The Lower Columbia Contractors Association was established in 1956 to represent professionals in the home building industry. The men who founded LCCA showed remarkable foresight. Their leadership and our members have maintained a standard of quality in the building industry, which we are proud of today. Representing nearly 200 companies in Cowlitz County, our goal is to support affordable housing in the building industry and in our community. This occurs through builder education and advocacy toward regulation. Lower Columbia Association of REALTORS® is a professional association of nearly 200 members. Our REALTOR® and Affiliate members offer business services and legislative representation to real estate practitioners and affiliated service providers in Cowlitz County and surrounding areas. Americans are in love with remodeling. Television networks such as HGTV and DIY run 24 hours a day with shows like “BATHtastic” and “Design Star.” Magazines, websites and blogs feature happy home owners gushing over perfect room makeovers. And with the continuing challenging economy, more home owners have decided to stay in their current home longer, which has created higher demand for remodeling.
A survey released by the National Association of Home Builders (NAHB) in 2012 shows that common remodeling projects have increased, compared to a similar survey from 2010. And nearly 50 percent of remodelers report seeing an increase in the number of home owners who undertake remodels to avoid moving, compared to the 2010 findings. Bathroom and kitchen remodeling remain the two most common types of jobs, as they have been consistently since 2001. After 2009, however, bathroom and kitchen remodeling switched places—bathrooms became the most frequent type of job for professional remodelers. Seventy-eight percent of the survey respondents cited bathroom remodeling as one of the most common jobs, an all-time high. Home owners are frequently asking for a high-end spa feel to their new bathrooms, with features and materials such as television screens built into mirrors, exotic wood finishes, recycled glass tiles and sophisticated lighting systems. Other popular features include
those that enable a home owner to stay in their home as they age; including step-in tubs and shower stall benches and rails. Both kitchen and bathroom remodeling projects were up 17 percent from two years ago. Other popular jobs were window and door replacements, room additions, handyman services and whole house remodeling, although whole house remodeling is down significantly from its peak in the mid-2000s. The motivation behind many home owners’ decision to remodel has changed as well. The top two reasons for remodeling were the need to repair or replace old or outdated components and the desire for better and newer amenities. More than 50 percent of remodelers said that these two reasons for remodeling have become more common over the past two years. In contrast, more than 20 percent of remodelers said there was a decrease in customers remodeling to increase home values as an investment or to prepare for a sale (whether distressed or not). Remodeling to accommodate a change in the number of people living in the home also received low scores. Whether they are inspired by the amazing makeovers shown on television shows, or their changing lifestyle necessitates repurposing spaces to make more efficient use of their home’s square footage, home owners are turning to professional remodelers to help improve their home. A well-planned outdoor living space can become a home owner’s backyard getaway, but the wrong deck or patio can end up as unused dead space. Several factors can determine whether a deck or patio is best for you. How much weight does your space need to hold? Does rain or snow create runoff problems on a flat patio surface? If you have a rough backyard terrain, a raised deck may end up your best choice instead of expensive excavation for patios. Once you’ve determined whether a deck or patio is best for your home, the possibilities are endless. Stone, brick and concrete pavers are available in a range of styles and colors and are durable. Remember that site preparation is important for drainage, grade and proper placement, and can be a lot of work for the DIYer. Weeds also can pose more of a problem with patios. When in doubt, leave it to a professional with the experience, not to mention equipment, you need. Flagstone and concrete patios also are popular but remember to allow for expansion, to prevent cracking. Cracking in concrete is inevitable, but it can be minimized with the proper installation. If you dislike dirt or have pets, consider a raised deck. Remnants from sand and stone patios easily find their ways into clean houses. A raised deck also may
work as a better option for low-lying yards that tend to become soggy when it rains. Most decks are made of wood, ranging from pressure-treated pine and fir to more durable—and pricey—woods such as red cedar, redwoods and tropical hardwoods. No matter what the type, wood decks require maintenance and even then, with less expensive woods, swelling and warping will still occur over time. To reduce the amount of maintenance required, consider composite and vinyl decking. These materials are less susceptible to swelling and also are more resistant to insects. The cost, however, can be significantly higher, particularly if coordinating railing and balustrade systems. Concrete decks, while much more expensive than wood or composite, are the most durable and require only the occasional pressure wash and periodic re-sealing. And no longer just drab grey, concrete is now available in a nearly limitless variety of styles, colors and patterns. Before beginning your outdoor project, assess your space. Where do you have the best sunlight? Do you want to use your space for dining or grilling? If so, do you have a large enough area for tables and chairs? Is there one area of the yard that is quieter and has more privacy from neighbors? A good home builder, remodeler or landscape architect can help you design a master plan that’s right for your space and your ideas.

