Will you become the next ‘Chatelain of Cause de Clérans’? Driving down the D36 you suddenly see the enormous keep towering over the village. The Château de Cause de Clérans (11th – 13th century) is a unique and historical place forming the centre of the village of Cause de Clérans, not far from Bergerac. A peaceful location yet only 15 minutes drive to the airport and all other facilities. The restored ruin of the 30 meter high keep (the oldest medieval defensive tower in the Aquitaine), the walls of the original château, the reception hall and the chapel together enclose the garden and look out over the village. The chapel is renovated into a comfortable living accomodation with three compact bedrooms and two bathrooms. In the past years all walls have been consolidated and restored with much dedication, as well as the reception hall and the chapel – these buildings are ready for the next hunderd years and don’t need much maintenance. A magical and inspiring place to write, to compose, to meditate, to relax completely, to enjoy as a private home, but is also perfect to share with others to use for concerts, exhibitions, receptions, photo/film shoots, for exclusive parties, as a wedding location ... This well-known historical monument has been featured in magazines around the world. This unique place is for sale and waiting for a new ‘Châtelain de Clérans’. Hello from our Queen Bee Happy new year to you! We hope it is a happy, healthy and prosperous one for everyone. Speaking of health, it’s important to do what we can to avoid seasonal illnesses and our well-being feature focuses on just that. Going electric is an explanation of what eBikes are all about and is aimed at helping you make the right choice, if you go that route. In food and drink we look at heart-warming food and delicious wines for this romantic time of year, and our guest chef offers two recipes, each with a twist on a season’s classic. As well as creating a low-maintenance garden and the gardening jobs that need doing right now, we hope our feature on the environment fills you in on the French initiatives, and gives you some ideas about how you can help in the fight

to look after our world. Our help column continues with a reader’s question on anxiety, and a legal query about working with builders. Which brings us to a few real-life experiences in that area, plus some helpful tips to avoid it happening to you. You will see that we have added a new section in the What’s On pages which gives you an idea of the scores of additional events that you will find on our website. Don’t forget that the website also has thousands of local businesses and support organisations. Thank you, as always, for the support and kind words that we receive from you. They really do mean a lot to the entire team.

HAPPY Wedding Fever VALENTINE’S This year’s Valentine’s Day falls on a Friday which is great for a night out. Believed to be in honour of Juno, the Queen of Roman Gods and Goddesses, 14 February is also said to be the day when birds start mating. Others say it marks the death or burial of Valentine, a priest who became a martyr because he performed secret weddings in defiance of Emperor Claudius II of Rome.

ISLANDS

OPERA TRIO

The François Mitterand centre’s giant screen in VILLEREAL is set to present three operas live from the New York Metropolitan Opera House. Alban Berg’s Wozzeck on 11 January is about a traumatised soldier who is treated by an ill-intentioned doctor, and whose girlfriend lets herself be seduced by another. You can “cheer yourself up” with George and Ira Gershwin’s Porgy and Bess on 1 February. Set in Charleston, a thug loses a

game of dice and murders his opponent, flees the city and leaves his girlfriend, Bess, behind. Porgy, a crippled beggar rescues her but is there a happy ending? This is opera after all! On 29 February it’s the turn of Agrippina by Handel, a black comedy about the controlling, power hungry mother of Nero and her quest to bring about the downfall of Claudius and install her son as Emperor of Rome. All performances start at 18:55. 05 53 36 00 37.

The Local Buzz • January & February 2020

Dancer and choreographer, Carolyn Carlson, takes her solo performances around the world and brings three of her favourites in her show, Islands, to the Théâtre Georges-Leygues, VILLENEUVE-SUR-LOT on 25 January at 20:30. Starting with her famous Density 21.5, a milestone in her contemporary dance career, she then moves onto The Seventh Man, a charismatic, fluid and powerful performance symbolising human perfection. Her final piece, In the Night, is about encounters that will make sense in everyone’s life. 05 53 41 53 53.

BLUES & JAZZ

Sarah McCoy, an American pianist and singer, is said to have a little Bessie Smith in her, a pinch of Amy Winehouse, a hint of Nina Simone and a Tom Waits type zest. Gothic in style, her incredible, heartbreaking voice captures her audience in her black yet poetic universe of melody. Her blues and jazz Blood Siren Tour stars at 20:30 on 15 February at L’Espace d’Albret in NERAC. 05 53 65 27 75.

Mixing magic with ballet and some of the greatest opera arias, Le Marchand et L’Oubli at Centre Culturel in FUMEL is set in an imagined store, filled with drawers and beautiful stories. PARTY ON Take a walk between Quebec and France with this musical party starring Shoot the Coyote and La Maison Tellier. Benoit Pinette is the new voice of the Quebec folk scene. His powerful, sensitive writing and brilliant folk rock music, complete with seventies accents, defines his style and makes him one of the best authors of his generation. With six albums under their belts, the five “brothers” of La Maison Tellier perform blues and acoustic melodies. Timeless, primitive and modern, their music has transformed from country into folk, leading them to reconnect with the guitars and amplifiers of their teens and securing their unique place in French folk music. Precision & Procedure No two words better describe how to practise French Law.

