Westview Nursing and Rehabilitation Center By Lee Hadley

H

oosiers are living longer than ever before but longevity also poses challenges. There is an everincreasing need for quality health care for older citizens. Westview Nursing and Rehabilitation Center was one of the first health care facilities to provide skilled nursing and rehabilitation services to the Bedford area. With both shortterm and long-term care available, Westview stands ready to meet the needs of an aging population. “Westview is a stable health care facility that has been serving the community for 46 years,” said Diane Baxter, director of marketing and admissions. “Health care is rapidly changing and Westview strives to be a leader in new training techniques and technology.” The facility offers private shortterm rehabilitation suites and private short-term Medicaid suites. Rehabilitation services include physical, occupational and speech therapy. The Auguste’s Cottage Memory Care facility serves as a resource for Alzheimer’s and dementia-related questions and concerns. Respite care and hospice care are also available. Westview partners with many

Physicians and hospital case managers often assist the Westview team in educating the community about available services. Word of mouth recommendations are one of the facility’s top sources of referrals. “The goal of these partnerships

is to provide the highest quality of life possible for our residents,” said Baxter. “In the 2015 customer satisfaction survey, 99 percent of respondents stated that they were satisfied with the quality of care provided.” Television and telephone service are available to both short-term and long-term residents at no extra charge, and the facility also offers transportation to and from local appointments, including dialysis. On-site amenities include an in-house beauty and barber shop, laundry services, pet therapy, and 24/7 visitation hours. Westview can also assist with pre-surgery planning, including reserving a suite prior to scheduled surgery. By handling all of the details ahead of time, Westview is able to provide peace of mind, without any unwelcome financial surprises, for surgery patients. To stay active in the local community, Westview hosts events at assisted living facilities, senior citizens centers and senior apartments in the Bedford area. There is a lighthearted Brunch and Bingo gathering on the third Tuesday of each month, which takes place at Westview. On the third Thursday of

each month from 9 a.m. to 10 a.m., Westview provides a pastry and coffee event for patrons aged 55 and older at Magic Morning Bakery. Westview is managed by American Senior Communities, which has more than 90 locations across Indiana. Westview’s staff is experienced in facilitating emergency admissions from home and knows how to work with the Medicaid process. The management team has more than 280 years of collective health care experience. Westview provides full-time, part-time and temporary employment for more than 100 citizens of Bedford and the surrounding area. The facility works hard to maintain a tight-knit group of employees who care about clients and each other. uying a new home can be scary. It’s the single biggest financial transaction most people will conduct in their lives — a seemingly endless parade of numbers and obscure terms that invoke stress and confusion. With so many financing options available — or so few, depending on circumstances — the steady guiding hand of a knowledgeable mortgage professional can make all the difference. “We help first time home buyers navigate the process to home ownership,” said Jason P. Parsley, owner of Lighthouse Financial Services, originators of VA, FHA, USDA and conventional loans. Since every financial situation is different, the mortgage process starts with gathering some basic information about the buyer’s desired loan, current income and debt obligation. Lighthouse Financial Services has a convenient online form to begin the application process. Buyers will be promptly contacted by a loan officer to discuss their needs in more depth and to explore the loan options that will meet their needs. Most conventional loan programs offer competitive interest rates, but most also usually require a five

percent down payment and a “fair” to “good” credit score. Some buyers may fail to meet this standard. but there are programs designed to help those unable to qualify for a conventional loan. “We are actively adding new lending licenses and programs to better help all home buyers,” said Parsley. Among programs that help home buyers is the FHA loan program, which is backed by the Federal Housing Administration. Home buyers have an easier time qualifying for an FHA mortgage because the lender incurs less risk. Borrowers who typically benefit most by an FHA loan are first-time buyers and those who have less than perfect credit — and those with small down payments, since an FHA loan requires a down payment of just three percent. The VA loan program also helps many clients who work with Lighthouse Financial Services. A VA loan is a mortgage loan guaranteed by the U.S. Department of Veteran Affairs. This program is available to almost all active duty personnel and honorably discharged veterans. Parsley takes special pride in helping veterans achieve their dream of home ownership.

