How to make your open-space home feel cozy By Michele Lerner The Washington Post Many home buyers today prefer an open floor plan with the kitchen, casual dining area and living area in one big informal space. One downside of the open floor plan, some have discovered, is that when you’re in it alone, it can feel cavernous. An open floor plan can be ideal for entertaining, as well as for keeping an eye on little ones in the house, but you also want to make sure the open spaces feel cohesive and cozy.

We asked Jessica Parker Wachtel, a senior designer at GTM Architects in Bethesda, Maryland, for her tips about how to design an open space so it feels welcoming no matter how many or how few people are in it. Here are the tips she shared with us via email: ► Use color to tie spaces together. Choose an accent color (or two) and incorporate it into each space. Area rugs help anchor a unique space within the open living area. 1. Continue materials throughout the space. Flooring and paint colors should continue throughout the open floor plan. But also think about accent materials — such as what metal finish you are using on your light

A sports company making medical gear instead of hockey visors By Samantha Pell The Washington Post After Bauer, a U.S.based company that manufactures hockey gear, announced Wednesday it would shift from making helmet visors to start mass production on face shields amid the novel coronavirus pandemic, it didn’t take long for responses to start rolling in. Medical professionals — including nurses, hospital executives and first responders — have contacted Bauer,

asking for gear as they continue to work on the coronavirus front lines, according to the company. Since starting production of the face shields less than 48 hours ago, Bauer has received interest in more than 1 million medical shields. It is already set to produce 300,000 units — its current maximum capacity. Demand was so high for the face shields that the company has decided to not take in any new orders, and will

instead focus on working through the current backlog, which built up in just a few days. The company will also be turning to its third-party manufacturers for help in the effort. Bauer is based in Exeter, New Hampshire, and is making medical shields at two facilities: in Blainville, Quebec, and Liverpool, New York. “We are one company and we are not going to be able to make a dent to this thing, but one thing we can do is

make a call for action for other companies,” Bauer CEO Ed Kinnaly said in a telephone interview Saturday afternoon. With Bauer unable to fulfill all the orders that are coming in, the company is urging other manufacturing companies to help. Over the weekend, it decided to proactively publish manufacturing instructions, designs and supplier information for the face shields, in an attempt to encourage others to begin production of the products. “The more companies that we can get on the bandwagon to help build these the better off we are going to be and it is going to shorten the time it takes to

get over the hump,” Kinnaly said. “And then it is going to keep the real heroes out there safe and sound.” Big-name companies like Ford have already contacted Bauer to inquire about manufacturing details, according to Kinnaly, who said Bauer will help Ford get started on the project if it ultimately decides to take part. Bauer is not the only sports company to shift its focus amid the outbreak. The sports apparel company Fanatics has also halted production of jerseys at its Pennsylvania factory to produce protective masks and gowns. Prototypes of Bauer’s first shields have already been distribut-

ed, and the company’s first mass shipment of medical shields went out March 30. Kinnaly said the interest has come from across the U.S. and Canada. “Based up on inbound response from caregivers, medical professionals, I don’t believe anybody understands the depth of the challenge and shortage of supply for medical equipment ... we need more companies to learn and quickly,” Kinnaly said. Kinnaly said he expects Bauer to be able to produce 70,000 face shields a week by the third week of April. He expects that number to double once third-party manufacturers get involved.

Profiles of first-time buyers show the pathways to homeownership By Jon Coile The Washington Post Low mortgage rates continue to ease affordability concerns for both first-time buyers and repeat buyers. But the limited number of homes for sale, high prices and now coronavirus pose a challenge, particularly in the Washington, D.C., region. Still, the number of homes that sold in the region climbed 20.2 percent in December 2019 compared with December 2018, the largest percentage gain in year-over-year sales since November 2012. The median sales price in the region of $459,950 set a record for December, which can benefit homeowners who want to sell and move up or downsize. But the number of homes for sale declined

for the 11th month in row, down to just 5,489 in December, the lowest monthly level in a decade. While there is not much inventory, it is turning over fast with fewer days on market than in past years. While the D.C. area does not always mirror the rest of the country, data from the National Association of Realtors 2019 Profile of Home Buyers and Sellers paints a picture of who is buying homes, how they find homes, what they buy and how they finance them. Nationally, 33 percent of home buyers were first-timers in 2019, with a median age of 33, according to NAR’s report. Among firsttime buyers, 64 percent said the main reason they chose to buy their home was because of a