France, like no other country, is a legal and administrative obstacle course. This is why when you choose a lawyer to handle a French matter, you need to work with a firm who only specialises in French Law. Being there on the spot is certainly practical, but the secret of Bright Avocats’ success is simple: listening, asking the right questions, and finding the most effective course to a satisfactory conclusion.

It’s not every day that you have the chance to see Tchaïkovsky’s Nutcracker (Casse-Noisette) performed by the Opéra National de Russie. A young Clara receives a wooden nutcracker as a present from her godfather who is a magician and a talented toymaker. The nutcracker is in the form of a little man. At midnight, she sneaks downstairs and finds herself in the midst of a battle with mice and tin and gingerbread soldiers. The mice retreat and, sure enough, the nutcracker turns into a handsome prince. ENVIRONMENT

IT’S OUR WORLD T

Sustainable, green, eco-friendly. They don’t all mean the same but they do add up to the same thing: looking after our environment.

he word “green” has been a colloquialism for decades referring to pretty much everything that benefits the environment. “Eco-friendly” is slightly different in that it relates to things that do not harm the planet specifically, and “sustainable”, according to the United Nations, refers to something that does not compromise the ability of future generations to meet their needs. Sustainability is seen to be the higher standard. Highlighting the future, it means that the item or the use of it has social and economical benefits and, at the same time, doesn’t use up too many resources or cause pollution. It’s all about the life-cycle of a product, rather than a stage in its life. For instance, a product may be made from renewable resources and referred to as being “green” but, if it requires a lot of energy in its manufacture or distribution, or cannot be disposed of properly, it is not sustainable. With, thank goodness, so much awareness being placed on environmental and social responsibility, we thought we would look at what is happening here in France.

TODAY IN FRANCE An environmental report is published every four years by Le Commissariat Général au Développement Durable (CGDD) du Ministère de la Transition Ecologique et Solidaire (MTES). The latest, dated 24 October, 2019, shows that both air pollution and gas emissions have diminished between 2000 and 2017. However, it also states that the effects of climate change have become more obvious with forest fires, heatwaves, droughts, floods and, of course, the excessive heat during the summer of 2019 being a prime example. The full report can be read at https://

WELL BEING

bit.ly/33mpbl6 (secure link). Written in French, it identifies how a number of programmes are changing the ecological face of France. Here are a few examples.

ENVIRONMENTAL TARGETS The modernisation of sewage treatment plants and specific measures taken in the agricultural sector since 2000 have been improving the quality of water and rivers. Whilst they have helped to reduce the presence of organic materials such as nitrates and phosphates, the levels reaching the sea via rivers are still unacceptable. These, together with other coastline and marine waste regulations, will continue to work towards the elimination of harmful emissions to the sea. La Loi Agriculture et Alimentation looks at food quality from both an environmental and nutritional viewpoint. Its aim is that organic farming will account for 15% of French agricultural land by 2020. As part of the 2018 plan for bio-diversity, measures have also been implemented to accelerate a reduction in the use of pesticides, the protection of bees and pollinators, and to preserve the quality and richness of the soil. This year, the French Government has further expanded its Energy Savings

Certificate scheme to help everyone to move away from fossil fuels and improve home insulation. A dedicated website at www.faire.fr provides details (in French) on what help is available and where to find it. The draft Mobility Orientation Bill has set a goal of 2050 for carbon neutrality in the road transport sector, with clear objectives to reduce new vehicle emissions, and to ban the sale of cars using carbon-based fossil fuels by 2040. As well as attractive conversion premiums for buyers of clean vehicles, the number of charging points will be increased five-fold by 2022. In fact, electric vehicles are an integral part of the Government’s policy to fight both global warming and air pollution. As of 1 July this year, France had nearly 200,000 electric vehicles and 26,772 charging points, and electric vehicle registrations had increased by nearly 50% from the first half of 2018 to the first half of 2019. The objective of L’Energie de Déploiment du Véhicule Electrique is to have 1.2 million electric vehicles in 2023 and 4.8 million in 2028. At the moment, a bonus of EUR 6,000 is offered to help households, companies or communities to acquire an electric vehicle.

TAKING ACTION

Saving energy and electricity, conserving water, reducing waste, reusing items, recycling and upcycling are just some of the ways that we can help save the environment. l Switch off and unplug electrical items that aren’t in use. Even in sleep mode, devices and appliances can still be drawing electricity. l Temperature settings that are slightly lower or higher than those outside won’t have to work as hard and will draw less energy. l Wear extra layers of clothing instead of bumping up the thermostat. l Switch to LED bulbs which, although more expensive to buy, last up to 25% longer and use up to 85% less energy. l Ditch the tumble dryer and use a clothes line. Only use dishwashers and washing machines when they are full, until then use a bowl to wash up in rather than fill the sink. l When shopping, reuse carrier bags, choose paper over plastic packaging, buy local to reduce transport costs. l Shorten showers, turn the water off when brushing teeth and don’t overfill the bath. l Using a pool cover can save up to 50% of water. l Choose reusable items, buy rechargeable batteries, and refill glass or metal bottles. l Recycle your glass, metal, plastic and paper, and upcycle or donate items. l Walk or ride a bike, limit car usage, take a bus or train and, when flying, stay longer instead of flying back and forth wherever possible.