Hiring a Contractor or Remodeler? What You Should Know. Are you planning to hire someone to work on your home or property? If so, do your homework. Shop smart While the law provides some protection from fraudulent or incompetent contractors, it doesn’t guarantee honest transactions or perfect performance.
Protect your investment by being an informed, cautious consumer. Generally, work that “adds to or subtracts from real estate” must be done by a registered contractor. Contractor registration is also required for anyone who provides construction consultation, develops residential property or “flips” houses. Businesses that provide services such as gutter cleaning, pruning, lawn care or window washing do not need to be registered.

Building or remodeling your home is an exciting project. Many homeowners are intimidated by the prospect of finding, hiring and working with a contractor on a project of this magnitude. You shouldn’t be! Here are some simple things you can do to make this process easier:
3. Ask for references: If a contractor has been in business awhile and has been successful, they’ll be happy to share it with you. Ask for references, and then call the references. Don’t just ask about the workmanship, ask about the process and experience as a whole.

Don’t be afraid to ask questions and ask to have things explained-more than once if necessary. Your contractor wants to build you the home of your dreams, and they want to do it right the first time.
4. Get a contract in writing: It seems like common sense, but sometimes we all need to be reminded. A home can’t be built with a handshake anymore; you and the contractor both need to protect yourselves with a clear, complete document spelling out responsibilities and payment.
2. Do your homework: Make sure your contractor is licensed and bonded, and make sure they don’t have excessive liens against their bond. This information can all be found at the Labor and Industries website.
5. Have fun and treat yourself: Building a house can and should be an enjoyable experience, and it should be exactly what you want. Splurge on the jetted tub. Have a professional landscaper put the finishing touches on. And call us if you need any referrals.

n Do an internet search on the owner’s name to look for general comments that might be posted. n Evaluate all the aspects of the bids, including the scope of work, warranties, references, time frames and price. n Request that he contractor post a performance bond for the entire cost of the project if it is more than $6,000. n Try to anticipate problems and inconveniences, such as cost overruns or cleanup, and come to an agreement with your contractor on how they will be handled before the work begins. What is required by law? n In In Washington, all contractors who perform work or who advertise or submit bids in this state must be registered with the Department of Labor & Industries (L&I), post a bond and carry general liability insurance coverage.
n All registered contractors must carry general liability insurance coverage in the amount of $50,000 property damage and $200,000 public liability or $250,000 combined single limit. (Note: This requirement does not pertain to electrical contractors. Telecommunica-
tions contractors must carry $170,000 in general liability insurance.) n A contractor must have a current business license, and if the contractor has employees, he or she must have workers’ compensation coverage.
n A contractor must provide a “Notice to Customer” disclosure statement to you for any residential project with a projected cost of $1,000 or more, and any commercial project of $1,000 to $60,000.
Once you have chosen a contractor or remodeler: 1. Obtain a written contract that includes price, payment terms, sales tax, permit fees (if applicable), the specific work to be performed, materials to be used, warranties and start and end date. It is also a good idea to include change-order processes, final review and signoff procedures and cleanup. 2. Ask for a disclosure statement prior to work starting. Sample disclosure statements are available on the L&I web site and at local L&I offices. 3. Make frequent inspections and consult your local building department about required permits. Make sure that all permits are in place and that inspections are in order. 4. When advancing money for materials, it may be possible to make checks payable to both the contractor and the supply house or to pay the supply house directly. 5. Put all change orders in writing and ask questions as work progresses. Avoid verbal contracts, and be very cautious about paying for work that has not been completed. 6. Request signed lien released from all major subcontractors and suppliers on your job before making final payments. Be wary of contractors who: • Provide credentials or references that can’t be verified.
• Offer a special price only if you sign today or use other highpressure sales techniques. • Accept only cash, require large deposits or the entire cost up front or ask you to make the payment in their name. • Do not provide a written contract or complete bid. • Ask you to pick up the building permit. In most instances, the contractor is required to take out the permits. Permits are your protection and help ensure that work will meet local building codes. • Offer exceptionally long warranties. • Want to do most or all the work on weekends and afterhours. • Give you an offer that sounds “too good to be true.”

