Purity. Sensuality. Intelligence. This open-plan interior in Berlin offers ample space for cooking and socializing. It combines a wall-mounted b3 system with a bulthaup monoblock. Sleek sandy-beige aluminum panels from floor to ceiling on the kitchen wall contrasts with the texture of the brick in the dining and living area. The look and feel of the aluminum changes with the light, and introduces additional elegance and warmth to the room. BUDGET 2017 AND THE REAL ESTATE MARKET
The property market is holding and it’s business as usual despite higher taxes from Budget 2017.
W
e always knew that Budget 2017 was set to bring a higher tax burden, especially for the wealthy, and tougher times for consumers on the whole as Treasury needed to find an extra R28 billion in a shrinking economy. Under the circumstances, we see Finance Minister, Pravin Gordhan’s budget as reasonable, save perhaps for concerns around the growing tax burden for the wealthy. The minister’s more positive economic outlook, though, is welcome news. We hope that this will set the tone for a steady year, one in which the economy makes a turn for the better. The raising of the threshold for transfer duty exemption effective from 1 March from R750 000 to R900 000 is the most positive and welcome outcome for the property market. It will certainly enable more first-time home buyers to get onto the property ladder.
That said, the cost of home ownership remains high, with home owners burdened with rising property taxes, sectional title levies and everhigher basic utility costs. We are pleased that there has been no further hike in transfer duty for the higher price brackets as was the case last year. The increase in taxation of the wealthy in the form of a new top marginal bracket (45% for annual earnings of R1.5-millionplus) and higher dividend tax (up from 15% to 20%) may unfortunately be necessary, but we share the concern at the growing burden at the top end. Globally, we have seen that burdening wealthy citizens with higher tax does not create more government income, but tends to have the opposite effect. These are generally your entrepreneurs, business owners, captains of industry and job creators. Higher taxes may well drive more wealth offshore. It could potentially also take
the liquidity out of the top end of the property market. As we have seen over the last year, the higher transfer duty and Capital Gains Tax impacted sales negatively. Importantly, tax payers want to see a government that is firmer on cutting corruption and wasteful expenditure. That surely may well alleviate the need for these tax hikes. We need a more positive outlook and economic growth. That will broaden the tax base and generate more income for government. As we have said before, we need a good economy to kick-start
the property market. Nonetheless, we remain upbeat that the market should hold up well for the time being. It continues to be business as usual and hopefully the higher exemption threshold will boost demand from first-time buyers. SAMUEL SEEFF Chairman

A SELLERS' MARKET
A
fter the recent 2017 Budget speech, economists are forecasting a low GDP growth rate where we expect cautious investor sentiments. Having commenced the year with some uncertainty, the transfer duty threshold and the demand for property along the Atlantic Seaboard and City Bowl offers a positive outlook. Our article on page 18 explains how an increase of foreign visitors to Cape Town is boosting demand, not only for short-term rentals, but also for sales as more buyers seek property in the prime areas of the Atlantic Seaboard and City Bowl. If a larger property in a green, leafy suburb appeals to you, then City Bowl, the heart of Cape Town, offers great value. Our feature property on page 22, situated in Higgovale, showcases a historic gem that is close to the hustle and bustle of Kloof Street. The latest international destination to target South Africa’s wealthy for property investments and visa access is Malta. Lance Cohen, one of our top luxury market agents, has invested in the island and says it’s a true gem for South Africans. Residency workshops were held in March this year in both Johannesburg and Cape Town for those interested. If you missed it and did not manage to attend, you may read our article on page 40 for

