A semi-custom home has much in common with a fully custom home, but typically begins with an existing or conceptual plan to which modifications are made.

Differences between Custom & Production Homes While production builders build communities by restricting design to a group of preselected home types on lots they have picked and purchased themselves, custom builders tend to build on land owned by the customer and start fresh with each design. Production builders typically construct a large number of homes throughout the year; these may offer a variety of options, but production builders generally do not use construction plans other than the ones selected by the building firm. Custom builders spend more time on each project and often work on fewer than 10 homes a year.

But even with all of the moving going on many people will choose to stay in their current home and embark on a home remodeling project or two! This is a very exciting time but it can also be very stressful if not well thought out and planned. The following tips will help reduce the stress and make the home remodeling process easier and much more enjoyable! 1 Establish effective twoway communication with the home remodeler. It’s essential to have good communication for a smooth home remodeling project. Does the remodeler listen? Does he or she answer questions clearly and candidly? Can you reach him when you need to? Does he return phone calls promptly? Does he let you know when problems arise and work with you on solving them? 2 Make sure you are compatible with the contractor. You’ll spend a lot of time with your remodeler so it’s important to have a good rapport and trust in him or her.

3 Set a clear and mutual understanding about the schedule. You and your home remodeler should agree on the schedule up front to avoid conflict and problems later in the project. 4 Request a written proposal. Often, two people remember the same conversation differently. Get the proposal in writing and work with the remodeler to ensure it reflects your wishes.

6 Remember to be flexible. Remodeling is an interruption of your normal life. Remember to be flexible during the project so that you can handle the unexpected and go with the flow.

8 Agree on a well-written contract that covers all the bases. The contract should include these elements: a timetable for the project, price and payment schedule, detailed specifications for all products and materials, insurance information, permit information, procedures for

handling change orders, lien releases, provisions for conflict resolution, notice of your right under the Federal Trade Commission’s Cooling Off Rule (your right to cancel the contract within three days if it was signed someplace other than the remodeler’s place of business), and details on the important issues (such as access to your home, care of the home, cleanup and trash removal). 9 Ask for a written lien waiver from the home remodeler upon completion of the work. If the remodeler hires subcontractors for portions of the work, then it is their responsibility to see the subcontractors compensated. In order to ensure this has been done and to protect yourself, ask for a written lien waiver when the work is finished. This document will verify everyone has been paid. 10 Establish a project plan, covering all phases and dependencies in the work. Plan your big picture goals with the remodeler and discuss your needs. Hire a remodeler who will plan with you, listen to concerns and answer questions.

ometimes the way to improve a room isn’t to buy new furniture: It’s to rearrange pieces you already own. Interior designers can spend hours creating the best furniture plan for a room, balancing practical considerations and creative risk-taking. “Changing up the placement of your furniture can make a massive difference,” says designer Brian Patrick Flynn, founder of Flynnside Out Productions. Adding, subtracting or relocating furniture, he says, affects “how natural light plays in the space and also how frequently the room gets used. By simply adding a bench to a wall, a room can become more of a hangout.” Removing a few pieces to create more space “can make it feel a bit more casual and informal.”

Bring the outdoors in and

W

ith summer almost here, why not bring some natural elements into your decor? Open nearly any decor magazine and you’re likely to find pages of interesting ways to incorporate natural elements. What is also wonderful about using natural elements is it’s relatively inexpensive.

Getting Started I suggest looking for natural elements that catch your interest or pique your natural curiosity. These selections will tend to create instant conversation pieces. I have always been a huge fan of incorporating sand, stone and moss into many of my home styling vignettes. Try filling tall clear vessels with pure white sand and topping them off with a bed of river stones, rose petals or a single succulent. Items such as moss, pure white decorative sand and river stones can be purchased at most craft or floral supply stores.

Using The Unexpected Between beetles, ladybugs and butterflies, insect-inspired decor is hot right now. The same colors we admire in nature can be brought into the home. Often these types of artificial nature-inspired elements are made of colorful silk or resin. These decorative elements often come on clips or pins and can be attached to leaves, branches and even artificial baby cabbages or lettuces. You can find curly branches at floral stores or craft shops or venture into your own backyard in search of the perfect find!

More Tips In general, I suggest allowing the texture and color of your natural elements to shine. In other words, allow nature to be nature. One of my most successful table designs for a wedding involved placing fresh apples in large clear vessels flanked by candles sitting on a simple birch coin. Most of all, don’t be afraid to seek out and use the natural elements you admire and bring the outdoors in!

Evaluate your color choices under the lighting your home offers, not what you find at the paint store. 3 Not respecting the other colors in the room. Beautiful paint colors are chosen in a

holistic manner. For this reason, carefully consider the flooring, furniture, and artwork that will be present in the room. 4 Not sampling your choices. For less than $10, you can purchase a paint sample of your color choice, a foam core board to paint, and a foam brush for easy color application. This will allow you to experience the color in your home preventing costly mistakes. Skip this step at your own risk. 5 Not waiting to book your painter. Hiring a painter prematurely leads to hastily made (poor) color choices. Commit to contracting with a painter only after you’ve taken the time needed to make a good color decision. Make bland rooms better with

S

ummer is a great time to take on a DIY project. One way to spruce up your home is to add instant architectural detail to otherwise bland rooms. Architectural detail can come in various forms, from the more ornate, like columns and stone fireplaces, to the more basic, such as installing bead board or a simple chair railing. Installing bead board with the right tools can be an easy and affordable upgrade to any home, as with chair railing, which typically comes in long inexpensive strips. Both bead board and chair railing can be delivered to your home primed or unprimed and can easily be painted any color to blend into your decor. If you want to consider other ways to add architectural detail, some ideas include installing decorative tiles on a plain wall of a room, installing ceiling molding and handmade woodworking pieces such as doors.

Diy Tips For Installing Bead Board • Select a bead board made from a species of wood with as few knots as possible. Pine and poplar are good choices. • Prime both the front and the back of the bead board in order to help stabilize the wood. Bead board with a lot of knots may need to be primed more than once. • Using a level, install the bead board in interlocking strips. • Install chair railing.

Diy Chair Rail Tips • Select a piece of molding that fits the aesthetic of your space. • Determine the proper height of your chair railing, then score a line around the room to mark. • Prime the front and back of the wood. • Paint the front of the wood your desired color. • Nail in place. Some of the more common energy saving ideas are high efficiency HVAC, upgraded insulation, energy star windows, energy efficient lights, and energy star appliances. High efficiency heating and air conditioning is a must today. Furnaces can be electric, heat pumps, gas furnaces, or geothermal systems. Air conditioning can be electric, heat pumps, or geothermal.