The Low-Down

on Low Maintenance Moving away from a time-consuming garden to one that is low maintenance might be one of those “in your dreams” scenarios. Here’s how you can turn that dream into reality. BY SUE SARGEANT, PASSIONATE GARDENER, NOVICE WRITER

28

www.thelocalbuzzmag.com

HOMES + GARDENS

T

here’s a perception that achieving a lovely garden is expensive and involves hard work, lots of it. Most of that is true but there is another point of view. Our plot of 5700m² was a blank canvas 15 years ago. We started small and used the materials we had on site. Lots of stone for raised beds, huge tree stumps for ferns and succulents, and logs for edging woodland paths and borders. It took hard work to create the overall structure but, today, about half of the garden is low maintenance. The design features such as paths, raised beds, fences, arches and other permanent structures will be defined by your terrain, as well as your ability to construct the overall plan. Here are some ideas to help with the creation of a beautiful, low maintenance garden.

Overgrown Woodland

Taking out any dead or diseased trees is quite a hard task but it will give light and space, enabling the existing trees to thrive. The old wood will make a perfect habitat for insects if stacked in a quiet corner of the garden. Mow grass paths through the area and sow wild flowers in any sunny spots. Shady areas can be transformed by planting Hardy Cyclamen,

Bluebells love a shady area

Aconites, Cowslips, Bluebells and Snowdrops. These will naturalise very quickly and provide splashes of colour all year round.

DIY Gardens

A dry garden is one of the best performers in our climate. Lay gravel paths edged with stone, old roof tiles or ground cover plants such as Stachys Byzantina (Lambs Ears) to hold back the gravel. The borders should be planted with suitable drought tolerant plants such as Verbena Bonnariensis, Salvias, Phlomis, Gaura, Euphorbia and Sedum. Ornamental grasses also work well in these areas and often need little or no water. I have many grasses but some do better than others in dry conditions so it is always best to check before you buy. Snowdrops mean spring is on its way

Beautiful Iris add a touch of colour

Taking Care

Once the structure is in place and the shrubs and plants are in, the first year will be the one where you will need to be very attentive. • WATERING This must be a priority for new plants to ensure the roots become established. Plant deep and keep watered. • MULCHING Plants cannot have too much mulch, especially after rainfall. This keeps the sun off the soil and conserves water. Mulch at least twice a year; in autumn to keep the roots warm and in spring to keep the soil moist. We make our own compost but you can use bark clippings, straw or even gravel. • DEAD-HEADING Dead-heading will give you a second flush of flowers but you can leave the heads to self-seed. They will also help to feed the birds over winter. • IRIS There are so many varieties of Iris to add wonderful colour to the spring garden. Whilst they never need watering, they can be labour intensive over time as they have to be dug up, divided and replanted every three years or so. • PLANT NOURISHMENT The mulch will supply some nutrients but, if you want rapid growth, use a slow release fertilizer in the spring to promote healthy plants.

Paths

Gravel paths look and sound wonderful in a garden. Generally, paths that are well trodden keep weed free but those with less footfall can become infested with seedlings and weeds.

Leaves

In autumn we blow the leaves onto the beds to provide winter warmth and the seedlings of flowers tend to

stay in place. Some weeding does have to be done but it is very minimal in comparison to other garden areas.

Maintenance all round If the featured low maintenance approach is not for you, not even with a small area such as a gravel garden, there’s still work to be done. Sue Sargeant, our gardening contributor, offers her top tips for gardening tasks in January and February.

Lawns: keep grass areas free of leaves. Compost heaps: keep warm and limber up on a cold, wintry morning by turn-

ing the heap.

Greenhouse: clean and

prepare for spring sowing. Seeds: order seeds and plug plants, online is often cheaper. Vegetable plot: clear and weed, top dress with fertilizer. Pruning: winter pruning stimulates growth but leave Plums, Apricots, Peaches and Cherries until late spring. Bulbs: Tulips can be planted in January, keep an eye out for promotions in garden centres. Bare rooted plants: check the ground around end January to mid-February and, if it’s not frozen, plant bare rooted plants (bare rooted roses and shrubs are cheaper to buy, especially online). Vegetables: buy seed potatoes and onion sets. Ornamental grasses: cut back mid-February.

STAR GAZI NG

Katrina Delcuzoul from Tarn et Garonne has won a night under the stars at Chrysalide, Château de St Martin, Nérac in our Sep/Oct competition. “What a lovely surprise”, she enthused, “ I have always wanted to try this and will go to celebrate my birthday with my husband Jean-Claude.” Have a fabulous stay and a great birthday.

The Prescrire organisation has produced a new list of 105 medications that it says should be avoided because the side effects are thought to outweigh the benefits, and 92 of them are available in France. The complete list

With the chasse season upon us, French Minister Emmanuelle Wargon has called for all hunting federations to remind their members of the need to stick to the safety rules. Shooting only when they have clearly identified the game, respecting the 30° angle to their left or right, and only moving in single file with unloaded weapons should all be common practice. Sadly, at the time of writing, there had already been eight accidental hunting deaths so far this year, that’s one more

than the whole of last year’s shooting season. It’s a good reason to invest in a hi-vis or brightly coloured jacket for you and yours, including your animals, when out and about in woods or countryside near hunting areas.