We are excited for Cape Town to host the 20th consecutive Old Mutual Two Oceans Marathon. The world’s most beautiful marathon commences the Easter weekend with athletes flocking to the Cape from all over the globe. For those participating we, at Seeff, wish you the best of luck. MARKET OVERVIEW
28% RISE IN FOREIGN VISITORS TO CAPE TOWN BOOSTS RENTALS AND SALES
A
ccording to Cape Town Tourism, there has been a 28% year-on-year spike in foreign visitors to Cape Town between October and December 2016. More than 1.4 million people touched down at Cape Town International Airport over the period. Cape Town Air Access and Airports Company South Africa also reported the best year for arrivals with 10 million visitors through Cape Town International Airport in 2016. Of the 1.4 million visitors, some 300,000 were from foreign countries and the remainder from elsewhere in South Africa. A great deal of these visitors would have stayed in the city, thus significantly boosting the demand
for short term accommodation. Most would not necessarily have stayed in hotels, but in other forms of rented accommodation. The Atlantic Seaboard and CBD/ City Bowl area, of course, ranks high for visitor accommodation and this just once again underscores the rise in demand for short lets. Following the initial hype of Airbnb, property owners are increasingly turning to rental agencies to assist in further boosting their occupation levels. On the sales side too, the notable rise in visitors to the city means more buyers, especially for the prime areas of the Atlantic Seaboard and CBD/ City Bowl. Cape Town is now the most sought after city in the country for inward migration. That means that
P R O P E R T Y PA G E S | 1 8
many local visitors came to scout for property to rent and for sale, some with the view to move quite soon and others with a longer term view in mind. Many, of course, are looking at investing in a second home here. From an investment perspective, the main draw card is that the Cape metro continues to lead the national property price appreciation stakes, as confirmed recently by leading indicators such as the FNB Property Barometer. The notable rise in foreign visitors also coincides with an uptick in sales to foreign buyers as recorded on the Propstats data site used by participating estate agencies. By the third quarter of 2016, we were still looking at a year-on-year dip
in sales attributed to foreign buyers, but this took a notable turn from the final quarter onwards, resulting in an overall uptick of 31% in unit terms and 36% up in rand terms for the period since the last summer. According to the data, 137 units sold worth R1.1 billion in 2015 compared to 180 units worth R1.5 billion for the last year. This represents around 20% of the value of sales for the Atlantic Seaboard and City Bowl as a whole. Sales were made to buyers from some 37-odd countries, representing every continent. Some 64% of all properties sold were to buyers from Europe, including the UK which made up the largest slice of the pie at 24%. Sales to Germans comprised 17% of
the pie, followed by France at 8% and the Netherlands and Switzerland at 4% respectively. Sales to American buyers comprised 7% of unit sales and to African buyers, just 10% for the year, to those predominantly from Nigeria, Angola, Congo, Zambia and Zimbabwe. Almost 60% of sales emanate from the Atlantic Seaboard suburbs. Sea Point recorded the highest number of foreign sales on the Atlantic Seaboard at 33%, followed by Camps Bay and Green Point at around 20% respectively, but sales were recorded across most suburbs including the V&A Waterfront Marina, Mouille Point, Bantry Bay, Fresnaye and Clifton. Highlights include R76.6 million in sales in Camps Bay in February 2016
P R O P E R T Y PA G E S | 1 9
and in June 2016, over R311 million in Bantry Bay and R73 million in Clifton. January this year, already shows R88 million in sales in Camps Bay. In the CBD and City Bowl area, the inner city achieved by far the highest number of foreign sales, scooping 37% of all sales for the combined area, followed by Tamboerskloof and Gardens at 13% respectively. Cape Town is a fabulous proposition for property buyers, not just from a value perspective, but also because of the exclusive lifestyle it offers. Plus, the ongoing development and tourism promotion will continue to drive demand and, with that, property values, especially in Blue Chip areas such as the prime Atlantic Seaboard, V&A, CBD and City Bowl.

his family-friendly neighbourhood of Higgovale has a dignity that belies its working class origin. Teams of Cornwall masons settled here more than a hundred years ago. When their mines went belly-up, opportunity was beckoning for their specialized skills in the booming Cape. The Higgo Quarry, today a hang-out for rockclimbers, gave Cape Town much of the stone that decorates its heritage buildings. These Cornwall craftsmen lived in smaller units, while the larger swathes of land with lush trees became estates that would often remain in family hands for many generations. Where else in the City Bowl could you still find plots of this size and with such vegetation? One-of-akind, a property like 12 Glen Crescent seldom comes into play. In fact, properties in Higgovale exchange ownership at less than half the rate of the city average, with typical tenure at least around 11 years. This particular villa is a feast for the eyes, starting with its magnificent plantation-style south entry. The home nestles on just under 2 000m², with a magical garden that includes a mini amphitheatre, an enormous sparkling pool with electronic pool cover and heat pump, a conveniently located fully-fitted wet bar perfect for entertaining on those beautiful lazy hot summer days and an established forest-like garden as a pure treat. The home offers super-spacious and elegant reception rooms with high ceilings and original features. The eat-in gourmet kitchen, with state-of-the-art appliances awaits the culinary expert. The domestic work area includes a large separate scullery and laundry. One could retreat to the gracious and peaceful library study, or enjoy the formal and informal lounges adorned with natural light and beautiful views of the city, Lion’s Head and Signal Hill. The villa boasts excellent security, garaging for three cars, a wine cellar, a staff suite with separate entrance as well as a welcoming leafy front entrance patio area that will take your breath away. This is a home of the grandest proportions and a lifestyle to be envied. Higgovale is close to everything. Just over Kloofnek lie some of the best beaches in the world. Down the road, the trendy Kloof Street cafÊ society with a great many vibey restaurants, bars and boutiques is almost too close to Uber. There are several top schools in the vicinity and it is downhill into the city or Waterfront in no time. If there was a prize for location, Higgovale would probably be the perennial winner.

