Mercury Bay winter update
As we find ourselves in the midst of the typically quieter winter months, the real estate market remains softened but stable on the peninsula.
Big picture
Another OCR (Official Cash Rate) announcement passed quietly last month with no change. The OCR has now remained at the same level for 12 months, continuing to suggest the interest rate hikes we saw from late 2021 to early 2023 are behind us. Equally however, we are yet to see any relief on interest rates. Although most economists have forecast this relief for later this year, interest rates remain the Reserve Banks only means of curbing inflation. With the likes of food prices, insurance and fuel prices increasing due to varied economic factors, risk remains around inflation which may push the Reserve Bank to delay any such reduction on our interest rates into next year, extending the flat market
Supply - record listings
Supply is the biggest story of 2024 so far with listing numbers at the highest level we have seen for at least 7 years. To the end of April, 285 new listings had already come onto the market in Mercury Bay this year. There are now 526 properties for sale in the Mercury Bay Ward 26% more than this time last year and exponentially higher than the 89 which were on the market when it was at its hottest point in August 2021. In Whitianga alone, there are 195 properties available. This means good choice for buyers.
Demand
A greater number of buyers have also returned to the market compared with last year, bringing an element of balance to pricing. To the end of April, 55 properties had sold in Mercury Bay, 57% more sales than the 35 which had sold in the same period last year, in the midst of the summer storms.
Pricing - stable
Pricing has remained stable since the price drops of 2022 and early 2023, with only a nominal 0.17% separating values between now and one year ago. Despite the increased number of sales, the large volume of listings combined with relatively high interest rates, would suggest that they will remain stable at current levels for the foreseeable future.
Although clearance rates are down in the auction room, auctions remain the method of sale with the highest success rate within 60 days of going to market.
With the increased choice for buyers, it is simply more important than ever to ensure your property is attractively presented, creatively marketed, and priced at a well justified level. This will allow you to stand out from the crowd and sell significantly faster than the median time on the market which now sits at 78 days.