Delicious homemade Pâté de Campagne

Pâté de Campagne

A heart-warming dish of Daube de Boeuf

Trim and dice the meat, pass through a meat grinder. Peel and mince the onion and garlic. Sweat in a frying pan until tender, leave to cool. Mix breadcrumbs, herbs, cloves, salt and pepper together in a food processor. Thoroughly mix the seasoning and the alcohol into the meat with your hands. Check the mix by frying a small portion, it should taste slightly over-seasoned. Line a terrine dish with fat strips then the webbing, let it fall over the edges. Pack

the pâté mix into the dish and cover with the excess fat and webbing. Cover your pâté with foil, then place in a bain-marie. Bake for 40 minutes covered, then remove the foil and reduce the temp to 120°C. It will take about another 2h. Check that the temperature in the centre has reached 84°C.

Daube de Boeuf (Serves 6) 1.2kg Braising beef 2 Carrots, chopped 200g Lardons

1/2 Stick celery, chopped 2 Onions, finely chopped 3 Garlic cloves, chopped 1 Bouquet garni (bay leaf, thyme, parsley) 1 Bottle red wine/cooking wine 1 Beef stock cube Brown the meat in batches in a heavy pan, reserve. Return the meat to the pan, add the bouquet garni and stock cube.

FOOD + DRINK Add water to just cover if necessary. Cover the pan, and place in the oven for 2h30 at 140°C. Check the seasoning.

Pan fried Radishes

1 Bunch radishes 1 Knob of butter Olive oil Salt and Pepper Carefully wash the radishes, removing any earth or grit, and trim all the roots and leaves, leaving just a small stem at the top. Add a knob of butter and a drizzle of olive oil to a preheated pan. Once melted and just starting to bubble, add the radishes. Cook for 6-8 minutes depending on their size, giving the pan a little shake from time to time. Once coloured, add a little salt and pepper to taste and serve.

Croustade

(Serves 6-8) 1.5kg Apples 85g Butter 8-12 Large prunes, without

stones 2tbs Armagnac 1tsp Vanilla extract 50g Caster sugar 8 to 10 Sheets of Filo pastry Peel, core and slice the apples. Cook on a low heat with 25g of sugar and vanilla extract, covered until the heat builds up, then uncovered to let the steam out. Move them gently on the heat until cooked but still firm. Do not let them break down. Melt 60g of butter and leave to cool. Melt 25 g of butter with the Armagnac and 25 g of sugar. Leave to cool. Fold the Filo sheets in half lengthways. Arrange them in a tart tin, like a sun, overlapping each other at the centre of the tin. Brush every sheet of filo with plain butter. Place the drained apples on the pastry, scatter the prunes on top. Fold the pastry over, twisting once, and crunching up the end of each sheet. Brush the top with the butter and Armagnac mix. Bake in preheated oven (200°C) for 10-12 min, then lower the temperature to 180°C and bake for a further 20 min, or until golden brown. Serve warm or at room temperature, sprinkled with icing sugar.

Winter Wines from Gascony John Gilchrist is a former UK Sommelier of the Year and winner of the Mondavi award for the best wine list in the world. A good place to start is the Gers, and a selection of wines that brings nothing but happiness at Domaine de Joÿ. All the wines here are seductive and always put a smile on your face. I really like the supersoft and silky red La Vie en Joÿ. Simply enjoy on its own curled up in front of a warm fire or as an aperitif. Juicy fruit aromas and as soft as a blanket on the palate, all finished with a tickle of acidity. Whilst there, for Valentine’s Day, definitely pick up a bottle or two of Brut de Joÿ Rosé. A perfectly balanced floral and fresh pink fizz, with fine bubbles, sweet strawberry fruit, finished with pink grapefruit acidity. www.domaine-joy.com. At Domaine de Pellehaut try the Harmonie de Gascony Red made from a blend of six grape varieties; Merlot, Tan-

nat, Syrah, Cabernet Sauvignon, Malbec and Pinot Noir. Bright purple cherry in colour with a buoyant and intense nose of Griottine cherry, blackcurrant and floral spiciness. Very fresh and zingy on the palate followed by sweet fruit with a hint of liquorice, it is a great red to start a meal with and perfect with meaty pâtés and terrines. www.pellehaut.com Domaine d’Arton Croix d’Arton Reserve is the perfect red wine for intense meaty winter dishes. LOBSTER - MISO GINGER, ROASTED ON AN ADOUR PEBBLE (Serves 4) 2 Lobster (500g) 2 Courgettes, cut into fine tagliatelle 100g Brown miso 100g Yellow miso 20cl Pacherenc “Marie Maria Lutz” 10g Fresh ginger, cut very fine 5g Garlic, cut very fine 2 Pebbles from the River

