The Company • Tell us about the company. BLR Logistiks is a 30-year-old logistics company with Pan India presence with 80 branches. We are into road transportation, bonded and general warehousing, 3 PL services, and international freight management • What were the initial challenges you faced? Like any new start-ups, the initial
challenges were to arrange working capital finance as banks don’t fund you without collateral and a good balance sheet. • Which was that point that triggered the growth of the company? In 1996 after 7 years of being in the business, we had achieved a turnover of 10 CR. We participated in a transport tender floated by IPCL (Indian Petrochemicals Corp Ltd) and bagged business worth 37 CR! In spite of working capital challenges, we could execute the contract successfully and then there was no looking back • How have the company graphs changed since the foundation? Can you share a few statistics? Initially, we are a pure trucking company. In 2005, we started a new warehousing Division where we do bond and general warehousing and also international freight management. We are now managing 8 lacs sq. feet of space and our ratio is now 80% business is road transport and 20% warehousing and international freight management.

We have just inaugurated a 13-acre logistics park at JNPT MUMBAI, where we offer bundled services to our Exim customers. By bypassing the CFS, and other service solutions, they are able to save at least 10-15% of their logistics cost.

This was a family business and I joint it immediately after I finished my graduation way back in 1986. The key achievements would be A: getting the IPCL tender in 1996, which was the first stepping stone towards building the company, what it is today B: starting the warehousing Division in 2005 C: getting VC finding (first trucking in India to do so) in the year 2007. • How do you look after your employees? What makes your team unique? We are a big family. The employees are treated just like your family. The very fact that my car driver or our despatch clerk is with us since inception speaks about how we treat our employees. We give weight to experience, and a person who had joined us a loading supervisor in 1989 is a director -operations today. • Is there any special experience with your clients you would like to highlight? when we approach a new client we 26

We have always tried to make decisions based on market dynamics. We follow what is best for the company and not take decisions just because others are doing it.

I would say my mom who despite being illiterate gave us the best of education and kept our moral values very high. • Whose business story do you find the most inspiring? It starts right from crossing the road to the execution of a large scale Civil Project or a Rocket Launch. The Initial Challenges • Selling to large companies/startups – During the first year, IndiQus faced a lot of challenges in closing deals. Even after doing successful POCs/Demos, 2 big clients did not give order to them as they did not have faith in their long-term survivability. The irony is that 6 years later IndiQus is very much still around whereas one of the bigwig has shut down. • Tackling Government regulations – IndiQus ran into a major issue with Sales Tax regulations (this was pre-GST era) in the first year, wherein they were not aware that they needed to file Sales Tax returns even if they have not made any revenues/sales. Thus they were slapped with a 2 lakh rupees fine when they had barely started earning. This put a huge dent in December 2019
• Hiring – When you are operating out of your house basement/garage, it is very difficult to attract talent and IndiQus also faced the same. Hence they took a quick decision to move to a co-working space as soon as they could afford it. Even then, they found a lot of people averse to joining a new Start-up. Also due to the crazy funding happening in B2C Start-ups in the 2014-2016 period, the average salaries had gone through the roof, and it was virtually impossible for a bootstrapped Start-up to hire experienced talent. They hired freshers as interns and trained them. This later help them in absorbing them as fulltime developers. And this was all worth as they were able to create a strong loyal team. Triggering points for the growth Two trigger points that changed the course for IndiQus. For them, both were a distinct shift from a project to a product paradigm, and it worked wonders for them as it elevated IndiQus to a different league. The opportunity came in 2015. IndiQus was approached by Citrix (a large system integrator) to work on a very small part of setting up integrations for Sri Lanka Telecom. But, seeing IndiQus’ deep understanding, solution providing approach and their domain expertise, the client awarded his entire cloud setup to IndiQus. The next trigger followed soon when they sold the same offering to one of India’s largest telcos in a multi-year contract. ost people often think that to be a successful entrepreneur is about having that big idea. And somewhere down the line, it is. To start painting on a blank canvas, you need to have an idea, a picture in mind put together perfectly. Same is for the businesses, when starting a business, you need to have an idea, an idea that works to start with, something the people would want, and for the people investing in you, an idea that is scalable. But is it only about the idea? Of course not. It is about executing the idea. For many entrepreneurs, who are thinkers rather than doers, this notion of taking up an idea and turning it into a living and a viable organization is a frightening one. So how can an idea-oriented person, a thinker, become a doer

