Property will remain business as usual The start of a new year is always exciting as it gives us a chance to start fresh with new vigour and intention. We enter the new year on an upbeat note and although the economy will remain challenging for the most part, we expect it to be business as usual. Remember, whatever the economic climate, there will always be a level of activity in the property market as people look to buy and sell in the normal course of business. As things stand right now, we expect the market activity for the year to be on par with 2016 – which was, although not stellar, satisfactory in most areas. We would need to keep a careful eye on the economy and political development, though: interest rate hikes and the possibility of a sovereign credit downgrade remain on the horizon. That said, we have noted with encouragement that many economists are expecting a mild uptick in the economy. Nonetheless, it is expected to be a challenging year for the economy. The property market and buyers and sellers should adjust their outlook accordingly. The market has shifted from favouring sellers to a more balanced market, beginning to favour buyers in some areas – save for the Cape which remains the strongest performer.

Smart pricing will be a key factor for serious sellers. Against the backdrop of a challenging economy with poor growth, overall demand will naturally come under pressure. More property listings are coming through and buyers now have more to choose from and are likely to be far more conservative with their offers. While there is still plenty of demand in most areas, there will now be increased competition for sellers. You are therefore best advised to heed the advice of your local estate agent in terms of the right pricing level if you are serious about selling. We expect the interest rate to remain fairly flat, at least for the first half of this year and this will support the property market. The banks are also still keen to lend to qualifying buyers, so there is space to buy, even for first-time buyers. The last year has once again shown the resilience of the South African property market, which held up well against a challenging economy and interest rate hikes. While overall price growth has slowed notably over the last year, it nonetheless has remained in positive territory. The South African property market remains a good place to be in. CLOCKWISE FROM LEFT Cohesion is the key to this urban rooftop’s success. Instead of treating the different functions of outdoor living (eating, sitting, cooking) as disparate elements, William Dangar (williamdangar.com.au) has combined saving space with a sense of synergy. The dipped seating banquette built as a continuation of the cooking station is smart, simple design at its best; designed by Singaporebased architecture firm WOHA (woha.net), this striking quad makes a strong case for combining materials. The hard urban surface in contrast with an organic living wall is dynamic and modern; demarcating

different zones is most effectively done by varying the levels rather than separating them with walls or screens – this keeps the visual field clear but maximises the footprint. This strategy is illustrated perfectly by UK-based Modular Garden (modulargarden.com) in this contemporary garden, where dining, lounging, planting areas are all divided neatly by decks but still feel like one space. A consistent colour palette in the finishings as well as the furniture further enhances the continuity. The soft grassy plants soften the sharp edges of the tiles, too; a clipped hedge forms an intimate garden room designed by Peter Fudge Gardens (peterfudgegardens. com.au). It maximises the greenery while still achieving privacy. Smaller shaped shrubs also extend the aesthetic and up the texture ante. At the same time, it keeps within the colour palette and simple planting scheme, echoing the organic shape of the pavers. It’s a cross between charming English garden and retro courtyard. ADDITIONS LEFT TO RIGHT The Robertson Small Hotel (therobertsonsmallhotel. com) has used design ingeniously throughout its premises, nowhere more so than in its outside areas. Aesthetics meet in a happy marriage on this front patio, where a tropical Zores outdoor rug from Hertex (hertex. co.za) introduces a level of decorated-ness not often seen outside. The beautiful foliage-printed piece blends in with the surrounds, while at the same time serving as a statement piece; concrete has long been maligned for being a functional rather than beautiful material. It’s seeing a bit of a revival now, with designers reworking it in chic and stylish ways. These hanging planters from Weylandts (weylandts.co.za) are the perfect complement to a contemporary or industrial veranda; the difference between decent and excellent design is in the details: little things that elevate a space or a piece of furniture from perfunctory to life-improving. This Landscape Double Lounger from Kettal (kettal.com) allows for individual inclination while sunbathing with a partner. Kettel’s range is available locally from Casarredo (casarredo.co.za)