Adour, cleaned well 500g Salt Pre-heat the oven to 250°C and place the two pebbles inside for at least an hour. Boil the lobster for 3 mins in boiling salted water, and then place in ice cold water to cool. Detach the claws and cook them for another 3 mins. Once cooled, shell the lobsters, tails and claws. Slice the tails in two lengthways. To make the marinade, gently sweat the garlic and ginger, deglaze with the Pacherenc, and leave to cool until just warm. Add the two misos and mix well. Refrigerate the lobsters in the marinade for an hour then drain the flesh on a small grill, retaining the liquid. Reduce the marinade to a syrupy

consistency, reserve and adjust seasoning. Cook the courgette tagliatelle in boiling water for about 1.5 mins. To serve place the coarse salt in a gratin dish, place the hot pebble on top and, at the table, finish cooking the lobster meat on the pebble, then add the tagliatelle. Enjoy with the sauce. WHO DOES WHAT

Installing a new shower room next to a bathroom involved knocking a hole through, creating a shower and making good. The plumber turned up but refused to start as the opening had not been made. Another artisan was needed to knock through but, also, form the base of the shower tray and make the seat, ready for tiling. Several days later the opening was there but not the plumber, who was now tied up for two weeks. He plumbed the installation but wouldn’t make good. That required the second guy coming back at additional cost and seriously extending the timeframe. TIP: Some artisans can and will only do

certain tasks. Check at the quote stage

and ensure that the works can be co-ordinated within a specified timeframe.

any extra costs are quoted and agreed prior to works.

DEVIS QUERIES

DECENNIAL (DECENNALE) INSURED

Having heard a few horror stories and mindful of the need to keep an eye on the costs of quite a large renovation, this couple insisted on a devis. A few items were changed along the way such as electric socket positions, the exact location of a wall, a door opening but, they thought, nothing major and no costs were mentioned. It wasn’t like they had specified new roof tiles or building materials. At the end of the works they received an additional bill for 10,000€! An argument ensued and they finished up paying some of it, but not all. TIP: Check your devis thoroughly. Ensure

Part of a large renovation job included fitting a wall hung double vanity unit to a newly plastered wall. Three years later, it literally fell off, taking part of the plaster wall with it, revealing a 7cm cavity between the original wall and plasterboard (which was not suitable for use in damp areas). The unit had only been secured to the plasterboard, not the original wall, with short screws and glue. It was a miracle it had stayed up at all! The builder came to have a look and immediately said it was nothing to do with him and wanted 600€ to make good, saying it was down to the plumber, who was on holiday. The

builder had brought the plumber in as part of his contract to complete the whole renovation! He suggested the homeowners claimed on their insurance. They argued and found out that not only was the plumber not away but the builder didn’t have any décennale insurance. Not trusting him to do the job properly, they found someone else to make good. (See the legal column in this issue for the legal facts about décennale assurance). TIP: Make sure your contractor is registered and has décennale assurance, and that your contract is with them, not with third parties that they choose to bring in.

COMPETENCY

Changing a square raised flower bed into a pond should have been easy, not a shock-

ing experience. Once the level of the stone walls had been raised, the builder brought in his own electrician to create a secure electrical box and fit the lights and pump. However, the box filled with water every time it rained. An excuse was made that it was because of the flood plain – the house was on top of a hill! The main issue was when the owner put a hand in the water and felt a tingling. A registered electrician was called and said it was lucky no-one had been killed! It turns out that not only was the electrician not registered, or insured, he hadn’t even had proper training. TIP: Don’t assume that a third party contractor who has been brought in by your builder is qualified or registered. Ask the question.

HOURLY RATES

A boiler repair was quoted and accepted on an hourly rate. The guy turned up with an apprentice who literally just went to and from the van fetching and carrying. The final bill was for two people at the same hourly rate. TIP: You may think the rate refers to one person, always check.

PROPERTY

2020 a good year for property? Joanna Leggett from Leggett Immobilier sums up the current and future market position, especially now that we have a broad idea of the direction that Brexit is taking.

H

as the local market been affected by a lack of UK buyers due to Brexit? No not at all, we have had an exceptional year but one change we have noticed is the ratio of UK buyers who are looking for a holiday home versus a permanent one. In the last few years the split has been relatively even at a 50/50 ratio but this has shifted in the last 12 to 18 months with nearly 80% of UK buyers looking to invest in a permanent home. What do you think will happen with buyers from the UK as a result of Brexit? Brits have been buying in France for decades and there has always been a love of France so I don’t feel we will see a massive change.

40

Which other nationalities are buying here? As per the BNP Paribas market reports and also what we are seeing, there are a number of nationalities buying across France and in the Nouvelle Aquitaine, including buyers from Holland, Belgium, Switzerland, Italy and the USA. The British buyers represent 27% of the international market with 18,7% Belgian buyers, 7.2% German buyers, 6.8% Swiss, 5% Dutch and 2.9% American buyers. Has there been an influx of properties onto the market because people are selling up and returning to the UK? No there has not been a notable increase in people selling due to Brexit. People, of course, do “go home” but it is

generally for personal reasons including being closer to family, grandchildren etc. However with the euro being strong it was a good time to get more pounds for your euros but the pound is now becoming stronger again. Have house prices reduced or increased over the past 12 months? In provincial towns we have seen a price increase of as much as 9%, with a slight increase in property prices in rural areas of up to 3%. That being said, there has been a record breaking 1 million sales made in France in the last year which is much higher than sales in the UK and is indicative of a strong market and (in most cases) a quicker sale. When is the best time to put a house on the market? Spring is always a good time to put your house on the market. People are coming over on holidays or are looking for a change and France, especially this area, is just beautiful at that time of year. Once a buyer has been found, what is the average time that it takes for the sale to go through and can it be

