Mortgage rates ease going into 2020 By Kathy Orton The Washington Post Mortgage rates opened the new year by moving slightly lower. According to the latest data released Thursday by Freddie Mac, the 30-year fixedrate average slipped to 3.72% with an average 0.7 point. (Points are fees paid to a lender equal to 1% of the loan amount and are in addition to the interest rate.) It was 3.74 a week ago and 4.51% a year ago. The 30-year average has been below 4% the past 32 weeks. The 15-year fixedrate average fell to 3.16% with an average 0.7 point. It was 3.19% a week ago and 3.99% a year ago. The five-year adjustable rate average slid to 3.46% with
an average 0.3 point. It was 3.45% a week ago and 3.98% a year ago. “The combination of improved economic data and market sentiment has led to stability in mortgage rates, which have hovered around 3.7% for nearly the last two months,” Sam Khater, Freddie Mac’s chief economist, said in a statement. “The stability is welcome news after the interest rate turbulence of the last year, which caused a slowdown in the housing market and other interest rate sensitive sectors. The low mortgage rate environment combined with the red-hot labor market is setting the stage for a continued rise in home sales and home prices.” Although mortgage
rates have steadily risen since falling below 3.5% in September, they remain well below where they started the millennium. At the beginning of 2000, the 30-year fixed-rate average was 8.15%, more than double what it is today. Most economists are predicting rates to remain below 4% in the coming year. “Our forecast is that the 10-year Treasury rate will increase gradually to around 1.9% in 2020, and the 30-year fixed-rate mortgage rate will rise slightly to average 3.7%, and eventually reaching 4% by 2022,” wrote Mike Fratantoni and Joel Kan, Mortgage Bankers

Except for a brief dip on Friday, the yield on the 10-year Treasury has been above 1.9% since mid-December. It ended the year at 1.92%.

Half predict rates will rise in the coming week, while the other half expect them to remain the same. Greg McBride, chief financial analyst at Bankrate.com, is one who says mortgage rates will move higher. “Just a slight uptick, with mortgage rates remaining in the narrow and well-established range of the past couple months,” McBride said.

Pinterest bulls see a marketer’s goldmine in the making Andres Guerra Luz Bloomberg Pinterest Inc. has shed more than a quarter of its market value since the end of October, falling below its April initial public offering price. Yet many market watchers still think the social-media company has the right formula to boost advertising revenue and win over investors. Almost half of Wall Street analysts tracked by Bloomberg recommend buying the stock and hedge funds now account for 22% of shareholders, up from 16% in August, according to data compiled by Bloomberg. Bulls say that Pinterest’s online site is a
marketer’s goldmine, and the only issue the company faces is figuring out how to better cash in on it. “It’s caught on something really unique,” Wedbush analyst Ygal Arounian, who rates the stock outperform, said in a recent phone interview. “They just need to be able to execute and put all the pieces together in order to capture that opportunity.” Shares in the unprofitable company have fallen 49% since an August high in an environment that has seen investors pressuring management teams for profitability after years of pushing growth at all costs. San Francisco-based Pinterest, with a mar-
ket value of $10.3 billion, operates a site with more than 320 million monthly active users spread across the world. The site allows users to scroll through a feed of “pins” that contain images or videos and links and descriptions. Users can then save the pins to customizable boards to curate ideas for anything from vacation plans to dinner recipes or holiday shopping lists. Pinterest’s pitch for marketers is that, while advertisements often act as a distraction on other sites, more users come to its site with an intent to make a purchase. That makes advertisements an inherent part of the Pinterest user’s

While there’s substantial upside potential in the faster-growing international user base, that won’t support the stock until the company can reduce the revenue gap with U.S. users, he said. The average revenue per international user is about one-twentieth that for a U.S. user, Kulkarni said, while that number is more like a seventh or eighth for other sites such as Facebook. Still, some of the disappointment with the company’s progress might come from investors setting a high bar, said D.A. Davidson analyst Tom Forte, who upgraded his rating on the stock to buy after the third-quarter earnings report. “When people look at Pinterest through the lens that they’re unicorns, then I think it’s a victim of high expectations,” Forte said. “As a long-term follower of both e-commerce and social networking companies, I’ve been pleased by their initial performance.” Pinterest is expected to report fourth-quarter results in mid-February.