and learn to raise money? How can he pitch to the investors, hire and fire staff if that poses as a challenge and requires him to come out of his comfort zones? In order to be a successful entrepreneur, the first step is to recognize and own up to the challenges affront. Obviously no one likes to admit one’s flaws and weaknesses, but if you have to improve and move ahead, you have to. The next important step is to accept the vision and mission of your goal. This will keep you motivated and give you courage to take that leap. You need to believe in what you are doing and take steps towards it; only then your dream can turn to reality. Finally, the last thing you can keep in mind is how important it is to find your own way. When it comes to entrepreneurship, there is no one-
size that fits all theory. Each entrepreneur has his different ways of leading, and whole different set of challenges. You can’t rely on one particular theory to get through. After all, it is your journey and you have to find your own way. In conclusion to this, entrepreneurship is not just about ideas. And for many people, entrepreneurship is something that happens internally, it is the person’s journey from being a shy individual to stepping up to the challenges, having the courage to step out of your comfort zone and doing thing you would have never done before. One major factor that gives hopeful homebuyers pause is the price of properties. Will the fabled ‘massive price correction’ come in time this

year? Will it come at all? The new market realities Despite several progressive measures initiated by the Indian government in past years, the real estate sector still presents a rather gloomy picture for buyers and investors. The liquidity crunch is unrelenting developers need funds by way of loans and advance home sales to complete projects, even as lakhs of homebuyers still await possession of their homes. When sales are far from their peak levels, homebuyers and investors naturally want to know if developers will reduce property prices in 2019 to boost home sales. There is no crystal ball to consult, but we can certainly make some educated guesses. Since the fate and fortunes governing real estate sales all revolve around consumer demand, let’s first understand what consumers want. As per ANAROCK’s Consumer Sentiment Survey H1 2019, over 60% of the polled consumers are serious about buying homes in 2019. While several factors are causing them to sit on the fence instead of taking the plunge, one of the major reasons is the price of acquisition. Despite past corrections and ongoing discounts, prices are still too high to be attractive for many. This was also validated by the RBI’s latest Residential Asset Price Monitoring Survey, which reveals that housing affordability has worsened over the last four years. The house price-toincome (HPTI) ratio increased www.theenterpriseworld.com
from 56.1 in March 2015 to 61.5 in March 2019. In short, price attractiveness has reduced and buyers want a better deal. The economics of property pricing Considering the high unsold inventory that the Indian housing market is grappling with (over 6.65 lakh units in the top 7 cities), property prices should logically have come down. A fundamental economic principle states that when supply exceeds demand, prices tend to fall. This has not happened in the case of Indian real estate - at least not sufficiently. On the contrary, the staggering unsold inventory indicates that there is a serious demand-supply mismatch. If we go by government estimates, urban India had a housing shortage of 19 million units in 2013. Again according to the government, this has now reduced to 10 million units. Six years ago, when these projects went into construction, there were not enough homes that matched the requirements of homebuyers. The high unsold stock on the market today indicates that while the housing shortfall has decreased, there is still a problem - and it isn’t supply numbers but supply pricing. Today, most developers have begun launching projects in the ‘affordable’ and ‘mid-range’ segments, but the response from consumers is not encouraging. This is because due to high land prices in city centres, affordable projects are either in the farflung peripheral areas where infrastructure is not well-
developed - or if in central areas, the homes are too small to accommodate a 2-3 member family comfortably. At the end of the day, size does matter and if people can stay in more spacious rental homes instead of buying pigeon coops, without having to compromise on location, the choice tends to be a no-brainer. Buying a home is supposed to be an upgrade, not a downgrade in lifestyle. While consumers shy away from buying homes because they can't buy decent-sized homes in good locations, investors stay away from residential properties due to low rental yields and meagreto-negative capital appreciation. The current price trends If we consider the seven major cities of India - Bangalore, Chennai, Hyderabad, NCR, MMR and Pune - it emerges that except in Kolkata, property prices in all the other cities have started to increase marginally over the last one year. Home sales also saw a 32% jump during the same period. Therefore, developers have little incentive to reduce property prices any further. As it is, they do not get any ITC benefits on 61