speeded up? The average sale in France takes a minimum of three months to close. However, some sales do take longer depending on the property being priced right, the buyers financial situation, i.e. are they ready to purchase or waiting on their house to sell before being able to purchase, are they waiting for their mortgage to be accepted, etc. Also, it depends if the vendor has all of their paperwork in order including a fosse report, DPE, diagnostic tests, swimming pool proof of security etc., as not having these documents in place can hold up a compromis de vente being signed. How do you choose the right agent? Joanna concludes, “Whether you are looking to buy or sell your property, choosing the right estate agency is a very important decision. You need to be in safe and experienced hands. There is a good reason why we have been voted “The best estate agency in France” for seven years in a row by a prestigious panel of judges, and that is our commitment to the very highest levels of customer care and service.” www.leggettfrance.com

Surrounded by hiking trails and with a beautiful hillside view, AJAT in Dordogne is home to the 12th-century St Martin’s Church. Once occupied by the Templars, it has an imposing 25m bell tower and, inside, the paving covers many tombs, including that of Francis de Hautefort. A beautiful 1527 dwelling, once a relay on the route to Santiago, can be found nearby along with the Church of St Bartholomew of Bauzens which was built around the year 1000 and is one of the oldest in the department. Old houses, narrow streets, a castle and ramparts sum up the village of BAZIAN in Gers. Overlooking the Mouliaque tributary, the village is approached by a square porch tower on four-levels, typical of the Castelnau-Gascon style. The church dates back to at least the 11th-century and the village boasts buildings transformed in the 16th and 17th-centuries with overhanging turrets and ancient openings. OUT + ABOUT

LAMOTHE-LANDERRON

TAYRAC

LABEGE of a Gallo-Roman villa were recently discovered some 300m from the village. Pinnacles and needles flank the bell tower of L’Eglise Saint-Martin-de-Serres in the small village of LAMOTHE-LANDERRON in Gironde. Built on a Roman-Gallo site and originating from around the 12th-century, this stunning church was rebuilt some 400 years later, following the Wars of Religion. Now an historic monument, it is certainly worth a visit, especially if you are a lover of architecture. Situated in la Vallée de Garonne, it's an ideal place to relax and take a break during a bike ride or walk in beautiful countryside. Make sure you stay late or stay over when visiting CARLUCET in Lot. In the heart of the Parc Naturel Régional des Causses du Quercy, it's the perfect place to take in the stars during winter. Known as the black triangle of Quercy, the nature reserve has the darkest of nights with no light pollution from towns, villages

and roads. A village of true character, it features pretty houses, and a quaint lavoir amongst its historical streets. Why not pick up a copy of “Histoire de Carlucet Depuis Sa Renaissance” from the Mairie while you are there? It may be a small town but TAYRAC in Lot et Garonne has had a big past. Don’t miss the Cross of the Devil, a menhir (standing stone) which, at 2.60 high and 1.75m wide, is the largest in the department. Built in the 12th-century and now an historical monument, L’Eglise de St. Amans contains two 16th-century vaulted chapels dedicated to

St Anthony and St Catherine. The north chapel also bears the arms of the Sorbier, lords of Tayrac. Sat on raised ground with panoramic views, the tiny village of BRASSAC in Tarn et Garonne has not one but two listed historic monuments. Built in the 12th-century as a fortified house with defensive walls and a moat, the Château de Brassac became more and more like a fortress over the 13th and 16th-centuries. Practically destroyed in the Hundred Years’ War, L’Eglise du Saint-Severin now features a carved entranceway and a pointed bell tower, thanks to

improvements made during the 16th and 19th-centuries. The healing waters of the Saint-Sernin and Laurier fountains await you at LABEGE in N. Haute Garonne. Stop off at Maison Salvan and take in the contemporary art exhibits from national and international artists. In addition, enjoy the fountain sculpture and imposing maison de maître, complete with its 1906 solar lantern, in St Bartholomew’s Square. Listed as an historical monument in 1977, the Bouysset pigeonnier dates back to the 1700’s, whilst L’Eglise Saint-Barthélemy was rebuilt in the 19th-century.

E

lectric bikes (eBikes) have taken the world by storm, and they are here to stay. The optional assistance they provide allows people to ride further, tackle hilly terrain with ease, comfortably carry more cargo, or commute to work without breaking into a sweat! To gain a better understanding of how eBikes work, their health benefits and how to choose the best electric bike for you, keep reading.

WORKING FOR YOU Electric bikes include an onboard battery-powered motor that provides the rider with optional assistance as they ride. The bike senses input from the rider and will supply varying assistance, in accordance with the rider’s desired level. By changing the level of supplementary assistance, riders are able to decide how much, or how little help they receive during their ride. If they are looking for a workout

Guy Sheridan, manager at GoodTurn Cycles in Eymet, explains what eBikes are all about.

they can turn the pedal assistance down and, if looking for a quick and easy trip, just turn the assistance up.