Plan visits to national parks on free entry days By Natalie B. Compton The Washington Post Visiting one of country’s 62 official national parks is one of the most quintessentially American travel experiences one can have. Most of the year, you’ll have to pay an entrance fee to visit them, but on a few special dates, those same natural splendors are open to the public free of charge. It’s not just parks that fall under the entrance fee-free days; the National Park Service system covers 85 million acres across America, including 419 points of interest like monuments, historical sites, seashores and trails. “The purpose of the feefree day is to help promote awareness of national parks, encourage visitors and remove any economic barrier that might be preventing anyone visiting national parks,” says Stephanie Loeb Roulett, a public-affairs specialist for the NPS. Although that perk will get you into NPS-designated sites, it doesn’t cover charges for additional activities like camping, special tours or boat launches, so don’t leave your wallet in the car. (On second thought, don’t leave your wallet in the car no matter what you’re doing.) How should you plan a visit to a national park site on one of 2020′s fee-free days? Figure out the goal of your trip first. “Take a look on our ‘Find a Park’ page on our site, and then try to determine what you want to do,” Roulett says. “Do you want to volunteer? Go hiking? Acadia National Park in Maine is home to a plethora of plants, animals, birds, and sea creatures. The first fee-free day of the year falls on Martin Luther King Jr. Day. Roulett encourages park-seekers to explore sites connected with the life and legacy of King. Options include visiting the Martin Luther King Jr. National Historical Park in his hometown of Atlanta or the Selma to Montgomery National Historic Trail in White Hall, Alabama, to retrace the steps of King’s 1965 voting rights march on a 54-mile trail. For travelers interested in using the day to make a winter escape, Roulett recommends Bryce Canyon National Park in Utah, for cross-country skiing and snowshoeing, or the Channel Islands National Park in Southern California for winter wildlife-watching. “Then, of course, there’s the option to escape winter and cold places, like the Everglades National Park, Virgin Islands National Park and Carlsbad Caverns National Park,” she says. 2. April 18: First day of National Park Week
To kick off National Park Week (on National Junior Ranger Day, no less), the NPS will offer its only springtime fee-free day. Each day from April 18 to 26 will have a theme, including Military Monday, Earth Day and Bark Ranger Day, the latter paying homage to the dogs that work the parks. Ring in the occasion by bringing your dog to a park this day. “Acadia National Park, in Maine, is one of the most pet-friendly sites, as long as you do your research in advance and see which trails your pet can go on,” Roulett says. For the most up-to-date pet policies, visit the NPS website. 3. Aug. 25: National Park Service’s birthday You can thank President Woodrow Wilson for America having the National Park Service in the first place: The country’s 28th president signed the service into existence on this date in 1916. Throughout the week, NPS
will celebrate with programming that will vary by location. Be mindful of what site you visit: August is peak tourist season for the parks. There are a number of excellent alternatives to some of the super-popular parks, Roulett says. “Rather than visiting Yosemite, there’s Devils Postpile National Monument, also in California, about 90 miles from Yosemite, that also has some incredible waterfalls and mountain scenery.” It might be less crowded. Roulett’s alternative for Grand Canyon National Park, in Arizona, is the nearby Black Canyon of the Gunnison National Park, in western Colorado. Instead of roasting in Death Valley National Park, try the Great Sand Dunes National Park and Preserve, also in Colorado. “It’s spectacular with incredible geologic wonders,” she says. “It’s a nice alternative if you want to find something a little bit more off the