If any supplier of materials, worker or subcontractor is not paid, a lien may be filed against your property to force you to pay. You could pay twice for the same work. Financing Your Home Remodeling Project
Keeping Your Budget in Line Once you’ve decided how much you can afford to spend fulfilling your remodeling dreams, the real challenge is making sure you stick to this budget. So, how can you prevent your expenses from spiraling out of control?
One of the most important considerations for your home remodeling project is financing. After all, the project will go nowhere if you can’t pay for it. Fortunately, there are several options that can provide the dollars you need. Four of the most common are a home improvement loan, a home equity line of credit, a home equity loan (second mortgage), and a cash-out refinancing of your current mortgage. However, the simplest method of financing is cash. Cash If you have cash in savings to pay for your home remodeling project, this may be the best way to finance your home improvements. But be sure to consider the fact that, by paying in cash, you tie up money that could be earning interest in other investments. In other words, you need to look at the interest rate that you would be charged by financing the project and compare this to the interest you could earn by investing these funds. Interest payments on a home improvement loan may be taxdeductible, while the expenses of a remodeling project paid for in cash cannot be written off. Crunch the numbers and meet with a financial advisor to determine whether paying in cash is best for your financial situation in the long run. Home Improvement Loan Two special loans administered through the Federal Housing Administration (FHA) are the Title I and Section 203(k) programs. A Title I loan allows you to borrow up to $25,000 for improvements to a single-family home. These are fixed-rate
loans that FHA insures against the risk of default. Loans must be made by an approved Title I lender. The 203(k) program is not as well known, but if you are looking to purchase a fixer-upper or foreclosed home, it is a terrific opportunity. It allows home owners to receive a single, longterm, fixed or adjustable rate loan that covers both the acquisition and rehabilitation of the property. To obtain a loan under the 203(k) program, you must use an FHA-approved lending institution. Most mortgage lenders are approved to make loans through this program. Home Equity Line of Credit A home equity line of credit is a form of revolving credit in which your home serves as collateral. This allows you to tap into the funds whenever you need. The credit line is usually set at 75-80% of the appraised value of your home minus the balance of the first mortgage. Your credit history and ability to pay may also be considered in determining the amount of credit available. Home equity lines of credit usually carry a variable interest rate that is figured by adding a margin to the current Prime
Rate or some other index. Other costs associated with setting up a line of credit may also apply and will vary from lender to lender. Second Mortgage If you are not comfortable with the open-ended nature of a line of credit (which requires discipline to ensure that you don’t go way over budget), a home equity loan, or second mortgage, may be right for you. This is a fixed-rate, fixed-term loan based on the equity in your house that is paid back in equal monthly installments over a specific period of time. Cash-Out Refinancing If interest rates today are significantly less than when you first purchased your house, refinancing your mortgage may be a wise move. The refinancing alternative allows you to use the accumulated equity in your home to take out a new loan to pay off your existing mortgage and then use the remaining funds for your remodeling project. Make sure you factor in the length of time you plan to live in the house and the number of years left on your current mortgage before you decide to refinance.
• Plan on spending only 80% of what you can afford. Put the additional 20% in reserve to cover changes, unforeseen problems, and miscellaneous charges. • Remember that anything not included in the original contract will cost extra. It’s very easy to start tacking on hundreds and even thousands of dollars in change orders that will break both your budget and your timeline. • Stay focused on the task at hand. Stick to the project you have planned rather than deciding that now is the time to overhaul the rest of the house. Reference: National Association of Home Builders

