T

he start of a new year is always exciting as it gives us a chance to start fresh with new vigour and intention. We enter the New Year on an upbeat note and, although the economy will remain challenging for the most part, we expect it to be business as usual. Remember, whatever the economic climate, there will always be a level of activity in the property market as people look to buy and sell in the normal course of business. As things stand right now, we expect the market activity for the year to be very much on par with 2016, which was, although not stellar, satisfactory in most areas. We will need to keep a careful eye on the economy and political developments, though, as we remain on fragile ground, and interest rate hikes and the possibility of a sovereign credit downgrade remain on the horizon. That said, we note with encouragement

that many economists are expecting a mild uptick in the economy this year. Nonetheless, it is expected to be a challenging time for the economy, and property market and buyers and sellers should adjust their outlook accordingly. The market has shifted, from favouring sellers to a more balanced market, beginning to favour buyers in some areas, save for the Cape, which remains the strongest performer. Smart pricing will be a key factor for serious sellers. Against the backdrop of a challenging economy with poor growth, overall demand will naturally come under pressure. More property listings are coming through, and buyers now have more to choose from and are likely to be far more conservative with their offers. While there is still plenty of demand in most areas, there will now be increased competition for sellers. You are, therefore, best advised to heed the

advice of your local area agent in terms of the right pricing level if you are serious about selling. We expect the interest rate to remain fairly flat, at least for the first half of this year, and this will support the property market. The banks are also still keen to lend to qualifying buyers, so there is still space to buy, even for first-time buyers. The last year has, once again, shown the resilience of the South African property market, which held up well against a challenging economy and interest rate hikes.

CBD PROPERTY SALES & RENTALS BOOM

A

ccording to the latest CCID survey of the residents of Cape Town’s inner city, it seems to have become a hot spot not just with property buyers, but also with people looking for rental accommodation. That makes it a very attractive buy-to-let investment area. It is currently still one of the busiest sectional title markets in the city, with property sales just short of R443 million for last year to mid-December. The average selling price in the CBD is

standing at around R2.4 million, up by more than R500 000 since 2014. While the average selling price is around R28 631/sqm, top-end apartments are now reaching R40 000 to R50 000/sqm. New developments are also still selling like hot cakes, such is the demand for city living. It is also one of the few areas where sellers continue to receive almost full asking price. The latest Propstats data show that sellers are getting, on average, within 4% of their asking

price, with a significant number of sales concluded at the full or just about full asking price. In line with the rising property values in the CBD, about half of all sales in 2016 were above the R2 million price band, and a handful of these breached the R5 million price level. The CBD has become one of the most sought-after residential locations in the city, and it is attracting a wide mix of people, most of whom work in the area.


This, in turn, has opened up a wealth of commercial opportunities to provide goods and services to residents, especially chic new hangouts, and we are consequently seeing cafĂŠs, restaurants and bars consistently popping up to meet the rising needs of the area. At the same time, we are seeing the area continuing to evolve with buildings being upgraded, remodelled and even rebuilt as an estimated R2 billion-plus in development investment

is reshaping the inner city. All of this will, no doubt, further boost demand for property in the area. For sellers, there should still be plenty of activity for the next few months. If you are still thinking about whether you should be buying, then now is a good time indeed. Prices are not likely to come down any time soon. If you can find something below the R1.5 million to R2.5 million price range and you are serious about investing in the area, then you should do so.

Although inevitably slower, we expect the market to continue to remain active into the early part of 2017. The year will likely kick off with a notable spike in the demand for properties to buy and rent as new market entrants head to the area to be closer to work.

A SHIMANSKY DIAMOND’S JOURNEY When starry-eyed lovers walk into the store to seal their love and devotion with a diamond ring, they become part of a chain of events stretched over billions of years, which include tectonic shifts, true alchemy and the folklore and journey of a diamond from mine to finger.

