The market remained stable with a marginal increase of one per cent in the Pune City Index value and two per cent in the Listed Price Monitor. According to the global real estate consultancy firm Cushman and Wakefield’s report, the country as a whole saw a decline of 21 per cent in new projects. However, Pune’s new launches increased by 18 per cent. It remained one of the most consistent
real estate markets in the country. Real estate experts said that with the new government’s efforts to push economy, the market is on the upswing. The real estate sector in the city is expected to increase by 11 per cent. One can find luxurious as well as budget homes, which fits everyone’s needs, spread across the city. New projects are getting launched. Realtors attribute it to the rationalisation of property prices. The Confederation of Real Estate Developers’ Associations of India (CREDAI), Pune Metro — an apex body of private builders and realtors — is an association that work in unison, coordinating with all agencies, including government offices, to create possibilities of developing affordable housing. The organisation’s endeavour is to maintain high standards in all their services. Established in 1982, the organisation is focused on promoting the real estate sector for the benefit of its members. Presently, CREDAI has a strong membership of 296 members consisting of the city’s leading promoters and builders that account for about 70 per cent of the construction activities in Pune. The Association’s governing body includes the president, three vice presidents, secretary, joint secretary and treasurer, and they are elected by the members of the organisation. The members elect a 12-member managing committee to support the officebearers. CREDAI has seventeen expert committees in the areas of taxation, finance, government liaisoning, city greening, labour welfare, environment and energy, exhibition and website, training etc. To attain success in its endeavour, CREDAI has adopted many quality policies. Pune Metro, formerly known as Promoters & Builders Association of Pune (PBAP) is committed to regularly providing higher standards in all their services so as to fully satisfy the members. The new government at the Centre has a vision to provide housing to all its citizens by the year 2022. The Centre plans to roll out ‘Sardar Patel Urban Housing Mission’ that will ensure 30 million houses by 2022, mostly for the economically weaker sections and low income groups. Union minister for urban development and housing and urban poverty alleviation M Venkaiah Naidu said that the initiative is in keeping with prime minister Narendra Modi’s direction of ‘Har Parivar ko Ghar’ (a house for every family). This initiative will be built through public-private-partnership, interest subsidy and increased flow of resources to the housing sector. These houses are also aimed at creating slum-free cities across the country. The government’s urban development and housing initiatives will aim at social inclusion so as to benefit all sections of urban residents, including slum dwellers. When replacing slums with low cost houses, the focus will be on in-situ development of slums by encouraging vertical construction. It will be done so that the slum dwellers are entitled not
only with a roof over their heads but also, a safe and healthy environment, affordable transport and energy, safe and clean drinking water, employment and empowerment. To make this endeavour successful, an investment of about Rs 50 lakh crore would be required over the next few years for various initiatives, including housing for all (Rs 22.50 lakh crore), urban infrastructure development (Rs 16.50 lakh crore), urban sanitation (Rs 62,000 crore) and building smart cities. It is expected that about 85 to 90 per cent of the total investments in ‘Housing for All’ would be required for developing urban housing, where the development costs are high due to factors such as land prices, construction cost, fees, and taxes. Within urban housing, it is the affordable housing (houses for EWS/ LIG households) which require attention on priority basis. In an attempt to achieve housing for all by 2022, the government is working on a large number of measures such as facilitating faster approvals, introducing self-certification based approvals and the bringing down of interest rates. tgs.feedback@goldensparrow.com

Since its inception, the organisation has always been at the forefront of understanding the needs of its buyers. Developers are keeping a ‘wait and watch’ at the market. At the same time, constructions of various projects are on across the city. The supply is more than the demand. Builders are giving more impetus to 2 BHK and 3 BHK flats. Affordable housing is unavailable and the government is not able to meet the demand. Though the demand is there for 1 BHK flats, the development in this particular segment is nil. What homebuyers want is decent homes in a good price. Price has also appreciated in recent times. The recent trend is for 2 BHK flats. Homebuyers would rather go
for a 2 BHK flat, smart home rather than 1 BHK flat. For instance, the price of 2 BHK flats has risen from Rs 5060 lakh to Rs 60-80 lakh. For the same reason, people are opting to buy homes in the fringe areas of the city. Developers should construct homes according to people’s demands. The recent initiatives by banks has increased the purchase power of buyers. Lastly, it is high time the real estate sector should be recognised as an industry. Bank funding should be easily available to the developers at par with other industries. The Centre and state governments should take certain initiatives like reducing the premium price and the premium for homebuyers.