Checklist for Finding and Hiring a Builder or Remodeler Doing your homework will help you have a more successful experience. Use this checklist to help you select a home builder or home remodeler to work on or build your home. • Contact your local home builders’ association for the names of member builders and remodelers: You can also ask family, friends or coworkers for recommendations. • Make sure the builder or home remodeler has a permanent business location and a good reputation with local banks and suppliers. • Find out how long they have been in the building business. It usually takes three to five years to establish a financially sound business. You want to make sure they will be around after the construction is complete to service any warranties.
• Check out the company’s rating and if there have been any complaints filed with your local Better Business Bureau: • Make sure the builder/remodeler has sufficient workers compensation and general liability insurance. If not, you may be liable for any construction-related accidents on your premises. • Ask the builder/remodeler to provide you with names of previous customers. If they won’t, beware. If they do, ask the customers if they would hire the builder/remodeler again. • Ask if you can see the builder/remodelers work, both completed and in progress. Check for quality of workmanship and materials. • Do you feel you can easily communicate with the builder/remodeler? Remember you will be in close contact with them throughout the construction process and afterward as you live in your new home. • Make sure the builder/remodeler provides you with a complete and clearly written contract. The contract will benefit both of you. If you are having a new home built, get and review a copy of the home warranty and homeowner manual as well. • Be cautious of unusually low-priced bids. If the builder/remodeler is unable to pay for the materials and labor as the project proceeds, this may indicate a potential problem. Keep in mind that less expensive does not necessarily mean better! • Verify that your remodeler is an EPA Lead-Safe Certified Renovator if you are planning work in a pre-1978 home that will disturb more than six square feet of painted surfaces inside the home or 20 square feet on the exterior of the home. – National Association of Home Builders

Insuring Your Home When you bought your home, you took out an insurance policy to cover the house and all of your family’s belongings inside. But was that the last time you thought about your insurance coverage? Home owners insurance includes insurance on the actual structure and the contents inside. The structural part of the package generally covers damage such as fire and smoke, lightning, wind and hail storms, vehicles, explosion, and aircraft or other falling objects. The package should also include coverage for theft, vandalism, riot or civil commotion, freezing or sudden water escape from the plumbing system or appliances, glass breakage, and sudden tearing of heating or cooling systems.
A comprehensive home owner’s policy should cover your home, any structure attached to it such as a porch or garage and any unattached buildings on your property that are not used for business or rented to others. Damage caused by flooding, earthquakes and hurricanes are not covered by your regular home owner’s policy. Your insurance agent can provide you with information about coverage of these natural disasters. The personal property portion of the insurance package protects things in your home like clothes and furniture. It should also provide protection for your personal property while you are away from home, the things you take with you on vacation. The amount of insurance on your personal property is equal
to a percentage of the amount of insurance on your home (usually 55 percent). However, it is important that you know that special limits may apply to certain types of personal property. For example, money bank note and rare coins, securities, stamp collections, jewelry and furs, firearms, silverware/goldware, rugs, tapestries and wall hangings. Higher limits on most of these items are available through upgrades on the policy or by taking out a separate policy for the items. Check to see that your policy is written for replacement costs and you may want to consider inflation coverage. Replacement cost coverage on your personal property means that the insurance will pay to repair or replace your personal property
that is covered. For example, if you bought an item several years ago for $100 and to replace it today would cost you $200, the insurance would pay $200. Inflation coverage automatically increases the amount of your insurance coverage on your home and personal property as inflation changes the cost of replacing your property. The changes are based on the movement of an inflation index and are reflected in the premium on each renewal. But how do you know if you have too little or too much insurance? Start with a home inventory to help you assess your insurance needs. First you need to know how much it would cost to rebuild your house today on your existing lot. Ask your builder what the market

For your belongings inventory, list every item in your home, attic and garage, when you bought it, its original cost and its estimated value. It also helps to have photographs or a videotape of your possessions. Have a couple of sets of the photos or videos made. Keep one copy in a fireproof safe at home or a safety deposit box. Marking your items with a personal identification number such as the last four digits of your social security number (don’t put your full number as that will make you vunerable to identity theft) will make reclaiming any stolen items easier.

