In my opinion, the following represents a fair and accurate assessment of the current state and condition of the above property, as of the date of my visit. Consideration has been given to accepted levels of general wear and tear, along with the age of the furnishings (if any), and the period of time the Tenant has been in occupation. General condition and standard of Clean & tidy throughout. cleanliness Kitchen and condition of "White Oven has burnt on grease but tenant states it was in poor condition at the start of the Goods" i.e. cooker, fridge, freezer, tenancy. etc Condition of carpets and internal Tenant has replaced reception carpet and two bedroom carpets with permission from the decorations. Landlord/Agent. Have any decorations been altered ?
Tenant has repainted throughout in magnolia to all walls and white gloss paint to woodwork, with permission.
Bathroom Grouting to wall tiles discoloured in places. Heavy discolouration to sealant around bath. Any signs of malicious damage, None negligence, misuse to property Any sign of unauthorised pets? Condition of garden / grounds
No. Tenant has removed two small conifer trees from the front garden, that were dead when they moved in, with permission from the Landlord/Agent. Two replacement shrubs seen.
Condition of external decorations Outside of conservatory roof very discoloured. Front door in need of repainting as paint peeling in places. Any repairs / renewals / Front door needs painting. Guttering looks mossy. replacements required or noted? Any special recommendations to the As above Landlord / other comments? Is there evidence of smoking?