EASY EXERCISE At first glance eBikes can leave people with the impression that they won’t benefit from any exercise with an electric ride, which is certainly not the case. Whilst the technology is new, there have been preliminary medical studies that suggest that electric bike riders actually obtain more exercise than traditional cyclists. These studies show that because of the pedal assistance, eBike riders go on longer rides and ride more often. Studies also show that, utilising the eBikes’ assistance, riders ride at a more moderate heart rate, which is more conducive to fat burning.

WHERE TO START So, if you are convinced that an electric bike might be right for you, where do you start? Shopping for an eBike can be overwhelming, not only do you have to worry about traditional bike components, but now you’re shopping for motors and batteries as well. Using the following steps will ease any anxiety as you make your decision. First, it’s important to define what kind of riding you will be doing with your bike. • Will you be riding on pavement, country lanes or on

Try an electric cycle tour

The Local Buzz • January & February 2020

rough terrain or dirt? • Will you be using your eBike as a car replacement, or just for recreation? • How far do you think you will be riding? (Many electric bikes will power you up to 65km, and some even to 160km, so dream big!) Once you have those questions answered, you will have a good sense of the style of bike you’ll need. Second, visit your local eBike shop for a test ride! I always recommend riding any eBike for an hour or two to ensure an electric bike is what’s right for you. Once you’re really “bought into” electric bikes specifically, I recommend test riding several! • Notice the differences between them such as how the motor initiates, how comfortable you feel on the bike, how well the brakes work. • Investigate what comes standard on the bike. Do they have mud guards, integrated lights, a rear rack to carry cargo? A vibrant colour will help you to be seen on the roads. • Think to the future, an electric bike is a big purchase, what type might you want for the long haul? Third, equipped with the knowledge gained from test riding several bikes, make your purchase! Good luck as you set out with your new electric bike! I am sure you will enjoy all the benefits. www.goodturncycles.fr

Whether you are using your own muscle power or going electric, it is important to set out well prepared. Take a look back at Jase Alexander’s cycling articles in our July/ August 2018 issue for tips on bike sizes and fit, in September/October 2018 for what to wear, and in March/ April 2019 for ways to extend your ride and your fitness. You can find these in either the read-online section of our website or in Articles at www.thelocalbuzzmag.com.

BEATING AN ILL W

F

or years people have thought there was a correlation between the weather and health. Now, thanks to research by atmospheric scientists into biometeorology (the study of the weather’s impact on the human body), it has been proven that cold snaps, heat waves and changes in temperatures definitely have a direct effect on certain health conditions.

THE REASONS WHY The changes in barometric pressures that come with cold temperatures and windy weather or storms are a typical cause of migraines and headaches, as well as other ailments. Ask anyone with arthritis and they will

48

tell you that they know when the temperatures have dropped or rain is in the air. This may be because inflamed joints swell more in lower air pressures, that a lack of sunlight has left the body low in Vitamin D, or that inactivity in bad weather has caused joints to stiffen. Cold weather doesn’t help with blood pressure (BP) either. As the body conserves heat during winter and sends blood to essential organs, blood flow can be constricted and BP can rise and, with it, the risks of a heart attack increase. In fact, the British Medical Journal (BMJ) has reported a rise in ischaemic heart disease in those aged over 65 shortly after the winter drop in temperature.

Lung problems such as bronchitis and emphysema are undoubtedly exacerbated by allergies and, although summer has long gone, there are still allergens in the air from things like mould and dust mites. Storms whip up pollen grains from the ground and cause many asthma attacks, whilst sudden changes in temperature can lead to coughing, wheezing and shortness of breath. Other winter conditions such as influenza (flu) can be very dangerous for people over 65, and gastroenteritis, which is often mistaken for flu but is actually a different virus which affects the stomach, is rife at this time of year. Even the common cold can have us laying low for

WELL BEING

L WIND As temperatures drop, the risk of falling ill rises but we can do something about it

days if not a couple of weeks! As the cold and wind dries the skin, eczema can become worse unless the skin is kept well hydrated, and winter rashes, which are similar in appearance in that the skin is itchy, flaking, sensitive, red and swollen, can last for months. If your extremities have been exposed to cold air, warm them up slowly to avoid painful chilblains. If you become too cold and your body’s temperature drops below 35°C (95°F) there’s a risk of hypothermia and, be warned, as incredible as it may seem, there has been an increase in frostbite in the last 20 years, especially amongst those working outdoors.

HOW TO KEEP WELL As nice as it is, staying home, wrapping yourself up and watching TV by the fire can be bad for you! Sedentary behaviour can increase your chances of contracting a virus, stiffen the joints and leave you less fit and able to ward off illness. Here are some ideas to help fight winter ailments. • Drink plenty of fluids. • Sleep is part of the body’s defence so ensure you have enough of it. • Stop the spread of bugs with regular hand washing and don’t share towels. • A humidifier in the bedroom will prevent cold, drier air from leading to sore throats in the morning. • The tell-tale stiffness, aches and pain of arthritis can be relieved by warm showers but it’s essential to keep the affected joints warm and dry. • Heat packs can soothe pain, and wearing tighter clothing such as therapy gloves or compression socks can restrict swelling whilst keeping the area warm. • Treat yourself to a skin moisturiser to ensure proper hydration. • Enjoy a diet rich in calcium and vitamins C and D. • Use tissues instead of cotton hankies and throw the germs away. • Don’t forget to exercise or have a mas-

sage – both will improve blood flow and helps strengthen the immune system. • You either love ‘em or hate ‘em but flu jabs work for many of us and are available free to the elderly, as well as people with certain conditions such as low immune systems or diabetes. Staying warm, keeping hydrated, taking exercise and employing good hygiene seem to be the keys to good health over the winter.