Hints for Design on a Budget Spend lazy Saturday afternoons browsing the pages of Architectural Digest or Dwell, wishing you had the budget to hire an interior designer to replicate their artistic interiors? Well-designed rooms don’t always have to come with a huge price tag; in fact, designing on a budget may be easier than you think. Many times, by changing small elements, you can give a room an entirely new personality. Sometimes adding a few colorful pillows or picking up a paintbrush is all you need to do to make your room look like something out of the pages of a magazine. One of the most common fixes for a boring room is color. Color is easy to do and inexpensive. Updating the color of just one wall in any room will give it an entirely new feel. Painting, when approached correctly, can be an enjoyable experience with instant rewards. For the styleconscious, earthy tones such as ambers, browns, and rust are currently popular. Using modern glamour hues such as white and black with a punch of a teal, coral or chartreuse color is very hot right now. Adding accents to pieces you already own can also make a large difference. For instance, if your couch is not as exciting as it once was, try throwing a few fun accent pillows on it. Remember, throws and cushions, when selected as accents, can really bring new life to a tired piece of furniture. The use of pillows, throws and draperies in living spaces enhances a room in many ways. Fabrics also can add beautiful softness to a room and allow additional patterns
and textures to be brought into a room. Another budget-friendly change is to rotate the artwork in a room. Using the same frames but changing the images can easily create a new theme or mood, and combining several different frames in different finishes and sizes can achieve different looks. Often overlooked but strikingly effective, updated lighting can work wonders. Lighting will dramatically change the mood of a room. Try installing a new fixture or simply swapping out the shades on current fixtures. Installing dimmer switches can also make for an interesting change.

FIRE SAFETY FACTS
• Never smoke in bed or when drowsy or medicated. • If you must smoke, do it responsibly.
Each year, more than 4,000 Americans die in fires, more than 25,000 are injured in fires, and more than 100 firefighters are killed while on duty. Eighty three percent of all civilian fire deaths occurred in residences. Many of these fires could have been prevented. Cooking is the third leading cause of fire deaths and the leading cause of injury among people ages 65 and older. Direct loss due to fires is estimated at nearly $8.6 billion annually. Intentionally set structure fires resulted in an estimated $664 million in property damage. In order to protect yourself, it is important to understand the basic characteristics of fire. • Fire is FAST. In just two minutes, a fire can become life- threatening. In five minutes, a residence can be engulfed in flames. • Fire is DARK. Fire produces gases that make you disoriented and drowsy. Instead of being awakened by a fire, you may fall into a deeper sleep. Asphyxiation is the leading cause of fire deaths, exceeding burns by a three- to- one ratio. • Fire is HOT. Heat and smoke from fire can be more dangerous than the flames. Inhaling the super-hot air can sear your lungs.

FIRE PREVENTION TIPS BEFORE A FIRE
The following are things you can do to protect yourself, your family, and your property in the event of a fire:
• Inspect extension cords for frayed or exposed wires or loose plugs • Make sure outlets have cover plates and no exposed wiring. • Make sure wiring does not run under rugs, over nails, or across high traffic areas. • Do not overload extension cords or outlets.
ASK THE FIRE DEPARTMENT TO INSPECT YOUR HOME FOR FIRE SAFETY AND PREVENTION DURING A FIRE If your clothes catch on fire, you should: • Stop, drop, and roll until the fire is extinguished.
DO NOT PANIC
• Do not assume someone else already called the fire department get out of the house then call the Fire Department.
ESCAPE A FIRE
SMOKE ALARMS AND CARBON MONOXIDE DETECTORS
• Check closed doors with the back of your hand to feel for heat before you open them. • If the door is hot do not open it. Find a second way out, such as a window. If you cannot escape through a window, hang a white sheet outside the window to alert firefighters to your presence. • Stuff the cracks around the door with towels, rags, bedding or tape and cover vents to keep smoke out. • If there is a phone in the room where you are trapped, call the fire department again and tell them exactly where you are. • If the door is cold slowly open it and ensure that fire and/or smoke is not blocking your escape route. If your escape route is blocked, shut the door and use another escape route. • If clear, leave immediately and close the door behind you. Be prepared to crawl.
• Install smoke alarms. Properly working smoke alarms decrease your chances of dying in a fire by half. • Place smoke alarms on every level of your residence, including the basement. • Install a working carbon monoxide detector in the common area of the bedrooms. • Test and clean smoke alarms once a month and replace batteries at least once a year. Replace smoke alarms once every 10 years.
COOKING SAFETY
AFTER A FIRE
• Never leave cooking unattended. • Always wear short or tight-fitting sleeves when you cook. • Keep towels, pot holders and curtains away from flames • Never use the range or oven to heat your home.
ESCAPING THE FIRE
• Have an escape plan. Review escape routes with your family. • Make sure windows are not nailed or painted shut. • Teach family members to stay low to the floor, where the air is safer, when escaping from a fire. • In high-rise, never lock fire exits or doorways, halls or stairways. Never prop stairway or other fire doors open.
HEATING SOURCE
• Place space heaters at least three feet away from flammable/ combustible materials. • Use only the type of fuel designated for your space heater.