Owning a dog is a huge commitment, but the value of the relationship that forms between human and canine is beyond measure. You just can’t put a price on it. And when being separated, for a day or a week, becomes a necessity, their care and comfort become paramount.
I
f you have ever loved a dog, you know how much a part of your everyday life, and regular routines and rituals, your dog becomes. Think, for example, of how many times in the course of a year you might stroke your dog’s ears while scrolling through Instagram or reading the newspaper. Next time you worry about leaving your furry friend alone all day or at home while on holiday with just a pop-in dog sitter, why not consider a doggy day-care facility for weekdays and a doggy hotel for longer periods. If you want to really treat your pup, the five-star experience they get
during a stay at the atFrits Hotel located in the CBD might be just the thing. The atFrits Hotel has been operating since December 2015 and now has many regular clients who come for spa treatments, day-care or night-care and some even have membership passes. All dogs are looked after with 24/7 supervision and grouped with others of similar size, behaviour and compatibility. There is a salon, a snack bar, gourmet meals à la carte and a retail shop. There are also organised outings to some of Cape Town’s best beaches and a concierge service to arrange

for chauffeurs to chaperone the dogs. Vets are on call and you can book in an ailing or recovering dog after surgery who might need special care. Best of all, the facility has webcams installed so you can monitor your pet’s stay around the clock. The hotel suites are state-of-theart, with Granny Goose duvets and bed coverings, DSTV and customdesigned themes, which range from the downright adorable (Sweetie Paw) to the over-the-top ostentatious (The Dogald Trump room). Each room caters to differing aesthetic preferences (of dog or human) and it is the endearing sense of humour
and attention to detail that will convince you that this is a safe and nurturing place to leave your beloved pet. Prices range from R130 for a single day pass to R8 000 for a 20-day Platinum Hotel Room package. There are discounts for multiple dogs, and signing up for an annual day pass will get you some lovely extras, like a free monthly wash-and-brush and three nights in the doggy dormitory. There have been a number of scientific studies that show that dog owners are happier people in general and score higher on measures of subjective well-being than people who own cats or no pets at all. It seems like a no-brainer to be able to give back to your four-legged friend some of the unconditional love you have received.

THE BENTAYGA DIESEL NEW FROM BENTLEY
The Bentayga Diesel is the first diesel model in Bentley’s history. At the heart of the world’s fastest and most powerful luxury diesel SUV is an all-new, technologically advanced, triple-charged, 4.0 litre, 32-valve V8 engine that hits a top speed of 270 km/h and can accelerate from 0-100 km/h in 4.8 seconds.

outh Africa is but one of a handful of regions outside Europe where Bentley has decided to roll out its latest innovation, the Bentayga Diesel. You will only find them elsewhere in Australia, New Zealand, Russia, Taiwan and the United Kingdom. With the creation of the new Bentayga V8 diesel engine, the Bentley engineers have turned accepted wisdom about diesel engines on its head. Yet, as one would expect, it is every inch still a Bentley engine, with all the familiar driving and performance characteristics that have been established and embedded over many years. This new diesel engine has clean technology and engineering innovation at its core. Featuring an extended range of an extraordinary 1 000km, the Bentley Bentayga Diesel is triplecharged with two turbos and one electric powered compressor. This combination delivers a far quicker, more dynamic response than conventional turbochargers would, especially at the lower engine speed range. Whether gliding past traffic on a winding tarmac road or negotiating rural landscapes where there is no road, the Bentayga Diesel performs with effortless grace and elegance. True to the Bentley heritage, this SUV maintains its reputation as one of the world’s finest in terms of drivability, response, and practicality. Inside, the Bentayga Diesel retains the innovative features, advanced technologies and handcrafted luxury for which Bentley Bentayga is renowned. It is the same authentic and modern British luxury design as its W12-powered stablemate, while also benefitting from a number of unique styling additions. The hand-selected veneers, including a new liquid amber
finish introduced with Bentayga Diesel, form seamless surfaces throughout the cabin. Each of the 15 pieces are shaped by Bentley’s artisans and finished with trademark Bentley attention to detail. A V8 Diesel badge is embedded on the lower front door edge, complemented by a new Bentley “twin-quad” exhaust tailpipe design, which provides a further subtle reminder of the new engine specification. Other distinctive external styling cues include a bold, black matrix grille with chrome surround and central bar, which serves as a signature for the powertrain that lies behind. The Bentayga is adaptable to every occasion with a sevenseat configuration option. This addition to the choices available makes it the only luxury diesel SUV to date with four, five and seven seat configurations in one body style. For once, too, there is no paradox traveling into nature with a massive SUV, as new clean technology gives the Bentayga Diesel the lowest CO2 emissions of any Bentley. Add that massive range of over 1 000km, and you are set for your African safari. The engineers may have had more of a trip from London to Bordeaux or the Scottish Highlands in mind when they set their sights on the ideal range for a single tank, but those 1 000 kilometres at a go will come in mightily handy across the African landscape. Wherever you decide to go, whatever adventures you decide to have, Bentayga can take you there. And even if it is off into the deepest reaches of the Kaokoland or Kalahari, it will maintain that distinct Bentley balance between luxury, performance and pragmatism. The further you travel in it and the more of the world you see, the more you realise that Bentayga Diesel is an SUV unlike any other.

