Cape Town City Bowl welcomes luxury gated estate W

hile an address on the Atlantic seaboard and Cape Town’s City Bowl continues to be in demand, the area is largely characterised by apartments with ocean views and proximity to the inner city. The recent launch of The Ridge Estate will now also offer luxury gated community living for homebuyers here. Ross Levin, Seeff licensee for the Atlantic seaboard and City Bowl, says there has been no luxury estate housing here or in the surrounding areas until now. This makes The Ridge Estate a first of its kind in

many ways. “It brings an impressive development to this sought-after area,” he says. “Located on the upper slopes of Lion’s Head, it offers 360˚ views of Table Mountain, Lion’s Head and Table Bay.” The estate is located close to the CBD, Waterfront and Atlantic seaboard, making it a central and family-friendly option. “Here, you have the rare opportunity to enjoy the natural environment and immediate access to a cosmopolitan lifestyle,” says Levin. “Education, health care and recreational needs are well catered for with excellent primary and high

High-end properties in demand D

espite sluggish sales during 2020, interest in the luxury residential market has surged over recent months, making the market outlook for highend property favourable. Andrew Golding, Chief Executive of the Pam Golding Property Group, says much of this demand has been driven by local buyers who have identified specific areas of interest and understand that the current market, characterised generally by motivated sellers and well-priced stock, presents opportunities which offer

exceptional value for money. Golding says freehold homes in the overall market have benefited from lockdowns and the shift to remote working as there has been 6.2% price appreciation since the start of the year (January to September 2021) compared to 2.8% for sectional title homes. The upswell for freehold homes is also evident in gated communities. “We’ve seen a notable increase in demand for properties listed above R10m on the Cape’s globally renowned Atlantic seaboard, particularly prime real estate in upmarket

Camps Bay and Clifton, where recent high-end transactions concluded by our agents extend to homes achieving individual prices of R70m,” he says. Activity isn’t limited to the Cape as movement in the upper price band in KwaZulu-Natal has also experienced an uptick. Durban North and Umhlanga are seeing activity split between sectional title schemes on the beachfront and freestanding homes in and out of estates. Further north in the Ballito area, in Zimbali Coastal Estate and Simbithi

Eco Estate, homes valued in excess of R10m and even more than R18m are changing hands. According to Brett Botsis, Seeff licensee for Umhlanga, heightened semigration trends following the lockdowns also increased interest in high-end property. Many high-net-worth individuals are buying property close to the beach and some with hefty price tags. Due to its top amenities, safety, cleanliness and proximity to good schools, Botsis says Umhlanga is an ideal location for families.

he hospitality industry has taken several major knocks following strict lockdowns – but some sectors have found ways to thrive where others have struggled. Hotels, in particular, have found themselves having to change the way they work within the communities in which they are situated, rather than operating as neutral zones which are frequented only by short-term visitors. As things open up, guests are arriving – but having experienced some hotels as a part of their communities back home, they now have different expectations of the modern hotel experience. O

asis Life Burgundy Estate in Milnerton, Cape Town, opened its doors in July 2021 welcoming its first residents to a secure gated estate with a beautiful clubhouse. Since then, this retirement estate has grown to more than 30 residents who are enjoying the Oasis Life lifestyle, with a strong sense of community already established. Just 20 minutes from Cape Town’s CBD, on the foothills of Durbanville’s scenic hills, Burgundy Estate borders the vineyards of the historic De Grendel wine farm. Oasis Life, a 10ha secure retirement estate, is located within the greater 180ha Burgundy Estate, a multigenerational precinct with a variety of secure complexes, schools, restaurants and convenient shopping centres.

OUT AND ABOUT Residents at Oasis Life are embracing a new way of life. In addition to taking part in several events arranged in the clubhouse, such as painting, ceramic painting, braais, Sunday carveries and afternoons

filled with social activities, the residents have started their own walking club. The club members, donning hats and walking sticks, can often be seen together exploring the greater Burgundy Estate via the long stretches of walking paths. “As the number of residents increased, our clubhouse offering has expanded accordingly and we’re now providing meals throughout the day in the restaurant (excluding dinner), take-away frozen meals, as well as special catered events, such as afternoon braais and a Sunday carvery,” says Neil Barry, operations manager at Oasis Life. “Our residents have embraced the clubhouse as their own and we’re pleased to see them visiting for breakfast and afternoon tea or to meet up with new and old friends.” In addition to the clubhouse offerings, primary health care at the estate consists of a registered nurse on duty during office hours – Monday to Friday from 8am to 5pm – and an enrolled nursing assistant to attend to emergencies after hours, during weekends and on public holidays.