• Keep matches/lighters away from children.
• Once you are out of the building,
STAY OUT!
Do not go back inside for any reason. • If you are with a burn victim or are a burn victim yourself call 911, cool and cover your burns until emergency units arrive. • If you are a tenant contact the landlord. • Tell the fire department if you know of anyone trapped in the building. • Only enter when the fire department tells you it is safe to do so.

Assess Your Home’s Efficiency with an Energy Audit You may be wondering how to save money on your energy bills this year. Conducting a doit-yourself home energy audit is a fast, relatively simple way to assess how much energy your home consumes and determine what you can do to make your home more energy efficient. A home energy audit will show you where your home is losing energy, how efficient your heating and cooling systems are, and ways to conserve electricity. All it takes is a thorough inspection of the areas listed here and keeping a checklist of the problems you found. Air leaks. Stopping or minimizing drafts can save 5 to 30 percent of your annual energy costs. Some places to inspect where air commonly seeps from homes include gaps around: baseboards, wall and ceiling junctures, electrical outlets, switch plates, window frames, weather stripping, fireplace dampers, attic doors, window-mounted air conditioners and foundation seals. On your home’s exterior, look at the areas where two different building materials meet, such as corners and areas where siding or brick come together with chimneys or the foundation. If you can rattle windows or see daylight around door or window frames, you likely are losing air. Once you’ve identified the leaks, seal them with caulk, weather stripping or the same
material as the original seal. Replacing windows with new, high-performance ones will improve your home’s energy efficiency and can you a break on your taxes. An inexpensive alternative is to attach plastic sheets around your windows. Insulation. In older homes especially, the amount of insulation in the ceiling and walls may be insufficient for current standards. See if your attic door is insulated and closes tightly. Openings around pipes, ductwork and chimneys should be sealed. Look for a vapor barrier — tarpaper or a plastic sheet — under the attic insulation. To check your walls, make a small hole in a closet or other out-of-the-way place and probe into the wall with a long stick or screwdriver. The area should be completely filled with an insulating material. Fill the gaps in any openings with expanding foam. Flexible caulk should be used to seal any electrical boxes in the ceiling. If your home lacks a vapor barrier, consider painting interior ceilings with vapor barrier paint. This reduces the amount of water vapor that can pass through the ceiling and reduce your insulation’s effectiveness. Heating and Cooling Equipment. Inspect your heating and cooling equipment. See if ducts and pipes that are located in unheated spaces and your water heater and hot water pipes are insulated. Dirt
streaks around your ductwork, especially near the seams, are evidence of leaks. Have your equipment checked and cleaned by a professional annually. If you have a forcedair furnace, replace your filters as soon as they are dirty. Even if they aren’t, replace them every 30 to 60 days. Consider replacing units that are more than 15 years old with a new energy-efficient one.

How to Live with Your Remodeling Project so, when and for how long? At certain stages of construction, the project may affect basic household necessities like water and electricity. Will you need to vacate the house at any time?
Remodeling your home is uniquely different from building a new one. With remodeling, your home becomes the worksite. You live side by side with the project from start to finish. Once construction begins, you’ll probably long for simple pleasures like a dust-free home or a fully functioning kitchen or bath. But the end result will be well worth these inconveniences. Communication Consistent and open communication between you and your remodeler will enhance your understanding of the project, provide an opportunity to exchange ideas, and ultimately help to make the experience a positive one for everyone involved. To facilitate this process, you need to: • Determine who you and your remodeler should contact for daily decisions or an after-hours emergency. For example, your contact may be the lead carpenter for the job, while the remodeler’s contact could be your spouse. • Designate a backup for each contact person to assure continuity in anyone’s absence. • Create a place in your house where the contact persons can leave messages for each other (a securely anchored notebook is a good idea since it is less likely to disappear). • Speak up. If you are uncertain about any aspect of the project, be

Are there any stations or programs that you do not want played? Preventing Remodeling Fever The train-station atmosphere of a remodeling project can lead to remodeling fever. The main symptom of this temporary affliction is feeling a loss of control that results from disrupted routines and the impact on your personal
space. The best way to prevent this fever is to prepare well, remember that “this too shall pass,â€? and focus on the progress being made. A few other suggestions from remodeling pros: • Prepare for inconvenience. A remodeling project can turn your home and — on some days — your life upside down. A kitchen remodel will, of course, affect meal planning. But a little ingenuity and some culinary shortcuts can lessen the impact. Set up a temporary cooking quarters by moving the refrigerator, toaster oven, and microwave to another room. Arrange a dishwashing station in your laundry room. If the weather is warm, fire up the grill and dine alfresco. • Designate a safe haven in your home where you can escape from the chaos and commotion.