D

iamonds were formed over three billion years ago, deep within the Earth’s crust, where conditions of extreme heat and pressure caused carbon atoms to crystallise. This formation happens 150200km below the Earth’s surface. When magma erupts towards the Earth’s surface, it forms a pipe that carries along diamond-bearing rocks. As it cools down, the magma hardens and forms kimberlite and settles in vertical structures known as kimberlite pipes. These kimberlite pipes are the most significant source of diamonds, yet only 1 in 200 are said to contain gem-quality diamonds. It is estimated to take over 100 tons of earth to find 1 carat of gem-quality diamonds. Expert diamond buyers from Shimansky in Cape Town make regular trips to South African mines, where only top diamonds are hand-selected from the mine production, known as the run of the mine. With specialised equipment, laser mapping, 3D scanning and optical tools, combined with skill, experience and the most advanced tool of all – the human eye – only the finest rough diamonds are selected for the Shimansky diamond workshop in the Clock Tower at the V&A Waterfront. A tiny window is polished, allowing a better view into the inner diamond to determine how the diamond will get cut and polished to maximise its true potential. The process of cutting and polishing a diamond that will yield 1 carat can take 3-5 days. TORQUE VECTORING BY BRAKING This system enhances the vehicle’s agility and stability when cornering. It constantly monitors and balances the distribution of torque between all wheels to improve grip and steering whether on or off‑road. The system can also increase the rate of turn and reduce understeer by applying the brake on the inside rear wheel, forcing more torque to the outer wheel, thereby aiding stability. TERRAIN RESPONSE Terrain Response optimises the vehicle’s engine, transmission, differentials and chassis

systems to maximise driveability, comfort and traction no matter what the terrain. Just select the mode that suits the conditions: General Driving, Grass/Gravel/Snow, Mud/ Ruts and Sand. GRADIENT RELEASE CONTROL Similar to Hill Start Assist, this system prevents the vehicle accelerating too quickly. If the vehicle stops and starts on an incline, the system holds the brake before gradually disengaging as you pull away. INTELLIGENT PARK ASSIST The Park Assist system makes parallel and perpendicular parking straightforward by steering the vehicle into a suitable space. Select the appropriate gear and control the speed with the brake and accelerator pedals. This system will also guide you out of a space, making manoeuvres easier. Graphics and notifications aid your progress. From your Touchscreen, the Surround Camera system provides a 360° view around the vehicle, with cameras that help with various manoeuvres. INFOTAINMENT The optional 825W Meridian Digital Surround Sound System includes 16 speakers and a dual channel subwoofer, delivering crystalclear highs and rich, deep bass notes throughout the cabin. Passengers in the rear of the vehicle can enjoy individual entertainment with two 8” screens built with WhiteFire® digital headphones each, with one USB port in the second row. The fair will debut a variety of sections, some of which are dedicated to large-scale installations, emerging artists and online art platforms alongside talks, guided walkabouts, a digital media platform and outdoor activations that will embrace the nearby V&A Waterfront precinct.

The works will be strongly interactive, encouraging attendees to enter into a more stimulating dialogue with contemporary art. In the “Cultural Platforms” section of the fair, nonprofit art institutions and initiatives will display their art collections. The non-commercial area will provide organisations including the AVA Gallery (Cape Town), Bag Factory (Johannesburg), and international exhibitors Espace Luande Arte (Luanda) and Village Unhu (Harare), with a showcase opportunity that will pique the interest of fairgoers, collectors and curators. Due to the continuous high influx of families and individuals to Cape Town from up-country (mainly Gauteng) there is a constant demand for development opportunities and premises for commercial space. What is interesting to note is

that there is actually an increased demand in all areas due to the high influx of new migrants to Cape Town. These are people across all income brackets and ethnicities, and this is transforming Cape Town into a truly multicultural metropolis. When it comes to office space, depending on affordability and the size of the enterprise, there is growing demand for all categories. We tend to focus on the more lucrative and upmarket premises. Seeff Commercial has made their mark in Cape Town since the successful re-launch of their commercial division three years ago and we are working hard to have a small slice of the pie in the market. In the first phase, our primary focus has been on leasing and gaining knowledge of the properties, and building relationships with landlords. Our next phase, starting in 2017, will include identifying sale opportunities as well as securing commercial mandates in new

ictor Lidchi comes from four generations of Persian and Oriental rug dealers, dating back to the Ottoman Empire. He has been in this industry all of his life, travelling across the Orient in search of beautiful items. As one of South Africa’s best known specialist, he talks to Seeff Property Pages about the charm and value of Persian and Oriental carpets.

people seem to have for Persian and Oriental rugs? Why their prestige? VICTOR LIDCHI (VL): It goes back to biblical times in the East and since the Renaissance in the West when carpets were first imported for the nobles and royalty by merchants from Holland, Venice, and other nations trading with the Orient. Being hand-crafted works of art, each individual Persian rug

or other Oriental carpet (such as those from Turkey, India, Central Asia, and so on) is unique, and so they carry something of the soul and personality of their creators. Also, they are an expression of the best of Eastern art, which has always fascinated the West – their seductive colour combinations and enchanting designs have made them the ultimate in luxury and style for traditional and contemporary interiors, from New York to Hong Kong, Cape Town to London.