beaten path.” 4. Sept. 26: National Public Lands Day Every fourth Saturday in September, America’s largest single-day volunteer effort takes place at parks across the country for National Public Lands Day, a tradition that started in 1994. “It is primarily a volunteer day, but we’ve been seeing an uptick in additional programming for outdoor recreation,” Roulett says. “If you want to get outdoors more but don’t really know how, there’s a lot of events around that day that focus on the outdoors for beginners.” For the greatest chance of volunteering, try visiting urban parks in your area to support the grounds and green space that needs to be maintained. 5. Nov. 11: Veterans Day The entrance fee-free day in November falls on Veterans Day. Show America’s service members reverence by visiting an NPS site with military history. “We have numerous battlefields, military parks and historic sites that commemorate and honor America’s veterans,” Roulett says. Highlights include the Bunker Hill Monument in Boston National Historical Park, Valley Forge National Historical Park in Pennsylvania, or Tuskegee Airmen National Historic Site in Alabama, where you can pay tribute to the first African Americans who overcame racial barriers to serve as pilots in World War II. And if you do end up going to a park on a day that you have to pay to enter, know that your money will be put to work. The Park Service says at least 80 percent of fees stay at the park where they were collected and are used to repair, maintain or enhance the area (like habitat restoration, building accessible parking or restrooms, and making new park trails).
How Carrie Fisher’s role was woven into ‘Rise of Skywalker’ By Michael Cavna The Washington Post This was supposed to be Carrie Fisher’s movie - her center spotlight after the previous two films in Disney’s modern Star Wars trilogy successively featured Harrison Ford and Mark Hamill, her castmates across four decades. “It’s nothing short of heartbreaking that she wasn’t here to collaborate on this film, because we couldn’t possibly tell the story without her,” J.J. Abrams says of directing “The Rise of Skywalker” without Fisher, who died three years ago last month. Ever since her death, those creatively involved with the Skywalker Saga - which seemingly con-
cluded with the Dec. 20 opening of “Rise” - have tried to honor Fisher’s memory while also wrestling with how to present her iconic character, Leia Organa, on screen. The starkest misstep since was a digital motion-capture representation of a young Leia briefly in the oneoff film “Rogue One” - an eerie effect that many fans thought fell squarely into the “uncanny valley.” Lucasfilm announced last year that Fisher would appear in “Rise,” but assuaged fans about how the posthumous “performance” would be handled. “We would never consider recasting,”
Abrams said this month, speaking by phone from the L.A. area. “And we wouldn’t want to do a digital character.” Abrams had worked with Fisher on his 2015 “Star Wars” reboot - “I knew her a little bit for a long time before we did ‘Force Awakens,’” he says - and Fisher’s presence is tastefully crafted from existing footage of her in character as Leia. “Originally the frustration I felt at cutting out these scenes that we had shot in ‘Force Awakens,’” Abrams says, “were suddenly the relief that we needed in prepping ‘The Rise of Skywalker.’” In several scenes in “Rise,” we see
a strong-minded Leia guiding another Force-sensitive Jedi warrior, the new trilogy’s central hero Rey (Daisy Ridley), to take on the Empire, including Leia’s own son, Kylo Ren (Adam Driver). Chris Terrio, the “Rise of Skywalker” co-writer, says helping script Leia’s new scenes required “every skill that I’ve ever picked up along the way.” “You would have scenes that honestly were shot with some different context in mind,” Terrio says. “But you’d want to get to the emotional truth of what was going on in the scene so that we could ... stay true to her acting choices.
“So when we were reconstructing scenes around Carrie,” the co-writer continues, “we would try to see what Carrie was doing and just look at the warmth and her wit and all these things that Carrie was.” Although Fisher’s screen time is less than once planned, there is a power to her presence. “If she had been around, (are there) other things we would have asked for and written? Of course,” Abrams says. “But the fact we had this - that allowed us to incorporate her into the movie in a way that makes me feel like she’s in the film and in a significant way - and in a way that I truly
believe she would be happy with.” Notably, Fisher’s relatives blessed Abrams’ use of the existing footage. “I’m grateful not just to (Fisher) for all that she did long before I was involved,” Abrams says, “but what she did when we made ‘Force Awakens’ together and to her family for being as supportive as they’ve been - for allowing Leia to appear in the film.” And with that last performance, Abrams believes he honors the beloved actress. “Carrie was one of a kind,” Abrams says. “And her wit and her wisdom and her spark were just extraordinary.”
