatines. Cool down to 40˚C. Add the meringue and whisk until cold. Make ”snowballs” and freeze.
6 g agar agar 1 g xantana Mix the juice and agar agar. Bring to boil and whisk in the xantana. Cool and mix to a purée.
Meringue 100 g egg whites 100 g sugar 100 g powder sugar Whisk to a meringue. Dry in oven at 55˚C for 12 hours.