An undulating roof sweeps up from the ground as a wave, enclosing the pools of the Centre with its unifying gesture.

Part of architecture’s job, she declared, “is to make people feel good in the spaces where we live, go to school or where we work.” More recently, Hadid also began to collaborate with some of the world’s most iconic brands to create exquisite one-off, as well as limited-edition pieces through which she was able to reinterpret the relationships inherent within her architecture. Today, Hadid’s works are housed in some of the world’s most respected museum collections and have been showcased in acclaimed retrospective exhibitions worldwide. Outstanding new pieces for 2017 continue the fluid lines and subtle, organic geometries. The products have been designed using state-of-the-art techniques and are crafted by artisans from across Europe. Contrast is key throughout the collection, both in terms of materials and colours. Traditional bone china and ceramic are offset against modern resins and acrylics, while neon pops of lime and fuchsia provide a stark contrast to pared back pieces in off-white or black. What remains consistent throughout, is the use of Zaha Hadid’s signature aesthetic: shapes are fluid, forms are free and each piece is unmistakably Zaha Hadid. Collaborations have been an important part of the design process for Zaha Hadid. She has worked with some of the most iconic fashion brands and celebrities such as Chanel, Louis Vuitton, Donna Karan, and Pharrell Williams for Adidas. She has also established long-standing relationships with international design brands such as Alessi, Artemide, B&B, Established & Sons, Lalique and Sawaya & Moroni to articulate a new design language.
THE DUO SALT & PEPPER GRINDERS are signature Hadid with their twisting, interlocking forms in stainless steel.
THE SERENITY COLLECTION is an effortless manipulation of the beauty within natural forms.
PART OF THE BRAID SERIES, the rippling surface of these solid glass tea light holders reflects and refracts the flame.
THE SKETCH GLASSES RANGE convey the exquisite detail and composition of Hadid’s revolutionary paintings
THE BEAM DINNER SERVICE is a range of fine bone china that applies a visual abstraction of the Suprematist approach to both space and form on its surface.
THE FIELD OF TOWERS CHESS SET represents the intense research and evolutionary processes within Hadid’s architecture.
THE AQUA PLATTER is formed from solid acrylic and inspired by the undulating wave of the London 2012 Olympic Aquatics Centre.
THE CONTOUR TEA TOWEL & NAPKIN SET is a study in fluid, radiating geometry which is accentuated by contrasting 100% cotton Jacquard weave.

A TRIBUTE TO VINCENT VAN GOGH
Jaeger-LeCoultre and the Van Gogh Museum in Amsterdam present the second series of the Reverso à Eclipse watch in tribute to Vincent van Gogh, featuring an enamelled miniature of his Self-Portrait as a Painter (1887-88) on the dial.
T
he Self-Portrait is one of Van Gogh’s most famous paintings, and to this day the piece is presented in the permanent collection of the Van Gogh Museum in Amsterdam. The idea for these remarkable
collaborations between JaegerLeCoultre and the Van Gogh Museum came from its Dutch boutique partner, Gassan. Their wish was to create a piece combining three components, namely craftsmanship, art and
heritage, in the workshops of the Swiss Manufacture JaegerLeCoultre. This would follow an earlier series from 2015 that featured Van Gogh’s iconic Sunflowers. The Reverso à Eclipse is a