TRUE OR FALSE? We often say “starve a fever and feed a cold”? Today’s theory is that there is no medical reason to under or over eat for either ailment. Your body just needs a balanced diet of nutrients and sufficient calories to fight off infection. As for “Vitamin C cures the common cold”, a 2007 report found that taking 200mg of vitamin C (two to three times the recommended daily dose) not only reduced sick days from 12 to 11 a year but, also, reduced the number of colds in people who were under extreme stress by 50%! Let’s not forget “an apple a day keeps the doctor away”. A 2015 study found no evidence that this was true but did find that people who ate an apple a day used fewer prescription medications. Plus it would be one of the essential five-a-day.

evaluation and some (probably very difficult) introspection. Until you really look at what is causing this emotional distress, in detail, you will continue to be on the rollercoaster. Self-care is not just a 5-minute bubble bath or half an hour not looking at your phone. It is sitting down with an open mind, a piece of paper and a pen and really thinking about all

people and situations in your current life, and evaluating their impact on your emotional health. It is making a spreadsheet of your debt, of sticking to a positive morning routine, of cooking yourself healthy meals and no longer just running from or trying to ignore your problems - and calling the distraction a solution. It takes bravery to face what is wrong and sometimes the fixes are not easy but, with increased clarity of thought, they can often be ameliorated into something more acceptable and liveable-with. John P I have a situation where I employed a local tradesman who, it turns out (and contrary to what I was told), does not have decennial (décennale) insurance. Part of his work has proved to be very shoddy and has fallen down. He is refusing to repair it free of charge, claiming it was down to another tradesman (who he brought in and who has denied involvement). What recourse do I have please?

not to have a decennial insurance. You have a recourse against the builder, even if he doesn’t have decennial insurance. In this case, it means that the builder will have to pay the condemnation, not his insurance. The first step is to petition the court to obtain the appointment of a legal construction expert who will come to the property, assess the issue and set a figure for the repairs. Based on that report, the second step is to petition the court to obtain compensation based on the expert’s report. We often advise clients to first and foremost obtain a quote to repair

However, you can let the builder know that if he does not carry out the repair you have the option of filing a criminal complaint against him. Indeed, the absence of decennial insurance can cost up to six months imprisonment and a 75,000€ fine.

JUST DRONING

A tongue-in-cheek look at...

...bringing

lighter moments to wintry days by the editor J

anuary and February are thought to be dismal and grey but hey, this is SW France and the sun still shines, some of the time at least! That said, I know that many people are affected by Seasonal Affective Disorder (SAD). SAD is caused by a combination of darker days and poorer weather, limiting our access to natural daylight and sending our biological circadian rhythm off beat. Never one to lay low, I have started using my SAD lamp which, happily, not only looks quite attractive but it really does make you feel like you are sitting in sunshine, helping to banish winter blues. My Salsa rhythm, never mind the biological one, is definitely back!

That reminds me, now’s the time to join those local dance classes again! Despite the fact that I was the tallest in the class and the only English-speaker, I tried my hand at Salsa last year. It certainly tested my ability to understand French instructions but proved to be a lot of fun and yes, funny, especially when trying to put on a sultry sway with someone who was under my armpit! My personal favourite is the French jive. It’s a kind of choreographed series of hand-holds and steps that are performed with panache (not panaché, the shandy, although one might help), rather than an exhausting mix of kicks and twirls. It’s a real French

I can work into the night and still think it’s daytime! 58

favourite and, once mastered, you can dance with anyone to virtually any kind of music. The other is the classic waltz which suits traditional accordion music, unless it’s one of the modern accordionists playing Black Sabbath, in which case it’s straight back to the jive! Clear the room and try some of the basic steps in last year’s Jan/Feb issue at www.thelocalbuzzmag.com/read-online. Then, of course, we have Valentine’s Day. I think it’s great that romance isn’t dead and love to see the hearts and flowers in the shops. It brings back happy memories of helium balloons on the ceiling (for weeks) and pink, heart-shaped food courses at dinner parties. In those days men wouldn’t usually consider wearing pink shirts, but they did at my events. I struck lucky once,

my husband had left some curry on a favourite blue and white striped shirt by a wellknown brand (polo player as a logo) and it wouldn’t come out, so I stuck it in bleach. The blue turned a lovely shade of pink but the logo remained blue leaving him with a truly exclusive shirt. I did the same with a pair of badly stained shoes for my son, the crocodile stayed green but the shoes turned yellow. Go on, give it a try and develop your own colour range! Going back to my SAD lamp, it’s on my desk but I didn’t mention the added bonus, if you can call it that. I can work into the night and still think it’s daytime! Hmm, maybe I am missing the point…. See you when spring is nearly here.

Until next time . . .
