Architectural Guidelines To preserve the property values and enhance the beauty of the neighborhood, the following architectural guidelines will be enforced: • The minimum size of a one story residence shall be 2,300 square feet • A story and one-half or two story residence shall have a minimum of 2,600 square feet on the upper two floors. • All homes must have an attached side entry garage with a minimum two car capacity. • The exterior walls of the residences and attached garage must be constructed of brick, stone, stucco, solid wood siding, Hardiplank siding or its equivalents. • Fascia may be made of the siding materials permitted above for exterior walls. • The exterior portion of all chimneys shall be a full masonry construction or shall have a masonry veneer. • All two story and story and one-half residences shall have a minimum pitch of 8/12 and all one story residence roofs shall have a minimum pitch of 10/12. • Roofing materials shall be wood shingles or a 40 year or better textured shingle in the weathered wood color. • The treatment of window trim and/or shutters must be consistent on all sides of the home. • At the time of construction of a residence, the Owner shall install at a location designated by the Developer, one electric post lamp with an unswitched photo-electric control. The design of the post lamp shall be uniform throughout Quail Haven.

Zach Building Company Generations of Quality Home Building Sometimes it takes decades to produce a quality company. Sometimes generations. An idea started by one person slowly grows into an organization of many people. Knowledge and skills are passed from father to son, family to family. Over time a definite, proven “way of doing business” is established and success follows. Such is the case with Zach Building Company. Founded in 1947 by John Zach who started building homes in the Milwaukee area after World War II. John was joined by his sons and the Zach home building business flourished. Today Zach Building has been managed since 1990 by the third generation of Zach’s - two brothers, Matt & Bill- grandsons of the late John Zach. As a true custom homebuilder, Zach Building Company has dealt with all facets of single-family construction. Their award-winning designs have been sought after by other builders and architects nationwide. Over the years, Zach was one of the first area builders to incorporate new trends such as three and four season rooms, hearth room concepts, first and second floor laundry rooms, T.J.I. construction, SIPP and ICF techniques. Today, all Zach homes are EnergyStar rated and comply with Green Built Homes. “Our number one goal has always been to keep the family-business mentality intact,” states Bill Zach. “And, our philosophy is to build homes with the best products and techniques available today.” Zach Building places a lot of emphasis on quality – through and through. Internal home features like twostage furnaces, high-density insulations and sprayed box sills, extremely tight floor systems and various other standards that clearly separate the company from other builders. “We’re building homes for people that are much more quality oriented,” said Bill. “A lot of builders talk about being quality oriented, but I think the proof is in our actual construction.” Most builders construct 2x6 walls but few builders follow a 50-Pro rating on sub-floor systems. Standard sub-floor construction allows a deflection rating of L/480. In comparison, a 50-Pro rating is equivalent to L/800. Zach is one of only a handful of builders that build floor systems with a 50-Pro rating. This means Zach floors are less likely to deflect as you walk on them – you don’t feel a bouncy effect. “We build floor systems that are twice as stiff as the standard in the industry,” states Matt. “Additionally, the sub-floor material we use comes with a 50-year warranty. It is waterproof, mold proof, and a full three quarters of inch thick. So it is a stiffer, heavier, denser sub-floor. Our floors don’t squeak, they’re more weather resistant and they hold-up better over the long term.” Zach also uses the best windows on the market – like the Pella Designer or Andersen Series 400. Although these top line windows may cost 20% more than a standard builder window, in Bill Zach’s opinion, “Wisconsin is not the place to save money on windows”.


