GCC RAIL A project that is currently in progress, the $15.4 billion GCC rail project will connect the entire region, from Kuwait to Oman, spanning a total length of 2,117km. Initially expected to be complete in 2018, there are concerns that sections of the project could be held up by individual countries. However, in 2013, $108 billion contracts were awarded across the GCC, with a total of $194 billion worth of rail projects currently underway or in the pipeline.

he UK government’s decision to require that all suppliers involved in public sector construction projects use Building Information Modelling (BIM) tools and techniques by 2016 is to be applauded. The intention is to drive better value from capital investment and realise a 20% reduction in lifetime costs, whilst supporting environmental commitments by facilitating a more integrated approach to design. It is also about changing the culture between the client and the rest of the supply chain, replacing the traditional, rather adversarial business practices with a collaborative approach that should also drive innovation. However, misinformation is rife. BIM is not just about 3D data but about creating a holistic information resource that also includes 2D data sources, documents, spreadsheets, and more. I believe the key to realising the government’s BIM vision is to create simple, effective cooperation among the design, construction and operation aspects of the infrastructure lifecycle. Overcoming these traditional silos provides a chance to reduce duplication, minimise errors, streamline processes and facilitate collaboration. However, while the majority of new bids now demand some level of BIM compliance, requirements are often opaque at best. Let’s set the record straight: BIM, when done correctly, is about information sharing enabled by information mobility (across engineering disciplines and the infrastructure lifecycle). It provides contractors and owner operators with access to key design data that can be used to transform effectiveness throughout the construction and operations processes. Yes, it drives better use of 3D across the industry, but not only 3D. 2D data remains important, as does information held in documents,
and construction information that can later be used to help drive cost-effective operations decision making and renovations work. Leveraging a collaborative platform and technology to share and integrate information, within an incremental approach that accommodates all of the specialised design simulation and analysis software best suited for each project role, will best enable the industry to achieve the desired widespread adoption of BIM. The government’s stance on BIM is to be commended. Demanding Level 2 compliance by 2016 is pragmatic and achievable and promotes the very real promise of intelligent infrastructure that is better performing in

Set to be the largest public transport system in Riyadh, the Riyadh Metro is part of the greater Riyadh Public Transport Project.Owned and operated by the Arriyadh Development Authority (ADA), the project will be completed by 2018 and is expected to create 15,000 jobs in the Kingdom. The 178km, six-line and 85 station project will include underground, elevated and atgrade sections
Ground work on the Al Wakrah Stadium began under the supervision of HBK Contracting Company in May 2014, with an expected completion date of March 2015. Total completion of the project is expected by 2018. The 40,000 stadium is one of the proposed host venues for the 2022 FIFA World Cup. It will be surrounded by a 560,000sqm precinct, which will have a new sports centre and a community hub.

However, while industry adoption and interest are positive, it is essential that organisations take a step back and truly assess information requirements. BIM is a business process not a technology. With the right workflow and processes defined, BIM enables organisations to improve the quality of building design, reduce costs and achieve the collaborative workflows required to drive true innovation. n

Big Project ME is invited to lunch with Sir John Armitt, the man behind the 2012 Olympic Games. He tells Gavin Davids that there are lessons that Qatar and Dubai must pay heed to as they gear up for their own mega-events
W
hen you’re the man charged with delivering the stadia and infrastructure for an event as huge as the Olympics, you’d be forgiven for having a few sleepless nights as you juggle dealing with government bureaucrats, construction contractors, consultants and the demands of an expectant public, all while the national press helpfully cover your every move and count down your deadline for you. However, if you’re Sir John Armitt, that probably wouldn’t faze you in the slightest. Not after you’ve been the chief executive of Network Rail, the owner and operator of Britain’s rail infrastructure. If there’s one thing that’s guaranteed to get any Brit’s hackles up, its delays to their beloved rail systems. So if you can deal with that, you’d be able to deal with anything. Sir John Armitt is probably the most recognisable and recognised engineer in the UK today, having been knighted for his services to the country in the build up to the London Olympics in 2012. As the chairman of the Olympic Delivery
Authority, he was the face of the $8.74 billion construction effort that would deliver the venues, infrastructure and legacy of the London Games. Appointed to the role in 2007, Sir John has previously been the chief executive of Network Rail, as mentioned (since October 2002 to 2007) and the chief executive of Railtrack PLC (from December 2001). From 1986 to 1993, he was the chairman of the Laing International and Civil Engineering Division, a company he joined as a graduate in 1966. From 1993 to 1997, he was the chief executive of Union Railways, the company responsible for the development of the highspeed Channel Tunnel Rail Link. In 1997, he was appointed as chief executive of Costain. So say that he has extensive experience in the building, civil engineering and industrial construction markets is to somewhat understate his achievements. He is also the vice-president – International – of the Institution of Civil Engineers, on whose behalf he was in Doha, Abu Dhabi and Dubai to deliver a series of lectures entitled: ‘Developing Modern Infrastructure’.

08 MOHAMMED BIN RASHID CITY A planned mixed-use development in Dubai, Mohammed bin Rashid City is an $8.16 billion project that has been envisioned by HH Sheikh Mohammed bin Rashid Al Maktoum, the Vice-President and Prime Minister of the UAE and Ruler of Dubai. The city will focus on four components: ‘family tourism, retail, arts and enterprise and innovation’, developers Meydan have said. Spanning more than five million square metres, the city will feature 600 hectares of parkland, waterways, woodlands, a waterpark and the largest ‘crystal lagoon body of water in the world’, and a total of 14km of manmade beaches.