SPP: Even for today’s interiors?

VL: Oh, yes. Leading interior designers and decorators worldwide love them and recommend them for their enormous versatility, endless range of styles and “moods” – from mellow and majestic to vibrant and rustic. These carpets add charm and originality, whether they are in a farmhouse, a penthouse, a mansion or a corporate reception area.

SPP: What does a good rug cost? VL: As with other art forms, there

are the “museum pieces” which can be priceless and the “collector’s items” which are rare and costly. It is a question of quality, size, supply and demand, rarity, age and so on. But the vast majority of collectors buy mainly for pleasure and decoration, although some also purchase carpets as investments or for hard assets.

SPP: What advice do you have for

a first-time buyer? VL: Above all, buy what speaks to you, and what moves you! It is the same as with any form of art. Don’t be swayed by “names” or origins of rugs, or other people’s opinions. Also, deal with someone with a reputation for professionalism and who has stood the test of time. And someone who has the commitment and patience to listen to your needs and questions as well as offer the services and benefits you will value.

Oh, to be a fly on the wall, or rather, on the saddlebag of the first pioneers who crossed the Southern Cape and to encounter the abundance of beautiful wild animals that once roamed this region. Fast forward a few hundred years, and you can now have this experience in absolute luxury at Gondwana Game Reserve just outside Mossel Bay.

here was a time that visitors to our fair country had to package two very distinctive experiences into one full trip. Fly north to see the Kruger National Park for a game experience, and fly south to visit the magnificent Garden Route. That was before a New York ad executive almost missed her plane to Africa for the first time and fell in love with her khaki-clad game ranger. Now, about 10 years later, and depending on the horse power under your hood, Gondwana offers visitors the same experience less than four hours from Cape Town and at the start of the Garden Route. This very unique reserve is the result of the vision and an enormous labour of love between owners Wendy Trees, ex-New Yorker, and Mark Rutherford, once the Oppenheimer’s Kalahari gamekeeper. Theirs is a great story of how Gondwana came to be, but it is best heard around an open fire under African stars when you visit. Wendy jokes that at Gondwana, Mark decided to fence the people in and let the animals roam free. They painstakingly reintroduced wildlife to an area that had become grazing fields for farmers’ cattle, and acquired enough land to create a wholly sustainable eco-system for a Big Five experience. They reintroduced the first Black Rhino in more than 100 years to this region, after meticulously shepherding them through a six-month diet change with the help of specialists. The 27 000 acres also host large cats and elephant, and an endless list of smaller species indigenous to the area. If not on a game drive, guests can sit on their porches and watch several of these species wander through. There are four different accommodation experiences. Kwena Lodge was constructed as a modern and luxurious twist on the traditional Khoi-San dwelling. Each open-plan suite is nestled into its spectacular natural surroundings with 180-degree views, sky lights for star gazing, clay pot fireplaces and deep baths to warm guests returning from an evening Big 5 game drive. Guests can enjoy the infinity pool and take gourmet-quality meals at any of the elegant dining rooms set around two open fireplaces, the new covered veranda from which to appreciate the animal life and landscape, or at the outdoor African

boma. It comes as no surprise that the culinary experience is very much high on the list of priorities at Gondwana. For the larger family or groups, the Bush and Fynbos Villas offer a more spacious, and more independent accommodation opportunity with openplan interiors and three or four en-suite bedrooms. As kids, we visited a sugar factory in Kwazulu-Natal. We clambered up snowy white mounds of sugar and scooped our caps full of as much of the stuff as we wanted. That was the only place I have ever encountered more sweetness than at My Sugar, the decadently creative speciality café on Regent’s Street, Sea Point.

