Women’s rights: the fight continues

T

o commemorate the more than 20,000 women who marched to the Union Buildings on August 9 1956 to protest against the extension of pass laws to women, the South African government declared August Women’s Month and August 9 Women’s Day annually. While we celebrate the work that has been done to secure equal opportunity and treatment for women in the workplace, the struggle is far from over in 2020. This is clear from the stories of some of SA’s top performing women in the property sector.

Yael Geffen, CEO

When Yael Geffen took over as CEO of Lew Geffen Sotheby’s International Realty at the age of 38 in 2017, she was one of only a handful of women to head a top real estate group in SA. Property runs in the Geffen family’s blood but initially Yael had no desire to follow suit. Instead, she headed to New York to pursue a career in the creative arts. It was only on her return in 2008 that she joined the family business, starting at the bottom as an apprentice. Her brother and mentor, Barak, was a director of the group and her father, Lew, the chairman. When Barak sadly passed away a year later, she took a more active role and has had a seat on the board ever since. Yael says women tend to wait for opportunities. “They won’t ask for that promotion or increase, usually out of fear – fear of negotiating, of being turned down, of failure. So they wait their turn, hoping it will happen without them having to ask. “However, it’s not necessary to ‘become one of the guys’ to succeed,” she says. “I realised my natural attributes and my experience and skills would take me further. Never be afraid to stand out as the only woman in a room – it can be an advantage in terms of being heard and remembered. As women we are here to champion and support one another.”

Five years ago, Vuyiswa Mutshekwane was a 30-year-old marketer with a BCom degree and a decade’s experience in the fashion retail industry. She was looking for a new challenge when a chance meeting with a board member of the South African Institute of Black Property Professionals struck the right chord. Although she knew little about the property sector, the institute’s mission resonated with her and before long she was appointed CEO of the largest black property organisation in the country. Today Vuyiswa is recognised as a leader in property in SA. She was nominated as a Standard Bank Top Women in Property finalist in 2019 and this year she was elected chairperson of the country’s first representative body for the broader property sector, the National Property Practitioners Council. She admits the role is not without its challenges, but she surrounds herself with people who are more knowledgeable than she is. And she doesn’t hesitate to volunteer to do things where she might be slightly out of her depth. “I’ve found that this is the best way to learn.”

Andrica Lekganyane is one of the first three women in Africa to hold Certified Property Manager accreditation endorsed by the Institute of Real Estate Management in the US. A born entrepreneur, she launched her own company, Area Group Property Services, because she wanted to be independent. She particularly enjoys working on projects that address social housing needs and is passionate about the plight of those who earn too little to qualify for mortgages. “I am serving communities through the real estate sector and I hope to use my skills and expertise to benefit all income groups, especially in the social housing market.” Andrica says women who would like to follow a career in property shouldn’t be discouraged by the current transformation challenges but empower themselves by enrolling for property qualifications. “This space has much to offer.”

One of her tasks as head of data and analytics at property management company PayProp is the publication of the PayProp Rental Index, often quoted in the media as the voice of the rental market. Yet Johette Smuts says it was purely by chance that she got involved in the property industry. She was working in the investment sector when PayProp’s former CEO, Louw Liebenberg, asked her to join his team. “Property is a tough industry. Women sometimes have to work harder to be taken seriously,” she says. “The best way to advance your career quickly is to say yes to things that scare you – as often as possible.” One of Johette’s favourite quotes is by associate justice of the Supreme Court of the US, Ruth Bader Ginsburg: “Fight for the things that you care about but do it in a way that will lead others to join you.”

Prieshka Taylor, head of marketing at top retirement brand Evergreen Lifestyle, says her mother is her role model. While raising three girls single-handedly, her mother qualified as a teacher, earned a Fullbright scholarship to complete a master’s degree in the US and became the youngest female principal in her district. “She was the first feminist I knew and unleashed three very successful female leaders on the world!” says Prieshka. Prieshka’s journey at Evergreen started in 2016. Her advice to other women considering a career in marketing is to be bold, participate actively and own their seat at the table. “I come from an underprivileged background and I am a woman. There have been too many setbacks to mention but I have not given up,” she says. “When leaders did not want to teach me, I taught myself; when the world became a digital playground, I adapted my skills-set. With a world of resources available to us, we must be agile, educate ourselves and keep learning.”

