Since December of 2011, I have had the pleasure of selling 31 percent of all Darien waterfront above $ 5,000,000. With my 8 North house we designed and used the first drone in Connecticut real estate, so the great opportunity to really capture the best of your home is one of the reasons Halstead has become the number one company in Darien representing over 48 percent of all waterfront sellers above $5,000,000 since 2012.

25 Butlers Island Road Marketing Strategy Pre-Launch - Review Stearns & Wheler survey regarding main house, additional structures, setbacks, and new FEMA regulations. - If necessary, order Elevation Certificate with FEMA Flood Zone information. - Depending on your anticipated time line, discuss potential repair work, painting, window washing and/or possible rearranging and staging. - Schedule Halstead’s high-end photographers who specialize in waterfront property. They will normally take a full day. - Schedule drone photographer who will showcase prime waterfront location directly on Long Island Sound via photos and video, to be linked to Halstead.com, Zillow, Realtor, Trulia, etc. (See examples) - Schedule Time Lapse Photography & Video to capture dramatic sunrise and sunset - Design high-end brochures to have available at the property and mailed out to prospective clients. - We have researched 25 Butlers Island at the Darien Historical Society and the property was known as “The Rocks”. Any unique history bits are terrific for marketing and in the 1913 map of Darien, the shoreline from Long Neck to Butlers Island was known as the “Connecticut Rivera.“ We will create a storyline that is enticing to a variety of media publications. - Review upcoming advertising opportunities throughout New York Metropolitan area as well as national and international reach. - Halstead Marketing Staff to do a 360-D Walkthru which includes a full video scan of the exterior and then the ability to see each room so buyers can tour from “first person” perspective and dollhouse 3-D view from above (see video). This will be Halstead’s first Connecticut waterfront done with this new technology program. - Create a dynamic lifestyle video featuring our exclusive relationships with Audi and the Yankees. Now that would be fun! These two companies like to promote the video in their own sphere. We use our social media group and a targeted outreach to top agents throughout Fairfield County, Westchester County as well as Manhattan.

Launch - Pre announce verbally through the broker grapevine, and through the Halstead New York City channels a few days prior about the new listing and date it will become active. - Broker Launch Party: Invite all agents and feed them with a catered lunch. This includes Darien, Greenwich, New Canaan and Westport, (we have active offices in all the Fairfield waterfront towns, especially Greenwich and Westport) and I also do large land estates, such as in Ridgefield and Redding (Levinson) which keeps us attuned to the luxury buyer.