Home Maintenance Quiz
It’s the weekend and you have a whole list of household chores to do. Oh, we know you’d rather be golfing or playing tennis or watching TV, but keeping your home in good shape is important. Your home may be the biggest investment you will ever make. Taking good care of it with regular maintenance is necessary to maintain its value and ensure it will provide a comfortable, safe shelter for you and your family for a long time. Here is a home maintenance quiz that will test your maintenance knowledge. While this quiz does not address every home maintenance project, it does provide helpful tips and reminders for chores you may have overlooked. 1. How often do forced-air furnace filters need to be changed?
At least every three months during the heating season.

A solution of equal parts vinegar and water or 3 tablespoons of denatured alcohol per quart of warm water. Use a piece of crumpled newspaper to wash the glass to avoid lint left behind by papertowls. 28. What can you use to help a window slide easily?
Rub the channel with a piece of paraffin. 29. What should you look for when you inspect your siding yearly?
Determine if wood-sided homes need to be repainted; check to see if the caulking around the windows and doors has split and cracked, and replace the caulk; clean the mildew; trim shrubbery away so it does not touch the siding.

The Importance of Smoke Alarms
Few of us realize how easily — and how quickly — fire can harm our loved ones. Fortunately, there is a simple, affordable way to help prevent this from happening: the smoke alarm. By providing an early warning in the event of fire, smoke alarms may allow you and your fam-ily sufficient time to reach safety. Many people have neglected to install smoke alarms despite their life-saving potential and low cost. Even those who do have smoke alarms often take them for granted — forgetting that they need some attention to continue working properly.

A smoke alarm alone is not enough for the safety of your family. We recommend that you develop a fire escape plane and practice it at least twice a year with all members of your household. In the event of a fire, every family member should know at least two ways out of each room. Stay as close to the floor as possible during your escape. If you encounter a closed door during your escape, feel the door before opening it. If it’s hot to the touch, use another exit. The heat could indicate fire on the other side of the door. Home Storage Tips and Tricks When you first move into your new home, you wonder how you are going to fill up the large, empty space. Pretty soon life takes over — and before you know it, you are wondering where all of that space went. If you find yourself struggling to find room to store everything you’ve accumulated over the years, see if these storage options might work for you. Do An Audit
Before you invest a lot of time deciding where things should go, look through your closet, files and drawers to determine what can be thrown or given away. For clothes, it is a good rule of thumb to get rid of items that you have not worn in more than 12 months. A lot of your household financial documents and papers may
be available online through the provider company’s website. If that is the case, discard old financial statements or bills that you can more easily access electronically. Invest in a paper shredder for these documents to protect your identity and accounts. It is very easy to allow cabinets and drawers to become cluttered over time, especially when you have to do a quick cleaning of your home when you have surprise visitors. Declutter those drawers periodically to keep from accumulating outdated flyers, menus, magazines and newspapers. This will open them up so you can store more day-to-day items that you need to quickly reach. Buy Furniture That Doubles as Storage
If you are looking to replace old, worn-out furniture in your
home, buy pieces that also can serve as storage. Consider a coffee table that has drawers or an ottoman that can open up and double as a spot to store your blankets. Make Use of Wasted Square Footage
In closets and in the kitchen use all of the space that is available to you. Often home owners are giving up valuable square footage if they don’t install cabinets or shelves that go up to the ceiling. Store items that are either out of season or that are rarely accessed — such as holiday decorations — on the higher shelves where they are out of the way. This will free up the lower shelves to allow you to get to the things that you use on a regular basis.

By simply raising the height of your bed a few more inches, you can gain a lot more storage space that is also hidden away. Bed risers can be found in home design and improvement stores in different shapes, styles, textures and colors to complement your current bedroom furniture.