Marina Constas is a renowned specialist sectional title attorney and a director at BBM Law. She is the co-author of three editions of the bestselling book Demystifying Sectional Title and has appeared on television shows such as Ask The Property Experts and The Property Show. She is currently developing an online platform called Women in Sectional Title, which is aimed at developing a space for women in the industry to share, learn and network, and inspire one another. It was a two-year stint on the board of the Community Schemes Ombud Service that showed Marina how much work still needs to be done to promote transformation and the empowerment of women. She believes gender parity has to be a strategic imperative in any business. “Women should be asserting themselves to ensure that they make enough noise to agitate for change and confront recalcitrant organisations. Women must support women in these endeavours.”

WHAT TO BUY AND WHERE RealNet MD Gerhard Kotze suggests the following kinds of properties for investment:

• Small rental units in cities close to work and essential services, such as Alberton and Kempton Park in Gauteng, or Tygerberg in Cape Town. Areas close to the Gautrain or MyCiti bus routes such as Centurion, Braamfontein and Milnerton. At the higher end, live-workplay areas such as

Century City, Melrose Arch and Menlyn Maine.

• Established, well-run retirement units with assisted living and frailcare services. The over-60 cohort is the fastestgrowing sector in SA, but a large percentage cannot afford to buy into a retirement village, whereas others prefer to rent. Adult children also rent retirement homes on behalf of parents. Popular areas include

Hermanus, Mossel Bay, Knysna, the KwaZuluNatal Midlands and South Coast, as well as Randburg and the East Rand.

• Sectional title rental units around Durban and Cape Town. Many are sold due to affordability, and South Africans are likely to go on local holidays again. Apart from your own getaways, short-term rentals will be highest in peak seasons. Get a good managing agent.

ood news for property investors and homeowners is that SA’s longlasting buyer’s market and ultra-low 7% prime interest rate are expected to remain the new normal for now. Dr Andrew Golding, chief executive of the Pam Golding Property group, says although opportunities abound across all price ranges and property types, the entry level market is particularly popular. According to Chas Everitt International CEO Berry Everitt, these rates also fuel “much higher levels of activity among repeat buyers than expected before lockdown”. This is especially true in the R2.5m to R5m price bracket, he says, “where home prices in some areas are back at around 2016 levels and where a careful upgrade often represents a really good investment, more so if you are a repeat buyer with a decent deposit”.

In Gauteng the demand for affordable sectional title properties is particularly high, says Golding. Homes that offer a secure, lock-upand-go lifestyle appeal to young people especially. Seeff Property Group chairman Samuel Seeff says about 80% of all sales are below R1.5m, depending on the metro. “In some metros this would go as high as 90%,” he says. Thanks to the low interest rate, people who were unable to get a bond before qualify now, says Cynthia Machaba, principal of Cyn Mac Properties in Soshanguve, north of Pretoria. She works in this area mainly because of its popularity – homes here are affordable and have excellent resale potential. “Many people who would usually buy in townships are now buying in more affordable suburbs,” she says. Matseleng Mogodi, CEO of Snooks Estates in

Johannesburg, warns buyers to ensure they can still afford their properties when interest rates rise again. Areas such as Soweto and Johannesburg South are affordable and popular with tenants, which makes for good investments, she says. “Some want an outdoor family lifestyle, so areas on the West Rand such as Krugersdorp, with its larger gardens, are sought after.” In KwaZulu-Natal, Idwala Property Group CEO Nondumiso Mthwa confirms that the lowered rate means some who could not enter the property market are able to do so now, albeit at the lower end of the market. “Some property owners in the middle class are also upgrading,” she says. “Sectional title development schemes with apartments below R1m are most popular and there is huge demand for off-plan developments.” A growing trend is homeowners selling their properties in the suburbs to buy land and build in the rural chiefdoms.

Country life For those with a work-fromhome setup and a preference for a country lifestyle, entrylevel opportunities along the Garden Route are numerous. A new security development in Sedgefield, 1 On Cisticola, offers one- and twobedroom units starting from R595,000, with no transfer costs. It is marketed by RE/MAX Coastal. RE/MAX of Southern Africa COO Amanda Cuba says the low interest rate enables buyers to pay less for a property than if they had to rent it. For instance, renting a one-bedroom unit at 1 on Cisticola would cost about R5,000 per month (amounting to a 9.25% yield). Also operating on the Garden Route, mostly around George and Mossel Bay, Jim Alexander of PropertyTime agrees that main market activity appears to be in the R1m to R2m range. In terms of rental yield, he says, statistics are harder to access. “It does seem as though this market is maintaining its pre-

lockdown strength despite tenant payment challenges.” He takes a cautious view of imminent interest rate rises and says new property buyers requiring a 100% bond are especially vulnerable. “Only those who can still maintain their loan instalments at pre-rate cut levels will benefit from lower interest rates.”