“desire for a home of one’s own.” That emotional choice of homeownership ranks as the prime reason for all buyers to make a home purchase. Nearly onethird (29 percent) of all home buyers mentioned that as their main reason for purchasing in 2019, followed by just nine percent saying they bought a home to be closer to friends and family. Twenty-three percent of first-time buyers lived with friends or family before they bought their first home, evidence that saving for homeownership may be easier when sharing living expenses. Saving for a down payment was a challenge for 13 percent of buyers — largely because of student loans, credit card debt and car loans, according

to those buyers. The myth that buyers need to make a down payment of 20 percent continues to discourage some would-be purchasers, but the median down payment for first-time buyers was just six percent in 2019. Even repeat buyers do not always make a larger down payment: The median for repeat buyers was 16 percent in 2019. Sixty percent of all buyers said their down payment funds came from their savings. For first-time buyers, 78 percent used savings and 27 percent used a gift from a relative or friend. A traditional path to adulthood has historically been to marry, buy a house and have children, but among buyers in 2019, 61 percent were

married, 17 percent were single females, 9 percent were single males and 9 percent were unmarried couples. More than one-third (35 percent) of buyers have children under age 18, and 12 percent purchased multigenerational homes to include aging parents or adult children in their home or to save money. While saving for a move and financing a property can be challenging, searching for a home in a market with limited homes for sale requires help. Eightynine percent of buyers purchased their home with the help of a real estate agent or broker, with five percent buying directly from a builder. To get started, 44 percent of buyers looked at properties online first and 16 percent contacted a real estate agent first.

The majority of buyers (52 percent) said they most wanted an agent to help them find a house. Buyers typically searched for 10 weeks for a house before buying and looked at a median of nine homes. Eighty-seven percent purchased an existing home and 13 percent purchased a newly built home. Single-family houses are by far the most popular home type nationwide. Eightythree percent of buyers purchased a single-family house compared with just five percent choosing a townhouse and five percent buying condos. Whether you fit the average home buyer or not, there are still many pathways to homeownership, even in a market with limited homes for sale.

While in the past, potential consequences — especially for child development and mental health — drove parents to seek out electronics-free schools and put time limits on their children’s screen exposure, with COVID19, those concerns have fallen by the wayside. The big worry now is that the surge in screen time will outlast the quarantine as children develop new habits. “Parents have temporarily lost the battle of screen time, but they can keep control,” said Serge Tisseron, a Paris-based psychiatrist, who studies the screen-time impact on kids. “They can choose — there’s quality and trash available. This crisis will maybe bring one good thing: a sharp increase in content and selection.” Dylan Collins, chief executive officer of U.K.-based startup

The family’s schedule tries to cap the fun time on screens for the two kids to an hour between their educational activities, both also on electronic displays: a Zoom reading class, and an online drawing session. But the limit never sticks. With two working parents, “it is a necessity,” Krieger says. As stay-in-place orders to contain the spread of the coronavirus globally keeps 1.5 billion school children home, restricted screen time is becoming a thing of the past. Across the world, from the Krieger kids to Mila, 9, in Paris, who loves attending classes on Zoom, and Ruby, 5, in London, who’s now a whiz at Minecraft, children are spending more time on their screens than ever before. “It’s not ideal; we try to limit, but hell, with-

screen time. “You can feel and you can see that it’s an addiction,” Krieger said. “It’s better to not feed it.” Given a choice between screens and Lego, his children always pick screens, he said. “If there was no such thing as a screen, I think my kids could spend the whole day playing Legos, but since they know there’s a screen, they don’t want to.” Michelle Clarke, a Massachusetts communications consultant, intends to reinstate her no-screens-in-thebedroom rule for her teens once they go back to school. “The only thing worse than having your kids exhibit device-addiction effects is experiencing it in shelterat-home,” she said. Screen time for children “is bound to go up, doubling is even a conservative estimate,” said Simon Leggett, research director at Childwise, a market research firm in the U.K. “Online video, audio chats and online gaming