MUBARAK AL KABEER PORT A controversial project currently under construction, the Mubarak Al Kabeer Port is a deep water port on Bubiyan Island. The $1.2 billion project originally had space for 60 berths, but following a dispute with Iraq, that number has been reduced to 24, with an initial handling capacity of 2.5 million twenty-foot equivalent units per year. Completion of the first phase is expected in 2014. Final completion is expected in 2017.

SAADIYAT ISLAND Built on a 27sqkm island, Saadiyat Island is a mixed-use development that will focus on arts and culture, but will also contain residential and commercial buildings and the Saadiyat Island NYU Campus. Home to the Louvre Abu Dhabi, the Abu Dhabi Guggenheim, the Maritime Museum, Performing Arts Centre and the Sheikh Zayed National Museum, Saadiyat Island is set to be a major attraction for international and regional visitors for years to come.
Construction of the infrastructure for the World Expo 2020 is expected to start in early 2015, with all major onsite construction expected to be completed by October 2019. Infrastructure and operational costs are estimated to be $8.80 billion. The 438-hectare site will include a gated Expo area that covers 150-hectares, which will be surrounded by residential, hospitality and logistics zone. In addition, housing facilities for staff from participating countries will also be built, which is likely be finished by 2018. Construction of the pavilions is expected to follow soon after. Furthermore, an extension to the Dubai Metro (Red Line) is being built, along with a station at the site.

Unveiled at Cityscape Abu Dhabi 2014, Al Fayah Park is funded by the non-profit organisation, Salama bint Hamdan Al Nahyan Foundation. Designed as a ‘sunken garden’, the project is an attempt to re-conceive an existing European style park near the Hilton Capital Grand in the UAE capital. Featuring a 20m-high shaded garden, the park is protected from the desert sun by an elevated, perforated canopy which will cover gardens and mature trees in a series of interconnected public recreational spaces. The park will contain cafes, play areas, a library, pools and streams, as well as community vegetable gardens. Construction is set to begin in late 2014, and will finish by early 2017.

The under-construction Kingdom Tower is set to take the crown for ‘world’s tallest man-made structure’ from Burj Khalifa by December 2018. With a final height of 1,0008m, the $1.6 billion project is to be the centrepiece of a new commercial centre in the north of Jeddah. The first phase will cover a total area of 1.4 million square metres. It will include the tower, a mosque for 12,000 worshippers, a shopping mall and a number of residential and commercial towers.

It was in this capacity that Big Project ME met him over lunch to hear his thoughts on the build up to the 2022 FIFA World Cup in Qatar and the 2020 World Expo in Dubai. Over the course of an afternoon, a picture emerges of a deeply intelligent man whose greatest strength is his ability to bring people together to get work done. Proof positive, if the delivery of the best Olympics in recent history wasn’t enough, that he was the right man for the job. “Back in 2006, the industry (in the UK) was humming. Everybody had more work than they could cope with,” Sir John says of the time before construction began for the London Games. “For the contractors, it was a case of: ‘Do I want to take the risk of doing this very high profile contract? Where if it goes wrong, I’m not going to want to be there, so I think I’ll stay out of it!” “So it was interesting that Sir Robert McAlpine came forward wanting to do it (the Olympic Stadium). If you ask why they wanted to do it, well it’s because they built Wembley Stadium and they had this attitude that they wanted to be back at the forefront of major stadiums. “They had just finished the Emirates for Arsenal Football Club, which had gone very well and so they were feeling very confident about things. As for us (the Olympic Delivery Authority), at the time, it became quite difficult because there wasn’t that much tension or competition. So it became a case of ‘how do we get a decent price out of McAlpine?’ They could have said that ‘We’re the only guys in town, we can milk this!’

Traditional walls are made from blocks that are cemented onto each other and then plastered before finishing. This is a slow, inefficient and labour intensive way of building homes. The EasyPanel was designed to overcome all this. EasyPanel is a solid cement wall panel made of cement board and filled with cement foam making it light enough to be easily carried and installed. It installs faster than traditional block wall, is easy to cut and fabricate, is prefinished and costs less than a traditional block wall. The EasyPanel wall system was designed to be a new age cement wall to replace the blocks being used throughout the region. It’s just like a traditional block wall but much better.

atar is one of the countries in the world with the highest level of CO2 emission per inhabitant. This is why the Construction Industry is setting an important example with the first passive house pilot project in this region: “Baytna”. Passivhaus (german for passive house) standards were developed in Germany in the 1990s and are now the fastest-growing energy performance standards in the world with 30,000 buildings realized to date. In an experiment, started in April 2013 and led by the Qatar Green Building Council, two villas, identical in size and design, are built
side-by-side at Barwa Village in Mesaimeer, Qatar — one constructed to conventional standards and one built using passive house standards. Each villa is occupied by similar-sized families and the experiment will monitor energy use, water consumption and thermal comfort conditions for one year. The experiment hopes to demonstrate that the passive house villa can achieve a 50 percent reduction in annual operational energy, water and carbon dioxide emissions compared to the other villa.