I

t oozes at My Sugar, regardless of how you look at it. Whether it is the creamy chocolate churning on the wheel at the perfect temperature, destined for the next funky mould; the irrepressible energy and enthusiasm for her shop of owner Kaylah Greenberg; or the big-bear-grin and charm of her partner, Asher Isaacs, while he assists the steady stream of customers… it just oozes. In the only quiet corner of the shop is a table that looks like a kid’s play-table, with paints, brushes, sprinkles, the works. This is where chocolatier Kaylah turns hard work into the fantasy of every child when she creates several hundred masterpieces of chocolate every day, each of them individually hand-crafted. She is a sugar wizard,

with a wicked twist of humour. If this were Facebook, we would hit the “Like” button. Fortunately, she has created a chocolate that looks like that blue Facebook thumbs-up, so we ate some instead. This is the trendiest corner of Regent’s Street in Sea Point, yet the space is remarkably understated. The main theme colour, you guessed it, is a chocolaty brown, with intimate little bench tables where patrons can sit and read, play games or simply close their eyes and let the chocolates melt in their mouths. On Sundays, the queue goes out the door. Front and centre is a display case with rows and rows of chocolate delights, works of art on unique display under glass jars on top, and

a warm and friendly barrista serving My Sugar’s own blend of coffee that helps to wash down the last morsels of confectionary. However, you do not want to miss out on the incredible super-thick milkshakes My Sugar makes as well. Our family was first drawn here by these circus-tents-onwheels-with-whistles style milkshakes, and they are just three cuts above anything else you can find anywhere. The ultimate beauty of My Sugar lies in the sweet creations in the display case. Here, Kaylah’s dream to go beyond the ordinary plays out daily. have finally come true.” Her best-seller is a mix of salty pretzel covered in gooey caramel dressed in either milk or dark chocolate and sprinkled with Maldon salt. Truly addictive. Then, Old Man Jack comes in skull formation, with a Jack Daniels ganache and tobacco caramel inside the dark chocolate skull. The Berry Baby has fresh fruit with dark chocolate. The blue-ish Coconut Galaxy looks like a far-off asteroid and has crunchy caramelized coconut and white chocolate ganache in a white chocolate shell. Another favourite is the beautiful golden Buddha with Miso caramel and crushed peanuts. The list goes on and on, and each new delicacy is a complete surprise. I truly never thought I would ever see our 10-year-old son call timeout on chocolates. Then, after a rest, he managed to grow the courage to take on one of the wonderful specialist doughnuts. The My Sugar teem stuffs the doughnuts with a variety of desserts and then tops them with chocolate, brownies, lemon meringue, peanut crunches, their signature caramelized coconut or whatever the season dictates. RASPBERRY DARK CHOCOLATE BOMBE DARK CHOCOLATE MOUSSE • 250g dark chocolate, melted, cooled • 3 eggs, separated • 30ml raspberry liqueur • 75ml icing sugar • 250ml whipping cream, whipped • 500ml raspberries EASY CHOCOLATE GANACHE • 250g good quality dark chocolate, preferably 70% • 125ml cream METHOD 1. Mix melted chocolate, 1 whole egg and 2 egg yolks until well combined, then stir in the liqueur. 2. In a stand mixer, beat 2 egg whites on medium speed until foamy. Add the icing sugar and beat until stiff shiny peaks form. Gently fold whipped cream into egg whites. Pour 1/3 of the egg white mixture into the chocolate mixture and stir until well combined.

Add the remainder and carefully fold. Ensure not to over mix as you will lose the air bubbles created.

3. Line a 1 litre mixing bowl with cling wrap and pour mixture into it. Refrigerate at least 2 hours or until nicely set.

4. Make an easy chocolate ganache by putting the chopped chocolate in a small bowl and heating the cream to a simmer. Pour the hot cream over the chopped chocolate and whisk gently until the chocolate melts and you have a smooth, shiny mixture. 5. Remove the chocolate mousse from the refrigerator, unmould onto serving plate and remove plastic wrap. 6. Pour the slightly cooled ganache over the top of the mousse and use a rubber cake spatula to spread it. Add the fresh raspberries and refrigerate

Whether you fancy a Bloody Mary as a hang-over cure or a perfect sidekick to a Sunday morning brunch, we’ve got some great ideas for you on how to jazz up your standard recipe.

A

basic Bloody Mary is made up of tomato juice and vodka in a 2:1 ratio, poured over ice, dashed with Worcestershire sauce and garnished with celery. But she can be dressed up or down, spiced or herbed, fresh or pickled, all depending on your taste. Best of all, a Bloody Mary can be decorated with any number of add-ons, some of which are so decadent that they ought to be considered a meal in a glass. To start with, you might want to up the ante by using a high quality brand or a preflavoured vodka. There are some gorgeous local vodkas being handcrafted by distillers like Jorgensen’s in the Cape and Au Gold in Gauteng. Or, you could try a chilli- or limeinfused vodka instead.