Last November, the World Health Organization said “sedentary screen time should be no more than one hour; less is better” for children below five. A University of Ottawa study in August, “Adolescent Brain Cognitive Development,” showed that children whose screen time remains under two hours a day, who exercise and who get between nine and 11 hours of sleep at night are “less impulsive.” Nevertheless, there may be no going back. For Childwise’s Leggett, the big question is what “the new normal” will be. “Societal habits will have to change in the long term,” he said. “I don’t see everything going back to normal, so new habits and skills picked up now by children are likely to continue at some level in some form in the future.”

The San Jose, California-based company’s stock has more than doubled from the $62 closing price on its first day of trading last April, giving it a market value above $40 billion. Still, its security features remain a concern for some parents. This week, it was sued by a user who claims the company is illegally disclosing personal information. Last year, security firm Check Point notified the company that its systems could have allowed a threat actor to potentially identify and join active meetings. It said Zoom has addressed the issues since. Screen-time worries remain largely an issue for higher-income countries, but its impact will eventually make it to other nations as standards of living

Ford, General Electric team up to produce ventilators By Faiz Siddiqui and Reed Albergotti The Washington Post Ford Motor Co. and General Electric are teaming up to build tens of thousands of ventilators, the manufacturers announced Monday, the latest development in a massive effort to retool existing U.S. manufacturing and supply chain capabilities for the treatment of COVID-19 patients. Medical experts have warned of ventilator shortages amid the fight against the novel coronavirus as hospitals become overwhelmed with patients who require breathing assistance as a result of the illness that has sickened at least 143,000 people and killed more than 2,400 in the U.S. On a conference call

Monday, Ford and GE said that they have a partnership to build a simplified version of an existing ventilator, and that they can produce about 50,000 ventilators in 100 days starting April 20. The companies would ramp up production to meet a target of 30,000 ventilators a month after that, they said. Still, Ford said in a news release that it expects to produce 1,500 ventilators by the end of April, after the point when health experts say the surge in U.S. hospitals will be greatest, and well below estimates of what will be needed during that surge. By July Fourth, Ford said it expects to have produced 50,000. General Motors is embarking on a simi-

lar effort to build ventilators with partner Ventec Life Systems. The company is turning to its supply chain and retooling GM’s Kokomo, Ind., plant, company officials said Monday, and plans to involve about a thousand workers in its push to begin shipping ventilators by the end of April. Ford and GE said they are producing an FDA-approved ventilator patented by Airon, a medical device company. The companies expect to put out 7,200 ventilators a week at full production, assisted by 500 United Auto Workers-represented employees. President Donald Trump has invoked the Defense Production Act to compel General

Motors to produce ventilators, and separately ordered GM and Ford to move as fast as possible to produce ventilators, according to a tweet last week. Peter Navarro, the White House trade adviser who is handling the Defense Production Act, said in a joint statement that Ford and GE are moving in “Trump time,” referring to the speed of production, to build the devices. “We salute that effort and look forward to the first ventilators rolling off the Michigan assembly line in record time.” Rory Gamble, international president of the United Auto Workers, compared the effort to the days of “Rosie the Riveter” and praised the union’s workers for

their contribution. Ford said the 500 workers on the project volunteered, though they are still receiving their regular salaries. “We are working very closely with Ford to make sure that all CDC guidelines are followed and that we are exercising an abundance of caution inside the plant,” he said. The ventilator is not the most expensive or complicated one on the market, Ford said. Rather, it is designed for simplicity and ease of setup, which could be useful in the make-

shift intensive-care units and hospitals being set up in places like New York. Ford said in the release that it would meet the needs of most coronavirus patients who require help breathing. Airon produced three pNeuton Model A ventilators per day in a production facility in Melbourne, Florida, according to the release. Before moving production to Michigan on April 20, Ford will send a team to Florida to help Airon boost production at its own facility.
