With pending sales up over last month, it’s no wonder that we’re seeing a few less homes on the market to compete with. As we approach mid-August we’re sure to see another push in activity as families hurry to settle on finding a new home before the school year kicks off in September. While it is still a buyers market, we’re seeing great signs of stability in more ways than one. The clock is ticking on great incentives offered to first time home buyers. Again this month, we’re seeing some homes sell much faster than in previous months, and at times with back up offers on the table. Of the 21 Sherwood home sales in this criteria during July, one in particular was a property listed by The Gardner Team on Elder View Drive in Sherwood’s sought after Woodhaven community. It was only on the market 3 days before one of several offers was accepted. During this time, the average “sold” dollar per square foot according to RMLS was recorded at $147.00. This property on Elder View Drive sold for top dollar amongst its direct competition at $181.81 per square foot and as you can see, in record time.