We think it’s the saucy spices and the garnish, however, which can really make your Bloody Mary special. Consider a splash of Sriracha or any of our locally-made hot and spicy sauces. Alternatively, stir in some wasabi or add pickle juice or olive brine for a bit of a zing. When it comes to toppings, you can go wild. Try one or all of the following from the pickled category: a dill cucumber, baby cocktail onions, hot peppers, asparagus or quail eggs. From the fresh category, sugar snap peas, mini mielies or a cucumber spear add some coolness and crunch. To make a meal of it, you can add a cube of mozzarella, a pepperoni stick, a prawn, some prosciutto or crispy bacon. Sprinkle on and stir through some black pepper, celery salt or cayenne and then give a squeeze of lemon or lime.

FIRES Unless you’ve been hiding under a rock in Boulders, you’re probably aware of the recent raging fires in the Mother City, some of the most devastating in decades. The costs to Cape Town are in the staggering region of R200 million – that’s according to Jacques Weber, former Atlantic Seaboard counsellor and safety expert. “To give you some idea, in one single day, the City of Cape Town recently fought 105 different fires in the city. In one year there have been 5 000 fires in Cape Town which include the recent fires in Deer Park, Signal Hill and Simon’s Town.” On top of the costs to the environment and property, fires are extremely expensive to fight, says Weber. “There’s also the cost of the fire brigades, the metro police, and operating one helicopter for just one hour, for example, costs between R45-R55 000.” Naturally, the question that’s a raging subject on social media and at dinner parties across the Peninsula is why so many fires this year and who’s responsible? “Summer season from December to February is always highrisk,” says Weber. “The terrain is much drier and strong winds fuel the flames. But this year we believe that arsonists are responsible for many of the fires. In Bokaap for example, residents saw a teenager start the fire that engulfed Signal Hill on the 14th of January.” The dire water situation in Cape Town has made the fire situation even more drastic. “At present, we only have enough water in Cape Town for less than 100 days. In February, water restrictions will be further tightened. One fire truck uses about 400 000 litres of water, so you can only imagine

how much pressure there is on water resources.” But it’s not all doom and gloom. As a community, there are a number of ways to help and precautions to take. “Report a fire as soon as you notice one, no matter how small it seems,” says Weber. “Fire can spread in seconds; it’s vital that the community is on the look out.” If you live in a high-risk area like Deer Park, Hout Bay or along the Atlantic Seaboard, be prepared to evacuate. “Pack an ‘Important Bag’ that’s ready to go,” advises Weber. “Include passports, IDs, important papers like Deeds of Sale and documents that you can’t afford to lose. Obviously, people and pets are top of your list. If your clothes and belongings get burnt, you can replace them.” Although there are currently no specific shelters set up for animals, Weber advises taking your pets to friends. In the event of picking up injured or stray animals, take them to the local vet or animal shelter. Despite it being one of Cape Town’s worst fire seasons in decades, Weber believes the fire-fighters need to be highly commended. “They have responded very effectively, averting many disastrous outcomes. Operationally, we, as the City of Cape Town, are at the most ready that we’ve ever been.”

HOW TO HELP • Donate supplies to fire-fighters: bottled water, biscuits, chocolate, sunblock, saline eye drops and lip balm. Don’t take supplies to the fire; rather, drop them off at the local fire stations. • Donate to the Volunteer Wildfire Services. The VWS is desperate for donations to fund operational costs like petrol for helicopters. • Donate a once-off amount, or become a monthly sponsor via the Volunteer Wildfire Services website: www.vws.org. za • Be vigilant and report fires or suspicious people. • Stay away. Traffic causes huge delays for emergency vehicles and fire-fighters to get to the fire. • Don’t wet your gardens. A hose is ineffective in fighting a fire, and it puts pressure on the water supply. • Bystanders should leave the work to the professionals. Well-meaning people need to keep the roads and area clear for free movement of emergency vehicles.

SIMPLE SAVE WATER TIPS • Install a grey water system if you have the resources. • Don’t bath; rather shower and collect water in a bucket. • Collect water from your aircon and use it for your garden. • Check pipes and taps aren’t leaking. • Don’t leave taps on when brushing teeth. • Don’t wash your car unless absolutely necessary.