unique reversible watch featuring a platinum case equipped with the in-house Jaeger-LeCoultre calibre 849, which lends itself perfectly to one of the rarest fine art traditions, miniature enamel painting. This remarkable craftsmanship demands precision, virtuosity and patience from the enamelling artists at the Manufacture, one of the few places in the world where this tradition is carried out. Only four pieces were made and they can be admired in the Van Gogh Museum in Amsterdam. Vincent Van Gogh Vincent van Gogh (1853-1890) is one of the world’s best-known and most inspirational artists. He was a passionate and dedicated painter, yet his career only spanned a period of 10 years. Van Gogh’s short life ended when he was 37 years old, two days after he shot himself in the chest in the wheat fields surrounding Auvers-surOise, near Paris. Van Gogh painted over 2 100 artworks and often painted himself when he couldn’t afford to pay models. In the Self-Portrait from 1887-88 he presented himself
as a painter, holding a palette and paintbrushes behind his easel. He showed that he was a modern artist by using a new painting style, with bright, almost unblended colours. The palette contains the complementary colour pairs red/green, yellow/ purple and blue/orange – precisely the colours Van Gogh used for this painting. He laid these pairs down side by side to intensify one another: the blue of his smock, for instance, and the orange-red of his beard. Van Gogh’s work grew steadily brighter in Paris, under the influence of modern art. This Self-Portrait as a Painter was the last work Van Gogh produced in Paris; the city had exhausted him both mentally and physically. He told his sister how he had chosen to portray himself: “Wrinkles in forehead and around the mouth, stiffly wooden, a very red beard, quite unkempt and sad”. The Art of Enamelling Jaeger-LeCoultre’s reputation as a master of inventive watchmaking dates back more than 180 years, and the ancient decorative arts
are among the most precious crafts faithfully preserved by the Grande Maison in the Vallée de Joux. Enamelling, engraving and gem-setting are all part of a range of rare skills that Jaeger-LeCoultre associates within its different watchmaking creations and that it masters beneath its own roof. A discipline that is scarcely taught these days, miniature enamel painting is one of these time-honoured skills. JaegerLeCoultre delights in seeking out the most authentic, highquality enamels which, given the rarity of the craft, are becoming increasingly hard to find. Once sourced, these refined materials are entrusted to the expert hands of the enamel specialists at the Manufacture, all of whom call upon the noblest expressions of their art when personalizing the watches. Jaeger-LeCoultre is owned by the Richemont Luxury Group and its haute horlogerie range can be purchased at boutique stores in Cape Town and Johannesburg. But, if you’re after the Van Gogh enamel, you’ll need to book that trip to Amsterdam.

RUNNING TABLE MOUNTAIN W I T H

RYAN SANDES
Trail runner Ryan Sandes has run on mountain trails all over the world, but Cape Town, and the various trails on offer on Table Mountain, is his favourite place to run. Here, in his own words, are some of his best routes.

VISUAL ESSAY
SUIKERBOSSIE TO THE CABLE CAR STATION “The Fastest Known Time (FKT) route from 2015 – from Suikerbossie across the top of Table Mountain down to the Cable Car station at the bottom – is a beaut. It’s not that long but it is pretty technical and it feels like you have achieved something; you know you’ve crossed Table Mountain. Also, Echo Valley on the top of Table Mountain is pretty wild and you are pretty much on your own, so that adds to this, ‘real’ epic little adventure.” BLACKBURN RAVINE “Hout Bay Beach up to Blackburn Ravine and then all the way up to Constantia Mast is a tough, straight up-and-down. It’s a great training run and I enjoy the scenery up there.” GLEN BEACH TO THE TOP CABLE CAR STATION “The new FKT route, the 'vert kay' (vertical kilometre), is something so different to what I normally do because it is so high intensity. I enjoy that, but it is also cool that you start off at the beach and then you kind of go through the Glen – just a variety of terrain – and then when you go up India Venster is gets fairly rocky and technical with some pretty insane views. When you get to the top it’s pretty rad to look down and see where you have come from all the way down at the bottom.” CONSTANTIA NEK “Constantia Nek offers so many variations. From a flattish, kind of straight-forward five-kay loop, all the way up to 60km (if you combine various loops). I do a lot of my training there for races like the Western States. It’s safe and social (so many people are always enjoying the forest and trails) and you can take your dogs there, which adds to the vibe.”