“We do our best to take care of our veterans,” he said. “They have done so much for us with their service to the country.” Qualified VA borrowers can purchase a home with no money down and do not pay private mortgage insurance. The Department of Veteran Affairs charges a funding fee for the service of guaranteeing the loan, but the fee can be wrapped into the mortgage. Some disabled veterans may qualify for a waiver of the funding fee if they receive any disability payments from the VA or if they are considered to be at least 10 percent disabled. Lighthouse Financial Services can also help customers identify types of loans they might not be familiar with, like USDA loans. Borrowers who are purchasing or refinanc-

ing outside of major metropolitan areas might qualify for a USDA loan insured by the US Department of Agriculture. Not just for farmers, these loans are generally available to anyone who meets minimum credit guidelines and local area income requirements. Many small communities just outside of metropolitan areas qualify as rural areas according to the Department of Agriculture, and these flexible loans can be used for existing homes, foreclosures or new construction with no prepayment penalty. Amy moved to Mitchell in 2001 with her family to attend Indiana University. With a strong passion for animals, she began to work at Bedford Veterinary Medical Center in 2002 as a veterinarian assistant. Jack and Karen Jones met Amy when they brought their pets to the office. Jack had listed Amy’s first home and he had commented that the home was staged well and she should sell real estate. My interest in the real estate business began when my first husband’s uncle, John Bridges, talked to Mike and me about his rental properties and gave us a book about the management of rentals. John Bridges and that book were the spark that led my husband and myself into obtaining our real estate licenses in 1973. That’s when I got the Real Estate ‘bug’, so to speak, and have never gotten rid of it! We liked working on properties that needed to be brought up to speed so that led us into flipping some homes and obtaining some rentals through the years that followed. I’ve always enjoyed all aspects of the real estate field and enjoy meeting the wonderf rful people associated with the business. Along with selling real estate I’ve spent time in the classroom for a total of thirt rty-eight years. Most of my teaching time was at Oolitic Jr Hi/Middle School where I taught Science. Many wonderf rful people went through my Science class and I call many of them friends today. I have two sons. Devin, my older son, works at Crane and he and his family live nearby. Daniel, my younger son, works for Stanley Corporation in Indy and his family live in Fishers Indiana. My husband Dan and I live on a small farm near Bedford and spoil our grandchildren when we get the chance. We are members of Leatherwood Christian Church and love part rticipating in activities of the church. We belong to the TriCounty Antique Tractor Club and you can find us at many local antique tractor shows. Karen received her Real Estate license in 2008. She has worked as office administrator and agent until 2015, when at this time she put her license in referral and remains the office administrator. Karen has always backed me in everything I’ve done, and has supported me with a never give-up attitude. The old saying behind every successful man is a strong woman and I believe that to be true. Before Karen went into Real Estate she had a very successful cleaning business. Karen loves animals and works hard to give the best possible care to all of her pets. She has taken in several dogs and cats over the years and when she sees one in need she never just drives by, she stops and helps with whatever is needed. Here is just one true story, I’ll tell and try to keep it short. When traveling down 16th Street a truck was pulling out of the shopping strip mall, Karen noticed a small kitten falling out from under the engine area of the truck into the street. We stopped, Karen gets out, grabs up this mangled little kitten, not considering the heavy traffic and her own safety. When she was able to get back in our car we noticed Karen’s arms were scratched and her hands had been bitten out of fear from the kitten. We rushed the kitten to the vets not knowing just how bad the kitten was. Sadly, the kitten had to be put down. I would say that’s the end of the story but now that Karen had these bites and scratches from a kitten that no one knew where it came from, she had to be treated for possible rabies. Karen is just that type of person. Her heart is so full of love for these sweet little animals that can’t speak for themselves. I think someday when we get to heaven there will be several little dogs and kittens waiting just to say thank you to Karen.

