The days of the general practitioner are vanishing and recent studies predict that 97% of the business will soon be handled by only 3% of the agents. Getting Personal

A Dream Come True It’s been 50 years in the making…. The Bellevue Block Real Estate Team with Windermere. My parents, Fred and Lorainne Lang, started as custom builders back in the late 1950’s, so you could say that I literally grew up in the building industry. I have been the listing agent on 25 new construction plats, resale properties, condominiums and townhomes. I have a reputation as a strong listing agent and negotiator and have had the pleasure of closing nearly 1000 transactions for satisfied clients. I love living and working on the eastside. My husband and I live in Bellevue in a high rise condominium ourselves. About 5 years ago, when my children were raised, I no longer felt the need for the large home and its maintenance. I was especially enamored with Bellevue. A new chapter was to begin. I soon fell in love with city life, the ease of walking everywhere, convenient access to 520 and I-90, the restaurants, movies, coffee shops, shopping, just endless activities all at my fingertips. But I noticed that something was missing. While pursuing a condo for myself, I discovered that there were no “go to” Realtors® specializing in this niche market with insider information on urban living homeownership. I began researching and becoming an expert on the newer buildings under construction,

as well as existing buildings. There was so much to know! Homeowner dues and what they cover. Monetary reserves in each building, financing options, which buildings are FHA approved and why some are not, pets, parking, resale certificates, public offering statements and the list just got longer of the items that are “standard” for condominiums and townhomes! So my son and associate, Luke Dunckley, and I, developed TheBellevueBlock.com real estate website as a resource for downtown living for condo and townhome properties. It is unmatched in providing answers and general information about this niche market. Luke is a Broker Associate, and has been a significant part of the success of our team for the past 8 years. Together we bring 26 years of expertise to our clients. Luke and his wife and family also live in downtown Bellevue. Your listing will come alive through his expertise and degree earned in Graphic Design. He coordinates and directs the professional photographer used for your photos, orchestrates the staging of your home for optimum appeal, custom designs many of the marketing materials and is very tech and website savvy in exposing your listing to its optimum potential. The Preparation Preview property. Prepare a detailed property description. This enables us to prepare the most effective brochures possible to market your property. Taking professional photography. If a picture is worth a thousand words, we think good pictures of your property are worth thousands of dollars. Prepare a market analysis and pricing strategy. One of the many ways we help you arrive at a fair price for your property is to look at the prices of similar properties in your area that have sold as well as the current competition. We provide statistical data such as average sales-versus-list price percentages, average length of market time, seasonality of sales, location demand and a host of other factors that will help you arrive at the best market price for your property. Offer suggestions to maximize your salability. Sometimes small changes make a big impact. Through our vast experience, we will give you advice on how to put your property in the condition it needs to be, ensuring an optimum sales price in your favor. With your permission, we will coordinate staging of your home to show like a model. Discuss financing options. Some of the offers you entertain may contain terms other than cash. We can explain how sometimes being creative and considering other options may be to your benefit. We will be putting together a financing option brochure to have in your home that lists the different lender opportunities for your potential buyer and your particular building approvals.

We have all your files and emails electronically saved. We know how important it is to keep things in order and at our fingertips to help things run smoothly for our clients. So not only do we have a paper file on your listing, we also have all correspondence in electronic format. Making extra keys. We always keep a spare in our office to give access to agents, appraisers, inspectors and other professionals required. Install electronic lockboxes (when appropriate). Our lockboxes provide maximum security for our sellers. Placing a yard sign and installing a brochure box. When signs are permitted, we attach brochure boxes with information about your property. Handling all showings with care. We either stage the home in advance, meet and escort the showing agent and their clients, or have specific instructions detailed to avoid inconvenience and ill-timed showings. Showing Suite. This is a unique format that automatically emails us each time that an agent accesses your listing to preview or show a prospective client. It gives them an opportunity for feedback should they wish to comment. 12

Gather all pertinent documents. These include preliminary title, property disclosures and more. Since in most cases the resale certificate has a shelf life of 180 days, we generally order that immediately upon mutual acceptance. But be assured, we hand deliver the request from the management company and pick it up as a courtesy to you, our seller, when there’s a time crunch. Prepare an inventory of furnishings. If you include any furnishings with the purchase, we’ll complete an inventory for you. For contract purposes, having an inventory eliminates misunderstandings. Order preliminary title. Your title must be marketable, and this allows us to handle any clouds which may be revealed. Obtaining mortgage information. We will know if your loan is assumable, and we will receive an approximate payoff. We will also provide you with an estimated seller’s net proceeds statement based on this information, at your request. Procuring seller disclosures, Form 17. These are required by the State of Washington and will be your representation to the potential buyer as to the condition and size of your property.

Target Marketing It is our opinion that if a sign and an ad in the paper would sell your property, you would not need us at all. Most buildings don’t allow signs. Even if they did, signs in themselves do not create excitement about your property. When you hire a Listing Broker, you expect a professional marketing plan of action and the ability to achieve results. We prefer to use a laser sharp approach, where we determine who the most likely buyers are for your property and target the majority of our efforts to attract those particular buyers.

In surveys conducted by NAR (National Association of Realtors®), lack of communication from their agent was the #1 complaint from sellers. This seller’s update is about current previewing or showing appointments and any feedback by other agents, any homes that may have recently come on the market nearby, or sold. The Negotiations — What Happens When an offer comes in? Through nearly two decades of experience and over 1,000 families served, we have a wealth of experience and strength to bring to the negotiating table. Here is what we will do for you when offers are submitted on your property: Qualify and counsel serious buyers and their agents toward a decision and provide answers to countless questions or technical matters. Evaluate and offer an objective, third party opinion when contracts are presented. We will highlight the positive and negative aspects of the contract and make specific recommendations for structuring the contract in your best interest. Advise that, as long as there are contingencies remaining on your contract, with your permission, we will continue to show the property. We always look to bring in a backup offer whenever possible.

The Pending ProcessWhat happens now that you are under contract The Seamless Transaction.. here are some of the steps we take during the “under contract” process: • We confirm that the earnest money has been deposited with the title company. • We order title insurance and all necessary closing documents. • We deliver condominium declarations and by-laws to the buyer by deadline. • We follow up by mail with original contracts for signature by all parties, when required or requested. • We review the preliminary title commitment and resolve any remaining issues or requirements for title transfer. • We obtain payoff information from your lender, if applicable. • We coordinate with the buyer’s lender regarding loan approval process and time schedule. • We ensure appraisals and necessary surveys have been ordered in a timely manner. • We obtain a pre-qualification or loan approval letter from the buyer’s lender. • We arrange access and consult with appraiser. • We deliver signed seller’s property and square footage disclosures to the buyer for acceptance. We also handle lead-based paint disclosures and other necessary documents as required. • We schedule the property inspection and negotiate any inspection items that are requested. We obtain estimates for repairs that are necessary. We also coordinate radon inspections and mitigation when necessary. • We negotiate any personal items that may be included, such as furnishings, and prepare an inventory to be attached to the Bill of Sale at closing. • We negotiate the transfer of any applicable club memberships. • We review your settlement documents prior to closing and coordinate actual closing arrangements, utility transfers, key transfers, etc. • We ensure the property signs and lockbox are removed the day before closing. • We coordinate final inspections, property, carpet and window cleaning, as applicable Our goal is to have you leave your real estate experience with us 26