MAKE AN
INVESTMENT IN MALTA

The latest international destination to target South Africa’s wealthy for property investments and visa access into the Euro Zone, is Malta. Lance Cohen, Seeff Atlantic Seaboard luxury market agent, who himself has invested in the country, says it is a true gem for South Africans.
hile there are now many destinations on the market, Cohen says, very few actually result in citizenship and often residency is linked to property ownership. As a result, if you sell, you lose your residency. Malta is an archipelago of three main islands of which Malta is the largest. It is a full member of the European Union, Euro Zone and part of the Schengen region. Investment in Malta starts from as low as â‚Ź200 000 to â‚Ź250 000, says Cohen. It offers one of the most effective routes to Euro citizenship and offers direct citizenship within 12-14 months. That then comes with full EU access, a significant advantage in the age of globalisation. Add to that the fact that English is the business language of the island, and this is arguably the most attractive destination right now for those looking to get a foothold into the Euro Zone, says Cohen. Seeff is now marketing properties in association with two leading realtors based in Malta and is thus able to offer a wide range of real estate. Malta lies in the heart of the sought-after Mediterranean with quick access to Europe in under two hours, and less than three hours from London, but you are also only about five hours from the Middle East. It has a rich history that dates to the time of the Crusaders, around 1 000CE. The architectural style is similar to that of Europe, with predominantly apartment living and cobbled streets lined with cafes and other facilities. It has a more temperate climate yearround compared to Europe and is a popular tourist destination. Aside from just enjoying life on the island and exploring its rich history, it is renowned for its water sports, being surrounded by the warm Mediterranean, and is popular for yachting, boasting several yacht clubs. There are long stretches of white sandy beaches. Malta is recognised as a reputable international business, financial and maritime centre with world-class infrastructure and facilities. It is businessfriendly and has the largest free port in the Mediterranean. Although it is an on-shore low tax jurisdiction, Malta is not included among the black-listed tax havens and,
P R O P E R T Y PA G E S | 4 1
therefore, has a favourable tax climate. Malta is one of the best performing economies within the EU and currently holds EU presidency. Valletta, Malta’s capital is going to be Europe’s city of culture for 2018. There is a bustling community of expats that work on the island and it offers a very attractive Residence and Visa programme for South Africans, says Cohen. You can, for example, relocate there or alternatively invest in a holiday or retirement apartment that comes with residency and ease of movement across Europe as part of the package. It is also a popular destination for rentals, driven by demand from holidaymakers and expats with yields currently around the 3.5%-6% mark. Prices are driven by the location, size and what is on offer and whether it is a new or renovated unit or an older apartment or a villa, says Cohen. Apartment prices tend to start at around €300 000 and villas at around €600 000, but can range from €2 million to €4 million at the top end for a magnificent home and location. Although you may buy any property on the island, there are restrictions, so the Special Designated Areas (SDAs) are probably more advisable, but the choice is superb, says Cohen. He undertsands that South Africans are increasingly looking to shift some investments into offshore property, especially those which offer a residency and visa route. You cannot get better than the Euro Zone, he says, and, at this stage, Malta is one of the fastest and safest options. WHEN SELLING YOUR HOME, C R E AT E A G O O D FIRST IMPRESSION, SAYS SEEFF Research has shown that about 80% of all prospective buyers know if a home is right for them within six seconds of stepping inside. The importance of ďŹ rst impressions and increasingly picky buyers in a very competitive market, place further pressure on sellers to put their best foot forward when showing a home for the ďŹ rst time.
P R O P E R T Y PA G E S | 4 4
PROPERTY
Y
our main role as a seller is to make your home as attractive as possible to potential buyers and to ensure the necessary time and effort is invested to give yourself the competitive edge that is needed to sell your home when you want and at the price you want. It all boils down to placing yourself in the buyer’s shoes and seeing your home through their eyes. Seeff has found that a buyer’s emotions and the impression they get when stepping into a home can play as big a role as the location, security, size, price and parking space of the property. “Buying a home is one of the biggest investments that anyone will make in a lifetime, and sellers need to be mindful that prospective buyers constantly experience a range of emotions like excitement, optimism and cautiousness. These emotions play a vital role when it comes to consumer buying decisions, and something as simple as garbage bags in front of the home or lawn that is not mowed can be deal-breakers. Smells, colours and sounds also play a role,” explains Seeff. Some of the simple things that sellers can do to make their property more attractive, besides drastic measures like renovating or upsizing, include: • Make sure all the windows are sparkling clean and keep in mind that one of the most affordable ways to transform your home is with a pot of paint. However, it is important to be careful about the paint colour you choose. • Light is very important, so remember to open all your blinds and curtains to let in the natural light. Switch on any decorative or track lighting, too. • Ensure that the house is neat and free from clutter. • Repair things like roof tiles, leaking taps and gutters and replace bulbs in light fixtures and vanities. Make sure the kitchen countertops are clean, hang fresh towels in the bathroom and get your carpets cleaned. Something like an unpainted gutter or a loose tile on the roof can create the perception that there are serious and expensive problems with the home, while, in fact, it will only cost a few hundred rand to fix. • The smell of a fresh pot of coffee gives a homely and cosy feeling. • The use of mirrors is encouraged because it enables a buyer to literally “see” themselves living there. • It’s always a good idea to ask a friend or an independent party to offer feedback on how the home looks to a prospective buyer. At the end of the day, everyone has their own style and you’re not trying to impress with your brand or décor, but rather trying to present a clean and attractive home that exudes potential for the home’s next owners.