Customer Education. Open-Book Policy. The Zach’s have been in the homebuilding business all their lives, so they are very well educated on construction techniques and the best ways to put their client’s money to work in building a quality home. “We focus hard on areas like engineered wall systems, vapor retarders, insulation, air to air exchange – things that produce a more efficient home, save money on heating, improve air filtration, and create a more sound-proof, comfortable home environment,” explains Bill. “As an example, we have been using the Tyvek system since it first came on the market. A lot of builders will just use Tyvek only on warm walls. We wrap the whole house. We believe you should protect all walls from any infiltration… including garage walls and gables…we do it all.” Zach also steps-up quality with finishing touches throughout a home. The company never uses vinyl on floors - only hardwoods and ceramic tile. And, they only use solid doors – you will never find a hollow door in a Zach home – they are all solid, paneled doors. The company spends considerable time educating customers about the overall building process and various available options. According to Bill Zach, this process can be a real eye-opener for many people but it clearly separates the company from other builders. “We feel education is important, whether a customer is going to build with us or not,” says Bill. Zach also practices an open book policy. In other words, they show clients subcontractor bids, material estimates, labor costs, and invoices. Prior to finalizing a contract, clients meet with a Zach customer service rep to pick cabinets, countertops, plumbing fixtures, appliances, flooring. Zach then uses those selections in the contract. As a result, the company is often able to keep clients to within 1.5% of the original contract – quite a feat in today’s homebuilding business. “We have a real open, honest approach,” states Matt. “We don’t hide anything. We understand that building a home is the most expensive decision a person may make in their lifetime. We try to make the process easier, by educating them and keeping them aware of all costs throughout construction.” “In comparison, many small builders use a “cost-plus” approach (cost of materials plus a builder markup),” states Bill. “My questions for a consumer that accepts this approach would be: How can you be sure the builder is holding costs in line? or How do you know the cost is fair? This approach may be beneficial to the contractor, but it can be really dangerous for the consumer. It gives the contractor too much latitude.”


Complete Pricing & Complete Finished Quality In addition to being a builder, Bill & Matt’s dad was also a professional land surveyor. Bill continues to practice this trade and utilizes his experience to help Zach clients. “Bill likes to meet with clients before they even buy their land,” states Matt. “ He will go out and take a look at the lot and tell them ‘you may not want this piece’. He will provide an objective viewpoint and offer reasons why another lot might work better. Or, he may suggest flipping the house design in order to take advantage of the lot in a better way. Most builders are not going to offer that type of experience and are not qualified as a land surveyor.” Each Zach home includes a finished driveway, sidewalks, patios & decks, a sprinkler system, central vac system, speaker wiring and home networking…the list goes on. The company even completes all final grading and lawn seeding. According to Bill Zach, when you are responsible for final grading in the end you are also more sensitive to soil removal and building citing at the beginning - during the excavation process. “We try to cover all of the bases,” explains Bill. “When someone walks into one of our models - they hear music playing, they see a central vac system, high-end appliances, granite tops and quality fixtures. The price I quote them includes everything they see and touch. When you walk into a Zach model home what you see is what you get.” Total Design. Complete Construction. Hands On Service. At Zach Builders, Bill Zach handles the design work, oversees bidding, and helps clients with financing, perk tests, sanitary permits, and structuring of contracts. Matt is in the field expediting materials and supervising the crews. Matt’s wife, Lynn, handles the books and Jackie is the secretary. CSR reps, Carrie and Sloan, work with clients on product selections and making sure decisions are made in a timely fashion. Many people choose Zach to build their dream home… something they’ve always wanted to build, something substantial. A typical Zach home (3,000-7,000-sq. ft.) can be completed in just four to nine months. During the construction process, there is always something going on at the home, everyone works every day, so the project keeps moving along. When it comes to home construction, Bill and Matt Zach have done a little bit of everything. “We’ve put roofs on...we’ve pounded nails and bent nails and pulled nails...we’ve done flat work, tile work, electrical, wood floors,” states Matt. “There’s not much that we haven’t gotten our hands into at one point or another.” Bill Zach likes to remind his clients . . .“We are builders who became businessmen. However, we will always be builders first. We know how to use a hammer and tools. A lot of builders are businessmen they wouldn’t know which end of the screwdriver to hold. We can fix furnaces. We can fix plumbing. We have a total understanding of home construction.” The vast majority of homebuilders simply build homes to sell. There’s a big difference between a builder who puts up homes just to sell verses a builder that builds a home for a specific person or family.