Each home has also been fitted with a call4care emergency system through which residents can call a 24/7 emergency call centre via a button on the call4care phone, should they be unable to make a phone call.

DESIGN-WISE With only four houses of the first phase left for sale, the second phase of the estate will be launched on the weekend of October 30 and 31. “As we engage with potential purchasers, we listen to the feedback and suggestions, and we try to remain nimble and adapt our future phases accordingly,” says Miguel Rodrigues, Director at Rabie. “In phase two, we will be introducing cottages, smaller in size than our standalone houses, but still with access to exclusive use gardens. A grouping of cottages will consist of four attached, divided by a green pathway from two attached cottages. Our cottages are already proving popular, with a few prelaunch reserves in place.” All cottages in phase two have two bedrooms and one bathroom.

LOW-RISE Rodrigues explains that the design of the new apartment blocks has been carefully considered and improved on. “Phase two will include two blocks of low-rise apartments that flow out to a large communal garden. The ground floor apartments will enjoy access to exclusive garden patios and each apartment above

will have a Juliet balcony. We have changed the internal design of the apartments, and we believe that the new layouts optimise light and the use of space.” Phase two is made up of 15 two-bedroom houses priced from R1.88m, 20 two-bedroom cottages from R1.6m and 28 apartments from R1.09m. Most of the apartments

have one bedroom and one bathroom with a limited number of two-bedroom apartments available. Residents can also look forward to the next phase of the Lifestyle Centre, which will include an indoor swimming pool and recreational area, estimated for completion at the end of 2022. Oasis Life Burgundy

Estate is being developed in phases, with an eventual 160 houses and 380 apartments planned on completion. Interested parties can schedule an exclusive appointment over the launch weekend to enjoy a refreshment and a tour through the estate. T

he unrest in KwaZulu-Natal in early July 2021, which left many parts of the economy devastated and forced company closures, sees stakeholders facing extensive rebuilding. According to co-chair of KZN Growth Coalition Andrzej Kiepiela, several factors will help to propel a successful recovery. “How the partnership between the public and private sectors is structured and implemented is crucial for the economy to succeed,” he says. To ensure investment in KwaZulu-Natal is lucrative, it is important for business to take place in a safe and secure environment and that the supply of energy, water and other bulk structures is guaranteed. “Tongaat Hulett is a valued institution in KwaZuluNatal,” says Kiepiela. The company has made capital available in a risky environment, often when the city lacked funds or vision. He says Tongaat Hulett has always ensured the region enjoys a competitive advantage in terms of tourism, commercial developments, accommodation and retirement villages. “The effects of the unrest on the province remain palpable with industrial

parks such as Cornubia, Bridge City and Riverhorse Valley severely impacted. Hundreds more businesses were also affected,” says Tongaat Hulett Property’s commercial executive, Justin Geyve.

FOCUS ON PARTNERSHIP With developments such as Sibaya, Izinga Ridge, Umhlanga Ridgeside, Umhlanga New Town Centre and Zimbali under its belt, Tongaat Hulett Property wants to ensure KwaZulu-Natal and Durban are the fastest growing province and city in SA. The company has worked with the public sector, the national and provincial governments, and the city to unlock agricultural land. More than 3,000ha of agricultural land has already been converted into integrated urban developments, translating into about R700m per annum in rates. “During the past 30 years, Tongaat Hulett Property, in partnership with the public and private sectors, invested more than R70bn in infrastructure, and in the past three years more than R1.5bn went into supporting these developments,” says Geyve. “We have about 9,600ha of land we hope to develop

over the short, medium and long term. Our plans are largely aligned with those of the government, province and city.” The 9,600ha of land to be developed includes the greater Umhlanga area, the Durban aerotropolis, as well as tourism developments on

the North Coast. Invest Durban, another stakeholder in the region that acts as a partnership between the metro city council and the private business sector, is also working to help rebuild the city. CEO of Invest Durban

Russel Curtis believes to promote this region, the private and public sectors need a much stronger partnership in terms of safety and security. The Durban Chamber of Commerce and Industry NPC are equally committed. “Government

needs to focus on providing adequate relief to the current uninsured SMMEs,” says Palesa Phili, CEO of the Durban Chamber of Commerce and Industry NPC. While rebuilding the province is crucial now, development is also

enjoying attention. There is demand – specifically from homebuyers and investors from KwaZulu-Natal and Gauteng – for secure, integrated apartment living, especially at the Sibaya Precinct. Tongaat Hulett Property has firm plans to develop the area in future.