ENTERTAINMENT
HINTHUNT THE ESCAPE ROOM
They say entertainment is often a form of escape. Well, at Cape Town’s very own HintHunt, escape is the game.
L
ocated in the trendy Old Biscuit Mill area, and originally founded in London, HintHunt is a live escape game and it’s a great way to get the blood pumping and the mind working at top speed. “My brain hurts, in a good way,” groaned my 11-year-old, with a huge smile beaming across his flushed face as we exited the room. “When can we do this again!?” cried my 13-year-old daughter, jumping up and down with the endorphins we all had flowing through our bodies from the sheer concentration and exhilaration we’d experienced together. We’d been in the room for an hour and had come awfully close to completing our mission and freeing ourselves from the edge of destruction. But, alas, we hadn’t been able to solve the last few clues. Still, my little family left with a great sense of achievement, and lots to talk about. A mere 60 minutes before, we’d entered the Submarine; a relatively small theme room built to precise, and rather realistic, specifications. The door was locked behind us
and a voice boomed over the interactive TV screen that we had a challenge ahead that we’d have to face, and our first task was to get from point A to point B (no spoilers – you’ll have to play for yourself). The countdown clock was set, and its ticking punctuated every moment of our space for the next hour. HintHunt has a total of six game rooms, two of each have the same theme: the John Monroe Office, which is the original escape game with a murder mystery, the Zen Room, and their newest room, the one in which we played, the Submarine. Because it wouldn’t be fair to give away any clues, we can’t even tell you the size of each room, but we can tell you that everything in the room matters. To get yourself out, you have a series of interconnected clues you have to solve and codes you must decipher as your timer clicks down. Find special keys to unlock secret spaces, answer the brain-teasing riddles to figure out where to look next, and seek out hidden objects. Because the game is monitored by a game manager at all times, you
can earn yourselves hints along the way. But they won’t give the whole game away. Each HintHunt game can be played by 3-5 people. It’s perfect for groups of friends, families and even corporate events and birthday parties. They have a bar and conference area, too, if you want to plan for a special occasion. RECIPE
SUNDAY BRUNCH DELIGHT
MIDDLE EASTERN SHAKSHUKA Shakshuka originates from the Middle East and North Africa. It is a favourite dish in Turkey, Israel and Tunisia, among other places. Some serve it for breakfast; others for dinner. We think it makes an ideal brunch. The word comes from the Arabic for “mixture” where eggs are poached in a sauce based on a mish mash of tomatoes and other vegetables. You can cook it in a skillet or in a more traditional tagine. Regardless, it is a hearty dish for almost any meal.
INGREDIENTS • 3 tablespoons extra-virgin olive oil • 1 large onion, thinly sliced • 1 red bell pepper, seeded and diced • 2 garlic cloves, minced • 1 teaspoon ground cumin • 1 teaspoon sweet paprika • 1/8 teaspoon hot pepper sauce • 2 cans crushed tomatoes, with juices • 1/2 teaspoon salt • 1/4 teaspoon ground black pepper • 1 1/4 cup feta cheese, crumbled • 6 large eggs • Chopped fresh parsley to garnish • 6 pita breads or challa to serve DIRECTIONS 1. Preheat oven to 200 degrees C. 2. Heat oil in a large oven-proof or cast-iron skillet. Add onion and red pepper and cook gently for about 20 minutes, stirring occasionally.
3. Add garlic and sautee for about 2 minutes until tender. 4. Stir in cumin, paprika and hot pepper sauce; cook 1 minute. 5. Add crushed tomatoes, salt and pepper. Heat to boiling then simmer 7 minutes until mixture thickens and flavors are blended. Stir in crumbled feta. 6. Make 6 indentations in tomato sauce and gently crack eggs into hollows. Transfer skillet to oven; bake 7 to 10 minutes, just until eggs are just set. 7. Sprinkle with chopped parsley. Serve with warmed pitas or freshbaked challa. SERVES 6