the reduced GST rates and this has already cut down their profit margins. Further, as per the National Housing Bank’s housing price index NHB RESIDEX, residential prices increased by an average of 6% during October-December 2018 over the year-ago period. Factors preventing developers from reducing prices To begin with, funding has become a significant challenge for developers over the last few City

increasing turmoil, some NBFCs asked developers to return the funds they had disbursed to them. Most recently, NHB has asked NBFCs/HFCs to do away with the subvention schemes – further dampening the flow of working capital. Low profit margins: Over the last few years, the real estate sector has undergone a paradigm shift. Developers who earlier restricted themselves to premium/luxury housing are now venturing into the affordable segment. While the Avg. years. Low sales, increasing debt-equity ratio and banks' refusal to disburse loans for residential construction have all contributed to this situation. Also, with RERA in place, developers are not able to ‘diversify’ funds collected from homebuyers anymore. The NBFC crisis: The crisis has intensified the pain for real estate developers. Further, after the IL&FS crisis, some NBFCs even revoked the loans they had sanctioned earlier. But the worst was yet to come - fearing the 62
profit margin on luxury housing could be anywhere between 1020% depending on location, property type and developer, it does not go beyond 8-12% in the affordable housing segment. Also, with the new GST rate minus the ITC benefits, the profit share shrinks even more unless developers hike up their prices. According to the latest report by CARE Ratings Ltd, during the last one year the Ebitda (earnings before interest, tax, depreciation and amortization) margins for 25 listed real estate developers
contracted by 230 basis points. Unrelentingly high input costs: Increasing cost of land acquisition, delays in getting requisite approvals, and high cost of raw materials are major factors that prevent developers from slashing property prices further. Construction materials like cement and steel still fall under the highest GST slab of 28%, making adequate price moderation extremely challenging. Increase in customs duty on various raw materials such as PVC, vinyl floor etc. in the recent Union Budget adds even more pressure. So - will property prices reduce? Considering the above factors, there is minimal scope for any further price corrections. Should you buy a home now or ‘time the market’ a little more? If it is the hope of a price correction which holds you back, it may be a pointless wait - in fact, prices are already increasing on the back of improving sales. There may be any number of other reasons for choosing not to buy a home now, including the perception (currently justified) that other investment options like mutual funds or gold can yield better returns. Or you may simply prefer the flexibility and lower financial impact of rental housing. The rationales governing the buy-versus-rent debate are plentiful, and it is not a debate which is likely to lose steam in the coming years. However, the anticipation of a massive price correction will likely remain a vain one.

“Don’t Take it Personally” is a Terrible Work Advice “Don’t Take it Personally”, or “Hey, its business, nothing personal” are some of the common sentiments one comes across at work, and it can get as absurd as it can. Work is the place where one spends most of his/her time of the day, and as a matter of fact, most of his/her life. So naturally, how is one not supposed to take it personally? By “not taking something personally” you only protects yourself from the work contexts, which at times can be relentless, threatening, and challenging.
But obviously, there is a huge difference in taking things personally at work, and attaching oneself to the work; that is managing the boundaries. It is different to have passion for your job and attaching too much of your self-worth towards it, that you are not able to protect yourself psychologically, so much that every mishap in the organization, or any mistake penetrates deeply to the core of your self-esteem. If your work-life becomes too dominant then it can prove to be dangerous.
This very fact relates to success and well-being at work. You must have often observed that the people at work who are inspired, energized and are successful are usually the ones who take their work personally. And funnily enough, the people with whom you haven’t liked to work are the ones who have depersonalized their work. Thus it is evident that success at work place is linked to you taking your work personally.
Concluding, do take things at work personally; it will have an impact on your performance. But don’t beat yourself up about it. Don’t just consider something as a failure, your life and career are not defined by it. On the contrary, understand what went wrong and work on it. You can always learn something from the experience.
This is not only with reference to personal psychology, but also about business results. For example, let us consider the connection between employee engagement and business performance. But then what exactly would be employee engagement if people won't take their work personally? And it has an impact on the business results if employees don’t take their work personally.

To not take it personally, so that you would never be disappointed? Nope! So for your own sake and for the sake of those who work with you Do take it, all of it, personally.