Higher end Steyn City is a parkland estate offering reprieve from city living yet it is close enough to urban centres. According to Steyn City sales manager Lambert Bezuidenhout, interest in this estate rose after the recent launch of luxury resort-style apartments at 104 on Creek as well as new stands at The Village. Homes at 104 on Creek are priced from R2.7m and have two or three bedrooms. Ranging between 96m2 and 133m2 in size, they include double-glazed windows, air conditioning, integrated Siemens appliances and quality fittings.

Stands at The Village are priced from R3m and are close to the school campus. “Property in high-end estates are retaining their values,” Bezuidenhout says. “There are discerning buyers wanting to future-proof their investments who prefer the safety, even if at a premium.” Seeff says that, apart from demand in the primary residential market, luxury properties are also popular up to R8m in Sandton, Pretoria East, the KwaZuluNatal North Coast and to about R18m on the Atlantic Seaboard if priced correctly.

Investment hotspots According to Golding, KwaZulu-Natal and the Cape Atlantic Seaboard are sought-after investment areas, along with the Boland and Overberg regions. He says second-tier cities such as East London, Nelspruit and Polokwane offer solid opportunities, as housing in some of these cities costs up to 30% less. Other popular options include the smaller towns of Clarens, Dullstroom and St Francis Bay. According to Seeff, about R175m in sales in June and July were from foreign buyers, with more than R100m spent on the Atlantic Seaboard, predominantly in Camps Bay and Sea Point. “Overseas buyers are mostly from the UK, Germany, the Netherlands, France, Russia and Zimbabwe,” he says. Hartbeespoort is another good investment area, says Everitt. Property is going for less than R3m in Pecanwood, where homes are usually priced from R6m, and for R2.5m or less in Westlake, where prices generally average R4.5m. “Pre-owned apartments in upmarket areas in the big metros are also good options,” he says. “In Hyde Park and other areas close to Sandton we now have sellers who are keen to move to townhouses and are selling their high-end apartments for about R2.5m to R3m.”

A

sk any of the role players in Mauritius property why you should move there and they’ll rattle off a list that seems rehearsed. It’s not. It’s just easily remembered because on paradise island the living is just that – easy. For South Africans, there are several factors in favour of property investment here that amplify the allure of this Indian Ocean destination. You can make it your primary residence or your second home if you choose to commute and stay a short flight away from extended family. It doesn’t take long for the dictum “don’t worry, be happy” to become second nature when you’re living in the most content country in Africa. That’s according to the World Happiness Report

2020, which ranks countries according to citizens’ ratings of quality of life. Still it gets better. The words “safety and security” are music to South African ears – we’ll go anywhere and do just about anything for that. New World Wealth ranks Mauritius, Botswana and Namibia among the safest countries in Africa for women and children in its AfrAsia Bank Africa Wealth Report 2019. Safety is a huge influence on a country’s wealth growth too, and Mauritius is the fastest growing wealth market in Africa. Even so, because South Africans often sleep better at night with physical evidence of their safe environment, top property developers in Mauritius make access control and a 24/7 security presence part of the package.

Money matters Then there are the financial perks. Mauritius residents receive very attractive tax breaks. Personal and corporate income tax is capped at 15% and there is no inheritance tax or capital gains tax on properties purchased. Since the recent 2020/2021 budget presentation, the entry requirement for permanent residency with property investment has dropped by a whopping $125,000 and the longevity of the permit has doubled. Now you get 20 years on your permanent residency permit when you invest $375,000 in property earmarked for foreign investment, subject to Economic Development Board approval. Yes, things might be a little more expensive because

so much is imported to the island, but that depends on your lifestyle. It can’t compare with the quality of life you get in exchange.

Island life English is one of the island’s official languages; upmarket developments encourage social interaction through exclusive beach clubs and communal spaces; international schools and university campuses broaden the education offering; the healthcare system is well developed; and driving is on the lefthand side of the road. Mauritius is multiethnic, multireligious and multicultural – so you’re spoilt for choice in terms of cuisine, for example. Outdoor enthusiasts, bird lovers, water-sports junkies, golfers, beachgoers, hikers,

climbers, trail runners and cyclists have endless opportunities to stay fit and stress-free. Of course, there are those who opt to admire the views of the ocean, mountains or rolling fields of sugar cane from a comfortable distance with a rum cocktail or a Phoenix beer in hand, and who’s to stop them? If you want to move to Mauritius, the best advice is to visit. Spend some time familiarising yourself with the island and its layout so you can decide where you would like to live. Once international travel opens up, set aside a week at least and make contact with a reputable estate agent who can show you around. In the meantime, enjoy the virtual tours of qualifying properties online and liaise with agents via Zoom and the like.