COCKTAILS

NIGHTCAP
As the air begins to cool and the sun sets earlier along the Atlantic Seaboard, one of the nicest ways to end a dinner party with friends or a night out at the theatre is with a tasty, and generally toasty, coffee cocktail.
A
number of rich liqueurs blend beautifully with coffee drinks to make a hearty nightcap. Our perennial favourite is made with locally produced Amarula – the fruit that produces the renowned nectar that wild elephants enjoy. Of course, two of the most important elements are good coffee and the perfect glass at the perfect temperature. Make sure your glass is heated, either by filling it with boiling water while you prepare the drink or popping a water-filled glass into the microwave for 15-20 seconds. AMARULA COFFEE Combine 3 parts coffee with 1 part Amarula. Sweeten with brown sugar to taste. Garnish with a dollop of whipped cream and a dusting of cinnamon ESPRESSO MARTINI Shake together 50ml vodka, 35ml Kahlúa coffee liqueur and a shot of espresso with plenty of ice until frothy. Add sugar syrup if desired. Strain into a cocktail glass. MILLIONAIRE’S COFFEE Pour ½ shot Bailey’s Irish cream, ½ shot Kahlúa coffee liqueur and ½ shot Frangelico hazelnut liqueur into an irish coffee cup. Add ¾ cup coffee. Top with whipped cream and nutmeg. COINTREAU COFFEE Mix 1 part Cointreau with 4 parts black coffee to just below the rim of a goblet. Add 5ml of brown sugar and stir. Pour chilled double-thick cream in gently until glass is full. Garnish with a slice of orange peel and shaved chocolate.

LAST WORD
RETHINKING WATER Sometimes it takes a major crisis to make people see the world with new eyes.
THE GREAT
Everybody has that one friend on Facebook who reposts news snippets or memes with a sense of outrage and moral superiority. So, when this particular friend posted that his family now showers with buckets, places bricks in their toilet cisterns, and uses cooking water in their herb garden, all of which resulted in a water bill of only R59 last month, I realised that being water-wise – and telling the world about it – is the new cool. Hence, when I drove past a mother dropping her kids at school with a car that looks like it had stood underneath a mulberry tree for weeks, I opened my window and applauded her. A dirty car is a badge of honour nowadays (although the petrol assistant still insists on cleaning our windscreens, in the name of safety).
THE GOOD
Once the domain of a few treehuggers, it has now become de rigueur to have a JoJo container in the garden, capturing every raindrop
for future consumption. Greywater systems will likely become mandatory in the long-run, and where dads once discussed cricket and rugby scores around the school field or in the pub, they now share tales of their best buys for thermal pool covers and aquaplex hoses that reroute gutters to the garden and exchange phone numbers for reliable plumbers. Sure, the beetroot in our veggie patch smells conspicuously of my daughter’s favourite hair conditioner, but it is growing just fine.
THE BAD
That Facebook friend bragging about his R59 water bill above? In a later message he posted a photo of a green lawn, courtesy of his borehole. Now, let’s face it, when the city runs dry, we are all going to insist that underground water is part of the public supply, so this notion that there is “other” water where restrictions need not apply does not cut it. Equally irksome are the people who happily fill up free water at some of the public fountains in
the city – a true gift of nature from Mother Table Mountain – and then leave their fast food papers and cigarette butts all over the place. That is no way to say thank you, is it?
THE DOWNRIGHT UGLY
And then you get those who just don’t get it. Here are a few of the less civic-minded anecdotes I’ve overheard the past few weeks. From my wife’s hairdresser: “I was so exhausted after all-day shopping that I just needed a long, hot bath.” From a Gauteng visitor: “I am paying big bucks for that rental house on the beach and my landlady better make sure the pool is topped up.” And finally, from our local pool shop owner: “To get rid of the acid buildup in your pool you need to put the pump on bypass and empty about half the water.” When challenged on the prudence of throwing 25 000 litres of water down the sewer during a water shortage, he responded: “You are the fourth person today who I have given that advice to!” Yup, new trends always take time to become new habits.