ack Jones, broker and owner of Indiana Real Estate Connection, feels strongly that real estate is not just about buying and selling property — it’s about people. And while he has worked in real estate for more than 10 years, he didn’t develop this philosophy behind a desk. He developed it behind a grocery counter. For more than 23 years, Jack Jones worked six days a week as a meat cutter. “When you think about it, going to the grocery every week is not the most pleasant thing,” Jones said. He recalled that when customers seemed weary of weekly trips to the grocery, he engaged them in conversation. He listened to people who visited his counter, letting them share their comments, feelings and frustrations. These conversations helped him become a better listener. When he helped his parents

relocate to southern Indiana, the owner of the company that built his parents’ home took notice of his skills with the process — and with Jack Jones people. Within a few years, Jones was selling manufactured homes for a living. After receiving licensure as a real estate broker, Jones opened Indiana Real Estate Connection in 2007. Indiana Real Estate Connection has a staff of several full-time brokers who are committed to helping people accomplish their buying and selling goals. “We do more than just show homes,” Jones said. Staff members guide buyers through every step of their real estate transactions, which can be as unique as the people they

serve. They help buyers secure financing and connect them with home inspectors. They consider taxes, interest, and insurance costs when providing buyers with realistic estimates of monthly payments. Jones cited Luke 6:31 — “Do to others as you would have them do to you” — as the company mantra, adding that when staff treat clients the way they would like to be treated, everyone feels more comfortable and confident with the process. Jones added that patience is also critical in real estate matters. Brokers often use terminology that is unfamiliar to first-time buyers and sellers. Helping clients understand what is happening can make the process run much more smoothly. Buyers and sellers aren’t the only ones who benefit from this approach. White River Humane Society, St. Jude Children’s Research Hospital and the Bedford

Police Department are just some of the organizations that Indiana Real Estate Connection supports on a regular basis. They also participate in Safe Night, a free event that aims to prevent drug and alcohol use in young people by offering fun, safe alternative activities. Jones sees real estate as a field that is constantly changing. His staff, along with other members of the Bedford Board of Realtors, stays up-to-date with trends, regulations and other factors that influence buying and selling throughout the region. He believes that all realtors in the Bedford area do a remarkable job of working together to help clients in the area. When it comes to what he really wants people to know about Indiana Real Estate Connection, Jones said the message is simple: “Our goal is to have happy satisfied clients, and we want you to be one of them.”

– Roy Perez “It’s all about how the towns and cities we are expanding into receive us,” said Roy Perez. “We really rely on the people to be open to a new place and welcome us.” The Perezes opened the first El Compadre in Paoli with partner Jose Nunez in 2005 to provide casual dining, good Mexican food and great service. It proved to be a popular combination and the restaurant soon expanded to Mitchell and Bedford. Nunez retired near the end of 2015, leaving Roy and Lupe to run all three locations. “We decided to expand to Bedford because of how well the business was doing in Mitchell, “said Roy Perez. “We had many customers coming from Bedford encouraging us to open an El Compadre

there too.” Patrons come from all over the region to enjoy El Compadre’s authentic Mexican food and margaritas. Chips and salsa are complimentary and drink specials are plentiful. “We just try to please all of our customers from all around central Indiana,” said Roy Perez. The restaurant employs more

than 30 people across the three locations. It’s a lot of lives to for the Perezes juggle, but the employees are part of the family in “family business.” “The diversity of our employees is one of the things that we are most proud of,” said Roy Perez. “We offer employment to single mothers, college students, recent graduates and even some high school

students, and they have the opportunity to hold a number of different positions in our company.” El Compadre offers to-go orders at every location, which include chips and salsa. All three locations also offer party rooms for rent, and the party rooms stay busy. “We’ve had baby showers, birthdays, graduation parties and even makeovers,” said Roy Perez. “If you can think of a reason to have a party, we have a room for you.” The Perezes are pondering future expansions of the restaurant but loyal customers can rest assured that the high standards of El Compadre Mexican Restaurant will be maintained. “We would like to thank all of customers for their continuous support and acceptance into the community,” said Roy Perez. “We will continue to strive for a nice, clean and professional restaurant — and of course innovating new and delicious Mexican food.”

n 1973, Bedford businessman Cecil Williams opened a small real estate office in a corner of his Carousel Restaurant. The restaurant is long gone but the real estate business quickly grew to be Lawrence County’s top real estate firm. In 2000, Williams Realtors merged with an Indianapolis company to create Williams Carpenter Realtors.
